Land drainage of much of the marshland over the previous centuries has lowered groundwater levels to below sea-level. The Conservation easement has become a popular tool for land protection in the past few decades. Whether this development restriction will necessarily decrease the land value is an empirical question. This study employs a hedonic pricing approach to test empirically the effects of conservation easements on land values. The econometric results indicate that conservation easements can slightly increase the land values, but the effect is statistically insignificance. It is an important issue across southern Africa, raising questions of governance, livelihood security and conservation. WIldlife is a 'fugitive' and 'mobile' resource that traverses the spatially fixed tenure of communal lands, national parks and public forest reserves. The management of wildlife therefore requires that spatially defined proprietorial rights accommodate wildlife's temporal forage use. Using these data I calculated temporal trends, and tested the effects of total May&ndash;April precipitation and cattle stocking rate on avian abundance.
