Abstract:
With the rise of energy prices, the need for saving energy have increased. The existing buildings are poorly insulated, so it seems enough to insulate building envelope additionally and in such a way to save about 50% of annual energy consumption for heating. But there are some problems here. With new constructions everything is clear—the insulating materials do not enlarge the overall cost of building too much. But the situation becomes much more complicated with the existing poorly insulated buildings. The profitability of energy savings in dwelling buildings depends on the relationship between the prices of energy, building materials and workmanship, the market lowest interest rate and partly on average earnings of the inhabitants. The paper submits the data of Lithuania's dwelling stock—thermal conditions of enclosures, dwelling areas, annual average heat losses before and after insulation of enclosures according to the requirements of the building code RSN-143-92 “Thermal Technique of Buildings”. We have also calculated the limit investments into additional insulation of enclosures, depending on duration of a bank loan, a bank interest rate, present price of heating and expected probable relative energy price increase in Lithuania. The paying back energy conservation measures and priorities of realization of those measures are suggested under Lithuanian conditions too.

Abstract:
Various eco-friendly materials are used in the construction industry. South Korea employs the Green Standard for Energy and Environmental Design (G-SEED), a green building certification system, in which materials account for 11% of the evaluation criteria. However, data for each eco-friendly material are managed individually by different institutions, causing inefficiency, increased costs, and potentially greater environmental impacts associated with material and resource selection. Hence, this study develops a green building materials integrated platform (GIP) that collates information on eco-friendly materials across different industries in South Korea, to support the G-SEED evaluations. Guidelines and standards related to each evaluation item were analyzed and used to compile a green building materials database. The database includes 12,636 data points representing product prices and environmental impact data. This database was used to develop the four-level Excel-based GIP. Case studies were conducted on actual G-SEED buildings to analyze the economic efficiency and environmental performance achieved by using alternative materials to those recommended by the GIP. Case 1 exhibits improvements in economic efficiency and environmental performance of 17% and 10%, respectively, whereas Case 2 exhibits improvements of 8% and 21%, respectively. Thus, both case studies boast superior combinations of green building materials compared to existing alternatives.

Abstract The subject of the article is the use of methods of event history analysis to assess the fall of prices and the subsequent increase of share prices of companies operating in the construction industry, developers (real estate) and building materials industry compared to other industries. The 328 examined companies were listed on the continuous market and the parallel market on the Stock Exchange in Warsaw. Share prices were observed in the period from 1 January 2008 to 31 December 2009 which was based on the earlier observations of stock quotes and the WIG index, the latter reaching its minimum in February 2009. The closing price of a share was taken into account. The 60% decrease and 80% growth in shares prices in particular sectors were analysed. What was assessed was the risk of fall in share prices and their chance for recovery. Additionally, the intensity of the increase of share prices and the probability of failure to reach the limit were examined.

Abstract:
Global interest in sustainable and green building design has been increasing in the last few decades. This interest is strengthened by the fact that sustainable measures help in reducing negative social and environmental impacts of buildings. For that, this paper aims to develop a mixed integer optimization model that aids architects/designers and owner representatives during design stage in selecting building materials taking into consideration costs and risks that are involved in the selection process. The model is developed as a simulation optimization tool based on the Leadership in Energy and Environmental Design (LEED) rating system for new construction. The developed model allows deterministic and probabilistic cost analysis of various design alternatives. In addition, it identifies the least possible cost to gain the LEED credits and the risks associated with materials’ quantities and materials’ unit prices. To illustrate the use of the proposed tool, a case study of an office building project constructed in Egypt is presented. An integrated Fuzzy Monte Carlo Simulation (FMCS) analysis is performed to account for the associated risks of using new materials in the considered case study. The proposed model is capable to capture the cost uncertainty of building materials and to identify the cost and sustainability performance of various building materials by relating the LEED rating system for new construction.

Abstract:
Asbestos collectively refers to a set of naturally existing silicate minerals with fibrous structures, and is a natural mineral in fibrous forms that was originally serpentines or amphiboles. Because of its properties such as resistance to heat, chemical resistance and corrosion; tensile strength; sound absorption; and affordable prices, it had been widely used as building materials, fire resistant and retardant, thermal and heat insulation, sound absorbent, and electrical insulation. Since the prolonged inhalation of asbestos can cause serious illnesses such as lung cancer, mesothelioma, and asbestosis after an incubation period of 20 to 40 years, the mineral was classified as Group 1 carcinogen by the International Agency for Research on Cancer. In Korea, asbestos-containing construction materials had been widely used until asbestos was added to the hazardous substance requiring permission for use by the Occupational Safety and Health Act, and use of asbestos was totally banned in February 2009. This survey was conducted with 45 buildings to assess asbestos-containing materials used by usage of building. It was found that asbestos-containing construction materials were used in 27 buildings out of 45 buildings surveyed.

Purpose The purpose of this paper is to determine the effect of negative information on the volatility of real estate residential prices in Abuja, Nigeria. Design/methodology/approach The empirical research covers a sample period of 17 years from the first quarter of 2000 to the fourth quarter of 2017. The leverage effect of Abuja’s real estate residential price volatility is determined. Exponential generalised autoregressive conditional heteroscedasticity is used to determine the ARCH shock, GARCH persistence and the leverage effect of the volatility of residential prices in Abuja. Findings The research found that the volatility of real estate prices varies from one category of residential property to another. The leverage effect was found only in the price of two and three bedroom flats in Abuja. Originality/value The findings provide useful information on the volatility of real estate prices for real estate investors. The study has policy implications for the regulation of measures that gradually checkmate the patterns of volatility in the Nigerian real estate market. It also controls negative information (such as a fall of crude oil prices, high costs of building materials, inconsistency of macro-economic policies and insecurity and political uncertainty) which mainly raises the level of uncertainty in the market and exposes investors to risk.

Abstract:
The institution of property rights, as an important category of constraints or restrictions on human behaviour, provides rules of competition, and delineates the social and legal relationship between a resource owner and the others throughout the world. Forms of ownership rights to resources affect the efficiency of their use. The consensus is that in a real world with significant transactions costs and scarce resources, private property right systems lead to more efficient resource allocation than the others do. Previous studies about economic implications of non-exclusive resources have focused on the problems of resource misallocations. A few studies also worked on the effects that alternate property rights structures have on the prices and variations in prices of non-exclusive resources. However, the economic analysis of property rights attribute of natural resources used as building materials, such as natural sand and wood, is still an unexplored research area. The objective of the whole research is to empirically verify Angello and Donnelley's (1975) property rights thesis, as reinterpreted by Lai (1993a) and Lai and Yu (1995), that the variations in prices of non-exclusive resources are much greater than those under more exclusive ownership; and to identify, alternatively, the factors that might have affected ownership rights, inferred from changes in the variations in prices of the resources. In this thesis, published historical data of natural sand, Total declared costs of new buildings completed, Gross & Usable floor area, Gross value of construction work, and published government data of prices for selected buildings materials, namely Portland cement, sand, hardwood, and plywood, were used. The prices of captured and cultured shrimps, which are collected from super market and street market by the author, were also checked and used. These resources are subject to different degrees of access restrictions and, hence, are good candidates for testing the hypotheses. Basically, the hypotheses formulated in this research are strongly supported. The main findings are that the variations in prices of non-exclusive resources are greater than those of exclusive resources; for the same resource, the price ratios of exclusive resource and non-exclusive resource would fall over time. This is an original contribution to the theory of property rights. The originality of this dissertation lies in its exploration of the economic relationship between property rights ownership and selected building materials, as well as in the application of variances to the research of building materials. This is a novel contribution to research on Hong Kong’s sustainable development as she heavily relies on the real estate market for economic development.

This diploma thesis is focused on a comparison of construction cost of the house made of classic materials with the equivalent made of natural building materials and consequently on comparison of both construction variants. In order to perform those tasks, the used natural building materials were defined. Furthermore, the specific options of usage of these natural building materials as well as the used composition structures were introduced. The thesis concludes with a price calculation of the constructions made of natural building materials which were not available in the common budgetary software. The appendix of the thesis contains budgets for the first variant, where the house is made of natural building materials, and also for the second variant, where the house is made of classic materials.

Abstract:
The submitted thesis focuses on establishing the extent of influence of material composition of selected segment of real estates (units) on their market price and price of the existing properties in the locality, including reasoning and experimental validation of market value (or market price) assessment methodology of the given property. It is indisputable that there are many subjective opinions and views of each individual assessor (of expert opinion) entering into the process of property assessment. Therefore it is necessary to “standardise” or rather unify, if possible, at least some input data in a way most likely preventing disproportions that are still a part of expert practise nowadays. The influence of material composition on the value (price) of the property, as for the relation to unit size, its locality and also its age and technical condition, is within this thesis verified first of all in computational phase of the assessment of the specific unit, when it in principle shows possible inaccuracy in assessing the final price of property, which should be avoided by a proper expert assessment. Practical impact and use of the influence of material composition is applied within the comparative method as one of several assessment methods that can be employed in establishing (assessment) of market value of the property.

This study applies the Toda and Yamamoto (1995) causality test to investigate the relationship among building permits, steel material prices, and construction sector index after financial crisis in 2008. The research period is from January, 2009 to August, 2017, a total of 104 months. Through rigorous empirical study, we summarize the main conclusion as follows: The deformed reinforcing bar with 3-4 points has a significantly positive impact on the Construction Sector Index before one month, but there was no lead-lag relationship between the Building Permits, H-Beam Products prices and Construction Sector Index, respectively.

The green building in Taiwan is recently advocated by governmental agencies. The major parts used in green building are the floor paving materials, which include wood, stone and composite boards. The best-known existing green buildings in Taiwan are Peitou Library in Taipei City and Main Stadium in the World Games 2009 Kaohsiung. This research consists of the development of the green building in Taiwan, Lifestyles of Health and Sustainability LOHAS, energy-saving policies to reduce carbon dioxide, future technology for building materials, green construction technical specifications and the cases of green buildings both in Taiwan and all over the world. Finally the data and analysis of the questionnaire of the Green Building floor are presented, providing some useful information concerning the performance/price ratio and market share of the Green Building floor materials. According to the results of questionnaire, not many interior designers of non-governmental organizations use green building materials due to the economic considerations. The range of the unit price of mostly used green building floor materials is between NT$1815 Yuan /m2 to NT$2722 Yuan /m2, and most users are interior designers for the sake of having a health environment according to outcome of the survey. Besides, many other items are also concluded in the green building materials such as air clean paint , wood plastic composite(WPC) and the energy-saving coatings insulation。Suitable using these materials may magnify their effects to produce a greener environment for the people on earth.

The presence of the Gesuati in Chiusi, although limited in size and length of time, developed beyond all expectation. At the beginning of the seventeenth century the followers of the Blessed Colombini were called to officiate at the church of the “Madonna della Quercia al Pino” in the countryside just outside Chiusi. The friars arrived at a difficult moment after other religious orders had relinquished the post. The Gesuati did their utmost for the spiritual good of the faithful as well as the material good of the church. Unfortunately after only a few years, the Bishop of Chiusi entrusted the building to a secular priest effectively closing the little convent. The conflict which followed between the church, the diocese and the municipality only worsened the situation to the deep regret of the faithful.

The fourth chapter considers relations between the Incorporation and the wider burgh, looking at council control and customer interference. Sixteenth-century craft-council relations are usually portrayed as a merchant-craft conflict, though recent historiography has begun to question how pervasive this conflict was. Building on this debate, should we see relations between the Incorporation and the magistrates as a process of gradual integration, as the new burgh constitution of 1583 gave the crafts a firm role in burgh politics? The situation was complicated by demographic growth, suburban competition, and the interference of powerful burgh customers, such as the nobility, the church and the crown, all of which encouraged the unfree craftsman and woman. Some institutions of council control, such as parliamentary laws over the setting of prices, or restrictions to foreign trade in crucial raw materials complicated relations further, though questions arise over the effectiveness of such prescriptive legislation, as shown by Incorporation minutes which suggest that they set their own prices by the eighteenth century. Using burgesship and guildry rolls, the relationship between the trades of Mary’s Chapel and the merchant guild are explored. To what extent were the Incorporation partners with the merchant dominated council, and what impact did the 1583 ‘decreet arbitral’ have on the relationship between House and burgh?

Modern society cannot live without electric and electronic products, concrete, glass, fertilizers, ceramics, motor vehicles, airplanes, refrigerators, stoves, and medical equipment, all of which are made with products of mining. In the 1950s and again in the 1970s there was serious concern about whether we would run out of mineral resources. This recurring theme is driven largely by the increasing amounts of mineral material produced from mines and used by society over time. One of the most striking aspects of the increasing quantities of mineral materials produced has been that prices of many minerals have been declining for more than 100 years. Historically, prices of nonfuel mineral materials have declined relative to consumer goods and wages (Barnett and Morse, 1963). The declining prices have had a positive influence on general economies of mineral users by reducing prices of the factors of production of finished goods. Because mineral commodities are the building blocks of so many industries and products, the declining prices reverberate throughout the economy. Declining mineral commodity prices have largely been due to the successes of mining engineers in repeatedly lowering mining and processing costs and of geologists in lowering discovery costs of mineral deposits. Demonstrating the variability of commodity prices, between 2003 and 2008 prices have dramatically increased, and in 2008 they declined again. Understanding how it is possible to have both increasing production and decreasing and more recently increasing and then decreasing prices of minerals is important to assessors and to decision-makers. Decision-makers, whether concerned about regional development, exploration, or land management, are faced with the dilemma of obtaining new information, or allowing or encouraging others to obtain it, and the possible benefits and costs of development if mineral deposits of value are discovered. The intent in this chapter is to provide decision-makers and assessors a modern perspective on the geologic controls of mineral supply and demand and on the importance to supply of different kinds of mineral deposits and occurrences.

Heating, ventilation, and air conditioning (HVAC) accounts for 40% to 60% of residential and commercial building energy consumption, making this a critical component of energy usage in the face of rising energy prices. Building-integrated thermoelectrics (BITE) may provide a step towards adaptive homes and buildings that offer significantly improved efficiency and comfort. Integrating thermoelectrics into thermal mass and resistance (insulation) wall systems presents a fundamental shift from optimizing heating and cooling source efficiencies and minimizing building-envelope energy losses to a new regime where an active envelope is optimized to most efficiently eliminate those losses. This approach not only offers improved energy efficiency, but improves the uniformity and consistency of temperature, eliminates the need for all other heating and air conditioning equipment including thermal energy transport, and provides the platform for adaptive zone heating and cooling which can provide additional efficiency gains. Because of the solid-state nature of thermoelectrics, such a system would be reliable, low maintenance, silent, and clean. This paper examines various wall configurations and sizing for thermal mass, resistance, and thermoelectric components. A dynamic simulation is used to demonstrate how proper system design of thermal resistance and capacitance elements with existing thermoelectric materials may improve the typically low coefficient of performance of thermoelectric devices, making it competitive with traditional building systems. The results for different wall configurations are shown as a basis for future configuration design and optimization.

Due to the soaring energy prices, the cost to maintain a basic living standard has increased, therefore choosing right insulated materials when building a new house/appliance is important. The heat transfer coefficient plays a vital role; therefore, developing an effective, accurate, and low cost testing machine is an important issue. This is also the goal of this research. The testing apparatus developed can be used to measure the thermal conductivity as a basis for the choice of the materials. The heat conduction testing equipment was designed using “the thermal conductivity comparison with a known conductivity” method in addition to the basic heat conduction theory. For the best results, several parameters were used to fine-tune the operating conductions, such as cooling flow rate, heat source temperature, etc. Three types of materials were used as the sample for verifying the accuracy of the developed apparatus: gypsum board, silicon cement and PE polyethylene foam. Four heat sources temperatures were tested: 30°C, 35°C, 40°C, and 45°C. Two cooling flow rates were used: 108 liter/hour and 90 liter/hour. In the end, ANSYS was used to validate the testing results. The testing results show that the measured thermal conductivity is accurate. Equilibrium can be reached faster when testing with high cooling flow rates. The best hot plate temperature is 30°C.

Sustainable development could be seen as indispensable condition for survival of civilization. The development of timber products is a new paradigm in material and building science research in China, requiring the accounting for carbon emissions, carbon sequestration, material embodied energy, and material thermal properties for this renewable resource. This paper studies the application of the timber lattice wall in Chinese solar buildings. Firstly, it is analyzed timber structural form and mechanical property of the multi-ribbed composite wall, proving its high anti-seismic property and firmness by finite element modeling. Secondly, the timber structure filled with wheat straw brick contributes to low U-value of the wall, which is only 0.3 Watts per square meter per degree Celsius and far better than the code of Chinese building, greatly promoting building energy efficiency. Besides, the timber structure and straw brick are both “Cradle to Cradle” materials and reduce carbon emission compared to common building envelope. In the end, the paper is analyzed the promising market of the multi-ribbed composite wall for its competitive price and outstanding environmental performance.

The current building inventory in Turkey includes a large number of uninsulated buildings. By insulating these buildings, the required heating energy is decreased, and significant energy savings are achieved. Within the country, the standard “Thermal Insulation Requirements for Buildings” was placed into effect in buildings in the year 2000 and divided the country into four climatic regions. The optimum insulation thickness in buildings changes as a function of the region, type of insulation material and fuel. In this study, the implemented insulation thickness according to the “Thermal Insulation Requirements for Buildings” standard is calculated for the four different regions of Turkey for expanded polystyrene insulation material. The current building inventory in Turkey was taken from the State Institute of Statistics (Prime Ministry, Republic of Turkey). Energy savings, costs and payback period are calculated by the P1-P2 method for the current building inventory, using XPS insulation in all buildings and natural gas as the fuel for the heating energy requirements. The results are shown in the figures for the four different climatic regions, and the effect of the current building inventory distribution around the country is determined.
