Full textThis report aims to review the current industry and government regulations for kitchen areas and wet rooms and to find out why water damages in kitchen areas in recent years have increased. The report also aims at finding out how housing association and insurance companies can work preventively on these issues. The study is based on the hypothesis that there are currently few industry rules regarding the kitchen and the prevention work undertaken by housing cooperatives and insurance companies is insufficient in the Stockholm area. This essay is based on empirical studies in the form of interviews, review of literature, previous studies in the subject and water damage statistics. Previous studies show that water damage in kitchens has increased in the total property stock while water damage in wet rooms has decreased. Reports from Länsförsäkringar show that water damages in 2014 were up to 29,000 leaks per year in Sweden. An increase of 45 percent in 10 years. Based on the interview replies, it can be found that there is a problem with water damages in the kitchen areas and this is confirmed when studying injury statistics from Länsförsäkringar and Vattenskadecentrum. The technological development has brought about a change and today it is in the kitchen you find most pressurized water pipelines, which is a development that today's industry organizations have not understood. The governing rules contained in Boverket's building regulations for kitchens are designed to allow residents to quickly detect leaking water from a leakage. It is a matter of urgency to solve the problem that occurs when residents are away from home and there is no possibility of detecting water leakage regardless of whether industry and government regulations are followed. This problem, coupled with the fact that insurance companies and industry organizations have long focused on damages related to wet rooms, has led to ignorance among consumers, builders and professionals when it comes to water damage in kitchens. However, in recent years, the industry has begun to understand that water damage has changed nature, but despite this the numbers of water damages are still increasing in the kitchen. If kitchen floors in the future will be equipped with floor wells and upturned waterproofing layer, it will reduce the amount of damage from a water leakage. Until then, as a property owner, a waterfuse should be installed which, in case of a leakage, immediately closes the water supply in taps and water pipes. Waterfuses do not only reduce the amount of damage, but also effectively solve the problem of leaking water. For housing cooperatives and insurance companies it is important to start demanding more from residents and policyholders. They have to work towards getting the right information to the right person at the right time. If insurance companies and housing cooperatives succeed in doing this they will have already done a lot in the prevention work.

Full textWhat are real estate brokers’ attitudes towards the use of cap prices? The subject has recently been much debated in the media, which also has given its opinions in the subject. Therefore we carried out an investigation in the form of a survey with real estate brokers and interviews with the industry associations to find out their attitudes to the phenomenon. We also wanted to examine whether attitudes towards and the usage of cap prices differed between the cities of Karlstad, Gothenburg and Stockholm. The interviews and the survey also covered the industry associations’ opinions about dishonest bids, and brokers' views on the unregulated bidding. Our conclusion is that the majority of brokers and industry associations don’t think it’s okay for brokers to use cap prices. The same applies to the industry organizations’ views of dishonest bids. The investigation revealed that a large proportion of brokers experienced problems regarding the unregulated bidding prevailing in Sweden. Based on our assessment of the outcome, we believe that the Stockholm project with comparison prices will operate and eventually curb the use of cap prices. We also believe that the new rule in the Estate Agents Act will reduce dishonest bidding and eventually halt the use of it.
