Exempel på det är att man använder sig av ett juridiskt ombud, en notarie vid kontraktsskrivning i Frankrike. Där förekommer heller inte budgivning då detta är olagligt. Istället förekommer ofta prutning mellan köpare och säljare. Mäklaren arbetar även ofta närmare köparen än i Sverige, då man hjälper denne med kringtjänster som t.ex. att förmedla bankkontakter, hantverkare osv. Förmedling förekommer med fransk mäklarregistrering, med svensk mäklarregistrering och utan någon registrering eller utbildning alls. Detta har skapat irritation hos mäklarna på marknaden, då var och en försvarar sitt sätt att mäkla och betraktar sig som seriös.
To operate as an estate agent on the French Riviera as a Swede to Swedish customers, is quite different from dealing in real estate in Sweden. An example of this is that an articled clerk is required to establish the final contracts in France. Biddings on estates do not exist, as this is not allowed. Instead of this bargaining to bring down the price is often used between the buyer and seller. The estate agent is also working in closer contact with the buyer than In Sweden, as you help with other services as creating bank contacts, recommending craftsmen etc. Estate agents operate with French registration, with Swedish registration and without any registration or education at all. This has created irritation between the real estate agents on this market, as each one of them defends his way to operate, and consider himself serious.

Testo completoThis geography dissertation focuses on urban spaces in a metropolitan context, emphasizing their Socio-Spatial Representations (SSR) through a quantitative geography approach.SSR, which are intersubjective spatial phenomena shared by an entire population, reflect connotations, socio-spatial characteristics or activities occurring in urban spaces. RSS support metropolitan transformations. These are key elements for understanding urban spaces, particularly on the French Riviera, where cities have been shaped and marked over centuries by representations of residential and tourist spaces. Geolocated real estate ads offer the opportunity to analyze metropolitan spaces. Advertisers describe the environment by locating properties in a specific toponym, familiar to readers, and highlighting carefully selected socio-spatial characteristics to attract a target population. Thus, these advertisements are geo-textual data, reflecting the SSR of their readers while maintaining marketing-specific nuances. They can be analyzed in both semantic and geographical spaces. The objective of this dissertation is to detect and analyze the SSR of residential urban spaces on the French Riviera using a corpus of geolocated real estate ads.The first part exposes the scientific foundations of the research, addressing how the understanding of SSR can be renewed through geo-textual data such as real estate ads. The second part presents a methodology to extract and analyze pieces of geographic information from real estate ads to reveal the underlying SSR of urban spaces. A protocol was developed, based on natural language processing techniques, to extract toponyms and their socio-spatial context. These geolocated geographic data serve as the foundation for spatial analysis of their content. The third part proposes an analysis of toponyms in geographic and textual spaces, taking into account their context and associated socio-spatial characteristics. The analysis focuses on the spatialization of toponyms of French Riviera using network-based spatial analysis, precisely Kernel densities enriched with fuzzy set theory. This approach enables the creation of a core space for each toponym, where its use is dominant, and a support space, where its use is more nonetheless more contrasted. The dissertation continues with the characterization of these toponymic spaces through the application of textual statistics to the socio-spatial characteristics associated with each toponym in both semantic and geographic spaces, uncovering their SSR. In conclusion, this dissertation reveals the SSR of the contemporary French Riviera, highlighting contrasting and distinctive SSR that are, nonetheless, often shared among coastal cities. By renewing approaches to understanding SSR through spatial and textual analysis of real estate ads, and through the results obtained, this work opens perspectives for urban research. These include applications at various spatial scales, possibilities to extend the analysis to other corpora and methodological improvements, discussed in the final part of the manuscript

Testo completoFrance is yet to have a standardized immigrant health data collectionsystem. As such, data of immigrants’ health is still irregularly determined. Theclosest immigrant health data available is the self-reported status of health. Thisis a both a problematic state and surprising because France enjoyed the title ofbeing one of the countries in the world with best health care system despite thelack of concrete immigrant health data. This put into question how immigrants aremoving around the health care system of France.Filipino immigrants living in the South of France are the main respondentsof this research. Focusing on how their native culture and language interplay withthe health system of France, this study utilized Survey, Key Informant Interviewand Direct Observation to gather data.This research hypothesized that language is still a barrier for Filipinoimmigrants seeking medical care. In addition to this, the traditional health culturealso plays a very important part in the Filipino immigrants’ practice of healthdespite their long years of stay in France. Despite this however, they were ableto adopt to the French health care system however, this adoption needs to beproperly identified and described. Within the interplay of culture, language andthe health system of the host country, immigrants –knowingly or unknowinglycreatean emerging health culture that is distinct to their cultural origin,understanding of a good or bad state of health and manner of expression.This study revealed that despite the fact that Filipino immigrants in theSouth of France have been living here for a considerable amount of time,traditional health beliefs are still part of their health practices. Health matters arestill a family affair and there some of their medicines are imported from thePhilippines. On the other hand, they have also adopted some ways to takeadvantage of the French health care system. They visit their doctors more often,they religiously take their medications and they enjoy more treatment options.They were able to enjoy all these because they are covered by the UniversalHealth Insurance System of France.On the other hand, Filipino immigrants remain a passive patient. Hemaintains a come and go attitude with their medical providers because languageremains a barrier. In addition, Filipinos are natural shy people and they always trynot to have long conversations. This remains a challenge for healthprofessionals for they themselves are not properly trained and prepared tohandle patients speaking another language

Testo completoAbstract :On three occasions in the 20th century, the American army invaded the territory of the Côte d'Azur to install rest and leisure facilities there. In 1918 and 1919, a double leave and convalescence center set up in the big hotels on the coast welcomed thousands of Sammies every week after the armistice. In turn, in 1945, a huge recreational center received GIs coming from European combat zones to relax. Finally, in the 1950s and 1960s, the Sixth Fleet of the American Navy, whose flagship declared its homeport at Villefranche-sur-Mer, increased its stopovers in the ports of the Maralpine and Var coast. For local tourism professionals, the arrival of these soldiers represents a hope of reviving their activities in the aftermath of the two world wars, and additional resources in a context of massification of the sector from the 1950s. For the US army, the stakes are multiple: the establisment of recreational structures must be an opportunity to affirm the greatness of the United States and to spread american values. Soldiers on leave, transformed into good will ambassadors, multiply the demonstrations of power while participating in the cultural diplomacy of their country. The local populations welcome these demonstrations differently, oscillating between rejection of certain behaviors and fascination for the elements of modernity brought by the boys, like baseball, basketball, jazz and rock'n roll. In return, the discovery of the Côte d'Azur and its inhabitants arouses various reactions among the men on leave: generally welcoming the beauty and picturesqueness of the place, the latter however denounce the abuse of certain traders and are surprised by some archaisms. The female question crosses the period: American prejudices on the lightness of French women do not spare the Azurean women, sometimes victims of aggression and harassment. Prostitution is growing. However, some Franco-American unions are born of this military presence, constituting as many cros sed cultural vectors. Finally, the economic repercussions, real at the end of the two wars, less substantial in the 1950s and 1960s, were accompanied by an acceleration of the transformations affecting regional tourism: transition from winter activity to summer tourism, appearance of a middle-class clientele and adaptation of hotel structures to meet a demand for minimal comfort. The year 1967 was marked by the departure of the American community linked to the Villefranche base, following France's withdrawal from NATO's integrated command, thus ending several decades of an original reappropriation of the Côte d'Azur territory

Testo completoThis doctoral dissertation analyses and discusses the relationship between the spatial distribution of retail and urban form. More precisely, in this work, we focus on the spatial statistical relationships which occur between the localisation of small and average-sized stores and the physical properties of the urban form in the metropolitan area of the French Riviera. The underlying hypothesis of this research is that the physical characteristics of the built-up landscape might influence how humans perceive and use urban space, and, ultimately, how stores are distributed and organised within cities. In the last two decades, scholars have been increasingly investigating this relationship. Nonetheless, both retail and urban form characteristics are often reduced to the simple notions of store density and street-network configuration respectively. Several aspects, such as the retail morpho-functional agglomeration typology, the geometrical characteristics of the streetscape and the contextual influence of the urban fabric are traditionally excluded from these analyses. These aspects should be even more important when studying highly heterogeneous metropolitan areas like the French Riviera, a combination of differently-sized cities and paradigmatic morphological regions: medieval centres, modern and contemporary planned areas, and suburban sprawl. To overcome these limitations, computer-aided, theory-based protocols are accurately selected and developed in this dissertation, allowing for the extraction of quantitative measures of retail and urban form. In particular, starting from traditional theories of retail geography and urban morphology, two location-based network-constrained procedures are proposed and implemented, providing a fine-grained description of the urban and retail fabrics at the street-level. These methodologies are based on innovative combinations of geoprocessing and AI-based protocols (Bayesian Networks). The statistical relationship between retail and urban morphological descriptors isinvestigated through the implementation of several statistical regression models. The decomposition of the study area in morphological subregions both at the meso- and macroscale, combined with the implementation of penalised regression procedures, enables the identification of specific combinations of urban morphological characteristics and retail patterns. In the case of the French Riviera, the outcomes of these models confirm the statistical significance of the relationship between street-network configurational properties and retail distribution. Nevertheless, the role of specific streetscape morphometric variables is demonstrated to be also a relevant aspect of the urban form when investigating the retail distribution. Finally, the morphological context both at the meso- and macro- scale is demonstrated to be a key factor in explaining the distribution of retail within a large urban area
