Abstract:
This paper uses data on all house transactions in Massachusetts over the last 20 years to show that houses sold after foreclosure, or close in time to the death or bankruptcy of a seller, are sold at lower prices than other houses. Foreclosure discounts are on average at 27 percent of the value of a house. Moreover, foreclosures that take place within small local geographies of a house lower the price at which it is sold. Our preferred estimate is that a foreclosure at a distance of 0.05 miles lowers the price of a house by about 1 percent. JEL: D14, R31

Abstract:
Construction workers play an important role in attaining a good construction and safe building. However, it has not been getting enough attention to the importance of worker’s roles since it is assumed that engineer has already enough knowledge to control and supervise the construction workers. Based on the survey results, more than 95% of workers in West Sumatera have lack of knowledge about the earthquake-safe house requirements and retrofitting of damaged houses. In this study, the expert team of Andalas University conducted training for the construction workers in Padang City and Padang Pariaman District. The training provides all activities that support the whole construction process of the earthquake-safe house and the retrofitting method for unreinforced masonry houses using ferrocement layers, which is presented by slides presentation and practice on the field. The result of the training program shows that the knowledge of the construction workers on requirements of the earthquake-safe house and retrofitting method using ferrocement layer improved significantly. The construction workers understood how to build the earthquake-safe house and to retrofit the weak or damaged houses. This training program is an effective way in disaster risk reduction to prevent the damage to houses due to the earthquake.

Abstract:
The current work is intended to investigate the existence or not of future projects for incarcerated women. Starting from the assumption that the total institutions have as their main characteristic the de- subjectivation of the subject, we sought to analyze the talk of 154 convicts in the uniqueness. Motherhood and family were presented as the lead in the talk of the great majority of those that were interviewed. Religion appeared as an important category in regard to the appropriation that the convicts make of it to minimize the afflictions of the day to day in jail and to establish a friendly companionship with their fellow inmates a with the prison agents. The cult to the body appears as another category in the core of the incarceration experience, since it transforms into a resistant to the massive institutionalization. The future projects are built from the value given to family, motherhood in particular. The religion, particularly the evangelical, is appropriated as the construction of survival tactics inside the prison. The cult to the body appears as escape route to the serialization processes established in the feminine incarceration. As a conclusion we point out the specificity of the feminine incarceration: motherhood. The feminine incarceration hits the survival of the children who, in view of the huge precariousness in which they live, are destined to State shelters, or burocratically sent to blood relatives of the convict. We stress, in this study, the need for building public policies which become responsible for the well-being of the sons ands daughters of incarcerated women.

Willis, II Roderick C. "Exploring Hidden Student Perceptions About College-going Culture At House Bill 400 Schools In The Dallas Fort Worth Metroplex." Thesis, University of North Texas, 2011. https://digital.library.unt.edu/ark:/67531/metadc103410/.

Full text
Abstract:
In accordance with the Texas Higher Education Coordinating Boards’ Closing the Gaps by 2015, this research study analyzed self-reported perceptions about college-going culture from students (n = 151) who attended four House Bill 400 schools serving Latino and African American communities in the Dallas-Fort Worth Metroplex. This study utilized exploratory factor analysis (EFA) with a maximum likelihood extraction technique to identify hidden perceptions (latent factors) that account for common variance among student perceptions about college-going culture. The study also tested the validity and inter-item reliability of the 15-item College-Going Culture Survey used in data collection. The parallel analysis, EFA, and Cronbach’s ? identified two latent factors of Verified College Potential (? = .70) and College Capital Awareness (? = .71) that, together, explained 40.1% of students’ perceptions. The two factors were non-significantly negatively correlated (r = -.495, p = .354). By utilizing the two latent constructs, a 10-item revised College-Going Culture Survey is recommended to improve the inter-item reliability coefficient from ? = .46 to ? = .77. Descriptive statistics revealed that Latino and African-American students affirmed aspects of the college-going culture at HB 400 schools. However, latent factors suggest the possibility that students who reportedly feel most encouraged to attend college (Verified College Potential) may tend to be least aware of the actual logistics of college such as admissions processes and financial aid (College Capital Awareness) and that, conversely, those with the most logistical knowledge may tend to feel least encouraged.

Köhler, Florian. "Reps or agents or both: Managers' rationale behind how to organize the sales function : About the rationale of decision-makers in manufacturing companies of the Swedish prefabricated wooden house industry behind the organization of sales forces." Thesis, Internationella Handelshögskolan, Högskolan i Jönköping, IHH, Företagsekonomi, 2016. http://urn.kb.se/resolve?urn=urn:nbn:se:hj:diva-30273.

Abstract:
Problem - Decision makers shape the structure of the sales function, but it is unclear how they go about it and why. The rationale for making certain decisions need to be analyzed in order to understand why different decision makers apply different sales strategies. Topic - The Swedish prefabricated wooden house industry consists of many actors with no clear market leader. The sales force seems to mainly consists of external sales agents (manufacturers' representatives, also called reps), though some manufacturers also employ direct sales agents at the manufacturing company. Prefabricated wooden houses corresponded to 86% of all building permits requested during 2015. Purpose - This thesis aims to explore decision-makers' rationale behind the organization of manufacturers' sales forces in the Swedish prefabricated wooden house industry. Method - Semi-structures interviews with decision makers at manufacturing companies in the Swedish prefabricated wooden house industry have been conducted in order to fulfill the purpose of this study. The empirical findings are then analyzed based on theory that has been collected through partly inductive, partly deductive approaches. Main results - Decision makers use different arguments to justify their strategies. Many different rationale applied translates into no clear pattern besides the one that there seems to be no clear pattern. Arguments for a rationale decision are given without analytical proof for an assumption. Some interviewees are in essence for an integrated sales force, though might also work with reps.

"A case study about the potential of battery storage in Culture house : Investigation on the economic viability of battery energy storage system with peak shaving & time-of-use application for culture house in Skellefteå." Abstract:
The energy demand is steadily increasing, and the electricity sector is undergoing a severe change in this decade. The primary drivers, such as the need to decarbonize the power industry and megatrends for more distributed and renewable systems, are resulting in revolutionary changes in our lifestyle and industry. The power grid cannot be easily or quickly be upgraded, as investment decisions, construction approvals, and payback time are the main factors to consider. Therefore, new technology, energy storage, tariff reform, and new business models are rapidly changing and challenging the conventional industry. In recent times, industrial peak shaving application has sparked an increased interest in battery energy storage system (BESS).  This work investigated BESS’s potential from peak shaving and Time-of-use (TOU) applications for a Culture-house in Skellefteå. Available literature provides the knowledge of various BESS applications, tariff systems, and how battery degradation functions. The predicted electrical load demand of the culture-house for 2019 is obtained from a consultant company Incoord. The linear optimization was implemented in MATLAB using optimproblem function to perform peak shaving and time-of-use application for the Culture-hose BESS. A cost-optimal charging/discharging strategy was derived through an optimization algorithm by analyzing the culture-house electrical demand and Skellefteå Kraft billing system. The decisional variable decides when to charge/discharge the battery for minimum battery degradation and electricity purchase charges from the grid.   Techno-economic viability is analyzed from BESS investment cost, peak-power tariff, battery lifespan, and batter aging perspective. Results indicate that the current BESS price and peak-power tariff of Skellefteå Kraft are not suitable for peak shaving. Electricity bill saving is too low to consider TOU application due to high battery degradation. However, combining peak shaving & TOU does generate more profit annually due to additional savings from the electricity bill. However, including TOU also leads to higher battery degradation, making it not currently a viable application. A future scenario suggests a decrease in investment cost, resulting in a shorter payback period.  The case study also analyses the potential in the second-life battery, where they are purchased at 80 % State of Health (SoH) for peak shaving application. Second-life batteries are assumed to last until 70 % or 60 % before End of Life (EOL). The benefit-cost ratio indicates that second-life batteries are an attractive investment if batteries can perform until 60% end of life, it would be an excellent investment from an economic and sustainability perspective. Future work suggests integrating more BESS applications into the model to make BESS an economically viable project.

Dale, Margaret Elizabeth. "House Legends and Perceptions of the Civil War: a Multiple Case Study on the Civil War Legends Told About Antebellum Homes in the New River Valley, Roanoke Valley, and Nearby Counties of Virginia." Thesis, Virginia Tech, 2003. http://hdl.handle.net/10919/33056.

Full text
Abstract:
This study was designed to identify recurring themes in Civil War legends that are told in reference to antebellum homes in regions of Southwest Virginia. Existing literature indicates that collecting these legends is an important task because doing so helps others to better understand the community of legend-tellers. Previous research has also indicated that legends form a type of American mythology with reveals the way the legend-tellers perceive the specific subject they describe in the legends. Eight historic homes were visited in six southwestern counties of Virginia. Qualitative data were collected from a purposive sample of 12 participants who lived in these houses, previously lived in an historic house, or worked in an historic house museum. Each house was chosen as a site of inquiry because it has some significance for those interested in the Civil War or because it represents typical houses in similar southwestern Virginian communities during the Civil War era. In-depth interviews were the sole means of data collection and provided detailed and unlimited legends used to identify themes. The data were collected analyzed using a multiple case study approach. The findings from this study indicate that Civil War legends are being told in reference to antebellum homes in Southwest Virginia. Additionally, the tellers of the legends have common thoughts about the Civil War. The three major conclusions made in this study are (1) northern soldiers were aggressors during the Civil War; (2) southerners were strong during the Civil War; and (3) ghosts and ghostly activity serve as reminders of the Civil War. By continuing to share these legends, the tellers indicate their own perspectives of the Civil War as well as the perspectives of those who originate the legends. The legend-tellers also provide insight into the culture of today's southwestern Virginians as well as the Civil War era southwestern Virginians.

Abstract:
The last time Sweden did face a major housing shortage was during the 1960’s. As a solution to the housing shortage, The Million Homes Programme was initiated. The programme did manage to get rid of the housing shortage, but has received a lot of criticism concerning its architecture and environment since its completion. At the time for this study, Sweden is experiencing yet another housing crisis. In order to manage the housing shortage in a more successful way this time, it is important to not down-prioritise the exterior architecture. The exterior architecture plays an important role in creating both an aesthetical appealing and a social sustainable built environment. But the scarcity of housing makes it easy to sell the produced apartments, especially in the larger cities, which reduces the incentives for the developers to prioritise the aesthetics. There is an ongoing debate in Sweden concerning a dissatisfaction with the exterior architecture and there is an absence of research regarding the end-users preferences.  The identified problem that is addressed in this thesis concerns the down-prioritised aesthetics of the exterior architecture in multi-family residential areas in Sweden. The purpose with the study is to identify how housing developers can accomplish an exterior architectural design that is considered aesthetical attractive by its end-users. The study investigates preferences concerning exterior architecture, perceptions of the existing housing supply in Stockholm and how the housing developers can meet the identified preferences. A questionnaire was used as a method to identify peoples’ preferences and perceptions of four multifamily residential housing areas in Stockholm. Interviews were conducted with a housing developer to identify how housing developers can cost-effectively meet the preferences.  The majority of the housing supply, built in what is generally considered to represent a contemporary style, did not satisfy the identified preferences concerning exterior architecture. As the title of this report indicate, the questionnaire respondents considered contemporary areas in general to look more or less like identical boring boxes. It was only the supply built in traditional style that satisfied the identified preferences. That is, the studied housing supply does not meet the end-users demand fully satisfactory. However, the interviews revealed that housing developers can satisfy the identified preferences cost-effectively by accompanying some suggestions of improvements.

Abstract:
Thesis (MPA)--Stellenbosch University, 2013.
ENGLISH ABSTRACT: The pivotal role played by public participation in a social context is often undermined by change agents or administrators of government projects. The role of public participation is documented in Chapter 10 of the Constitution (South Africa, 1996). It states that “… people`s needs must be responded to, and the public must be encouraged to participate in policy making”. Besides the Constitution (South Africa, 1996) there are also other legislative frameworks that enshrine the right to public participation. Some of these provisions are included in the White Paper on Local Government (South Africa, 1998c), the White Paper on Transforming Public Service Delivery (South Africa, 1997b), the Integrated Development Plans, and others. It has to be acknowledged that public participation is the fundamental element for the success of development projects geared towards the social upliftment of poor communities. Poor communities, by omission or commission, are often excluded from direct participation in social projects. This study was prompted by the lack of effective public participation in the RDP housing project in the Elias Motswaledi Local Municipality, where the project was used as a case study. Qualitative research methods, well-founded theories and a literature study were used to inform the study. Forty-nine (49) respondents were interviewed. By collecting and interpreting relevant data, the study was able to assess the extent of public participation that had taken place. The study then proceeded to make recommendations as to how the situation could have been handled and to formulate public participation model that would be context relevant to the area. Unfortunately, the Elias Motswaledi Local Municipality housing project is now a thing of the past and cannot be revisited. Fortunately, however, similar projects will be able to learn valuable lessons from this study in the future. Ultimately, the research illustrated that a strategy of comprehensive public participation that includes all project beneficiaries has to be well planned and well managed to promote and ensure the successful implementation of the project.

AbstractIn Kyrgyzstan, scholars disagree about the outcomes of the Tulip Revolution of 2005: while some argue that the revolution has not resulted in noteworthy changes in the country, others see it as the beginning of major political change. To trace the materiality of such change it is necessary to look at the micro-level of a society, as this chapter does by focusing on the house as the unit of analysis for a close study of change. It examines the gradual transformation of dwellings in Ak Jar, an illegal squatter settlement on the northern edge of Kyrgyztan’s capital city Bishkek. The immediate aftermath of the Tulip Revolution saw the emergence of numerous illegal squatter settlements on the outer fringes of the city. Ak Jar, the largest of these, has some 15,000 inhabitants who arrived in Bishkek as internal migrants in search of employment. The dwellings in Ak Jar have changed over the course of time: most began as small mud shacks, and changed when a family generated enough money to improve and expand them. The development of these houses was central for the gradual official recognition of the illegal settlements that emerged in post-revolutionary Kyrgyzstan. House biographies are therefore intrinsically tied to wider developments in Kyrgyz society and throw new light on the ruptures, power struggles, and consolidation of power relations after the Tulip Revolution.

Abstract:
According to Lawrence Livermore Labs 36% of the country’s energy use is attributable to buildings and two thirds of that is in the residential sector. This research combines building energy modeling with energy consumption data in transportation and infrastructure sectors to examine energy use implications of habitation patterns. We compared CO2 footprints of three different patterns of typical American habitation: post-Second World War non-urban, 19th century urban, and highly urban. From drawings, utility bills, and occupant data, we used TREAT (Targeted Retrofit Energy Analysis Tool) to model the energy use of three buildings of very different constructions, comparing in the process the impact on energy use of envelope and size. Because buildings don’t exist as isolated energy-using entities, we added the CO2 footprint contributions of location/density, reflected by infrastructure: numbers of miles of paving required to place a building in the landscape, miles of pipe for water and waste and the energy required by pumps to make it work. Finally, people move between buildings, so we added a transportation component to account for occupants’ daily travel. Since buildings don’t use energy (people do) we divided total CO2 footprints by number of occupants for per capita CO2. The final analysis quantifies the impact on an individual’s CO2 production of habitation (dense urban, historic urban, or non-urban) and how much impact energy conservation measures can have once the selection of a dwelling location is made. Our analyses demonstrate that reduction of building energy use through improved construction affects only a small percentage of total energy usage. Instead, choice of where to live determines individual CO2 footprints far more than building-related components. We found nearly a threefold difference in individual energy consumption from a New York City apartment dweller to a “close-in” suburban ranch house occupant with only minor differences between building-associated energy use. The bulk of the difference is attributable to differences in transportation utilization and infrastructure-related energy consumption. Even as technical and legislative advances continue, our work demonstrates a broader societal dialogue about fundamental big picture issues, including sustainable densities, is critical.

Abstract:
In response to both global and local challenges, the University of Dayton is committed to building a net-zero energy student residence, called the Eco-house. A unique aspect of the Eco-house is the degree of student involvement; in accordance with UD’s mission, interdisciplinary student teams from mechanical engineering, civil engineering and the humanities are leading the design effort. This paper discusses the conceptual design of a net-zero energy use campus residence, and the analysis completed thus far. Energy use of current student houses is analyzed to provide a baseline and to identify energy saving opportunities. The use of the whole-system inside-out approach to guide the overall design is described. Using the inside-out method as a guide, the energy impacts of occupant behavior, appliances and lights, building envelope, energy distribution systems and primary energy conversion equipment are discussed. The design of solar thermal and solar photovoltaic systems to meet the hot water and electricity requirements of the house is described. Eco-house energy use is simulated and compared to the energy use of the existing houses. The analysis shows the total source energy requirements of the Eco-house could be reduced by about 340 mmBtu per year over older baseline houses, resulting in CO2 emission reductions of about 54,000 lb per year and utility cost savings of about $3,000 per year. Detailed cost analysis and cost optimization have not been performed but are critical aspects of the UD Eco-house project, which will be performed in the future.

Abstract:
Tabriz and especially the Sorkhab quarter, one of the historical quarters in Tabriz, Iran contains many valuable Qajarid houses. The current research is about studying the architectural characteristics of Qajarid houses in Tabriz to present conservation and revitalization plans for better adaptive reuse of these valued cultural heritage buildings. For this purpose, the house of Mirza Mehdi Farrashbashi who was one of the sons-in-law of Mozaffar ad-Din Shah Qajar has been chosen as a sample to be studied. Although it is important to conserve this house because of its architectural values and its beautiful ornaments, its adaptive reuse can also be useful for the preservation of the cultural heritage of East Azarbaijan, Tabriz in Iran. After studying the architectural values of this beautiful Qajarid house and its ornaments, the process of conservation and revitalization of it has been comprehensively explained throughout the current research for its adaptive reuse.

Abstract:
In Japan, there are many houses built in limited space as well as in close proximity to causeways and railroads, due mainly to concentration of population in the cities in recent years. Slender structures and especially 3-story houses are susceptible to vibration induced by external forces such as traffic. This effect often creates an uncomfortable environment for habitation. Because houses often have a complex geometry, it is difficult to establish the vibration characteristics of a structure. Furthermore, the response characteristics of a house will change with environmental conditions. A prototype Active Mass Damper (AMD) has been developed to address some of these issues. This has been tested in an exhibition house in Tokyo. It uses two AMD’s of 1,725N mass each for both X-axis and Y-axis. Both AMD’s are applied in X and Y directions and are installed at RooF level, they are controlled by Direct Displacement Feedback (DDFB). The test showed that the AMD could dramatically reduce vibration. Of particular note was reduction about 6dB to 8dB (L10) in the first mode of vibration even though the house mass is double the prototype target weight. Also, vibration was dramatically decreased by the AMD on 3rd floor of the house. Vibration level and comfort are important criteria for this kind of system.

Abstract:
In Japan, there are many houses built on limited space and also besides side of causeways and railroads, due to population concentration in the cities in recent years. Houses with 3-stories or slender structure houses are susceptible to traffic vibration induced by external forces. This affect frequency creates an uncomfortable environment for habitation. Because houses often have a complex geometry, it is difficult to establish the vibration characteristics of a structure. Furthermore, the response characteristics of a house will change with environmental condition. To address some of these issues, an Active Mass Damper (AMD) has developed in order to supply for users with a reasonable price. This AMD has a mass of 176kg in weight supported by guide springs, and driven by an AC servomotor and a wire rope. The AMD is controlled by two methods, LQ Control and Direct Displacement Feedback (DDFB) Control. In this report, a control effect is examined through simulation when the AMD is installed in the RF level of a 3-story house model. The simulation results are demonstrated that the AMD could improve the uncomfortable environment in houses. A matter of particular note was reduction of about 4 dB in the overall vibration level. Concerning an experimental study about this equipment, refer to the following report, “Fundamental experiment of Active Mass Damper for houses against traffic vibration”.

Abstract:
We propose a physical-world question-answering (QA) method, where the system answers a text question about the physical world by searching a given sequence of sentences about daily-life episodes. To address various information needs in a physical world situation, the physical-world QA methods have to generate mixed-type responses (e.g. word sequence, word set, number, and time as well as a single word) according to the content of questions, after reading physical-world event stories. Most existing methods only provide words or choose answers from multiple candidates. In this paper, we use multiple decoders to generate a mixed-type answer encoding daily episodes with a memory architecture that can capture short- and long-term event dependencies. Results using house-activity stories show that the use of multiple decoders with memory components is effective for answering various physical-world QA questions.

Abstract:
There are close relationships between the cultural structures of societies and residential areas. The place where the society chooses to live and the ways it is organized is an expression of the cultural structure. Traditional houses are accepted as the most obvious indicator of this situation. One of the ways of preserving cultural sustainability today is to read the design principles of these houses correctly. Culture is about what kind of environment people live in and how they live. Human behaviors are based on cultural references. Religion, view of life and perceptions of the environment are both dialectically shaped culture and shaped by culture. Culture is about where and how human meets his needs throughout his life. It can be said that culture is one of the basic factors that direct human behavior and life. Therefore, the cultural embedding of sustainability thought is important in shaping the world in which future generations will live. Regarding various cultures in the literature; the structure of the society, their way of life and how they shape their places of residence, etc. there are many studies. The riches that each culture possesses are considered to be indisputable. These important studies are mostly based on an in-depth analysis of that culture, concentrating on a single specific culture. In this study, it is aimed to make a more holistic analysis by examining more than one culture. Thanks to this holistic perspective, it is thought that it will be possible to make inferences that can be considered as common to all societies. This study, which especially focuses on Asian and African societies, is the tendency of these societies to maintain their cultural structure compared to other societies. The reflections of cultural practices on residential spaces are examined through various examples. The dialectical structure of Berber houses, integration of Chinese houses with natural environmental references, Toroja houses associated with the genealogy in Indonesia, etc. examples will be examined in the context of cultural sustainability in this study. With this holistic approach, where the basic philosophy of cultural sustainability can be obtained, important references can be obtained in the design of today's residences. Abstract:
You are worried about flood impacts from the river that borders your property. While you have considered building a levee and placing stones along the bank to protect you land and house from erosion, you do not have the equipment or expertise to do so. Additionally, you have seen water velocity in the river increase because the farmer upstream has channeled the river. You blame the farmer for putting your land and house at greater flood risk. You think that upstream land should be allowed to flood to slow water velocity and absorb floodwaters; this would protect you and your neighbors from future floods.
