The principles of organization theory are applied to the organization of construction projects. This is done by proposing a framework for modelling the whole process of building procurement. This consists of a framework for describing the environments within which construction projects take place. This is followed by the development of a series of hypotheses about the organizational structure of construction projects. Four case studies are undertaken, and the extent to which their organizational structure matches the model is compared to the level of success achieved by each project. To this end there is a systematic method for evaluating the success of building project organizations, because any conclusions about the adequacy of a particular organization must be related to the degree of success achieved by that organization. In order to test these hypotheses, a mapping technique is developed. The technique offered is a development of a technique known as Linear Responsibility Analysis, and is called "3R analysis" as it deals with roles, responsibilities and relationships. The analysis of the case studies shows that they tended to suffer due to inappropriate organizational structure. One of the prevailing problems of public sector organization is that organizational structures are inadequately defined, and too cumbersome to respond to environmental demands on the project. The projects tended to be organized as rigid hierarchies, particularly at decision points, when what was required was a more flexible, dynamic and responsive organization. The study concludes with a series of recommendations; including suggestions for increasing the responsiveness of construction project organizations, and reducing the lead-in times for the inception periods.

The modern construction industry has undergone several changes since the introduction of Building information modelling (BIM). Mistakes that occur repeatedly and inevitably in the design and construction process could be controlled to a greater extent with the introduction of BIM. But using BIM for existing building has been a challenge. The usefulness of BIM is further challenged by features and interoperability issues with the lack of a user-friendly interface. Thus, many research opportunities when creating economical and automated BIM of existing buildings achieve a certain level of BIM maturity among stakeholders The core of this work is building pathologies and their remedial measures with the current industry's best Materials and Technologie by using BIM. In addition, the thesis proposes some seismic improvement interventions in order to equip the building for future seismic events. Furthermore, cost analysis and comparisons of costs for each intervention help us in understanding the economic viability of the project.

The certified thesis is available in the Institute Archives and Special Collections.<br>The thesis presents the work performed to validate the managerial tool called Project Definition Rating Index (PDRI). An improved methodology is presented. This new methodology produces much better linear correlation results between PDRI scores and Cost performance of the projects (R² = 0.957) than previous validation efforts. The projects used for validation purposes have been developed by MIT for its Capital Project effort that started officially in the year 2000. While the results are recommended to be applied to future MIT projects, the author explains how the PDRI works thus facilitating future validation tasks. In the ICT industry, since de-regulation business objectives have been closely linked to the lowering of prices and improvement in quality of service. Unfortunately, the industry has arguably failed to deliver the majority of its projects. This research examines this described failure and considers the reasons why it occurs. As a starting point, the research suggests that the ICT industry might be better off by comparing its progress against that already made by the construction industry, an industry involved in projects with similar characteristics such as complex relationships, detailed information and long delivery periods over many phases. A framework demonstrating similarities and differences in project characteristics between construction and ICT was developed from available literature. The framework was examined and refined by carrying out in-depth interviews. It was then tested using data from a survey of professionals involved in Construction and ICT projects. The results of the analysis indicate that there are no fundamental differences either in the definition of projects or the application of project management systems, principles and methodologies between the two industries. Therefore this is not the reason for the failure of project delivery within ICT. The real problem appears to be in the method of project performance measurement, which is based on an approach to project success that is separate from progress measurement criteria.

Housing projects are amongst the South African (SA) Government’s major focus points with reference to budgeting for its financial years. The delivery of these housing projects is taking place at a slower rate than anticipated due to the problems experienced in the processes involved in their management. The project management shortcomings are a major setback with reference to the delivery of houses to the communities. It is, however, stated by the Constitution of the Republic of South Africa (RSA) that every South African citizen has a right to housing and that the Local Government, as the closest entity to communities, must do whatever it possibly can to ensure timeous service delivery to its communities. The objective of this research is to ascertain the nature and extent of project management problems experienced by municipal project managers, the impact thereof and potential solutions to the identified problems. The study is intended to advise on possible ways to address project management problems arising during the implementation of housing projects in the Nelson Mandela Bay Municipality (NMBM) through investigation and analysis of information gathered in both theory and practice. Project management is a process of controlling the achievement of project objectives through the application of knowledge, skills, tools and techniques. For a housing project the main objective is to deliver safe, quality houses on time and within budget. Problems which hinder the delivery of housing projects relate to cost, time and the quality of housing projects delivered. The fact that these key project objectives are not met needs to be addressed urgently in order to improve the housing delivery. The literature reviewed and the feedback from the surveys; indicate that these problems have a vast impact on housing projects. The survey also reveals that it is not only housing Project Managers (PMs) that are unable to perform well, but also other parties involved in the project management of housing projects and which play a great role in project management failures of housing projects. Some of these parties are consultants and contractors. The lack of performance by project managers affects the delivery of houses negatively in the NMBM.

Published Article<br>Construction projects all over the world involve many challenges, particularly for large public projects. The emerging complex nature of construction activities has brought with it characteristic features, such as, cost increases, delay in the delivery of project, to which rework (carrying out an activity more than one time) has a high contributing factor, stemming from imperfection. This study identified the sources of rework on construction projects in Nigeria from three perspectives: the client, contractor, and consultant. The study was concentrated on the South West part of Nigeria. The quantitative research method was adopted. Random sampling technique was employed in the selection of sample size. A total of one hundred and twenty (120) questionnaires were analysed using inferential statistics.
The following are the findings of this study: the contributions of the client leading to rework are in the form of poor communication, inadequate construction planning and poor management practices. From the consultant, they are: lack of understanding and correct interpretation of customer requirements, constraints in carrying out activities and inexperience of personnel and on the part of the contractor they are: wrongly laying of forming course, poor quality concrete, and poor plastering. Based on the conclusions reached, the following recommendations were drawn. They are: the development of a standard information gathering format relative to clients 'by designers and clients' writing down their intentions before visiting designers; formal technical training should be given to foremen on permanent appointments with organisations, attention should be given for adequate supervision, and construction methods should be analysed before selection and their use.

Variability in production as a special kind of uncertainty is one of the largest factors that negatively impacts construction project performance. A common construction practice to protect production systems from variability is the use of buffers (Bf). Construction practitioners and researchers have proposed buffering approaches for different production situations, but these approaches have faced either theoretical limitations in its formulation or practical limitations in their application. For overcoming these limitations, a general methodology to design and manage Bf at strategic, tactical and operational scheduling levels based on lean production principles is proposed in this thesis. This methodology is focused on repetitive building projects in which Work-In-Process (WIP) is used as Bf. At strategic level, the methodology considers a multiobjective analytic model (MAM) to design WIP Bf which is based on simulation optimization (SO) modeling and Pareto Front concepts. At tactical level, the methodology uses the SO modeling approach to design WIP Bf which applies Evolutionary Strategies (ES) as optimization search approach. Both approaches MAM and SO modeling allow for the design of optimum WIP Bf sizes by optimizing different projects objectives (e.g. project cost, time and productivity). At operational level, the Rational Commitment Model (RCM) is used in the methodology to manage WIP Bf. RCM is an operational decision-making tool for production planning and commitment negotiation which is constructed as a statistical model. RCM helps to determine optimum WIP Bf sizes optimizing labor productivity. Nomographs for WIP Bf manipulation of practical use were developed for the MAM and the RCM. The application advantages of the WIP Bf design and management methodology were demonstrated through its hypothetical and real application in repetitive building projects at the different scheduling levels. The main results were reduction of the variability impacts, leading to general improvements over project performance. A closer examination of these results showed that the most important impacts were the reduction of project costs and the increment of labor productivity. In addition, this research motivated the explicit use of WIP Bf in the studied projects, changing in some cases the Bf management culture in on-site organization. Further research should be made in order to explore and test the application of the general methodology to WIP Bf design and management as a whole.

This thesis describes the development of a knowledge based system which encapsulates some of the expertise used by a number of experienced construction planners for planning the construction stage of low rise house building projects in the U.K. The general objective of the research was to investigate the feasibility of using knowledge engineering for developing models of construction planning expertise, which could be employed for tackling some of the existing knowledge bottlenecks in the construction industry. The resulting system can be described as a knowledge based framework designed for supporting the decision making process involved in planning house building at a tactical level. One of the main features of this framework is its ability to cope with incomplete information. The knowledge acquisition process involved both the elicitation of knowledge directly from experts, and the analysis of construction plans from several past housing developments. The model was implemented on an expert system shell called LEONARDO Level 3, which runs in any standard IBM-PC micro-computer or compatibles. The evaluation of the system focused on the validity of the model, i.e. the degree at which the outcomes of the system resembled the outcomes of the human expertise being modelled in the knowledge base. A prescriptive method of validation was devised specifically for this study, involving both experts that had provided expertise for the system, and external experts.

'Hybrid projects' is a phrase, used for the benefit of this research, to define a type of adaptation project where new elements or buildings are combined with existing buildings to completely modify it in order to provide better functionality and meet increased spatial requirements. It is the adaptation of an existing building through a combination of refurbishment, rehabilitation and adaptive reuse. The main challenge that designers face with hybrid projects is the quality of relevant yet qualitative 'as-built' information. In instances where original architectural and engineering drawings and details are available, it is highly probable that the building will have evolved to the extent that the historical drawings are no longer accurate. The design proposals produced with this information may then lead to problems during construction. This research investigated the impact of inadequate feasibility studies and surveys conducted on hybrid projects.

Relevant and quality-assured geographic data is critical information in several steps of the building process. There are many methods for quality-assuring geographic data during data collection, and in the building process, but in order for the data to be useful throughout the life cycle of a facility it is important that the data maintains reliability and quality even after the handover from a building project. The handover of geographic data from building projects has, by municipal management units, been described as inefficient. When designers do not follow the client's requirements the data must be handled manually, which is both time consuming and a possible risk for the quality of the data. In a time that place great demands on efficiency, quality and sustainability, it is not justifiable to manually digitizing data that has previously already been digital, furthermore there is also a risk that the human factor and interpretations affect the data quality. There are factors in the handover process that needs to be prevented in order to achieve an unbroken information supply throughout the life cycle of a facility. In this thesis, a qualitative study has been conducted with the purpose to identify what factors in the handover process prevent quality-assured handover of geographic data from building projects to management organizations. The findings of the study should also result in recommendations of how the City of Stockholm and other municipalities in general can prevent obstacles in the handover process to assure that geographic data maintains its quality throughout the handover. To identify barriers in the handover of geographic data in building projects, the data collection in this study was done through several interviews with project managers, designers and system managers. The results show that important factors for a successful, quality-assured handover of geographic data are related requirements and communication. Final recommendations in order to assure that the geographic data maintains its quality throughout the handover are: early involvement of the management, clear and early communicated requirements, improved communication to achieve a more holistic view, and automated processes that could replace manual work and check data against requirements.

This study developed a comprehensive sustainability assessment model for public building projects. The study has considered a unique socio-economic, cultural, environmental and climatic context of Saudi Arabia and its rapidly developing construction industry in the design, implementation and testing of the model. The study developed 11 sustainability categories and 57 evaluation criteria along with the appropriate weighting system to assess and evaluate sustainability of new public building construction projects. The developed model contributes to facilitate sustainable construction practices and provides a systematic approach to developing a rating system to other building stocks.

Approximately half of the information systems (IS) projects implemented each year are considered failures. These failed projects cost billions of dollars annually. Failures can be due to projects being delivered late, over-budget, abandoned after significant time and resource investment, or failing to achieve desired results. More often than not, the failure of a project is not due to technical issues, but due to social and business-related problems. These issues can include a communication breakdown and lack of participation by project stakeholders; lack of a business case and success criteria for a project; failure to review project status, delays and revisions; and unrealistic schedules.
While educators cannot address the issue of project failure in information systems directly, they can target the need to build collaboration skills and sensitivity to project business and social issues in students. The building of these skills and sensitivities can lead to more effective project team members and managers. Conversely, there is little evidence that higher education prepares students to be collaborators.
One goal of this research was to determine to what extent students demonstrated group knowledge construction through online discussion of project issues presented in a real-world business scenarios. The Interaction Analysis Model for Examining Social Construction of Knowledge in Computer Conferencing (IAM) was chosen to measure group knowledge construction through discussions in a series of project problem scenarios. A second goal was to determine to what extent the knowledge construction through group discussion increases students' perceived level of awareness of information systems projects' social and business issues.
Both goals of this research were realized to some extent. This study demonstrated that by the use of scenarios to expose students to typical social and business causes of failure in information systems projects, awareness of these issues could be enhanced between the pre-test and post-test groups. This study also demonstrated that through participation in discussion groups, individuals can demonstrate significant growth in collaboration skills.
Further research should examine a population that has more balance with regard to gender of the participants, and should consider the influence of "guided reflection" provided by instructors.

A sustainable development is required within the construction sector, in order to cope with an increasing population in a built environment that already suffers from high energy consumption. Green building certification systems, such as BREEAM and LEED, function as tools to support sustainability of buildings in the design, production, maintenance and operation. In green building projects, green requirements are added to the traditional project scope for the buildings in order to achieve certifications. Green buildings tend to be more complex than traditional buildings without high green requirements. Thereby, challenges can appear in these projects that do not exist within traditional building projects. To date, there is little published research exploring how the green requirements impact the execution of green building projects and what challenges they entail in such projects in the Swedish context. This master thesis examines project managers’ perceptions of the impact of green building certification systems on the execution of building projects in Sweden. Furthermore, the study identifies the main challenges that these project managers perceive within green building projects. In order to achieve the aim of this study, semi-structured interviews have been conducted with professionals with experience from green building projects. From the empirical findings, it could be concluded that the general perception among project managers is that the additional requirements that the certifications imply, do not impact the execution of building projects to a considerable extent. However, project managers within this study perceive deficiencies in the ability of BREEAM and LEED to consider Swedish conditions, which impacts the green aspect in the end product. To be able to carry out green building projects, the traditional way of working has been adapted to a certain extent, where set of activities have been organized differently compared to traditional projects. Moreover, four considerable challenges could be identified that the project managers perceive, which are connected to the high green requirements within green building projects in Sweden: (1) Conflict between green requirements and tenants’ requests/user comfort, (2) Lack of engagement among project members regarding green requirements, (3) Management of materials in building material databases and (4) Heavy administration and documentation.<br>I avsikt att möta en ökande befolkningsmängd i en bebyggd miljö med redan hög energikonsumtion, krävs en utveckling mot en mer hållbar byggnadssektor. Miljöcertifieringssystem, såsom BREEAM och LEED, används som verktyg för att främja hållbarhet i byggnaders projekterings-, produktions- och förvaltningsskeden. I gröna byggprojekt tillkommer miljökrav till traditionella byggprojekts omfattning för att dessa byggnader ska kunna uppnå miljöcertifieringar. På grund av dessa tillkommande miljökrav tenderar gröna byggnader att vara mer komplexa än traditionella byggnader och som en följd av detta kan utmaningar uppstå som inte förekommer i traditionella byggprojekt. Fram till idag har endast ett begränsat antal forskningsstudier utförda i Sverige påträffats, vilka studerar hur miljökraven påverkar genomförandet av gröna byggprojekt samt de utmaningar som uppstår i dessa projekt. Detta masterexamensarbete undersöker projektledares uppfattningar om miljöcertifieringssystems påverkan vid genomförandet av byggnadsprojekt i Sverige. Vidare syftar denna studie till att identifiera de huvudsakliga utmaningar som dessa projektledare ställs inför i gröna byggprojekt. För att uppfylla syftet av denna studie, har semistrukturerade intervjuer genomförts med yrkesverksamma som innehar erfarenhet av gröna byggprojekt. Från det empiriska resultatet kunde slutsatsen dras att den generella uppfattningen bland projektledare är att de ytterligare krav som certifieringssystemen medför, inte påverkar genomförandet av byggprojekt i någon större utsträckning. Däremot uppfattar projektledarna vissa brister gällande potentialen i BREEAM och LEED att kunna beakta svenska förhållanden, vilket påverkar slutproduktens miljöprestanda. För att kunna genomföra gröna byggprojekt har det traditionella arbetssättet i viss utsträckning anpassats, där olika arbetsprocesser organiserats på andra sätt jämfört med i traditionella byggprojekt. Lately the construction industry has become more interested in designing and constructing environmentally friendly buildings (e.g. sustainable buildings) that can provide both high performance and monetary savings. Analyzing various parameters during sustainable design such as Life Cycle Assessment (LCA) and energy consumption, lighting simulation, green building rating system criteria and associated cost of building components at the conceptual design stage is very useful for designers needing to make decisions related to the selection of optimum design alternatives. Building Information Modeling (BIM) offers designers the ability to assess different design options and to select vital energy strategies and systems at the conceptual stage of proposed buildings.
This thesis describes a methodology to implement sustainable design for proposed buildings at their conceptual stage. The proposed methodology is to be implemented through the design and development of a model that simplifies the process of designing sustainable buildings, evaluating their Environmental Impacts (EI), assessing their operational and embodied energy and listing their potential accumulated certification points in an integrated environment. Therefore, a Decision Support System (DSS) is developed by using Multiple Criteria Decision Making (MCDM) techniques to help design team decides and selects the best type of sustainable building components and design families for proposed projects based on three main criteria (i.e. Environmental, Economical factor «cost efficiency » and Social wellbeing) in an attempt to identify the influence of design variations on the sustainable performance of the whole building.
The DSS outcomes are incorporated in an integrated model capable of guiding users when performing sustainable design for building projects. The proposed methodology contains five modules: 1) Database Management System (DBMS), 2) Energy and lighting analysis, 3) Life Cycle Assessment (LCA), 4) LEED and 5) Life Cycle Cost (LCC). To improve the workability of the proposed model, a use case of abovementioned modules are going to be created as plug-ins in BIM tool.
The successful implementation of such a methodology represents a significant advancement in the ability to attain sustainable design of a building during the early stages, to evaluate its EI, and to list its potentially earned certification points and associated soft costs.

Refurbishments have different features in comparison with new build projects. This refers mainly to the fact that they are carried out in an existing asset that might remain in operation. Such characteristics increase the complexity inherent to construction settings. Yet, studies indicate that mainstream practices, that are not capable of dealing with complex projects, are predominantly used for managing production. Prior research suggests that the use of such an incompatible management approach is likely to lead to poor performance. Indeed, problems in managing refurbishments have been identified in several countries. Despite this troubling scenario, the management of refurbishment works has not been properly addressed in the current research agenda. There are numerous studies related to the broad refurbishment area, but only a small number refer to the way those projects are managed. Moreover, the majority of studies about this topic have not been based on a proper theory of production. Clearly, there is a gap in this research domain. In order to fill such a gap, this research aims to developing a method for construction management in refurbishment projects, with the purpose of improving production performance, by indicating appropriate approaches of production control. The method comprises a conceptual model of refurbishments, a framework for project characterisation, and a list of managerial solutions, grounded on a robust theory of production and suited to the context of refurbishments. The constructive research approach is adopted in the study. Two rounds of empirical studies were conducted throughout the research. Firstly, two studies were carried out to obtain a deeper understanding of the topic investigated and to develop the initial version of the method. Secondly, a study was conducted to implement and refine the artefact. Thirdly, a focus group was organised to evaluate the utility of the method, to refine it, and to examine its scope of applicability. The main theoretical contributions of the study, embrace the conceptual model of refurbishments to support effective construction management, the framework having project dimensions for helping managers to cope with the management of complexity innate to refurbishments, and the framework of managerial solutions for production management. In practical terms, the study showed that the application of the method assisted managers in choosing suitable practices for managing construction in a retrofit project and contributed to enhance project performance. Moreover, it is contended that the method can be used to help organisations to get started on lean in refurbishment projects.

Presently, within the human resource management (HRM) genre and including the construction management discipline, the identification and development of appropriate performance measures is seen as the only viable means for validating and engendering managerial excellence. There is also a growing awareness that appropriate predictive modelling practices can help engender the identification and development of these measures. Against the background that project-based sectors of the construction industry in developing countries need to adopt a proactive approach towards recognising and embedding performance measures in HRM practices, this thesis addresses the development of a model for predicting the performance of project managers (PMs) in mass house building projects (MHBPs) in Ghana. A literature review of the significance of performance measures in the HRM genre is first presented including an evaluation of the methodologies for measuring the performance of PMs. This is followed by a review of research and development in the management of human resources in the construction industry in developing countries including Ghana. Informed by the literature, an appropriate theoretical framework is adopted which draws on the organisational psychology theory of job performance, the conventional wisdom in project success criteria and an emerging framework of project lifecycle. Subsequently, a competency-based multidimensional conceptual model is developed. The conceptual model reflects both the elements of performance behaviours and outcomes in predicting the performance of PMs at the conceptual, design, tender, procurement, construction and operational phases of the project lifecycle. Adopting positivism as an appropriate research paradigm, structured questionnaire survey is used to elicit the relevant data from property developers in Ghana for the construction phase of the project lifecycle. Subsequently the data is analysed using one-sample t-test, factor analysis and multiple regression analysis (stepwise). From a broad range of competency-based measures used as independent variables, it is found that, the best predictors of the PMs’ performance at the “construction phase” of MHBPs are: job knowledge in site layout techniques for repetitive construction works; dedication in helping works contractors to achieve works programme; job knowledge of appropriate technology transfer for repetitive construction works; effective time management practices on the house-units; ability to provide effective solution to conflicts while maintaining good relationships; ease with which the PM is approachable by works contractors; and volunteering to help works contractors solve personal problems. These independent variables explained 74.4% of the variance in the model (at p < 0.0005). Validation of the model confirmed its goodness of fit and hence predictive accuracy. The findings suggest that at the construction phase of MHBPs, PMs who exhibit these behavioural competencies are likely to achieve higher levels of performance. Accordingly, PMs who aspire to achieve better managerial performance outcome on MHBPs should strive towards developing and improving these competencies. It is contended that the developed model could be used by property developers for the selection and recruitment of potential PMs and also for developing appropriate training requirements towards best practice improvement in the implementation of MHBPs. While the study focuses on Ghana, there is the potential for the model to be adopted for use by other developing countries towards the advancement of improved HRM activities in project management practice.

As the world becomes aware of its limited resources it is increasingly important to consider the development of buildings which could respond to the requirements of sustainability. During the last decades the development of the so-called green buildings has been gaining momentum through the implementation of appropriate reference standards, new technologies, innovative design strategies and processes. Such changes introduced new challenges for all subjects involved and, most of all, the need of working with new technologies and services through fully-integrated processes. Designers are also affected by such issue and, within this scope, project management plays a key role for the optimization of the design-project development. This research analyzes the design process of four case-study projects from the project management perspective taking into consideration all sustainability-related tasks and activities that negatively affected the project design development. A new methodology was created in order to analyze the design process and evaluate the effect of detected project-management issues under three main independent variables related to costs, time and sustainability. The research makes full use of the Lean approach to classify the issues, or wastes, experienced during the different design processes and to identify possible solutions for the process optimization. The four case studies are referred to four real projects developed in different European countries under the LEED and BREEAM reference standards. More specifically the four projects are:
- One nursing-home located Northern Italy certified under the LEED reference standard.
- One school-complex located in Northern Italy certified under the LEED reference standard.
- One office building located in Barcelona (Spain) certified under the LEED reference standard.
- One office building located in South-East of Spain certified under the BREEAM reference standard.
The final scope of the research is to develop a methodology for the analysis of the green-building design processes from the project management perspective in order to identify the problems occurred, optimize the process and provide a tool to prevent unnecessary wastes of money, time and sustainability features.<br>Cada vez mas el mundo toma consciencia de que la disponibilidad de recursos naturales es limitada y el desarrollo de edificios sostenibles se está convirtiendo en una necesidad. Durante las últimas decadas el desarrollo de edificios sostenibles ha sido impulsada por el desarrollo de protocolos especificos, nuevas tecnologias, diseños y procesos inovadores. Dichos cambios han implicado nuevos retos para todos los sujetos involucrados y, sobretodo, la necesidad de operar con nuevas technologías y servicios a través de procesos integrados. Los proyectistas también quedan afectados por dichos cambios y el project management juega un papel imprescindible de cara a la optimización de procesos de diseño integrados. Esta investigación analiza el proceso de diseño de cuatro casos de studio desde el punto de vista del project management enfocando la atención en las actividades relacionadas con la sostenibilidad que afectaron negativamente el desarrollo de los procesos. Se desarrolla una nueva metodología para analizar el proceso de diseño y evaluar los efectos de eventuales fallos experimentados durante los procesos de project management desde la perspectiva de tres variables independientes relacionadas con: costes, tiempos y sostenibilidad. Time and cost overrun problems are commonplace throughout the world in the construction industry. Libyan House-Building Projects (LHBP) experience the same dilemma and often to a greater extent. This is attributed to both unexpected and expected factors in which risk and uncertainty were not effectively dealt with. A focus on risk management is therefore necessary to improve the current project's poor performance. The purpose of this study is to provide a Libyan Risk Management Framework (LRMF) to improve the performance of the construction project management process in LHBP through investigating and analysing time and cost overrun causes. In addition, establishing a comprehensive risk response to eliminate or mitigate the major threats in these types of projects. The proposed framework will be developed to critically reflect a synthesis of the international risk management frameworks, the available literature regarding time and cost overrun factors, and expert's professional knowledge and expertise of working in the Libyan Construction Industry (LCI). The developed framework begins with risk identification which, in this particular work, was based on two means, namely: the review of previous published studies that are concerned with time and cost overrun in the construction industry; and semi-structured interviews and discussions with construction professionals. The main objective of this phase of research (first phase) was to gather a list of risk factors that could be responsible for time and cost overrun in LHBP. This list was further filtered, validated, and assessed through group discussion session conducted with a number of Libyan experts which represented the second phase of research. Based on the information obtained from the two earlier phases, a structured interview template was drawn up. This constituted the third phase of the study (i. e., the survey phase). Hence, a survey targeting construction professionals which comprises: local contractors; government officials; consultants; and international companies was carried out. A Kruskal-Wallis test has been used to test the variance in responses. The outcomes of this test revealed that, there is a consensus among the four construction-related groups with regard to assessing risk likelihood and risk consequences for the majority of the identified risk factors A statistical analysis has been employed to test the strength of relationship between the results of group experts and the findings of each individual group. Based on the results of Pearson's rank correlation test, it was concluded that there are strong associations between different groups on ranking the identified risk factors. The research outcomes concluded that "delays in progress payments causing cash flow problems to the contractor"; "shortage of skilled labour"; "unqualified decision makers"; and "slowness of the owner's decision making process causes suspension of work" were identified as the most important risk factors leading to construction delay and cost overrun in LHBP. Therefore, risk responses, in the form of recommendations to relevant parties, have been suggested to eliminate or mitigate these major threats.

This research compares knowledge integration in competitive and collaborative construction projects in the UK. It begins with the assumption that the most valuable commodity transferred along project supply chains is knowledge. It has been suggested that collaborative working methods (such as partnering) may represent a significant improvement in the way project knowledge can be captured and integrated. However, most academic work on knowledge management has concentrated on its integration within rather than between organizations: the topic is more difficult to address in multi-firm, project-based, and economically fragmented industries (such as construction). The present study focuses upon collaborative working as a vehicle for knowledge integration along the project supply chain. A review of the literature examines how recent approaches to construction organisation have sought to improve performance: these approaches all draw attention to such critical attributes as trust, commitment and relationships, all of which are difficult to measure. In this research, a social network analysis approach has been adopted to do this. This is the first time the technique has been put fully to this use in the context of construction projects. Software has been used to help visualize and compare knowledge networks in five projects (representing competitive and collaborative working) and this has provided data for comparison of different working patterns under different procurement systems. The working patterns and knowledge transactions in the two different procurement systems were shown to be different, and there were clear associations between the degree of collaborative working and the nature of social networks encountered. The technique has overcome previous difficulties in measuring certain attributes of collaborative working; has provided a way of benchmarking the differences in the way that competitive and collaborative working facilitate project knowledge integration; and represents a useful and novel way of analysing organizational behaviour in projects. It has explained why and how partnering and collaborative working can bring certain advantages.

Estimation of construction durations is a very crucial part of project planning, as several key decisions are based on the estimated durations. In general, construction durations are estimated by using planning and scheduling techniques such as Gannt or bar chart, the Critical Path Method (CPM), and the
Program Evaluation and Review Technique (PERT). However, these techniques usually require detailed design information for estimation of activity durations and determination of the sequencing of the activities. In some cases, pre-design duration estimates may be performed by using these techniques, however, accuracy of these estimates mainly depends on the experience of the planning engineer.
In this study, it is aimed to develop and compare alternative methods for conceptual duration estimation of building constructions with basic data information available at the early stages of projects. Five parametric duration estimation models are developed with the data of 17 building projects which were constructed by a contractor in United States. Regression analysis and artificial neural networks are used in the development of these five duration estimation models. A parametric cost estimation model is developed using regression analysis for cost estimations to be used in calculating the prediction performances of cost based duration estimation models. Finally, prediction performances of all parametric duration estimation models are determined and
compared. The models provided reasonably accurate estimates for construction durations. The results also indicated that construction durations can be predicted
accurately without making an estimate for the project cost.

The need for sustainability (or sustainable development) is widely recognised, and the case for it rarely disputed. There is a particular need for action within the construction industry because of the nature and scale of its activities. Commentaries and statistics on the impacts of the industry abound. Nevertheless there continues to be confusion about the application of sustainable development to construction and the built environment. Using an inductive approach, which follows the <i>roadmap </i>set out by Eisenhardt (1989) for building theories from case studies, four UK educational buildings (the Education Resource Centre at the Eden Project, the Centre for Mathematical Sciences at the University of Cambridge, the Oxstalls Campus at the University of Gloucestershire and the Great Notley Discovery Centre) have been investigated as case studies to address three research questions: What is sustainability in relation to the built environment? Why is it taken into account? and How is it taken into account? Hypotheses have been shaped from analyses of the case studies and evaluated in relation to the literature. It is proposed that for sustainability to be successfully taken into account in a building project there must be a client-driven agenda, an appropriate culture, clear definitions, a means of measurement and the use of tools. It is suggested that this can be undertaken within any contractual form. However, definitions of sustainability in relation to building projects need to be broadened beyond those aspects currently given prominence in the literature.

accident on site is an unplanned event typically relating to the loss of production or the loss of life.
Many industry stakeholders and role players have focused on construction health and safety and to
improve this area of concern; however, construction health and safety are not significantly
improving. Construction still continues to contribute a large number of fatalities and injuries relative
to other industry sectors. During the construction phase, poor construction health and safety
performance is attributable to a lack of management commitment, inadequate supervision, and a
lack of health and safety training and - systems. Health and safety systems do not only include
excellent health and safety management on site, but rather an integrated approach on health and
safety issues from the conceptual design phase by all stakeholders participating. This integrated
approach includes the design done by the engineer.
The inspiration behind this research is the question of whether South African Engineers design
buildings safe for construction. The lack of knowledge by engineers with regard to construction
processes, the lack of health and safety enforcement in the engineering offices and construction
sites, and whether engineers adhere to safe design principles is the subject of investigation in this
research.
Therefore, this research aims to investigate the role of the design engineer in the safety of building
projects. Specifically, it investigates to what extent the design engineer can contribute to site safety,
and to what extent this is actually taking place. The Construction Regulations states the engineer can
be appointed to act on behalf of a client and should share any information that might affect the
health and safety of construction employees with the contractor.
By means of a literature study, the investigation of case studies and the investigation of
questionnaires to which a percentage of South African engineers responded, this research identified
the information that should be shared by the design engineer with the contractor. The information
can be shared by indicating hazardous activities or - locations on the actual drawings. Information
can also be shared by specifying and reminding the contractor of certain health and safety hazards in
the health and safety specifications of the building project.
Although the Construction Regulations state that the safety hazards associated with most
construction processes are the responsibility of the contractor, it will be beneficial for the safety of
the employees if the engineer also consults the contractor on the hazards identified by him or her
during the early design stages. Early collaboration between the engineer and contractor is also beneficial for the safety of construction employees. The result is an integrated approach towards
safety hazard identification and mitigation.
Having adequate knowledge with regard to construction processes allows the engineer to be aware
of possible safety hazards. This will result in the correct information to be shared with the contractor
and incorporated into the early design phases of the project to ensure a healthy and safe working
environment.
The study shows that a percentage of South African engineers have a lack of site experience, a lack
of safety training, a lack of knowledge with regard to the content of the Construction Regulations,
and a lack of knowledge with regard to construction processes. These shortcomings can be
detrimental to site safety.

The consequence of this lag presented usually causes large economic losses. Given this situation, in the construction industry, various control systems have been developed that have as a final deliverable a frequent management report, which serves to make decisions regarding the analyzed, whose results are applied and evaluated after a specific period of time. These management reports have good results at the time of their application; however, data processing, analysis execution, and decision making take approximately 30 days. In this sense, the present investigation proposes to develop a control system focused in real time, generated by the daily control in the execution stage. The results show a reduction of waste in the main resources of multi-family building projects, and this is in labor and materials, identifying the causes that originate them and suggesting generic solutions, at the end of the workday.<br>Revisión por pares

Quantity Surveyors are considered as the most qualified cost specialists in the construction industry, with their experiences and skills in cost management and control as well as contract management. However, this role is not well recognized in Sweden compared to other countries such as the UK where it’s originated from. And so, the construction industry in Sweden uses other professions for the roles that were supposed to be done by quantity surveyors or cost managers. As a result, the quantity surveyors that have penetrated the Swedish construction industry, face challenges to perform their duties specifically in this case, cost control due to several circumstances. This study has looked into different contractual challenges that face quantity surveyors while performing cost control in building projects. Also, recommendations have been made to help mitigate these challenges and improve cost control in projects. In this master thesis, qualitative study has been performed where quantity surveyors were interviewed regarding cost control and the contractual challenges, they face in building construction projects. The findings were analysed with a theoretical framework and discussed together with previous research and knowledge and in this study principal – agent theory was used. The results of the study showed that poor planning, late involvement of the quantity surveyors in projects, lack of effective communication and poor contract management are the main challenges that face quantity surveyor in performing cost control in building projects. To overcome these challenges, the author suggests that there is a need of increasing awareness on the importance of having quantity surveyors and clearly establish their roles in projects, have proper communication plan, proper contract management and improve skills on quantity surveying software.<br>Kvantitetbesiktningsman anses vara de mest kvalificerade kostnadsspecialisterna inom byggbranschen, med sina erfarenheter och färdigheter inom kostnadsstyrning och kontroll samt kontrakthantering. Denna roll är dock inte välkänd i Sverige jämfört med andra länder som Storbritannien där den härstammar från. Och så använder byggbranschen i Sverige andra yrken för de roller som skulle göras av kvantitetsmätare eller kostnadsansvariga. Som ett resultat står de kvantitetsmätare som har trängt igenom den svenska byggbranschen inför utmaningar att utföra sina uppgifter specifikt i detta fall, kostnadskontroll på grund av flera omständigheter. Denna studie har undersökt olika avtalsmässiga utmaningar som möter kvantitetsmätare när de utför kostnadskontroll i byggprojekt. Dessutom har rekommendationer gjorts för att mildra dessa utmaningar och förbättra kostnadskontrollen i projekt. I detta examensarbete har en kvalitativ studie utförts där kvantitetbesiktningsman intervjuades angående kostnadskontroll och de kontraktsmässiga utmaningar som de står inför i byggprojekt. Resultaten analyserades med en teoretisk ram och diskuterades tillsammans med tidigare forskning och kunskap och i denna studie användes princip - agentteori. Resultaten av studien visade att dålig planering, sen involvering av kvantitetsmätarna i projekt, brist på effektiv kommunikation och dålig kontrakthantering är de viktigaste utmaningarna för kvantitetsmätaren när det gäller att utföra kostnadskontroll i byggprojekt. För att övervinna dessa utmaningar föreslår författaren att det finns ett behov av att öka medvetenheten om vikten av att ha kvantitetsmätare och tydligt fastställa sina roller i projekt, ha korrekt kommunikationsplan, korrekt kontrakthantering och förbättra färdigheterna i kvantitetsmätningsprogramvara.

Construction industry is one of the main pillars of the economy of Hong Kong. Over the years, Hong Kong construction industry has earned a reputation for the rapid construction of quality high-rise first class building. It is a common practice of the main contractors to sublet most of their works to subcontractors in the HK building projects. The percentage gross value of main contract work performed by subcontractors increased from 57 per cent to 67 per cent during 1981 to 2005 according to government statistics for 2006 (Census and Statistics Department, 2007). It is anticipated that more numbers of subcontractors would be involved due to the rapid development of high-rise buildings in the last decade. As a result, the role of the main contractor has been gradually transformed from a constructor to a manager of subcontractors of the projects. The performance of the subcontractors is one of the most important factors governing project performance. In recent years, there are increasing complaints from subcontractors that they cannot performance effectively and efficiently due to poor site coordination by main contractors. An average of 35.10 per cent of productivity wasted due to site coordination problems caused by main contractors was stated by the respondents of a questionnaire survey. The aim of this thesis is to formulate relationships in terms of multiple regression equations to explain how the performance of subcontractors is affected by the critical site coordination problems caused by main contractors, and to develop framework to improve site coordination.

Its time saving feature has placed it as an alternative to the sequential method. Effective fast-tracking may shorten delivery time and lower project costs. However, it should be highlighted that fast tracking also inherits a greater potential for an unexpected cost increase due to uncertainty in planning and management. To handle such inherent risks, fast-tracking should be undertaken with proper planning and management in a systematic manner. A closer observation of the design and construction process reveals that all of the cost-increasing factors in fast-tracking are directly or indirectly related to non value-adding or corrective changes. These changes are mainly attributed to uncertainty that is rooted in the interdependency of project tasks. Consequently, reducing this interdependency and managing the undesirable interactions among project tasks hold a key to successful fast-tracking. To meet these challenges, a robust planning and control methodology is developed to provide a systematic solution. The proposed methodology is elaborated based on concurrent engineering and system dynamics. Concurrent engineering is applied to develop an overlapping framework for the construction processes and to enable the interdependency among them to be minimized. The system dynamics modeling approach helps analyze and quantify the effect of dynamic interactions among the design and construction processes. The final result of this research may help ensure that the fast-tracking approach achieves sizable delivery time reductions without driving up costs. Exploring concepts of sustainability in the construction and architectural sectors, such as sustainable design, architecture, and construction, and a complete definition as Building sustainability is of capital importance. The basic categories of architectural and construction sustainability are discussed. Environmental, social, economic, and technological challenges are grouped together in the building's sustainability features. There are several elements in each category. The traits listed are sustainability concepts and aims, and they are beneficial in achieving sustainability goals. buildings consume most nonrenewable resources. The current building construction challenge is to create cost-effective buildings that improve quality of life while reducing effects. Nowadays, the objective is to achieve sustainability in design and construction. There are various theoretical foundations, some of which do not appear to be applicable in practice. Architecture has various sustainability elements due to several features, architecture without sustainability as a serious challenge emerged following the technology revolution. To address issues, a sustainable strategy was developed and specified in the construction and architectural sector.
