Abstract: Aging is characterized by the reduction and/or limitation of cognitive, visual and tactile abilities and body reflexes. These factors alter the way the elderly use each environment of their dwellings and can interfere directly in the performance of daily activities. Given this reality, the present research aims to propose an instrument to evaluate the spatial accessibility in dwellings destined to elderly residents through the definition of indicators and an index to evaluate these spaces. The instrument was applied in the city of Marília (SP), in three residential buildings located in the central city. The target audience was the elderly person with reduced mobility. The methodology used was the multimethods: literature review, interviews to identify the level of user satisfaction in relation to housing, definition of the Housing Spatial Accessibility index (in Portuguese índice de Acessibilidade Espacial da Habitação - ACESS-HAB) and application of the instrument. The results showed efficiency of the proposed index which generated numerical data and enabled a detailed diagnosis of the external and internal environments of the dwellings. The tool and the ACESS-HAB Index aim to contribute to diagnose the accessibility as well as the formulation of programs, projects and public policies which incorporate spatial accessibility as a priority factor for the development of new residential buildings that can be used by the elderly.

Currently, 23.9% of the Brazilian population has some type of disability. These people are named reduced mobility person. The way these users live in domestic environments depends on their own capabilities and how the environment and the assistive technologies are designed. This research has aimed to analyze whether the assistive technologies and domestic environments are suitable for use by persons with reduced mobility, in accordance with the principles of Universal Design as regarding accessibility. The literature review contributed to the understanding of the concepts related to accessibility, reduced mobility and universal design, as well as to conceptualize and categorize assistive technologies. An electronic survey allowed mapping assistive technologies that are available in the industry for people with reduced mobility, based on the category Mobility Aids. This research uses multiple case study, combining techniques of qualitative and quantitative research. Ten case studies were conducted, including ten covered individuals, ten observations of the researcher and ten domestic environments analyzed in its dimensions, in order to point out problems that affect the quality of life of people with reduced mobility. To carry out the case studies, methods based on Universal Design were used: Assessment Guide Product Performance, Product Assessment for Countdown and Comprehensive Assessment and Solutions Process for Elderly Residents. These methods allowed to analyze whether the studied assistive technologies satisfy the principles of Universal Design, to identify strengths and weaknesses, besides identifying potential areas for improvement of new technologies. They also allowed analyzing the dimensions of domestic environments, identifying barriers and verifying the relationship with assistive technologies. Results show that the assistive technologies in study provide little autonomy and quality of life for people with reduced mobility, because they were not in accordance with the principles of Universal Design. It was identified more weakness compared to strengths in these technologies and a list of potential features for improvement of the products was produced. Regarding to the domestic environments under study, they are not in accordance with the recommendations of the Universal Design and NBR 9050 for having different dimensional barriers that hinder this interaction, preventing these users of having greater autonomy and quality of life in the domestic environment.

Full textOne of the requirements of the government program Minha Casa Minha Vida (PMCMV) is to offer housing that meet accessibility criteria based on NBR 9050/2004. Residencial Vista Bela, located in Londrina PR, was built according to this new ruling and it still has not been properly evaluated according to the results of the applied norm. After choosing the case study, samples of this research universe were selected, taking into consideration its characteristics, and applying several tools of the Post Occupancy Evaluating (POE) always following a pre established set of criteria and guidelines. Such guidelines were used to obtain qualitative and quantitative information, demonstrating the preferences and opinions of the participants about the context in discussion, thus revealing the difficulties they find or do not find in the environment. This research is an attempt to contribute with the methodological discussion by identifying the POE techniques that can be applied to the context, and also by identifying the minimum requirements used in Housing regards to accessibility aspects. Through methods and techniques that have the purpose of identifying the needs of the users, thus being more suitable to the objective in case, we strive to reinforce the requirements to be used new houses with similar characteristics. Accessibility should be available for all, thus contributing for the effective democratization of the use of space, in a safe and independent manner for the user, in regards to the housing unit he will live in and the external areas he will have access to. Even the issue of accessibility is not a priority for the residents of this case, small recommendations, such as resizing of houses and adequacy of local common usage of the neighborhood based on the concepts of universal design and implementation of existing laws and regulations, and may thereby enhance the quality of life of users.

One of the greatest challenges Brazil faces is to reduce the deficit in dwellings supply, with an extra focus on the low-income market, which government officials have been working towards through city, state and federal policies. Among such acts, some are noteworthy as dwelling construction through partnerships with the private sector, as well as providing better loan conditions for property purchase. Such government efforts focus mainly on the quantitative aspect of the dwelling market problem, pushing qualitative matters to the background, but in a few initiatives, among which stands out State of São Paulo's commitment through the state owned Company for Housing And City Development and the State Department for Housing, which have considered qualitative matters within the architectural and urbanistic projects undertaken by them. One such project in particular deserves special mention: the Rubens Lara condominium, located in Cubatão, São Paulo, which was built from a detailed executive plan, which specified technical details of its sidewalks and access streets, common grounds, accessible apartments and leisure areas, making for better access and use of these places. In this project were employed the concepts of Accessibility and Universal Design, following the legislation and technical rules which govern such matters at the time, which yielded in distinguished design solutions in the social dwelling market in Brazil. Therefore, this dissertation aims to study this project and its outcome, starting at the legal references, as well as discussing the good practices found in it, looking at contributing with future projects of social housing focused on quality, founded on Accessibility and Universal Design tenets.

Full textThe increasing life expectancy and the resulting growth of the elderly population in big cities have caused problems such as the deficit in residences specially designed for older people, in particular the ones with low income, as well as lack of available infrastructure to provide comfortable and efficient care. Meanwhile, a decreasing supply of housing has been observed in inner city are due to the lack of social welfare and urban degradation. The present study aims at examining these problems and proposing solutions by means of tools provided by the architecture and the urbanism. Drawbacks such as the expulsion of the local population by the mechanism of gentrification are discussed. In this work, an architectonic program based on the concept of kernel-blocks has been developed. According to this concept a large spectrum of projects can be conceived which respect the population characteristics, social class, limitation of space and considers the gentrification phenomenon. Two projects have been elaborated as an illustration of the concept of kernelblocks.

In times of rising house prices, the affordable housing issue has recently reached the public and political agenda in Portugal. The government presented solutions within the rental sector, yet the public problem does not seem to have been clearly defined. The aim of this study is threefold. First, it analyses the underlying concepts of “housing affordability” and “affordable housing” in the Portuguese public policies proposed to tackle the issue, by comparing them to the literature. The second objective assesses the recent state of rental affordability in Portugal, identifying the socioeconomic characteristics of the households considered to be at risk of having this kind of problem. Using microdata from the 2016 Living Conditions and Income Survey, the study applies the two main approaches to examine housing affordability – the residual income and the expenditure-to-income ratio. Lastly, it analyses the strengths and weaknesses of both approaches. The results suggest a better suitability of the residual income approach for the identification of families in such conditions. Therefore, the study discusses the importance of the correct public problem definition and its implications for the design and implementation of affordable housing policies.

ABSTRACT: Historical cities, and established urban cores grow toward their peripherical areas, often leaving a quantity of forgotten spaces, due to economic, historical or even social issues. Those spaces become interstices, a break, a void, something that can be filled but has lost its function. This thesis focuses on those spaces, understanding how they arise and where they emerge, and how they can be an asset for an operation not always new, but that sometimes, through a set of actions and decisions can integrate and create dynamic areas inside the city which in time became marginal, and incorporate an old, but new urban context that can unify an entire area of a town. Realize that the public spaces should follow the current society and its necessities, not forgetting that this is an element in continuous transformation, and that if it does not follow the needs of society, starts to failure. Thus, this dissertation demand through an analysis of the urban context of the Lisbon city and the area of Marvila, the intervention site, developing a set of interventions on a depredated urban pattern, analyzing the achieved solutions and how they can create new "city ". It will be also studied a new building intervention, with a distinct character of housing, SO-HO, on which will be exploited two different types of solution. Therefore I intend to do a formal analysis and create an intervention strategy making a deep study of the decisions taken, by defining the function of each space and how they can help create a bigger and better connection with society.

Full textThis Final Project will be the continuation and improvement of the project previously developed in the curricular unit Project V/1, in order to transform it into a detailed project. The theme work, as described in the title, is multigenerational housing, including the surrounding area, thus providing a recreational space in Covilhã. Portugal (and other developed countries) faces a problem that is the fast aging of its population. This is a problem that needs answers, based on the real needs of the inhabitants. To prevent news of elderly people who are isolated in their homes and whose death is only detected long after, we need not only well designed housing, but also to promote interaction between the elderly and others. However, in the specific case of Covilhã (a university town) we are faced with two realities: on the one hand, the increase in the elderly population, on the other the constant renewal of youth in the city. This seemingly contradictory framework, can however be reconciled and designed to serve this dichotomy. The study area, adjacent to the gare of Covilhã, is an area where we can clearly observe the scars left by time and the sharp difference between city and countryside. Therefore, the project purpose is to remodel this landscape harmoniously. New streets and pedestrian access are created by introducing new residential and mixed buildings, public facilities (especially a social canteen, a car silo and a pool/spa), new routes without architectural barriers to allow universal access to public spaces, therefore promoting intergenerational living. The proposed housing solutions are intended to favor the elderly, but also to be usable by city dwellers of all ages, proving the viability of intergenerational living. Constructive detailing of the project demonstrates the most appropriate choices of materials and technologies for the architectural solutions regarding the good use and longevity of buildings.

Full textLive and aging in the 21st century, the basic theme of the dissertation, has a social and spatial scope too broad. The relationship between architecture and man sets himself, with the succession of time, a dynamic experiential should, whenever possible, be shared. Living, which in the words of Baeza (2004, p. 57) one can read "First it was the cave. (...). Then came the cabin. (...). And finally came home. The refuge itself and defend itself became the dwelling. " defines the constant need for shelter, said that naturally the human being the lack of a safe space. It is now possible to speak of living is almost trivial because evidently we no longer live in caves, but it is possible to speak in personality of living, the differentiator between architectural spaces, which must increasingly be evidenced the requirement and needs of their inhabitants. Aging as justification for the brevity of life, defines the passage through the world of man. From the moment we become human beings we are getting older, is a natural and constant routine of our way of life. But the old, as we imagine it redundantly, is associated with a specific age group, which starts from about 65 years old. (Porter, 1995) This is where the idea comes from the old and the elderly as the most visible embodiment of that age. The evolution of the current era allows both aging and living as it can combine experiences and in particular spatial, integrated into everyday life. Resulting in specific characteristics and needs of human beings as elderly beings. This inclusion of mutuality emerged as a subtheme Assisted Living succession from the base theme. The placement of this issue's purpose and function of architecture associated with a specific form of life, the demand for integrated media and infrastructures themselves directly targeted for local elderly and young. The social stimulus promoted through the architectural solution also serves as compressor factor in this study, as well as the possibility of creating spaces and environments that promote well-being and a continued dynamic social life.

The rapid pace of urban growth, the fast occupation of urban areas, the generation of waste and the exploitation of increasingly important natural resources have gradually given way to the practice of building rehabilitation and conservation in the construction sector. Concern about the issue of affordability does not fail to emerge, given the society's growing demand for better housing conditions for performance, comfort and safety, coupled with the needs of people with special needs and the increasingly has placed the problem in great evidence in today's society. Inevitably, these issues have called for greater actions to promote accessibility in buildings, whether new or old. Accessibility regulations, as well as other domains, have been developed for application to new buildings, not interventions in the built-up park. In this way, the adoption of rehabilitation practices has incorporated constraints and difficulties of a technological, architectural and economic character and, as a result, has caused partial or total destruction of the patrimonial values of the building itself and of society. The dissertation studies accessibility regulations in Portugal, Spain and Scotland and seeks to find the main facilities in the application of these regulations in an existing building, and the proposals that have already been verified for adaptations with a view to promoting accessibility. With the subsequent study concluded, the solutions found in Portugal, Spain and Scotland are applied to a national case study and subsequently carried out a diagnostic analysis of the impacts of this application. As a result of this analysis, it was possible to perceive that the complexity of the old constructions, together with the level of exigency regarding the accessibility issue, hinder or prevent many adaptations to be made. Some suggestions and proposals do not fail to serve for an important reflection of the designer on the decisions that can be made. It is up to them to analyze in particular each building, the degree of intrusion it can undergo, the financial resources available and the values that must be preserved. This dissertation may, in the future, assist in the development of a specific document for interventions in an existing building in Portugal.

Full textThis project final work encloses several critical points to the good action of the city, such as the accessibility for both the passer-by and the city dweller, the experiences and interactions in the urban public space, and how the architecture can be responsible for the quality of the public space, always taking into account the relationship of these issues with population aging. It is argued that the diversity in the cities is the most important factor to provide a good quality of life, safety, dynamism, and well-being, with civilized cities as the result. The main objective in the development and direction of this work is to find out how the public space can function both as a way of mobility and residence, together with the habitation quality of housing and experiences in the city. Some assumptions in constant change, such as the surrounding, the population, the current needs, and the local dynamics, have been taken into account in order to respond to a program to be implemented in a place that is seemingly static, which is the construction zone. The diversity, cohesion, habits, and above all, life will be implemented in this small portion of the city. The city is considered as a living organism in constant mutation, where all constituting parts are somehow interconnected and where the architecture has a key role in their association, leading to make them flexible in seeking answers to the needs inherent to the city. This work has a character strongly related to the public space, because it is believed that this is the main responsible for the quality of the city, considering that the city is constructed and developed from the public space. If the public space is well solved, giving accessibility, appropriate urban furniture, and comfortable spaces and materials, the city is thinking up being of all and for all, and the architectural quality of the buildings which make the city is reached.

Full textOne of the problems today is the aging of the population which, in many cases, leads to the loneliness of the elderly and consequent problems suc h as sedentary lifestyle and health issues. Increasingly, architects, in collaboration with other entities, have an important role to counteract this typical behavior which becomes a public issue: loneliness. So , as mentioned by Prof. António Carvalho in the theme proposal, it is necessary to " create opportunities and new housing typologies that allow combining the joint residence of people from different age groups in the same building , it will be a way to energize and rejuvenate the city in a sustained way." Portugal is no exception and it is necessary to create appealing spaces to various age groups, from housing to public spaces. Only thus can we have a multigenerational relationship of youngsters/elderly,fighting the loneliness of older people and introducing them in an active society. Following the housing project designed in the curriculum unit Project V/I, I intend to further develop the work done, whose theme was "multigenerational housing, aging in 21st century", deepening the subject in terms of theory and construction. In this sense, the urban proposal for the intervention area (next to the Covilhã train station) will be revised and improved in some aspects, benefiting from the teachings which result from bibliographic research and case studies. The same happens to the designed buildings, whose land placement will be adjusted in terms of altitudes for the best topographic adjustment, facilitating crossing routes and the relationship between the access galleries and the little squares among buildings. The lessons learned from the case studies analysis, specially in Bairro da Bouça (Porto) by Alvaro Siza and Houses for the Elderly (Chur - Switzerland) by Peter Zumthor, will be of particular relevance. Finally, construction detailing will be a key learning for the future, in terms of materials selection and the most appropriate constructive techniques for the comfort of residents and building durability.

Full textCity is increasingly synonymous with diversity. Given the opportunities they offer and as a result of steady progress in a range of sectors, cities are populated by people with distinct abilities, needs and ambitions which reflect countless ways of thinking, moving, being and living. This way, urban environments should not be designed based on the legendary average man who is always healthy and never mistaken, as if such thing existed for real. It is essential for the city to find balanced and inclusive solutions, aiming to create the vital conditions required to harbor all the diversity. Following this line of thought, the accessibility in urban environments has gained prominence over the past few years. However, more acknowledge of its relevance is crucial. From public spaces to housing, accessibility should therefore be present all over the spatial extent of the city, building a coherent and fortified unit as a whole which would otherwise be weaker. In order to keep up with all this dynamism, the city has to be open to change, actively fostering the needs of the population and thus accomplishing a human dimension. Despite architectural buildings are materialized in measurable lengths, they often transcend physical dimension. To triumph, the city must respond to the not only physical but also social, cultural and psychological dimension of its population. Subsequently, all its elements should be organized harmoniously, becoming appealing and able to awaken our senses. Against this scenario, an architecture project willing to blend these parameters in order to achieve a humanized and realistic solution was conceived.

Full textPublic Spaces are vital elements inside a city, once they have the ability to be associated with private spaces and also to be assumed as stages for community activities. Being so, Public Spaces must be planned in order to encourage their use and create heterogeneity, dynamics and sustainability. The diversity behind dynamics is a significant element of such process, thus making inevitable studying its generators. The project was developed in an area that was considered to be an urban gap inside the city of Viseu, a place that has several social, economic and physical needs. Taking into account the search for a diversified society that can assure equality of rights for all citizens, especially on what concerns to accessibility, the project intents to contribute to the search of more adequate special answers for the intervention area. The present project aims to offer the city a new and appealing space centred on a Square, capable of giving dynamism to the area and its surroundings, and function as an catalyst of economic development. The project also presents suggestions regarding urban requalification, creating new buildings prepared to be turned into houses, public services or shops.

Full textThe present work means to reflect and aggregate concepts and information through research, observation and analysis of the project carried out throughout the academic year. From the concept and justification for the making of this work comes the theme “Urban Mosaics: Inhabit and Olden – Accessibilities” than wants to ally and connect ideas, opinions and notions with the practice of universal design in order for one to live, inhabit and age in the city of Viseu, with the proposal for a location and a specific program. The goal is to give response to the distinct needs of citizens, projecting accessible spaces to everyone, envisioning the improvement of the overall quality of life. Architecture can connect the city and society, between the spaces (public or private) and the individuals that enjoy them. The Portuguese population is aging at a very quick pace, what reveals a near inversion of the demographic pyramid that, in its way, implies adapting the city to the needs of the growing age group. That means that the city shall be inhabited by the elderly, and the urban quotidian will be increasingly affected by restrictions, in terms of accessibility or in other functional aspects. The aging at home paradigm is one of the causes that leads to the construction of an accessible residence to this age group, as well as to all that live or intend to live in the urban space, that presents a morphology with certain categories and limitat ions that characterize it. It is with the creation of these “habitation mosaics” that we intent to give an image of continuity, envisioning the improvement of urban planning, in order to create a space of everyone and to everyone.

Full textAccording to Carvalho (2013), the Portuguese society demographic profile has changed, tending towards an inverted pyramid. Life expectancy has been progressively increasing, which must be seen not only as a challenge but also as an opportunity. Portuguese parents spend little time with their children, fathers and mothers, since they have to work in order to ensure the family income. On one hand, this permanent absence does not allow a proper care for the elderly. On the other hand, children are placed too early in kindergartens, which causes a deficit in socializing with their parents and grandparents. Portuguese seniors are among European seniors with lowest income. Being so, they do not have the monetary possibilities to pay for a retirement home that assures them quality of living, dignity and familiarity. Considering this reality, the recreational and sports association of Vila Chã de Sá, a small municipality of Viseu, intends to build a nursing home and a kindergarten, to address the mentioned needs, thereby promoting affection between children and grandparents. Our aim is to collaborate with the aforementioned institution, by designing a home for the elderly and a kindergarten. The theoretical investigation was based on demographic analysis, the concept of accessibility, the employability potential generated by this age group and the identification of the target population.

Full textThis final project aims to report theoretical and practical perspectives as to convey all the process of analysis, of research and meditation of the project practical component, developed at the current school year, at the Portuguese Catholic University (Universidade Católica Portuguesa), for the degree of the Architecture Master. The theoretical investigation focuses on the theme “The Multifamily Housing in the Dynamic of Elder – Universal Design”, a central theme to consider when designing housing for seniors, a population layer notoriously more vulnerable that with the passing (years) of time tends to lose skills, strength, dexterity and agility, requiring thus accessible housing, destitute of barriers and endowed of an universal design that allows them to get old in public and private spaces , promoting thereby an active aging. The practical case study involves the achievement of a project that consists in developing a proposal in the urban city of Viseu. We were offered a place in this city, so we opted for one located in the parish of Santa Maria. In our urban proposal, we intend to build multifamily housing based on an inclusive design and accessible to all sections of the population, particularly for seniors. There are dissimilar ways to grow old and be old, making it essential to rethink old age in order to highlight their virtues, aptitudes and characteristics in order to promote a healthy longevity in the elderly. Nowadays, with the technological development achieved in the health area, there is the possibility of mitigating the effects of aging through prevention techniques and better lifestyles in order to be able to live an active aging and detain life quality in old age, in the public space as in the private space.
