Byggnads- och servicesektorn står idag för nästan 40 % av Sveriges energianvändning. Därför är det mycket betydelsefullt att minska energiförbrukningen för byggnader. Idag finns det tekniker som gör det möjligt att bygga hus med en energiförbrukning lägre än 40 kWh/m². Ändå byggs det oftast enligt konventionella principer och med traditionella värmekällor. En av anledningarna kan vara att Boverkets byggregler inte har så höga krav. Ett annat skäl kan vara att det krävs kunskap och engagemang för att bygga lågenergihus som till exempel passivhus. Det är en relativt ny teknik att bygga hus på för byggare Sverige och många har inte kunskapen. Det som skiljer ett passivhus från konventionellt byggda hus är att passivhus inte har något värmesystem. Radhusen i Lindås som är byggda enligt passivhusstandard drar i genomsnitt en tredjedel av vad normala nybyggda radhus gör. Med tanke på de höga energipriserna borde det vara viktigt att sänka energikostnaderna genom att bygga hus som ger lägre driftskostnader. Förbrukningen av energi påverkar utöver kostnaderna även vår miljö vilket också borde vara ett incitament till att bygga mer energisnåla byggnader, som exempelvis passivhus.
Syftet med uppsatsen är att förstå varför fastighetsbolag och byggbolag väljer att bygga eller inte bygga passivhus vid en bestämd nybyggnation. Vi har kommit fram till att det finns en skepticism mot passivhuskonceptet som beror på okunskap och dåliga erfarenheter av tidigare innovationer. Det finns även lagar och regler som påverkar hur hus byggs i Sverige. Intresset för energieffektivisering har ökat de senaste åren men passivhus är fortfarande ett väldigt nytt koncept vilket gör att branschen är försiktig. Idag är passivhus en aning dyrare att bygga än konventionella hus och eftersom avkastningen ofta är avgörande vid ett beslut om nybyggnation väljer många att bygga det billigare alternativet.

Full textThe construction sector accounts for a large part of the country's gross domestic product, but there are indications that this sector suffers from efficiency problems in terms of high construction costs and a lack of innovation and new thinking. Due to rising construction costs and a stagnant productivity development in the industry, there is a need for more efficient construction. This means that the production process needs to be able to continue without friction and to make this possible, it is necessary that there is an optimization and shortening of the lead times in all stages of the production chain. In order to develop working methods and work ideas that make this feasible, it is required that the company creates the conditions that lead to such a change being fulfilled. Through change management, the company can in a structured way lead and steer employees in a certain direction to reach the desired situation. The purpose of this degree project is to study and analyze the role of the middle manager in the event of an intended change in construction production. The goal is to shed light on the incentives and tools needed to drive middle managers in a change as well as the tools and means they need to be able to create motivation and commitment among their employees. The study will be limited to studying the role of middle managers in the event of a planned change. The work has been carried out in terms of a qualitative case study with empirical material that has been collected through semi-structured interviews with individuals at a construction case company. The results showed a number of factors that are judged to influence the middle manager's role in a planned change in the construction industry, such as the company's culture, leadership skills, communication and information management and the understanding of the change. In order for the middle managers to be able to drive successful change, it is required that the company actively works to develop the previously mentioned factors in order for the middle managers to possess the right knowledge and competence.

Full textSweden's population is increasing and gets more and more concentrated to the metropolitan areas. This has lead to a sharply increased demand for housing and a higher pressure on the Swedish housing market. One of the consequences is a market with rising prices, long housing queues and difficulties for particularly vulnerable income groups to find an affordable home. The average development of the economic standard of the Swedish households has been good and has increased by 35 % since 2005. When dividing Sweden’s total disposable income into tenths it shows that 27 % of Sweden’s population has an income responding to the highest tenth. This is an increase by three percent since 2005. At the same time 30 % of the population has an income corresponding to the five lowest tenth of the total disposable income. Since 2005 this part has decreased with two percent. These differences indicate that the income gap has increased. New construction of housing has long been built for households with the highest incomes while lower income households are dependant on the existing housing stock with high rents, prices and long housing ques. The need of new construction of housing with lower rents is great and today there are a few companies in the market with a strategy to build more affordable rental apartments. This qualitative case study aims to answer the following research questions regarding affordable rental apartments: 1. How well does the result of the study correlate with relevant theories? 2. Why have the companies decided to produce or develop more affordable rental apartments? 3. How does the companies work in order to reduce their production costs? 4. Will the rental apartments that the companies build and develop become available to the groups that are most vulnerable in the housing market? That is, will they be affordable enough? In-depth interviews have been conducted with the companies Bonava, Botrygg, KlaraBo, BoKlok and K-Fastigheter to answer the four research questions.The similarities between the production processes of the companies are many. For all of them the goal is to gain knowledge and control over as many stages of the projects as possible. This in order to create an efficient process that enables lower costs and reduced lead times. The repetition effect is very important for continuous development. Standardization of components, housing modules and building systems reduce lead times, which also saves both time and money. The product that the companies produce has lower rents than the average newly constructed rental apartment in Sweden and the companies’ smaller apartments gets available for the most exposed groups in the housing market. The state's investment subsidy makes all the apartments, independent of their size, available to groups with lower incomes. Despite this there is still a need to build larger apartments without subsidies that has lower rents for the groups in society with the lowest incomes.

Full textBuilding operators in the construction sector has a history of not putting in resources to be energy efficient. Although as a result of new regulations and climate goals it has become important for building operators to be energy smart. As more buildings are virtually carbon dioxide free during their operational phase it has become crucial for construction firms to minimize energy use and thereby emissions during the construction phase. A large part of the energy used during the construction phase is used by the construction trailers on the construction sites. Construction trailers are intended to board and lodge construction workers during breaks and other free time. This work examines the possible energy savings that could be made by improving the construction trailers used today. This is accomplished by doing life cycle assessments on the poor present trailers but also on the new more energy efficient trailers that are coming onto the market. To broaden the study the non-efficient trailers are also analyzed with different types of improvements. The various improvements that are examined in the project are additional insulation, better windows, better doors, temperature control, sensor lighting and more. How to stack a construction trailer establishment optimally is also investigated. This is done by using a model that has been developed. This model is based both on simulations in the simulation program DesignBuilder and on calculations. The model investigates the energy use, the economic aspect and the carbon dioxide as a result of various additions to the construction trailer. To ensure the study is robust all simulations have been made on three locations in Sweden: Malmö, Stockholm and Kiruna. The results show that the energy use by construction trailers can be significantly reduced by supplementation. Sweden could save more than 2000 tons of carbon dioxide per year if the bad construction trailers in Sweden were improved in some areas. The results also show that temperature control is the improvement with the greatest impact on the total energy use for a construction trailer. This improvement also has the shortest payback time. It shows that the insulation related improvements provide greater reduction in energy use in northern Sweden than in southern Sweden. The work furthermore shows that the optimal surface for the trailer varies with the location of the trailer. How the trailer is positioned optimally relative to the cardinal directions also differ with the location of the trailer.
