Esta disserta??o relata o percurso te?rico, metodol?gico e program?tico para a proposta arquitet?nica de uma moradia assistida para idosos adotando diretrizes do cohousing, localizada no bairro Centro do munic?pio do Eus?bio, regi?o metropolitana de Fortaleza, capital do Estado do Cear?. O p?blico-alvo do empreendimento s?o idosos que chegam ? terceira idade com sa?de, lucidez e autonomia para realizar as atividades rotineiras do dia-a-dia. A pesquisa procurou responder ? seguinte quest?o problema: de que forma um projeto arquitet?nico de moradia assistida para idosos pode atender as necessidades individuais e coletivas, adotando diretrizes do Cohousing, buscando-se uma melhoria na qualidade de vida dos moradores? Os procedimentos metodol?gicos foram concentrados em quatro fases: 1?: Estudo do referencial te?rico e conceitual e condicionantes de projeto, proporcionando o embasamento te?rico para a pesquisa; 2?: Reconhecimento das necessidades espaciais dos idosos. Esta etapa buscou conhecer os usu?rios e saber quais seus h?bitos e prefer?ncias; 3?: Estudo das refer?ncias projetuais. O estudo de precedentes arquitet?nicos destacou caracter?sticas de projetos e edifica??es com potencial de contribui??o para o desenvolvimento da proposta arquitet?nica desta pesquisa; 4?: Elabora??o do anteprojeto. Esta etapa caracterizou-se pela elabora??o da proposta arquitet?nica na qual se realizaram estudos de conforto ambiental e sintaxe espacial com o objetivo de proporcionar qualidade urban?stica e arquitet?nica. A proposta projetual final da moradia assistida para idosos contempla uma ?rea privativa, relativa ao condom?nio, e uma ?rea p?blica, aberta ? comunidade, composta de pra?a, equipamentos de lazer e lojas de com?rcio de bairro.
This dissertation reports the theoretical, methodological and programmatic route for the architectural proposal of an assisted housing for the elderly, using the guidelines of the Cohousing, located in the central district of the municipality of Eus?bio, metropolitan region of Fortaleza, capital of the State of Cear?. The target audience of the venture are elderly people who reach the third age with health, lucidity and autonomy to carry out the daily activities. The research sought to answer the following question: how an architectural project of an assisted living for the elderly can meet individual and collective needs, adopting guidelines of the Cohousing, seeking an improvement in the quality of life of the residents? The methodological procedures were focused in four phases: 1st: Study of the theoretical and conceptual referential and design constraints, providing the theoretical basis for the research; 2nd: Recognition of the spatial needs of the elderly. This stage sought to get to know the users and to understand their habits and preferences; 3rd: Study of the project references. The study of architectural precedents highlighted the characteristics of projects and buildings with potential to contribute to the development of the architectural proposal of this research; 4th: Preparation of the draft. This stage was characterized by the elaboration of the architectural proposal in which studies of environmental comfort and spatial syntax were carried out with the objective of providing urban and architectural quality. The final project proposal of an assisted living for the elderly includes a private area, related to the condominium, and a public area, available to the community, composed of a square, leisure equipment and commercial stores.

The sizes of both single-family and multifamily homes have grown steadily in the United States over the last fifty years. During this time, despite more efficient production processes, energy consumption in the country also rose. The many concerns associated with increased energy consumption include hastening depletion of fossil fuel resources, increased dependence on foreign resources for fuel, environmental concerns related to fossil fuel emissions, and ensuring all people have access to economic energy sources. Awareness of the necessity to engage in more sustainable practices (environmentally, economically, and socially) has existed at least since the 1960s. The United Nations formalized these concerns in the 1987 publication, "Our Common Future" in which they defined and popularized the term "sustainable development." Despite this awareness and the continuing efforts of governmental and non-governmental agencies to reduce the impact of energy consumption, the rate of consumption has continued to rise and the rate of growth of energy consumption has only seen marginal improvements in the United States (and has risen dramatically in some developing countries such as China and India).
(cont.) One way to reduce the rate of consumption or slow the rate of growth is to reduce the impact of the United States housing market through demand management techniques and energy efficient construction. Cohousing offers one opportunity to accomplish that goal. This thesis outlines the background information related to U.S. energy consumption and housing trends, the relative impact of energy consumption in cohousing, and the challenges of implementing cohousing on a large enough scale to make an impact in nation-wide consumption trends.

This work addresses my hopes and concerns about what a community could be. Somerville housing is made up largely of rental properties. As in any rental housing endeavor the occupants consider themselves lucky if the monthly rent is reasonable and the property is well cared for. They arc considered extremely lucky if their neighbors arc amiable and they arc able to establish a community of friends in the neighborhood. Currently there is little one can do to control rent or improve the prospects of becoming a homeowner, let alone location of friends or the coalescing of a community. In the past ten to fifteen years the word "cohousing" has been used to describe a strategy that attempts to redress the problems of rising housing costs, work vs. family time, and community isolation. This idea although it has gained strength in Denmark is by no means new. Old models such as the Kibbutz aDd Pueblo Indian dwellings have long made use of the collective eHorts of the community to liberate the time and energy of the individual. The challenge for cohousing in the United States is to address longstanding cultural and societal expectations of the autonomous single-family home. Although many people may yearn for the familiarity that a strong community or neighborhood brings this should in no way challenge the privacy of the home. Melding this idea of autonomy with the making of a community is at once paradoxical yet at the very center of what cohousing could be in the United States. This thesis is an exploration of what a cohousing/cooperative living community could be in an urban environment. I &m also attempting to define the role of an autonomous housing type in a communal setting, and in doing this redress the expectations of owning a single-family home. This notion of autonomy also extends to the layers between a communal entity and the surrounding neighborhood.

Movimentos como o Cohousing, Coworking e Codesigning têm vindo a cativar indivíduos e a ganhar notoriedade nas cidades actuais. Em Lisboa são vários os exemplos de espaços Coworking, como o Lx Factory, e de iniciativas participativas como o programa BIP/ZIP. Contudo, estes movimentos ainda não foram absorvidos pelo universo académico. Através do estudo da evolução da sociedade pós-industrial compreendeu-se o actual interesse pela comunidade e de que modo esse interesse se manifesta. Paralelamente avaliou-se a evolução das cidades de acordo com a maior ou menor presença de comunidades bem como as consequências na vida urbana. O estudo de alguns exemplos históricos de habitação comunitária, enquanto testes para o Cohousing, Coworking e Codesigning, permitiu um melhor enquadramento destes no contexto actual. O estudo mais detalhado de cada um destes conceitos revelou a sua potencialidade para a recuperação de vivências urbanas à escala local, para a reformulação do espaço público e para a reconciliação entre trechos da cidade consolidada e a sociedade actual. Finalmente, com base nas conclusões anteriores, apresenta-se uma projeção de uma possível aplicação de complexos Cohousing e Coworking na Graça, em Lisboa. Mostra-se assim de que modo é possível actualizar antigas estruturas urbanas – como as Vilas Operárias – para modos de vida contemporâneos, conservando estas estruturas e mantendo as vivências de bairro da capital
ABSTRACT: The recent appearance of several communal sharing systems has had a transversal effect throughout Western societies, and Architecture is no strange to this phenomenon. Movement such as Cohousing, Coworking and Cosdesigning, have been captivating individuals, and gaining notoriety across modern cities. In Lisbon, there is a multitude of Coworking spaces, Lx Factory being its prime example, as well as initiatives such as BIP/ZIP program. However, these movements have not yet been absorbed by academia. By studying the evolution of post-industrial societies, a palpable interest for communities has been unravelled, coupled with new ways in which such awareness is manifested. In parallel, a study of communities was conducted, and its consequences or the urban lifestyle were surveyed. The study of a variety of historic examples of communitarian habitation, as tests to determine the existence of Cohousing, Coworking and Codesigning, has allowed for a better framing of such concepts in the actual context. An in-depth study of each of these concepts has revealed its potential in recovering urban experiences on a local scale, aiding in the refurbishing of public spaces, as well as in the reconciliation between portions of the consolidated city and modern society. Finally, based on the aforesaid, it is presented a projection of possible application of the Co-housing and Coworking concepts in Graça, Lisbon. Thus, it is shown that it is possible to update and upgrade old urban structures – such as the Vilas Operárias – to modern and current lifestyles, whilst maintaining and safeguarding not only the structures but also the urban neighbourhood way of life.

Pełny tekst źródłaThis paper explores the potential for reducing unit prices in the United States and Canada by identifying and examining five key stages of the CoHousing development process: group formation; development structure; site selection; financing and ownership; and planning, design, and construction. Research was guided by: visits to eight of the thirteen completed CoHousing projects in Canada and the United States; guided interviews with CoHousing developers, architects, builders, and residents; examination of financial proforma and construction drawings; and comparison of CoHousing development procedures with conventional affordable housing development procedures.
Results of the study show that while cost-saving strategies in general are more frequently employed than initially anticipated, many are often under-utilized or ineffectively employed. Foremost among the strategies which are infrequently or ineffectively employed are: hiring professional consultants from within the group; selecting sites targeted for redevelopment subsidies; utilizing infill housing strategies; increasing the degree of unit standardization; and increased use of sweat equity in the development of common facilities. The extent to which the measurement of a strategy's effectiveness can be transferred (from one project to another) is limited by the unique location, size, development history, and small number of completed projects. Pełny tekst źródłaThe implementation of a method for the conduct of cohousing operations is the subject of this study. Our partner is social housing company that is a property developer and a rental manager. One of his objectives is to develop a new offer: cohousing. The objective is to involve the future occupants in the design process of their residence in order to guarantee their satisfaction.This approach has many similarities with participatory design methods that have demonstrated their benefits for the quality of the manufactured products as well as for the user satisfaction. In the French Housing sector, cohousing operations are uncommon and generally carried out by residents who want to avoid property developers.Several arguments explain this gap between the two sectors. Unlike manufactured products, the constructed object is unique. The design of a building must adapt to local specificities and its production environment, the construction site, is under uncertainty.Moreover, on public projects, the law orders the separation between owners, designers and builders. This constitutes an obstacle to the sharing of good practices and strengthen coordination mechanisms based on informal communication. Construction operations are therefore considered non-repeatable. A second argument that explains the low number of cohousing projects lies in the cultural specificities of the sector. Occupant satisfaction is rarely measured and the gap in terms of knowledge and communication with professionals is huge. Unlike manufacturing industry, the formalization of a participatory process is in contradiction with the practices of a sector where projects are not repeatable and therefore not very formalized. We then demonstrate the importance of formalizing the participatory process that must be carried out, and then alert the consequences of the involvement of the inhabitants. We are interested in the phenomenon of resistance to organizational change. In our context, the management of organizational change seems to constitute a pertinent answer to this phenomenon.The objective of this doctoral thesis is therefore to define and then test a methodology for Cohousing projects. First, we propose a process modelling by defining the roles of each stakeholder on the different stages of a real estate operation. We explain the level and the topics of participation to obtain the satisfaction of the future occupants. In order to analyze the implementation of our recommendations, we develop a model for the formalization of the cohousing process integrating the using constraints of the professionals. Secondly, we are building a process of organizational change management in order to prevent the difficulties caused by an upheaval in the conventions shared between professionals.Our proposal is tested on two successive cohousing operations. On the basis of participant observation, interviews and questionnaires, we highlight the positive impact of participatory design on satisfaction. In a second step, we compare the accompanying steps with the change implemented and their effects on the two operations. We find that the better the change management is conducted the less the incidents on collaboration or communication issues are significant. Consequently, we confirm the relevance of a cohousing project management methodology that combines the involvement of the inhabitants in a participative design process and the organizational change management

Var dag ställs våra samhällen inför nya svårigheter där bostadsbranschen är en av de utsatta med anledning av dess obalanserade situation av utbud och efterfrågan. Samtidigt har det nya begreppet delningsekonomi börjat etablera sig i människans liv, där fördelarna med att använda istället för att äga har uppfattats allt mer. Sverige är en av alla marknader som idag är starkt påverkade av både ett ökat bostadsproblem och en ökad trend av delningsekonomi. Den gamla, men idag växande bostadsformen av delat boende har blivit identifierad av ett antal entreprenörer som en möjlig lösning till denna obalanserade situation. Delat boende, eller snarare coliving är en växande term som de senaste åren har spridits kraftigt över världens bostadsmarknad och beroende på plats och avsikt kan ses i ett antal olika konfigurationer. Studien syftar på att etablera en förståelse av vad coliving är i termer av nyckelfaktorer för dagens samhälle för att formulera en konceptuell definition. Detta har möjliggjorts genom ett induktivt tillvägagångssätt av en kvalitativ metod baserad på en studie av intervjuer och tidigare litteratur. Den empiriska studien indikerar på att coliving skildras genom fem nyckeldimensioner, åtta nyckelteman och ett nyckeldeltema som bör relateras och tas i beaktning för att erhålla ett framgångsrikt coliving-boende. De identifierade faktorerna och den formulerade konceptuella definitionen av coliving fyller det akademiska gap vi idag ser genom att de verkar som en grund för vad coliving är i dagens samhälle. Därigenom bidrar de med värdefull information inom områden som hållbarhet, etik och stadsutveckling.

Pełny tekst źródłaThis research is aimed at defi ning some guidelines for the Social Sustainability of the “Social Housing Project” as a useful operative instrument for supporting the defi nition of the meta-project, in view to reduce the risk of housing diffi culties of the “grey area” and to satisfy the housing needs produced in recent years by several socio-demographic changes. Access to a quality and affordable price accommodation is a fundamental need and a key factor for the development of a State. In addition, as indicated by the European Parliament and according to the objectives of the new European Agenda 2020, the dwelling demand is strongly tied to social inclusion. In assessing how the housing project is able to mend the emerged disadvantage conditions, the research is focused on the features of the architectural design able to regain the ancient values and customs, looking for innovation and future prospects which may be considered central for the construction of the social dimension. Therefore, the deeping of these tools (Participatory Design, Self-building / Self-restoration / self-maintenance, Cohousing, functional and social mix) is developed through the critical observation of their application (within 20 case studies) and by refl ecting on the principles that the international scientifi c community, with its various disciplinary contributions, has already shared about them. To prevent the condition of housing exclusion is necessary to solve a set of housing diffi culties such as Economic, Physical, Urban, Social and Legal troubles. Therefore, for each social category within the “grey area”, the present study examines the strengths and weaknesses to be faced through the housing design in order to improve or eliminate such housing problems. This thesis assumes that there isn’t a global, unifi ed model, therefore it is proposed rather as a method of investigation and synthesis of the context. Furthermore, it is opened to interdisciplinary considerations extended to further fi elds. What emerged about the housing hardship conditions of the “gray area”, combined with the opportunities and threats engender by the use of the described designing tools, allow to defi ne the Guidelines for the Social Housing Sustainability related to Social Pillar.

Pełny tekst źródłaYear 2030 there will be up to 500 000 more individuals over the age of 75 comparing to today. Approximately every fourth individual in the age of 75-84 have a reduced mobility. Many of them lives in houses with low availability and adaption to the specific needs of the individual. The low availability contributes to a decreased living situation and it can lead to impaired quality of life. Loneliness is common among elderly and can contribute to increased concern, insecurity and depression. Loneliness is often based on a feeling of missing a social context of participation and community. A form of housing were elderly meet can recreate this feeling of community and belonging which can contribute to increased activity and quality of life for the individual. A accommodation with a higher grade of availability and factors for increased quality gives a possibility for the individual to live longer in their own home. The remained living contributes to increased security for the individual who is allowed to age in a well-known environment. The social costs are expected to decrease if more individuals age in their own homes since the costs of home care are lower than the costs for retirement home for the same individual. The purpose of the report is to present the problems around elderly's housing situation and present improvements. The goal is to present the design of a senior housing with a cohousing alignment which creates communion and security for the residents.

Pełny tekst źródłaEsta investigação propõe uma reflexão sobre o tema da habitação, nomeadamente da habitação em Lisboa. Tanto a cidade como os seus habitantes têm vindo a reflectir mudanças drásticas a nível habitacional. É necessário combater os problemas reflectidos nos elevados preços da habitação em Lisboa e ao mesmo tempo encontrar uma forma mais coerente e possível na rapidez e alteração destes procedimentos, assim como no processo de evolução constante da sociedade. É neste sentido que a proposta descrita pretende responder às necessidades do indivíduo. Questiona-se a casa nos dias de hoje e o papel da mesma na vida de cada um. Entendem-se conceitos como flexibilidade e adaptabilidade, co-habitação, modularidade, hibridez e sustentabilidade. Pensa-se em casas feitas para os indivíduos, pensa-se em casas transformáveis, em casas que são úteis num certo período de tempo e que mais tarde poderão ser repensadas, recriadas, ajustadas. Tudo isto em relação a quem as habita, a uma, a duas, a cinco pessoas, a um conjunto, a um solitário. Este projecto engloba a possibilidade de repensar a habitação de forma a que esta seja uma mais valia nos dias de hoje e não uma herança em tempos futuros.
ABSTRACT: This research proposes a reflection on the theme of housing, namely housing in Lisbon. Both the city and its inhabitants have been watching drastic changes at the housing level. It is necessary to combat the problems reflected in the high prices in Lisbon and at the same time find a more coherent and possible way in the speed and alteration of these procedures, as well as in the process of constant evolution of society. It is in this sense that the proposal described intends to respond to the needs of the individual. The house is questioned today and its role in the life of each one. Concepts such as flexibility and adaptability, co-habitation, modularity, hybridity and sustainability are understood. They are thought of houses made for individuals, they are thought of "disposable" houses, houses that are useful in a certain period of time and that can later be rethought, recreated, reaffirmed, adjusted. All this in relation to who inhabits them, one, two, five people, a set, a loner. This project includes the possibility of rethinking housing so that it is an asset today and not an inheritance in future times.
