Abstract:
A just city is what urban planning should be fighting for. In Chinese cities, however, spatial justice has been seriously overlooked in many aspects of urban development. Using the theoretical framework devised with spatial justice theories, urban power structure, and the theories and practices of urban renewal and housing for migrants in developed countries, this dissertation has evaluated the impacts of urban planning and urban policies on the housing for migrant workers. A case study of the redevelopment project of Liede Village in Guangzhou has been conducted to illustrate the scenario. Findings show that the policies and planning have brought together the government, the market, and the village, making them the core of the growth coalition, and marginalizing the migrant workers in the situation of the redevelopment of urban villages in Guangzhou. This alliance, aiming for growth, has helped commoditize the space reproduced during the process. The commoditization of land and housing is driving up the value of the properties. Migrant workers with limited income and rural Hukou status can only move to other villages. While Guangzhou is planning to redevelop nearly all the urban villages within the city core, migrant workers have to migrate to places where is far from the city center to seek for affordable housing, completing a migration pattern from the city center to the edge. It is concluded that the spatial injustice in the problem of the urban villages in Guangzhou has not been solved with the redevelopment. In contrast, it is exacerbated by urban planning and urban policies. A more inclusive, peopleoriented planning approach as well as other institutional changes is required for promoting spatial justice in Chinese cities.

Subject of thesis are suburban zones of cities in direct contact with willages. Their phisical urban structures as well as their development in time and processes witch affects these changes. Despite that a different european countries has different systems of spatial planning, they allwys have three main levels of planning process. These layers are: Strategic planning, regulation level and execution level. What differs is tunig of this system and wights of importance set on different „layers“. This tuning has a substential impact on way how are the cities and urban structures developer. This tuning of spatial planning systém has huge impact on physical structure and form of cities. Every setting of system brings differnt possibilities of solving problems. In both schort-term and long-term development processes. This thesis will therefore examine affects of different settings of spatial planning system in Czech Republic and Federal Republic of Germany (In specific terms – Free state of Bavaria, region of Upper Palatinate) and its long-term afffects on phisical structure of cities. With empahsis on ways in which historical village structures integrate in city structure and transform in cities districts. Goal of thesis is effort to analyse results of these two spatial planning systems. And mainly in suburban zones affected by development axes of bigger cities. Thesis will compare urban and suburban structures of two cities in two different countries. Analysed example for Czech republic is Brno. As Bavarian example stands Regensburg (as a city of comparable structure). One of important criteria is ability of systéms to effectively capture and use all of territorys development potential and possibiliteis and therefore – ability to create viable and susteinable land systems. In suburban spaces where City systems meets suburban and village systems is intensive use of existing structures and active work with subcenters crutial to susteinable development of cities.

Resumo: O trabalho tem como objetivo analisar e caracterizar a dinâmica socioambiental no município de Iporanga, estado de São Paulo, situado no Vale do Ribeira, bem como verificar se o patrimônio natural e cultural do município viabiliza políticas e estratégias de desenvolvimento local para a melhoria das condições de vida de sua população. A primeira parte do trabalho, trata da questão do papel do município no desenvolvimento de políticas e estratégias de desenvolvimento local, sua relação com a crise da federação e as políticas ambientais adotadas no Vale do Ribeira, verificando as causas dos conflitos socioambientais gerados a partir da implantação de unidades de conservação.Também realiza um levantamento dos processos históricos e sociais da formação territorial do Vale do Ribeira e do município de Iporanga dentro deste contexto, bem como a caracterização fisiográfica e a apresentação de indicadores sócio-econômicos e ambientais do município. A segunda parte, trata de analisar a importância do patrimônio natural e cultural para o desenvolvimento do município, mostrando os tipos de utilização deste, e aborda os conflitos socioambientais envolvidos na gestão e no uso dos recursos naturais e a situação das populações tradicionais, neste contexto. Analisa as possibilidades de uso deste patrimônio e aborda a questão do desenvolvimento local atrelado a outros instrumentos de planejamento como a descentralização e a intersetorialidade. A relevância deste trabalho reside no intuito de contribuir para gerar informações que possam subsidiar o desenvolvimento de uma agenda positiva para o município, baseada na sustentabilidade e na importância do desenvolvimento local
Abstract: This Work main purpose is to characterize the social-environmental dynamic of the Iporanga city, in the São Paulo state, placed at Vale do Ribeira, and also verify if the city natural and cultural patrimony makes feasible development politics and strategies to improve people' s life conditions. The first part of the work is about the city role in developing politics and strategies for the local increment, its relation with the federal crisis and environmental politics adopted at Vale do Ribeira, checking on the social-environmental conflicts causes generated by the conservation units implementation. It also works on a survey of historical and social processes at Vale do Ribeira territorial formation, inc1uding the Iporanga city inside this context, as well as the physiographic characterization and city socio-economic and environmental indicators. The second part analyses mainly the natural and cultural patrimony importance to the city development and its uses. It brings out the social-environmental conflicts involved on the managing and use natural resources and traditional people situation ins this context. It analyses the possibilities of using this patrimony and approaches the local development issue connected to other planning devices, like the decentralization and inter-sectorialization. The importance of this work is aim to contribute in generating informations which could give elements to a positive agenda for the city based on the support and local development importance

Innovative communities create cities rich in culture and opportunities to attract like minded residents and business owners to advance their city and their community. This study looks at the entrepreneurial startup community, Kansas City Startup Village (KCSV) and seeks to understand how social networks benefit entrepreneurs and how KCSV helps establish these networks. Through a review of similar startup communities and literature surrounding the topic, essential components within startup communities and characteristics of entrepreneurs were identified. To better understand the role of these elements within KCSV, ten entrepreneurs and members of support organizations of KCSV were interviewed regarding the social networks of the Village. The interviewing process utilized a grounded theory approach, with a text coding and analysis of the transcribed interviews to identify the role of entrepreneurs and social networks within KCSV. Findings were consistent with many of the topics discussed in the literature review and within the Comparative Communities section. Kansas City shares many common elements of the startup communities of Saint Louis, Missouri, and Boulder, Colorado; most notably the networking and social capital-building practices that keep entrepreneurs connected. The entrepreneurs possess traits that gave them an entrepreneurial advantage including formal education, past business experience, risk taking, and broad, forward thinking goals. Strong and weak ties were used in different scenarios and at different stages within their company’s lifecycle to assist with opportunity identification, resource acquisition and gaining legitimacy. KCSV was most influential in establishing the peer networks of entrepreneurs, which assist primarily with opportunity identification and resource acquisition.

Abstract:
The urban study is related to the notion of continuity of the different threatening conditions to physical, biological and socio wellness of the built space. The occupational dimension was observed with advanced techniques in Geographic Information System (GIS) and evaluated from the degree of accessibility and mobility directly guided by the patterns and processes of constructed space in which mobile and immobile elements are ordered. Both the environment people live in a state of continuous and profound environmental changes and the dynamic urban conditions. The urban space continues with a negative balance in the set of network that has been modernized in the current metropolitan system, the dynamics of urban structure is compromised by mobility circularity and municipal boundaries that the road network and its vectored patterns are actively oriented to the ecological conditions of the current state of the critical socio-organization. The city of Aracaju and its metropolitan area are the main determinants as complementary arrangements of roads and require a reorganization to improve their access and mobility implying its broadest extension. A solution to the urbanized space can be suggested starting from necessary and urgent reform of the metropolitan road network aiming fluidity and distribution of space and movement.
O estudo urbano está relacionado à continuidade das diferentes condições ameaçadoras ao bem estar físico, biológico e socioambiental do espaço construído. Neste sentido, a dimensão ocupacional foi observada com técnica avançada em Sistema de Informação Geográfica (SIG), avaliada a partir do grau de acessibilidade e mobilidade pautada nos padrões e processos do espaço construído, no qual elementos moveis e imóveis estão ordenados. O espaço urbano continua com um saldo negativo no conjunto de rede que foi modernizado no atual sistema metropolitano, em que a dinâmica da estruturação urbana está comprometida na mobilidade, circularidade e principalmente pelos limites municipais que desempenham um papel ativamente linear pela complexidade da expansão urbana a partir do litoral. Conclui-se que a rede viária e seus padrões vetorizados são continuamente orientados para as condições ecológicas da atual organização socioestrutural. A cidade de Aracaju e sua Região Metropolitana são complementares em principais condicionantes do arranjo das vias urbanas e necessitam de uma (re) organização para o melhoramento do seu acesso e mobilidade implicando na sua extensão mais abrangente. Sugerem-se algumas soluções para o espaço urbanizado a partir de reformas necessárias e urgentes da rede viária metropolitana, visando fluidez e (re) distribuição de espaço e circulação.

Community economic development organizations such as Local Initiatives Support Corporation (LISC), and the Initiative for a Competitive Inner-City (ICIC) claim that inner-city supermarkets will lead the way in inner-city revitalization. These proponents claim that supermarkets will provide jobs, attract private investment, improve the physical appearances of neighborhoods, and bring customers to existing businesses in the inner-city. While this is true for the majority of stores in commercial districts, competing and non-competing stores are impacted by the presence of supermarkets in a different ways. This research also finds that the stores of Roslindale Village do not fit into the traditional retail economic categories of convenience and comparison stores. Supermarkets can be an effective revitalization strategy if existing business owners are aided in redefining their individual business strategies to capitalize on the benefits created by these new anchor stores. As we have seen, this business strategy must take into account the nature of the stores customer base and products. If individual businesses have effective business strategies, they can reap the benefits of inner-city supermarkets.

Urban social movements become one of the major forms of participation of urban governance of the public in recent years. Social values changed dramatically after the handover that people started to concern their right to the city. They demand for more power and influence in the formulation of urban policies and development strategy. However, urban governance in Hong Kong did not change with the time and resisted changes. This thus widened the gap of urban meaning between the formal government and the public. The conflict of their urban meanings thus led to urban social movement which aim to transform the urban governance. This also reinforce by the presence of new media in the mobilization of the movement. This dissertation aims to investigate how the changes of social values affect the conflict of urban meaning between urban actors and the impact on the urban governance in Hong Kong through analysing the framing of activists and urban managers. Choi Yuen Village Incident is chosen as case study to examine how different urban actors frame the issue and the implied urban meaning in the framing. This would reveal the conflict of urban meaning and the root of the occurrence of urban social movements in Hong Kong.

Today over 80 million Egyptians and the majority of the country’s agricultural land are squeezed into an area the size of Stockholm county. This doesn’t have to be the case since Egypt also has an area about twice the size of Sweden covered by unutilized desert land. We have investigated how Egypt could use the endless resources of the sun and the sea water to colonize its own desert and give its citizens a chance to build a better future. Desertopia covers eight different scales, from the global (1:15 000 000) to the building construction (1:25) and uses architecture and urban design to deal with the issues of climate change, desertification, poverty and unemployment. Desertopia combines traditional vernacular building techniques with the latest climate technology to create a structure that can be used by common Egyptians to take charge of their own future.
Idag är över 80 miljoner egyptier och majoriteten av landets jordbruksmark ihopklämda på en yta motsvarande Stockholms län. Det skulle dock inte behöva vara så eftersom Egyptens landyta är dubbelt så stor som hela Sverige. En yta som dock är täckt av öken. Vi har undersökt hur Egypten skulle kunna använda de ändlösa resurserna solen och havsvattnet för att kolonisera sin egen öken och ge sina invånare chansen att bygga sig en bättre framtid. Over the years, every major city turns into a knot of intractable problems: overpopulation, traffic jams, environmental degradation. Some countries make a faster conversion from an industrial development to an information growth phase, than the infrastructural changes take place. Therefore, environmental design and construction would not be short-termed, but rather will be the long-term targets for all the groups associated with the construction. The healthy living is one of the most important reasons to start a complicated long-term reconstruction of eco-cities. Successful ecological reconstitution requires a knowledge about already implemented exemplary solutions. For this purpose, the dissertation analyzes the basic ecological problems of settlements, analyzing the examples of approaches to improve the environmental performance of cities on the reference of foreign experience and creates criteria and principles for designing urban structures for healthy living in CR.

The disaster rescue work and the disaster rescue & prevention system was under a severe test by the CHI-CHI earthquake that took place on September 21, 1999. To learn from this disastrous experience and to meet the public’s demands of safer living environments, we decided to evaluate the shortcomings and problems of our current disaster prevention system. In essence, the local governments of cities, towns, and villages are the bottom-most levels of the three-level disaster prevention & rescue system of our country. When the disaster strikes, they are also the administrative and action units. Therefore, it is urgently important to improve their ability to respond to emergencies by drills, practices, and planning in the normal times. Considering the fact that the current disaster rescue & prevention work was not as effective as expected, this study tried to establish a planning process for disaster management in connection with the planning of disaster prevention of the local governments. This planning process is divided into four steps─disaster mitigation, disaster preparedness, in-disaster response and post-disaster reconstruction. In each step, this thesis details the operation procedures of the disaster prevention & rescue work for various government agencies. Therefore, the results of this study can be used to improve the efficiency and effectiveness of the future work of disaster prevention. To show the usefulness of the planning process established by this study, the procedures were applied to the flood prevention planning process of the Shijr city of Taipei County in chapter four as a working example.

Military Dependents’ Villages is one of the unique settlements in Taiwan. It records the lives of people and develops a unique culture. In this study, we will explore the relationship between diet and Military Dependents’ Villages. The “Pickles Vegetable”, one of the traditional Chinese cuisines, was chosen to be theme of the village’s rejuvenation in the current study, and selected "No.79, Qingdao St." as the activation design base. The “Pickles Vegetable House” combines the food culture of Military Dependents’ Village, leisure activities, and preservation of the assets of historical buildings and activated culture. This will allow the integration of Military Dependents’ Village culture and historic buildings to be fully integrated with the value of business and tourism.   The research firstly investigated the Pingtung County government's efforts to reactivate and reuse Shengli Village in the past 10 years, and reviewed the literature to understand the development of it and its unique cultural elements and the development. In order to determine the value of cultural assets, through case studies of related cases, we sought appropriate activation and reuse techniques, and selected "No.79, Qingdao St." as the experimental operating field; research and design results were collected and sent to the county government for review. We hope to implement it and achieve the activation and inheritance of the village culture, adding a place full of culture, catering and leisure to Shengli Village in Pingtung City.

Cities or living areas, which have a comfortable life with full of activities, stimulating environment, friendly neighborhood and fresh air are target that all urban planners are looking for. However, there is a factual inconsistency that convenient urban areas usually suffer from air pollution and rapid lifestyle, whereas in villages and suburban areas, a close community and fresh air may be under insufficient infrastructure and threads of change. Whether or not does it have a planning model that can combine both urban and village advantages? Peri-urban is an adjoining urban area, which has mixture characteristics of urban and suburban about natural, physical and socio-economic attributes (Allen, 2003). In addition, the region is changing very fast under the change of policies and urbanization. In the Northern Vietnam, especially in Hanoi region, the peri-urban areas usually developed from villages, which have a very tight and close relationship, sustainable planning structure as well as rich-cultural identity. Regarded as the cradle of Vietnam’s culture and Hanoi's pride, each one of these villages contains a long history, independent and unique spatial organization. According to World Bank report in 2012, Vietnam has the highest rate of urbanization in Southeast Asia (3% annually) with the center of urbanization in Hanoi, the capital. As a consequence of this trend, the peri-urban villages of Hanoi will face up with dramatic changes in the near future. Urbanization in one hand is the chance to improve the living conditions in Hanoi peri-urban villages but in another hand is the danger for their development in both cultural, social, economy and architectural aspects in case urbanization comes too fast without preparation in advance. It is necessary to look for a planning model of Hanoi's peri-urban villages to orientate its development in a right direction without losing their precious historical and cultural values. To approach to planning model, this thesis will summarize the significant characters of traditional villages in Hanoi peri - urban areas as well as analyze its value and changing trends in spatial structure. These changes are expressed from close and concentric space to open and along with edge , traditional style to modern tube house and so on. They are factual bases that establish aims and criteria of planning model. Besides, reviewing the samples of urban planning model in terms of social infrastructure and road net system also supplies the theoretical background to orientate the development of planning model in spatial structure. The case study methodology will contribute to realize and specify the development of peri-urban villages in urbanization with two locations in Taiwan and Vietnam. The first case study is in Soc Son - Hanoi where is in the pre-urbanized process and the second one is in Xin Zhuang - New Taipei City that is in the process after urbanization. The lesson learned from the case study in Xin Zhuang urbanization can be a good suggestion for planning model of peri-urban villages in Soc Son and Ha Noi. It is an important base to establish the planning model that is sufficient for development and still keep value in a close and intimate community. Urbanization is an inevitable process, which strongly affects all nations, especially the developing countries. Whether this influence could be positive or negative mainly depends on how we prepare the way to approach to it. Villages are also an important factor in the culture, economy, and architecture of Asia and South-East Asia countries. Therefore, the findings of direction for village development in urbanization are necessary and have high practical value. This thesis would like to contribute the planning model named Stair-Transforming Living Unit. It proposes three kind of space including Village space, Transforming space and Urban space to adapt with the changing process from a village to an living urban unit in gradually increasing level. This planning model is suggested as a planning frame for Hanoi’s peri-urban villages in specific as well as a reference for other Vietnamese villages in general.

Abstract Security is an issue that affects a person’s physical and psychological wellbeing. Lack of security affects the way people live their lives and stuns their potential growth in life, this lack of security creates insecurities. Theft is a reoccurring problem worldwide, that if not addressed will persist. Stock theft is one such theft that if not quickly dealt with will impact on food security- a basic human right. The costs of stock theft in South Africa alone are astronomical to the point that the amount of money lost could potentially uplift thousands of lives in the country. The purpose of the thesis is to propose a multi-faceted solution that could not only try curb stock theft but also start providing psychological security in terms of economic freedom, by affording people an opportunity to own cattle as an investment in their futures. All this applied to a rural setting in the North West province, where stock theft is potentially detrimental to a family’s security. The proposal is a facility, which will cater to the wellbeing and safety of the cows in terms of securing them from theft and ensuring maximum productivity from them by keeping them fertile and immune to disease. It is found that caring for cattle in the right way ensures maximum yields that facilitate in securing owner’s assets. The husbandry includes program that facilitates cattle’s physical security and an alternate energy component that aids in securing energy and the future. The project also looks at natural sustainability; ensuring cattle live in an environment that is as natural as possible and feature land rehabilitation and maintenance as to preserve and optimise the lands capacity. The aim is to provide an alternative to the ‘concentration camp’ style feed lots animals are subjected to, as it affects the animals negatively. For centuries cattle have been an integral part of people’s lives and livelihoods. They have always been a symbol of wealth and status, although cattle aren’t as big a part of our lives as before they still play a significant role. Essentially securing cattle means securing futures in this rural setting.

Modern urban problems such as traffic, pollution and land over development, have emerged in Taiwan city long ago. While we focus on the existing problems, we should also explore the alternatives of developing opportunities other than urban areas. This would help to solve the problem of city’s heavy population and to reach a development balance between urban and suburban areas. The research will focus mainly on the scope of “traditional natural village”, which is not only full of historical and culture meaning but also the best home base of the future green valley. Traditional natural villages are formed way back in the colony development society in Ching Dynasty. After two to three hundred years of historical transformation, solid cultural elements have incorporated. Space is not the only element changed, “time” factors is the most essential element. To explore the geographic environment of traditional natural village transforming ecological community, the research examine the existing traditional natural village located in central Taiwan—Yuan-chiuan village, Ershuei City, Chang-hwa County. The first part of the research will establish a series of ecological community planning pattern through conducting traditional natural village research and symbiosis ecology planning literature review. We also document resident’s actual living patterns through conducting field study to explore a workable implementing pattern that suits the residents of Yuan-chiuan village, Ershuei City, and to create a pattern that can serve as a reference for performing planning execution. The second part of the research will try to realize the concept of symbiosis ecological community to the real life geographic environment through the ecological planning of the Yuan-chiuan village, Ershuei City. By demonstrating with charts and models, we explain how a traditional natural village was transformed into an ecological community with a hope of serving as a reference for future actual execution.

In Taiwan,our economics grows rapidly and the industrial business property are developed vigorous from the beginning of R.O.C.. Under the background of the whole times ,the changes of ecological environment also replaced from nature to artificial, and developed behavior replaced the current environment ,the pounce on nature again after being beaten off step by step .People still haven’t be awaken by the importance of paragenesis ecological until now. The research is focus on the 1250 hectare land development case of Pu-Yu plan and the community planner system in Hsin-Chu county. They use the concept of gather village to do a hypothesize operation in specified extent and they try to find a starting point from the original power of community construction to connect with large scale of work out system. Different from the past government plan assignment, they expect to build a plan system based on the life of resident and paragenesis ecological under the current background construction. The research background are mainly divided into three premise of research to do a deep analysis : residential life, paragenesis ecological and the truely locality. The first part of research contents is using the research one himself to record local ”people” pattern in practical participated observation way and try to provide the imagination of large scale plan construction to build the follow-up operation system .The second part is using the hypothesized plan way to operate the countryside land by the station of current Pu-Yu plan. Furthermore, they use the community operation mode by community planner to discuss the real practical possibilities. The final submission part is bring tactical operation method into the whole plan and develop the ecological environment value of new era emphatically ,creating a paragenesis ecological by nature ecology and humane social system.

Abstract:
The overall goal of this thesis project was to explore principles of sustainable development through planning and design. A 60-hectare site was chosen in Surrey, where two different community plans were designed based on the proposed Clayton general land use plan. The first community plan was based on typical or status quo development principles. The second community plan was based on alternative or sustainable principles of development as described in the East Clayton Neighbourhood Concept Plan. These two plans were then compared using nine different economic, ecological and social parameters. Further detailed design was then done for two areas on the alternative community plan; Stormwater Park, an integrated park and school site, and the Community Garden. Typical residential and commercial streets were also illustrated in detail.

Climate change brought many effects in human life such as increasing of an extreme event such as increasing global average temperature, the ocean becomes more acidic, extreme weathers become more frequently, tropical cyclones become stronger and sea level rise increased . This phenomena increase flood risk especially in urban area. Tainan as urban area has many history of flood events such as 2014 heavy rainfall, 2016 Typhoon Megi and 2017 Typhoon Haitang. Some area or Tainan city got inundated due to high intensity rainfall in short time. Regarding historical record of Tainan City flood event, Rende Village in Rende District has frequently flood events within last ten years. Because flood is a dynamic natural disaster, the time series of inundation condition is utilized to understand how inundation water depth affects the evacuation route from community to the shelters. This research used previous flood simulation modelling by Wong Hock-Kiet in 2018 (Wong, 2018) to generate flood evacuation route using Network Analysis Tool in ArcGIS. Water depth data generated by flood simulation was used as barrier to find evacuation route. The result of network analysis showed that different water depth condition may generate different evacuation route. From total 28 community points, 10 locations are in red zone, seven locations are in yellow zone and eleven locations are in green location. There are four destinations from five destinations available in this area are found as closest shelters. From those four, the closest one is Rende District Office and the farthest one is Tainan Metropolitan Park. However, Rende District Office has high possibility to get inundated as well because of the location. The most proper shelter is Tainan Metropolitan Park because the location is quite safe from inundation and it has big capacity. Hence it can accommodate the evacuee from this area. This paper proposed evacuation plan based on the result of evacuation route and time. The plan consists of nine part as below: 1. Community Organization 2. Community Monitoring System 3. Community Warning System 4. Evacuation Zoning 5. Evacuation Time and Duration 6. Evacuation Transportation 7. Shelter Management 8. Communication System 9. Post-Event Management Those parts are some factors that is needed can help people get evacuated safely to shelter when flood occurred in that area.

Planning has evolved from being viewed as a discipline that can be quite technical toone of humanistic and social reproach. Collaborative planning within this same reference claims to be all-inclusive with collaborative planning theorists believing that community forms of planning offer a progressive way forward since they incorporate public participation in the planning issues they face. Public participation is defined by the World Bank as an active process by which beneficiary groups influence the direction and execution of a development project, with a view to enhance their well-being in terms of income, personal growth, self reliance and other values they cherish. Duncan Village is one of the largest and most dense shack settlements' in the Eastern Cape. An Urban Renewal Programme that later became known as the Duncan Village Redevelopment Initiative (DVRI), was designated for the area with the aim of upgrading and were necessary redeveloping section of the township that were hazardous to human settlement. The Flood Line Pilot Project is a sub-section to the overall DVRI with the aim of moving resident living along the Umzonyana River banks within the 1:100 year flood line and experiencing major flood and fire disasters and relocating them while at the same time redeveloping the area as open, green and environmentally friendly space. Public participation models and approaches are being assessed within the flood line pilot to illustrate whether within the planning phase, were one would initially argue for public participation, residents became participants and owners ofthe projects or merely passive receivers of information concerning their areas.

Abstract:
Block 71, the location of this design thesis, is within the Comox Valley, British Columbia, Canada. Situated on Vancouver Island and four kilometers North of the City of Courtenay. The site is 925 acres of cut-block, used for lumber, and owned by Raven Forest Products. Raven Forest Products clear-cut the site as recently as the late 1970's. Second growth has been allowed to persist on the site. In 1994, a development permit for a proposed village was submitted to the Regional District of Comox-Strathcona and is still pending. This proposed village was named 'View Ridge' and was intended to create higher densities and preserve more open space than convention subdivisions. The relevant proposed design for this property, View Ridge Revisited, endeavours to meet and surpass the intentions of the its predecessor. The View Ridge Revisited proposal allows for a minimum of eight hundred dwelling units and a maximum of one thousand and one hundred. Sustainability is the ultimate goal for View Ridge Revisited. The three parts of this goal are economic sustainability, social sustainability and ecological sustainability. As a template for the structure of the village, Transit-Oriented Developments and the principles of New Urbanism were employed. Economically, the proposed design should support a community of approximately two thousand two hundred persons. Seven hundred of these should be employed within the community itself. Appropriate retail, office and service-office space has been provided for this purpose. This assumes at least one job per household. At least seventy-five percent of all the housing units in the village are within one thousand-three hundred feet walking distance from the downtown commercial core, or a five minute walk. These two thousand and two hundred people will live in medium density (12 du/acre) and low-density (8 du/acre) areas. The latter housing type includes ancillary suites above lane-access-only garages. The higher density housing types should be at least three stories, with possible basement suites. All housing should meet some type of precedent typology. The most likely typology sources come from older parts of Courtenay and Comox. Adequate recreation space is provided for the residents. Approximately twenty acres are located adjacent to the Recreation Centre and the Schools. The schools should be adequate for the given population of the community. Additional green space is included throughout the site, in the form of neighbourhood parks. Ten percent of each block is designated to park space. These parks will also function as storm water channels and filtration areas. From an ecological perspective, the design proposal attempts to integrate the functioning, natural environment with the cultural processes of its human co-inhabitants. In general, the village is centred upon a sixty to eighty meter riparian corridor, a wetland area and a community forest. All of these features should maintain their ecological functions, as well as provide vital components to both the image of the community and its healthy existence. The riparian corridor is a diverted stream from Seal Bay Park. It should be engineered to follow its pre-logging path down into the Little River watershed Storm water is drained from the village into this stream, after being naturally treated within the previously mentioned wetland area. All water from the site is treated in this manner. Sewage is treated at a three acre solar aquatic treatment facility next to the commercial core. The community forest will allow a habitat connection to the riparian corridor as well as provide an educational component to the inhabitants. It is hoped that sustainable logging practices will become a part of this forest's character. The overall goal of sustainable community design is met at View Ridge Revisited by satisfying the economic, social and ecological requirements. The transit-oriented design of this village provides the template upon which this becomes possible.
