Abstract Risks have a large impact on the budget, schedule, and a building project's quality. As the magnitude and complication of the project grows, the ability to control risk throughout the building process has become critical in preventing unplanned consequences. The high-quality procurement and the element of the corresponding agreement terms influence how risks are divided among project players to a great extent. As a result, project players must choose the best project procurement alternative. This dissertation's main objective is to not only assemble a table of building construction hazards, but also to identify the most important risks that can have a great influence on construction and mitigation methods. Assess and identify the most suitable countermeasure for the construction field in order to minimize hazards in future projects. The post-project appraisal method is applied in this dissertation to discover the list of hazards involved with the construction field. The questionnaire survey was conducted at several building projects, and the results were analysed once the survey was completed. The RRI method (Relative rank index) filters the response. Following this strategy, the AHP (Analytic Hierarchy Process) method is used to obtain more precise factors that affect project risk. The risks were discovered as a consequence of the analysis, and recommendations were made.

Green buildings help in sustainability, in terms of achieving energy efficiency and minimizing the utilization of natural resources. Additional benefits include long-term sustainable building management and maintenance. There is, therefore, compelling motivation for the building of sustainable projects. This inspiration has led to the development of the leadership in energy and environmental design (LEED) rating systems and projects by the United States Green Building Council and the Canadian Green Building Council. Proper building project management (BPM) of such projects is warranted. Pre-project planning is a crucial part of BPM that ensures delivery and performance of construction projects. Pre-project planning is defined as the process that encompasses all the tasks between project initiation and detailed design. There is a positive relationship between comprehensive pre-project planning and enhanced project performance. Given the motivation for environmentally sustainable projects and proper management of constructing such projects, diligent pre-project planning for such projects is required. This paper investigates the use of the LEED rating system in pre-project planning of sustainable construction projects by developing a matrix that combines the LEED and the Project Definition Rating Index (PDRI) developed by the Construction Industry Institute. The conceptual matrix and its application to a case study demonstrates that the value of linking pre-project planning with LEED to improve the decision making process during planning and designing of building projects to improve sustainability.

PurposeThe objective of this paper is to present different perspectives on building “trust” among supply chain participants working on construction projects.Design/methodology/approachA case study methodology was adopted; with five construction projects selected as five case studies for the trust in construction project on the basis a selection criteria devised for the research project. Over 40 interviews were conducted with participants operating at different levels in their respective organisations and at different point in the supply chain.FindingsThe information provided by the multiple informants was, to a large extent, consistent with much of the academic literature relating to the importance of and barriers to trust. Specifically, the case studies highlighted: what people within the construction industry understand by trust, reliance, and honest professional relationship; the key factors that contribute towards building trust and factors that result into breakdown of trust; and organisational and project related factors that influence trust and relationships among people within the industry.Research limitations/implicationsThe findings from this study are limited due to: a small number of case studies undertaken, focused within the North West Region of England, and limited time and resources available. However, the ideas proposed for ways to develop trust in construction projects as seen from project findings have important implications for not only the clients but also for the main contractors and sub‐contractors who need to pay greater attention to build trusting and long‐term relationship as part of an integrated supply chain in order to deliver the continuous demand for services especially from public sector clients.Practical implicationsIf more businesses operating in the construction sector gave more thought to the importance of trust in construction projects then this could have a significant impact on contract design and over all procurement strategy. Specifically the repetitive work carried out by the local authorities in the UK, such as school building and maintenance, social housing stock improvement, etc., can be subcontracted to the contractors on a longer term basis resulting into long term supply chain relationship among organisations and cost savings.Originality/valueThe research is among the first attempts in response to Latham report published in 1994, in order to explore the role of trust in construction projects, from the perspective of multiple stakeholders. The paper provides insights into the practical issues that prevent the widespread development of trust within the construction industry, which is a challenge that clearly warrants further attention from academics and practitioners.

However, as far as the current building projects are concerned, there are still many problems in the construction of concrete projects. Cracks also occur in the high-rise buildings. Cracks also exist in the bottom of high-rise buildings and the bottom of some bridges, which makes the buildings have potential safety hazards. This has to worry people.

Purpose – The purposes of this paper are to: investigate schedule performance of new and retrofitting green building projects; identify the critical factors that influence the schedule performance of new and retrofitting green building projects; and provide solutions to improve schedule performance of new and retrofitting green building projects. Design/methodology/approach – A questionnaire survey were conducted and responses were received from 34 firms experienced in green building projects in Singapore. After the data from the survey had been analyzed, face-to-face interviews were conducted with two senior project managers to solicit comments on the survey results. Findings – This study identified the degree of project delay in 98 new green building projects and 51 retrofitting green building projects in Singapore. The result indicated that 22 percent of the Singaporean green building projects were plagued with delay and retrofitting projects had a significantly higher likelihood of delay and significantly longer extension than new projects. In addition, “consultant cooperation to solve problems” was the most influential to schedule performance of both new and retrofitting green building projects, and the two project groups agreed on the overall ranking of the factors affecting schedule performance. Research limitations/implications – There may be geographical limitation on the conclusions drawn from the findings. Also, the sample size was still small, despite a relatively high response rate. In addition, the majority of the respondents were contractors as other project players were reluctant to respond to the survey. Practical implications – This study provides a clear understanding of the schedule performance of green building projects as well as the critical factors that should be highlighted when constructing green building projects. Also, strategies to overcome the negative impact of these factors allow practitioners to better deal with the potential causes of delay and to attain the schedule performance. Originality/value – Although construction delays have been widely investigated in previous studies relating to construction management, few have attempted to analyze the schedule performance of new and retrofitting green buildings. Thus, this study adds significantly to the existing research on both green building and construction delay.

The objective of this research was to measure the use of recognized technology that promotes and supports sustainable development in building construction projects. This research hinged on the use of the Sustainable Construction Technology Index (SCTI) developed by Beheiry and Abu-Lebdeh in 2009 [1]. The SCTI was created in 2009 to investigate the use of technology in all phases of the building process from planning to occupancy. The index consists of four main sections that address the major phases of a typical construction project. These phases include the planning phase, the design phase, the construction phase and the occupancy phase. In the first stage of the research the SCTI was validated using expert feedback and weighted using trial data samples of close to 100 projects. In this stage of the research the SCTI was used to collect data from 208 building construction projects executed between 2005 and 2010 in the United Arab Emirates (UAE). The study brings to light that low and renewable energy use systems are spearheading the change process to more sustainable technologies in building construction projects in the UAE, followed by water preservation and reuse systems. The study also shows that the use of sustainable technology is still relatively low in residential buildings, compared to newer commercial buildings. The data show a clear trend upwards in the use of the technology albeit the total use is still low. This research provided a benchmark for current sustainable technology use in UAE project and a platform for further sustainable construction planning.

Background: Building construction projects have very complex activities, so they require precise and accurate methods of scheduling and control. Using the right method, the project executor can carry out the project according to plan and any schedule deviations can be controlled effectively. This study aims to compare the effectiveness of using the bar chart/S-curve and computerized precedence diagram method (PDM) on scheduling and controlling building construction projects. Methods: The use of the two methods and their effectiveness during project work were analysed using a survey directed to building construction workers. Results: A total of 50 workers completed the survey. The use of PDM (using Microsoft Project) was significantly more effective than the bar chart/S-curve method in scheduling building construction projects (t count 15.516> t table 2.660) and controlling building construction projects (t count 17.233> t table 2.660). In addition, PDM was associated with allowing the project to find the critical path more quickly, overcoming project delays more effectively. Conclusions: By using PDM, a on a building construction project’s schedule for the implementation of the work can be changed immediately, if there is a delay or deviation of work. The findings of this study are useful for construction service companies and the development of construction management science in civil engineering study programs.

Traditional safety planning methods that rely on manual inspections result in labour-intensive, time-consuming, and inadequate information transmission, which has significant negative social and economic effects on our society, as well as financial and schedule losses for construction projects. Building information modelling (BIM) is useful for analysing workplace safety issues, preventing risks and hazards, and improving safety throughout the project’s life cycle. This study intends to pinpoint health and safety concerns and to understand the role of BIM adoption in enhancing health and safety in Malaysian building construction projects. Following a survey of 302 Malaysian construction industry professionals, statistical data analysis using the relative importance index, reliability, validity, and correlation measures was performed. The results show that implementing BIM can prevent accidents on construction sites by detecting physical spatial clashes, anticipating project dangers, and providing a wealth of parametric data throughout the entire life cycle of structures. A framework was created to improve the application of BIM to enhance health and safety linked with construction projects. The study found that construction industry stakeholders believe that BIM implementation in construction projects can improve health and safety and reduce accident rates in Malaysia.

Buildings are responsible for significant energy consumption and carbon emissions. Green buildings, which incorporate advanced building technologies, offer a solution to reducing energy use. However, high costs associated with green building development present a barrier to widespread adoption. Retrofit projects, involving remodeling, renovation, and redevelopment of existing buildings, offer a viable solution. While prior studies have examined the cost analysis of green and non-green buildings, there is a lack of evidence comparing new and retrofit projects. This study aims to address this gap by providing empirical evidence for the cost decomposition and benefits of new and retrofit projects. Data on energy use, building technology, and costs from 235 certified green homes in the United States were collected, and cost benefits were evaluated. Results show that retrofit projects cost, on average, $1270.5/m2 ($118.0/ft2), which is 30% less than new projects. Land acquisition and development account for 35% of retrofit costs, six times greater than new projects. Excluding land costs, retrofit projects cost, on average, $733.88/m2 ($68.2/ft2), 49% less than new projects. Retrofit projects use similar building technologies as new projects and produce larger energy savings. The cost-benefit values generated by retrofit projects are 86% greater than new projects when considering land costs and 142% greater without considering land costs. These findings contribute to cost management for complex building projects and energy policy for sustainable development. Retrofitting offers great potential to promote the green building movement and suggests effective subsidy programs as a public policy implication.

Construction renovation projects increase the risk of structural fire, mostly due to the accumulation of combustible construction materials and waste. In particular, when the building remains operational during such projects, the redistribution of occupants and interruptions with access corridors/exit egress can exponentially increase the risk for the occupants. Most construction projects are, however, planned and scheduled merely based on the time and budget criteria. While safety is considered paramount and is meant to be applied as a hard constraint in the scheduling stage, in practice, safe evacuation considerations are reduced to rules of thumb and general code guidelines. In this paper, we propose simulation as a tool to introduce safety under structural fire, as a decision criterion, to be mixed with time and budget for selecting the best construction schedule alternative. We have used the BIM (building information model) to extract the building’s spatial and physical properties; and have applied co-simulation of fire, through computational fluid dynamics (CFD), and occupants’ evacuation behavior, through agent-based modeling (ABM) to estimate the average and maximum required safe egress time for various construction sequencing alternatives. This parameter is then used as a third decision criterion, combined with the project’s cost and duration, to evaluate construction schedule alternatives. We applied our method to a three-floor fire zone in a high-rise educational building in Montreal, and our results show that considering the fire safety criterion can make a difference in the final construction schedule. Our proposed method suggests an additional metric for evaluating renovation projects’ construction plans, particularly in congested buildings which need to remain fully or partially operational during the renovation. Thus, this method can be employed by safety officers and facility managers, as well as construction project planners to guide accounting for fire incidents while planning for these types of projects.

The main objective of this study is to identify the origin and causes of variation orders and their impacts in project cost and completion time for developing preventing measures which can be beneficial in upcoming similar projects. The study is conducted in project inside the Tribhuvan University premises, Kathmandu. The primary data were collected from the questionnaire survey and field study. A questionnaire survey was conducted with construction team who are related to the project. For the case study of the project, contract documents were obtained from the related offices which were thoroughly studied to obtain the project related findings about variation orders relating to project cost and completion time. Five ranking linkert scale have been used for ranking the perception based relative importance index of respondents about causes of variation orders. Existence of variation orders inside Tribhuvan University premises, Kathmandu has been noted from the study. 9.85%, 5.99%, 10.37%, 12.32% and 21.02% cost above the contract amount has been incurred at the completion of the projects respectively. Similarly, 26.67%, 83.33%, 12.5%, 20% and 25% time for the successive contract has been increased by the extension of the contract completion time. From the study, main causes of variation orders are known to be change of plan, change of scope, defect of bill of quantities, lack of specified and appropriate competent construction manager and impediment in prompt decision making. Similarly, causes of variation orders impacting project cost are additional work, client financial problems/ delay in payment of bill and change in design. Causes of variation orders impacting project time are change in design, delay in payment and dispute between parties to the contract. The control measures for the variation orders are appointment of project manager to supervise design, preparation of bill of quantities with good estimate and adequate financial planning. The findings of this study will be beneficial for developers, designers and contractors in building projects and also to the Governmental authorities to develop preventing measures to eliminate or reduce variation orders.

Implementation of the building construction projects is done by workers with diverse knowledge. The knowledge diversity can either be beneficial or detrimental to the implementation process. Out of the 50 building construction projects implemented by Kajiado county government in the financial year 2016/2017, 24 were not successfully implemented. This study sought to determine the influence of project team knowledge diversity on the implementation of building construction projects. The study used a pragmatism paradigm as well as a correlational research design and a sample of 251 respondents. Data was collected using semi-structured questionnaires, interview guides, and observation. Quantitative data was analysed for means and standard deviation as well as inferential techniques for correlation and regression while hypothesis was tested using ANOVA. Qualitative data was thematically analysed and the results triangulated with the quantitative results for presentation. The results indicated the existence of a positive correlation (r=0.323) between project team knowledge diversity and implementation of building construction projects. It was also established that 10.4% of the variations in implementation of the building construction projects are attributable to project team knowledge diversity R2=0.104 . The null hypothesis project team knowledge diversity has no significant influence on implementation of building construction projects was rejected based on F1,219=25.522, p=0.0000<0.05. It was concluded that project team knowledge diversity has a significant influence on implementation of building construction projects. The study recommends that recruitment into project teams for implementation of building construction projects should consider people with diverse knowledge backgrounds since they complement each other’s competencies.

Pile work in building construction is generally the first substructure/lower structure construction to be carried out. This is very important to note because delays in execution time at the beginning of the work will have a domino effect on increasing project costs. This study aims to analyze factors that cause delays in pile work (Xi) and on-time performance (Y) in constructing medium-rise buildings in the Jabodetabek area. This study uses the Multiple Linear Regression Analysis Method, with the data and information used are respondents' perceptions through questionnaires and statistically analyzed using the SPSS version 25 program. Simultaneously/together, Design/Planning Factors (X1), Work Implementation Factors (X2), Material Factor (X3), Equipment Factor (X4), and Soil Condition Factor (X8) have an influence contribution of 69% to the Time Performance of pile work in medium-rise building construction projects (Y). While the most dominant factor influencing the cause of delays in pile work in medium-rise building construction projects (Y) is the Soil Condition Factor (X8).

AbstractWithin the field of textile construction, textiles are traditionally used either as decorative elements in interior design or as flat textiles in tensile-stressed lightweight constructions (roofs, temporary buildings, etc.). Technical textiles made of glass or carbon fibers are now also used as steel substitutes in concrete construction. There, flat textiles are also used as lost formwork or shaping semi-finished products. Applications for 3D textiles and in particular spacer textiles have so far only been investigated as part of multilayer constructions in combination with other elements. Otherwise, there are no studies for their application potential in the roof and wall areas of buildings and as a starting structure for opaque and translucent components. The two research projects presented here, "ReFaTex" (adjustable spacer fabrics for solar shading devices) and "ge3TEX" (warp-knitted, woven and foamed spacer fabrics) illustrate for one thing the possibilities for using 3D textiles for the construction of movable and translucently variable solar protection elements in the building envelope. Otherwise they show how 3D textiles in combination with foamed materials can be transformed into opaque, lightweight, self-supporting and insulated wall and ceiling components in the building envelope. Both projects are designed experimentally and iteratively. The results are compared in a qualifying manner, the aim being not to quantify individual measured variables but to explore the development potential of textile construction for sustainable future components and to realize the first demonstrators. In the ReFaTex project, 1:1 demonstrators with different movement mechanisms for controlling the incidence of light were realized. In the ge3TEX project, 1:1 demonstrators made of three different textile and foam materials were added to form new single-origin composite components for ceiling elements. Both projects show the great application potential for 3D textiles in the construction industry.

Building Information Modeling (BIM) is a relevant booster to the modernization of construction. The adoption of digital technologies positively contributes to more agile and integrated processes in all phases of the building life-cycle, namely with regard to project management activities. The implementation of BIM has been predominant in new building projects, but the current market cycle of the rehabilitation or refurbishing of existing buildings offers new opportunities of application to be explored. This paper explores such opportunities, namely with regard to the temporary construction works involved in urban rehabilitation projects with the preservation of the façades of the original buildings. It specifically addresses the impacts of the modeling efforts of steel frames and structures needed to temporarily support façades, after the demolition of the old buildings, and until the original façade is reintegrated into the structural elements of the new building. In a BIM context, an 8D model is created to explore BIM capabilities in enabling more efficient occupation safety and health coordination and management activities in building rehabilitation projects, namely in improving and validating the demolitions and construction methods and sequencing, the scheduling of construction works, and the mandatory occupational risk prevention documents for the construction site. The development of the research was supported on the use of the available BIM software: Revit, to model the façade and the temporary steel structural system; Microsoft Project, to schedule the construction works; Navisworks, to perform clash detection analyses and enable visual simulations for occupational risk, and its identification and mitigation. The study intends to contribute to the dissemination of BIM capabilities to improve occupation safety and health in construction, namely in rehabilitation projects involving temporary structures while contributing with innovative perspectives toward higher maturity in BIM implementation and use in the construction sector.

Purpose The continuous failure of construction projects notwithstanding appreciable increase in project management knowledge has necessitated a proactive approach of assessing early warning signs (EWS) of building projects failure. Building projects are expected to show warning signs before experiencing crises, comparable to a patient displaying symptoms of a disease. Thus, this study aims to examine the EWS that predisposed building projects to failure in Nigeria to provide empirical data for enhancing projects delivery. Design/methodology/approach Primary data were used for the study. Structured questionnaire was administered to consultants and contractors’ personnel within Lagos State, Nigeria. A total of 180 copies of questionnaire were administered and 134 copies (combined response rate of 74.44 per cent) were retrieved. Frequency distribution, percentages, mean item score and Mann–Whitney test were used to analyse the data. Findings Most construction professionals applied the EWS approach from project planning and early construction phase. The most significant EWS predisposing building projects to failure were “Management inability and incompetence to proactively detect and manage problems at early project stages”, “Actual expenditure is constantly shooting beyond cost estimates” and “Incurred costs already getting higher than the anticipated benefits”. Project/construction management-related symptoms are most significant to predisposing building projects to failure. Practical implications The study provided implications for effective project management of building projects through proactive approach which is very paramount to improving the delivery of building projects in Nigeria. Originality/value The study provides implications for proactive management of building projects, thereby enhancing the delivery of building projects.

This study explores the factors affecting workplace well-being in building construction projects. The objectives of this study are (1) to investigate the critical factors for workplace well-being in building construction projects, (2) to compare the critical factors between large enterprises (LEs) and small-medium enterprises (SMEs), and (3) to compare the critical factors between high-rise building construction projects and non-high-rise building construction projects. Data from 21 semi-structured interviews with construction industry professionals in Malaysia and a systematic literature review were used to develop a potential list of factors. Then, the factors were used to create a survey that was distributed to industry professionals. Data from 205 valid responses were analyzed using mean score ranking, normalization, the Kruskal–Wallis test, and overlap analysis. Fourteen critical factors were determined, including salary package, working hours, project progress, planning of the project, workers’ welfare, relationship between top management and employees, timeline of salary payment, working environment, employee work monitoring, communication between workers, insurance for construction worker, general safety and health monitoring, collaboration between top management and employee, and project leadership. This study contributes to the body of knowledge by identifying the critical factors for improving workplace well-being. The study findings allow researchers and practitioners to develop strategies to promote workplace well-being in building construction projects.

Building energy renovations can effectively improve the environmental performance and energy sustainability of existing buildings. From 2007 onwards, the Chinese government has promoted energy-saving renovations of existing urban residential buildings. Nevertheless, various quality failures happen during the construction period in energy-saving renovation projects of residential buildings. Yet, the causes and their characters remain largely unknown. Through a literature review, this paper investigates the causes of quality failures. Validated through experts’ interviews, a total of 18 causes were identified in building energy renovation projects. These causes were analyzed from two main aspects: the importance of a cause (related to impact and frequency), and the level of effort required to address a cause (related to origin and scale), using both a questionnaire survey and a focus group. The results indicate that the critical causes of quality failures are working under high-cost and high-time pressure, adverse natural conditions, fraud of construction companies, incomplete construction site survey, poor checking procedures of supervisors, poor operational skilled workers, inadequate equipment performance, lack of experienced project managers, and incomplete building information in projects. The causes were classified as external and internal causes of building energy renovation projects. The outcome of this paper should aid policy makers and project coordinators to focus on critical causes of quality failures, and to develop effective actions and policy interventions to achieve successful renovation projects with high-quality performance.

The management, economics, and quality of home construction are rapidly becoming a subject of international study, practical analysis, and execution. The construction of a project involves a broad range of complex operations. While supervising a construction operation, clients' demands and budget should inform of the adequate standard fit for quality. This is because if a project is not adequately managed, construction firms will encounter a substantial economic impact. Consequently, project management is a critical means for developing construction processes and successful completion of the project. This study gave prominence to a conversation about management, economics, and quality of home building construction. This is considering that customers are generally concerned with quality and costs when engaging professionals for procurement. The quality of the project outcome depends on prescription construction details, and the cost is the quality-related financial outcome. This study explains how residential building companies can create external partnerships, obtain direct and indirect support, and deliver optimal project results. It also explains how it is necessary to monitor and manage the quality and efficiency of the project via an enhanced economy control in the home constructions.

Interestingly, Building Information Model (BIM) is a typical example of such innovation in the construction industry. It circumvents human errors, lessening project costs, strengthening productivity and quality, and reducing the project delivery time. This analysis investigates the factors influencing BIM implementation in construction in developing nations. A comprehensive literature review was performed to determine what factors contribute to BIM adoption. These drivers were categorized using exploratory factor analysis (EFA). Partial Least Square Structural Equation Modeling (PLS-SEM) was also used with a questionnaire survey of 100 Nigerian building engineering professionals. Findings from the model highlight the most critical drivers of sustainable BIM deployment. The study’s conclusion will serve as a guideline for policymakers in developing nations that want to finish successful projects by avoiding BIM implementation drivers and improving the accomplishment of building projects via the usage of BIM.

Currently, there is a paradigm shift in management of building maintenance from corrective to preventive and predictive approaches that is attainable through creating of an evaluative model to evaluate a variety of alternative decisions. This paper aimed at developing mathematical models for the buildings maintenance. This was achieved through the division of building according to the methods of division based on a number of global maintenance manuals and previous studies. Consequently, based on literature review and interviews with experts on building maintenance, questionnaire was designed that included most of the maintenance items of building. Then, the results of the questionnaire were processed using the Statistical Package for Social Sciences (SPSS), to determine the most important maintenance items, the Weighted Sum Model (WSM) technique was used. Finally, this research recommended adoption the model for quick evaluation and appropriately monitoring of buildings. It will also help architects and engineers to make predictions throughout scientific methods instead dependence on personal decisions.

This research work adopted a quantitative research method. This involved design of questionnaires and also collection of secondary data. Fifty questionnaires were administered to public sector professionals and data on ten public buildings projects were collected in Lagos State. The major finding from this study is that inflation and cost overrun affect most public building projects in Lagos State.

Minor injury to fatality and permanent disablement cases due to accident at the construction sites are one of the highest as compared to the other sector. Hence, there is an urgent need to mitigate this problem. The first step that should be taken is identifying the hazard to ensure a safe and conducive working condition. Therefore, this paper is intended to identify and highlight the hazards that are most commonly found at our construction sites today. The data collection was carried out through a questionnaire forms and checklist survey regarding hazards in construction. The sites include high rise commercial building projects. The study determines six major groups of hazards in relation to works at construction sites such as physical, chemical, mechanical, biological, psychological and physiological hazards. The study was conducted on 50 contractors and 5 building construction sites. The results showed that the most common hazards for the project around the study area are noise, electric shock and vibrations as the major physical hazards; cement dust and sand dust as major chemical hazard; hit by equipment as major mechanical hazard and job dissatisfaction as major psychosocial hazard in building construction projects. Thus, contractors should be responsible and accountable for documenting different types of hazards as they are implementing agent of safety during the construction and development of any project. For this, awareness level should be increased by conducting regular awareness program, along with engineering and enforcement activities.

Purpose – The purpose of this paper is to explore the development of a platform-based project execution in the industrialised construction sector, with a focus on systematically balancing cost and value. Offering custom-tailored buildings at reasonable costs has been a growing concern for many construction companies. A promising approach adapted by operations management and design theory regards individual building projects as the adjustment and recombination of components and processes from a set of predefined platforms, while configuration systems assure feasible building solutions. Design/methodology/approach – After adapting some of the underlying assertions of platform design to the engineer-to-order (ETO) situation in construction, the practical implications are evaluated on a case study of a precast manufacturer using high performance concrete. Findings – Based on empirical findings from three distinct platform strategies, this research highlights key aspects of adapting platform-based developed theory to industrialised construction. Building projects use different layers of product, process and logistics platforms to form the right cost – value ratio for the target market application, while modelling methods map structural platform characteristics so as to balance commonality and distinctiveness. Originality/value – This paper proposes a general theory of platform-based development and execution in the industrialised construction sector, which goes beyond concurrent approaches of standardising and systemising buildings projects. It adapts and extends established frameworks for platform development to the ETO situation in construction and empirically validates their cost and value effects.

The research design is a multi-case study, comprising four cases in the construction industry in Vietnam.FindingsSeven specific strategies were found, including inputs withholding, inputs compromising, communication, direct action, coalition building, conflict escalation and credibility building. When possessing project inputs, stakeholders can affect a project directly via a withholding or compromising strategy. Communication is available to those who have basic communicating skills; however, direct action is only employed by groups that include a large number of members. Objectors must have common interests or goals with their potential allies for using coalition building. Conflict escalation is restricted to communities having distinctive characteristics which can be used to create new problems sensibly, while credibility building is used by parties possessing adequate resources and expertise.Research limitations/implicationsThis study’s generalisability may be limited by the main source of data and the types of projects in the selected cases.Practical implicationsThis study provides directions for project managers to predict stakeholder influence by taking project inputs and utilisation requirements of the strategies into consideration.Originality/valueThis study is one of the first investigations on stakeholder-attributes-related requirements for utilising influence strategies in projects.

This paper aims to identify and investigate the factors affecting the goals of mass-housing building projects due to the use of building information modeling (BIM). A descriptive-survey method was used to collect necessary data. Fifty respondents from the target sectors and experts in the field of modeling building information participated in self-selection survey. The tools of collecting data included three questionnaires regarding three phases of construction work: pre-construction, during construction and post-construction, which were developed based on the three indices of cost, time and quality. The face, content and construct validity of the questionnaires were confirmed after several rounds of testing. The reliability coefficient of the pre-construction, during the construction and post-construction questionnaires were 0.923, 0.917 and 0.876, respectively. The results show that the F-statistic is significant for the difference between the three groups (pre-construction, during construction and post-construction) at the 0.01 level. The results confirmed that BIM has a great influence on a project in terms of meeting time, cost and quality objectives through the whole life cycle of a construction project: during pre-construction, construction, and post-construction stages.

Labor is one of the most important elements of a construction projects. This is attributed to their role as technical workforce that involved in the construction projects from the start to the end of the projects. Therefore, the projects require a workforce with good competence. Competence of direct labor can be verified with certification. However, from National Statistics Beaureu (BPS) data indicates that less than 10% of direct labor has certification. This study aims to measure the level of competence of direct workforce skills and know the factors that cause the workforce does not have a skill certificate. This research uses an observation method and interviews with labor in the construction project. Validation of data is done by the triangulation technique. The results showed that the competence of labour in Padang City included in the good category. Factors impeding direct labor to certification are certification is not important in a construction project, and there is no requirement for a workforce to be certified.

In the light of climate change, the drive for zero carbon buildings is known as one response to reduce greenhouse gas emissions. Within New Zealand, research on climate change mitigation and environmental impacts of buildings has received renewed attention. However, there has been no detailed investigation of zero carbon building practices. This paper undertakes an exploratory study through the use of semi-structured interviews with government representatives and construction industry experts to examine how the New Zealand construction industry plans and implements zero carbon buildings. The results show that New Zealand’s construction industry is in the early stage of transiting to a net-zero carbon built environment. Key actions to date are focused on devising a way for the industry to develop and deliver zero carbon building projects. Central and local governments play a leading role in driving zero carbon initiatives. Leading construction firms intend to maximise the carbon reduction in building projects by developing a roadmap to achieve the carbon target by 2050 and rethinking the way of designing and constructing buildings. The research results provide an insight into the initial practices and policy implications for the uptake of zero carbon buildings in Aotearoa New Zealand.

This study aim was to assess key performance indicators for health building construction, its ranking, the most important affecting factor for each KPI, and how to improving KPIs in a health building construction in Nepal. The data were collected from project stakeholders through a questionnaire survey. The project stakeholders were the contractors and health building section personnel of DUDBC. Data were summarized, analyzed, and presented in tables using Microsoft Excel. The study found that the stakeholders working in health building construction projects thought quality factor as the most important KPI with the first rank. The cost factor and time factor are correspondingly second and third-ranked, whereas, client satisfaction is the least important KPI. The study also showed the Relative Importance Index (RII) for the various factors affecting each KPI in the health building construction. For KPI-cost most important affecting factor is price escalation. For KPI-time it is the approved project schedule. The possible ways to improve the KPIs in health building construction are listed as conducting regular management meeting, implementing the provisions of the contract agreement, establishment of the proper communication system, timely monitoring of the progress, establishment of quality assurance and control system, adaptation of the cost and schedule control system, ensure the proper health and safety provisions to the workers, an early warning system for changes, regular updates of the work plan and program, regular training on project management, proper site management, proper management of manpower involved in the construction and better inventory management of contractors.

Abstract The development of a city that including infrastructure support has a massive impact on environmental conditions and climate change. Green buildings are the key solution to environmental problems. However, the implementation of the green buildings are very slow in Indonesia. Most of dominant inhibiting factors for green building implementation are the difficulty of obtaining green materials, a lack of understanding of the importance of green buildings, the additional costs required to build green buildings, and the lack of support from the government. This research is conducted to sort out the factors inhibiting the construction/implementation of green buildings from the angle of contractors and owners. Many questionnaires have been distributed in cities in Indonesia then found that the factors that hindered contractors were lack of research on green building, lack of demand from owners, lack of strict regulation from the government, failures in planning, and longer project duration. From the owner’s side, what is anchoring is the lack of attention and interest, limited research on green building technology, high costs, and lack of cooperation between parties that support the owner delivering a green building.

The learned lessons are gained from experience, success, and failure for improving future performance. This research aims to review and read out the lessons learned from 77 research papers that have dealt with the barriers that hinder the successful performance of mega building construction projects in developing countries, identify and classify the main obstacles, and propose improvements for successful implementation and management of mega building construction projects. The results of this paper will help project owners, construction companies, and other stakeholders in developing countries to overcome the limitations in the execution of mega building construction projects.

Offsite construction (OSC) entails the planning, designing, manufacturing, transportation, and assembly of prefabricated building components at the construction site. As recommended in previous studies, the offsite construction technique can be considered a high-quality and cost-effective construction method that consumes less time and labour while delivering higher productivity. Consequently, it is recognized as a sustainable solution compared to existing onsite structures in countries like Sri Lanka, given the restriction on the availability of resources and high constructional cost. However, this technique is underutilized in the Sri Lankan construction industry, creating a significant void that must be addressed with sufficient cost data and broader access to knowledge regarding the positive impacts of the technique. This research seeks to evaluate current OSC practices together with a comparison of the cost of two similar-natured onsite and offsite residential projects to determine the economic feasibility of OSC in Sri Lanka. The required cost data were extracted through semi-structured interviews with the professionals who engaged in building projects and document reviews. The comparative analysis indicated that beams, columns, masonry walls, and wall finishes (plastering) are contributing to 100% cost-saving in offsite projects compared to onsite projects due to the offsite concrete wall. Further, concrete walls, stairs and ramps, roofs, and floor slab shows 25%, 16%, 12%, and 8% cost saving for the off-site project compared to an onsite project, respectively. Hence, the adoption of off-site elements would enable construction clients and investors to achieve substantial savings in the construction cost of buildings.

Over the last few years, the green building movement in Singapore has leaped bountifully. While environmental sustainability for greener construction has been emphasized, rare research has been conducted to analyze performance of green construction projects. As a result, this study aims to address schedule performance of green building construction projects and to provide some recommendations that may improve the targeted performance. To achieve this objective, a questionnaire was developed and the responses from 30 companies were analysed, and interviews with 6 project managers were conducted to further supplement and substantiate the survey results. The analysis reported that green building projects required an average of 8% more time than traditional building projects of similar size and characteristics. In addition, on average, these projects were delayed by 4.8% when compared with their as-planned schedules. Lastly, a list of recommendations was also introduced, aiming to ameliorate the schedule performance. This study will offer a benchmark for the industry to gauge the overall duration and performance of green building construction projects.

The construction industry significantly consumes enormous energy and emits greenhouse gases due to its effort in bridging housing deficit arising from increased population both in developed and developing countries. The study assesses the extent to which sustainable building construction practices are incorporated in the construction of buildings in Lagos State, Nigeria. A survey of 100 construction professionals and mass housing unit owners was conducted on frequently implemented sustainable practices on buildings projects and the perceived satisfaction of users of buildings on sustainability features. A total of 80 questionnaires were successfully retrieved and processed for analysis using frequency tables and relative implementation index. The result shows that sustainable practices that are often incorporated into mass housing projects during construction include downsizing the dominant use of incandescent bulbs and replacing them with energy saving bulbs. The study concludes that there is a significant relationship between sustainable practices and the building users’ satisfaction.

Urban planning is a valuable tool for growth control and city development, both to maintain the local urban identity and provide life quality for inhabitants. To regulate it, local governments have defined standards for a proper city’s growth through municipal and detailed urban plans. Such instruments identify a set of rules which constructions and buildings must fulfil for a careful and smooth integration within the urban areas. New projects are required to comply with such rules, and designers must adapt and guarantee that their projects fulfil all the local urban requirements. However, the verification process of construction projects is still a manual procedure and often a time-consuming process, with high possibilities for inaccurate measures. Thus, this paper aims to streamline the verification procedure of construction projects’ code compliance to enhance project design efficiency and save designers time. To do so, the Building Information Modelling (BIM) method will be used through the Dynamo programming software. By creating a Dynamo routine to check the building code and urban plan compliance from Brazilian municipalities, specific BIM models will be automatically analysed to detect and evaluate if it is according to local urban legislation. Results have provided a real-time decision support tool, where designers can assess if their buildings are complying with local urban codes at any time of the design stage, making it easy to innovate and integrate innovative design options, as well as to precisely communicate their buildings’ code compliance. Such a method can also support municipality authorities to verify project compliance, reducing assessment and calculation errors, as well as the required time and bureaucracy for project appraisal.

Changes are a common phenomenon in the construction industry, impacting the project's cost, time, and performance. The purpose of this work is to a comprehensive review relating to variation order causes. Also, the aim here is to determine variation order causes in the building’s construction. More importantly, explore the relationship between these causes. However, the importance of specifying the causes for change orders is the first step in managing variation orders to reduce the harmful effect on a project. The field survey was conducted for several institutions such as health (Karkh’s health), higher education (University of Baghdad and University of Kufa). As a result, a field visit was made to the project sites. They were then, Conducting interviews with the resident engineer, the consultant, and the contractor. A developer tool called cause (variation orders) breakdown structure (CBS) included 12 causes at the first level, including 103 sub-causes. There is a relationship between the variation orders causes, which is evident in the third level. The study recommends adopting (CBS) a comprehensive reference for variation order causes in projects due to facilitating their management processes. Future research could examine the relative importance of variation order causes, in addition to using a fuzzy cognitive map to find the extent of each cause’s influence on the other.

Projects are required to meet the stakeholders’ requirements on the stipulated time, quality and budget. The achievement of such requirements is related to team effectiveness. However, there is poor project time and cost performance in Nigeria such that the constructions initiated mostly escalate beyond the cost and time budgeted. The construction project teams in Nigeria are shrouded with dysfunctions leading to undesirable project outcomes. This study aims to examine the influence of project team effectiveness on project performance of higher educational institutions’ construction in Nigeria. A quantitative survey design was employed where 150 questionnaires were administered to construction projects team members in four higher educational institutions in Bauchi state, Nigeria. The result indicated that the team effectiveness factors of communication, role and responsibility as well as team relationships have a substantial influence on project performance. However, goal and objectives, leadership, as well as trust and values factors, do not have significant influence. Overall, the result shows that the variation in the project performance can be explained substantially by changes in the construction project team effectiveness (Adj. R2 =.585). The implication of this finding is that project performance in Nigerian higher educational institutions can be significantly improved by strengthening communications, roles and responsibilities as well as relationships among team members. Thus, this research contributed to the existing body of knowledge on the linkage between team effectiveness and project performance in the Nigeria higher educational institutions' construction projects. The study, therefore, recommended the improvement of team effectiveness factors of the industry by all projects’ stakeholders and participants.

A poorly coordinated performance among stakeholders in the finishing phase can impair the performance of a high-rise building project. Therefore, it is necessary to analyze construction failure factors (CFFs) to stakeholder coordinating performance (SCP) in the finishing phase of high-rise building projects and to uncover their underlying relationships. CFFs to SCP in construction projects, especially in the finishing phase of high-rise building projects, have not yet been discovered. The study identified 30 CFFs to the SCP and ranked them according to the perspective of the stakeholders, including owners/consultants and contractors/subcontractors. Additionally, four factors of the CFFs, namely, traditional adversarial relationship, poor project planning and organization, incompetent parties, and delays of parties toward construction works were extracted by the factor analysis method. This study fills the gap in knowledge related to the coordination performance in construction projects. The findings could help stakeholders to enhance their coordinating performance in high-rise building projects.
