Abstract:

Full text
Abstract:
Cost overrun is prevalent in the construction industry. Usually, an owner sets a budget at the preliminary phase of a project which changes over time. Past studies are focused on analyzing the cost growth of design-bid-build projects during construction. Limited efforts have been made to analyze details of projects delivered with the Construction Manager General Contractor (CM/GC) method. This study tracks and analyzes the construction cost variation of a project from the conceptual phase to the design completion phase. The analysis is presented with a case study of a new stadium construction project. It identifies that the changes in the scope and design of the project due to the change in available budget were a major reason for variation in the cost estimates over time. Further, this study identifies a) trades with the highest variation in subcontractors’ bids, b) trades that were most overestimated, and c) trades that were most underestimated. The findings of this study is expected to aid owners, designers, and contractors of future projects in improving the preparation, planning, and estimating of future projects; reducing cost variation within trades; and optimizing the amount of contingency required to ensure the successful completion of similar projects.

This thesis prepares a training exercise scenario for the Navy's Regional Wartime Construction Manager - Mediterranean (RWCM). The RWCM is a reserve organization which has the responsibility for wartime or contingency construction management. To aid in the training exercise cf the management of resources, a Resource Cost Model is developed. First, a context for the use of the model is provided by examining the two funds used in contingency construction; Operations and Maintenance (0 & M) and Military Construction (MILCON). Next, the policies of Titles 10 and 41 of the U.S. Code, which permit the use of unobligated MILCON funds and deficiency spending, are discussed. Finally, the direct labor and overhead costs of the RWCM1 staff, the deputy, and the area managers are estimated. The total cost is estimated to range from $12.5 to $15.2 million per year.

Ayessaki, Winn-Yam Houdou. "Construction project manager health and safety interventions towards improving workers' performance." Thesis, Nelson Mandela Metropolitan University, 2016. http://hdl.handle.net/10948/12275.

Full text
Abstract:
Optimum construction worker (CW) performance is required to achieve project delivery within project parameters. It is not always the case as CWs are regularly exposed to hazards, involved in accidents, their productivity is poor, they suffer from ill health, suffer from work-related musculoskeletal disorders (WMSDs) and contractors lack resources to allocate towards H&S. However, the lack or the absence of health and safety (H&S) measures, which the aforementioned depend on, has a negative impact on workers’ performance. Two descriptive surveys were conducted among professional construction project managers (CPMs) registered with the South African Council for Project and Construction Management Professions (SACPCMP) and general contractors (GCs) registered with the East Cape Master Builders Association (ECMBA). Interviews were also conducted with CPMs registered with the SACPCMP residing in the Nelson Mandela Bay metropolitan area. The salient findings include: • Accidents, which occur on construction sites, impact workers’ performance; • Inadequate H&S implementation affects both CW skills and motivation, which in turn affects their performance; • Poor constructability is relevant to H&S and CWs’ skills; • Provision and maintenance of welfare facilities are commonly inadequate and affect workers’ performance, and • Projects do not benefit from the adequate financial provision for H&S. It was concluded that exposure to hazards, poor site conditions, inadequate provision of welfare facilities, WMSDs, and insufficient financial provision for H&S affect workers’ performance by either incapacitating or demotivating them. Recommendations include : CPMs should make better use of their influence on clients; they should improve communication channels between project stakeholders; legislators need to raise awareness regarding H&S and worker welfare, and training and education institutions need to empower workers and professionals with H&S knowledge.

Abstract:
The return on investment of construction organizations is at risk because construction managers fail to execute projects efficiently. The purpose of this single case study was to explore strategies that construction managers used to deliver projects efficiently. The selected population was 10 construction managers from a single construction organization operating in Panama. The conceptual framework for this study was the McKinsey 7S. Data were collected using semistructured interviews, observations, and a review of public documents. Collected data were compiled, disassembled, reassembled, interpreted, and then conclusions were reached, as noted in Yin's 5-step analysis. Themes that emerged from the study included project experience, communication, collaboration, and resource management. Construction managers noted that the review of needed project experience in alignment with the complexity of the project is a strategy to deliver projects efficiently. Leaders of construction organizations can increase strategic performance by implementing collaboration and leadership programs in accordance with the business objectives. By improving labor productivity, construction companies can complete construction projects faster and with lower construction costs. The findings of this study could contribute to positive social change by providing communication and collaboration strategies between construction organizations and local communities to source local staff and resources. Construction managers might benefit from the findings of this study by increasing their project management skills, an effect that could result in long-term employability.

With the advent of major advances in current information technology, many business leaders and academicians hail the arrival of a new decentralized economy based on globally networked teams. This dispersed "market-oriented" structure is a new reality for many current industrial organizations who must transform from fully-integrated, centralized organizations into loose networks of suppliers and sellers utilizing just-in-time collaboration to develop and manufacture new products and services world-wide. Recent trends in manufacturing, where companies are now pursuing ventures outside their own organizations, highlight the need for empirical studies on the nature of the collaborative innovative processes within multi-organizational project teams. In construction, temporary organizations of allied firms join together for the express purpose of completing large, complex projects. An analysis of the construction industry provides a unique opportunity to analyze the innovative nature of the multi organizational project team. A combination of organization, economic, and innovation theory is used to identify factors that enhance multi-organizational project team innovation. Various factors, including principal-agent relationships, cooperation mechanisms, learning mechanisms, and network utilization, are examined to determine their influence on multi-organizational project team innovation. Seven contracting companies are investigated in the performance of twenty-nine different construction projects. Project information is obtained from actual project team members. Fifty innovations are identified from the project sample and used for analysis. The innovations are measured by project in terms of their number and impact on the operations of the general contractor or construction manager. The analysis examines the correlation between various factors and the innovation activity found on each construction project. This research is a step towards understanding the nature of the multi-organizational project team and its capacity to innovate. Project leaders can use this information to better organize project teams for innovation while construction companies and other construction industry firms can use this information to evaluate their innovation strategy.

Ayache, Magali. Paris 10, 2013. http://www.theses.fr/2013PA100154.

Full text
Abstract:
While academic literature focuses either on managers that are isolated from the hierarchy or on downward relationships, this doctoral research investigates the dynamics and the quality of the upward hierarchical relationship between a manager and his/her boss. A comprehensive research based on a qualitative and abductive double-loop methodology is conducted. We use two series of interviews with, respectively, twenty and twenty-six managers from various hierarchical levels and organizations. The first one examines autonomy and accountability issues. It leads us to propose a model of managerial relationship building on which second-stage interviews rely. We show that managers devote time and effort to building the relationship with their bosses. We identify a set of stages in which turning points mark the passage from one stage to another: (1) a seeding and learning stage during which the manager develops strategies aimed at reducing uncertainty about the superior’s expectations and way of functioning ; (2) the establishing of a “negative” (characterized by scarce interactions, low feedback and decreasing willingness of the manager to invest in the relationship) or “positive” trust (interactions are frequent and the relationship is emotionally-driven and self-sustaining) and (3) a potential decline stage

Abstract:
Project teams that deliver high risk, complex projects in the civil construction industry need tools to enable successful delivery. Construction Manager/General Contractor (CM/GC) is an innovative alternate delivery method, providing one such a tool. CM/GC furnishes public agencies with an attractive option for delivering projects in a less adversarial and more constructive manner by involving the contractor during design. The sophisticated public owner does not have to relinquish control of the details of the design in order to accelerate the schedule or see the benefits of real-time cost estimating data. There are also significant cost and schedule benefits with not degradation in quality. However, because CM/GC is relatively unknown to the civil construction industry much remains to be investigated about how CM/GC processes effect successful project delivery. This research investigated how CM/GC processes affect the three critical elements of construction process risks (including quality, schedule, cost and collaboration), project specific risks, and innovation. By identifying the processes that benefit these elements, successes can be repeated and increased. Additionally, an understanding of the differences in the perception of CM/GC processes, given by contractors, owners, and design engineers, provided perspective into improving the process. Analyzing data on current CM/GC projects and programs, as well as the compiled experience of field-experienced project teams, provided the information the industry needs to pursue implementation. Identified advantages of the process can be tied to strategies for successful delivery. Identified disadvantages expose barriers to implementation to be overcome by the project team. Project teams state that while the process does have disadvantages, many are perceptional and not fatal flaws to the method. Findings of this research link CM/GC processes to robust risk management results and the opportunity for successful innovation.

Abstract:
Safety is an important concern within the construction industry.  Many different management strategies exist in the literature, but despite ambitious efforts to improve the safety and prevent accidents, the accident incidence is still unacceptably high. This paper examines the employment of a safety manager in the Swedish construction industry as a strategy to foster a better safety culture, and discusses how the safety manager should approach the project based organisation (PBO). The study uses an abductive approach with an iteration of interviews, observations and a literature study to gain deeper knowledge of the subject. The research comprises a cross sectional interview study of semi-structured interviews to narrate the role of the safety manager accompanied with a short survey. The study is limited to three projects of one Swedish construction company, and a new role not yet established in the company. Furthermore, the study uses a human resource management approach with focus on communities of practice and boundary spanning. The findings report that the safety managers take on a role as a boundary spanning link between well-established but unsynchronized communities of practice. The identified communities are the HR department and the PBOs. Furthermore, the safety manager functions as a “double-sided” boundary spanner, to broke knowledge and support employees to achieve a satisfactory safety culture.  However, the narratives express a present ambiguity and a need to clarify the role and its responsibilities regarding safety in the PBO. The thesis contributes with insights of the safety manager’s practice and discusses how safety knowledge should be transferred between communities of practice in the fragmented PBO and its high level of tacit knowledge.

Abstract:
The demand for consultancy services has increased significantly since the companies began to shift from in-house staff to the purchasing of consulting services. The procurement of consul-tancy services can be considered among the most difficult service that goes to procure which means that it requires extensive knowledge of the purchaser to succeed in the process. In this report, I will examine how five public Swedish purchasers expressed their competence requirements regarding construction and design management ten years ago. I will also con-sider what type of skills they think are the most important today, and also see how the con-sultants' alleged expertise is examined. Finally, I will explain the five public purchasers thoughts on what might happen to their competence requirements in the nearest future. The report is structured in two parts where the first part is an analysis of the client's previous competence requirements. The second part consists of interviews with each individual client. The people that were interviewed all have extensive experience in project management, both from the private and public sectors. Conclusively, I will present what happened with their skills requirements over time and the likely reasons behind it, what forces that are behind changes in organizations, how the public purchasers follow up skill requirements and what they predict will happen to their skills requirements in the nearest future.

Abstract:
Digitalization is a hot topic in the construction industry today, with more and more ICT-tools being used. Web-based project platforms, digital meetings and BIM have all existed for quite a while, however the progress in using them and exploring the potential takes time. ICT-tools are usually aimed to make the information flow and communication more efficient, which directly relates to the project manager in a construction project. Therefore, the aim of this thesis is to understand how digital tools has affected the role of the client’s construction project manager over the last 5 years. The purpose is to gain knowledge on what consequences the use of digital tools such as BIM, digital project platforms and digital meetings has had on the role of the project manager and how they deal with the consequences. In this thesis, a qualitative study has been performed, where construction project managers were interviewed about their experiences of ICT-tools and the changes that has occurred over time. The findings were analyzed with a theoretical framework and discussed together with previous research and knowledge. The theoretical framework includes key aspects of leadership in project management and four main categories explaining how actors use ICT. The use of BIM was in particular analyzed using the Bew-Richards BIM maturity model. The study shows that there has been an increase in use of ICT-tools in construction projects over the last 5 years, and that there are both benefits and challenges for the project manager with all three types of digital tools that were in this study. BIM, digital project platforms and digital meetings. The primary benefits were shown to be that the tools increase timeefficiency in the project manager role and it facilitates communication. However, there is less personal contact with project team members and other challenges with getting project participants to the same use of the tools. To increase the significance of the benefits and decrease the negative consequences, the construction project manager should implement a leadership style focused on the human side, with more follow-ups, structure and routines. Technical knowledge about the ICT-tools is also beneficial to the project manager to have since it increases the possibility to guide the project team members in a good way.

Abstract:
This thesis examines the concept of safety culture, new 'mantra' of high risk organizations (Silbey, 2009). It appeared in the late 1980s in order to better reflect the organization in the management of nuclear safety, and it is now widely used in the discourse as in the managerial policies of high-risk industry companies. The ethnographic investigation, based on observations, interviews and document analysis, analyzes the social construction of the concept of safety culture, its representations, its uses and its influence on the organization of work in nuclear power plants. The thesis reveals safety culture as a hybrid object between a speech that would be broadcast in high-risk industries and a security management tool. It analyzes how the notion of safety culture has settled in different social spaces of the nuclear industry thanks to its interpretative flexibility: international experts on nuclear safety, “safety science” researchers, EDF’s central administration and team managers in nuclear power plants. The comparison of three nuclear power plants’ local orders shows that in a highly standardized and proceduralized universe, safety culture has essentially become a discursive tool. Managers seize it to act on the constraints laid upon them and power relations in which they act, so as to make their work more effective. Thus, the thesis puts forward the ability of speech to act concretely on the organization of work

Abstract:
The briefing process is critical for achieving project success and client satisfaction. It typically involves the consultant project manager co-ordinating the efforts of the demand and supply side stakeholders at the conceptual stage of a project, to identify and define the client requirements. The importance of such early intervention has been highlighted by public sector agencies and professional bodies, leading to the publication of numerous guidance notes and best practice manuals for briefing. Despite such extensive guidance literatures and efforts research shows that current briefing practice is inadequate and a weakness in the construction process. Broadly, the briefing process involves consultant project managers from different background and personality traits. Personality traits are thought of as a pervasive style of thinking, feeling and behaving. The literature demonstrate effective performance relates to an individual`s personality traits. The study attempts to evaluate the influence of personality traits of the consultant project manager on the briefing process. A review of the literature is structured under three chapters; (1) briefing process; (2) consultant project manager role in briefing and; (3) personality traits relationship and influence on performance to introduce a new perspective. It is found that there are correlations between personality traits and effective performance. From the review sixteen traits have been extracted and assessed to be related to the consultant project manager performance in construction briefing. The investigation attempts to establish the relationships between the 16 traits and the consultant project manager performance, and seeks to determine how each trait contributes to effective briefing. This is explored through observing the consultant project manager in briefing and an industry wide questionnaire survey. As the research focuses on the influence of sixteen personality traits on the consultant project manager performance in the briefing process the data was analysed by the Pearson product moment (correlation) coefficient method to evaluate relationships. The research concludes that the consultant project manager performance is connected to the iii sixteen personality traits dimensions tested and these traits are associated with effective briefing performance. The findings have implications for selecting consultant project managers. The implications of the results of this research, and recommendations for future investigations are discussed.

Purpose: The project direction versus the project management under the project direction point of view, on the Construction / Industry sector in Portugal. The emergence of a new stakeholder, the project manager, in the Construction and Industry sector in Portugal has been in the professional environment a subject of discussion and analysis. What is questioned professionally is the way in which the insertion of the project manager will be done with his functions, in a stage where historically there has been stakeholders that at least partially exercised them. Among these stakeholders stands out the project director (construction manager) whose coordination functions, at least apparently, seem to coincide with those of the project manager. The purpose of this dissertation is to address this apparent overlapping of functions from the point of view of the project director. As objectives the dissertation intends to assess the areas of overlap, to equate the relations of leadership and to characterize the technical competences that both the stakeholders must possess. The results obtained from a qualitative analysis of surveys carried out on a panel of project directors, confirmed the overlapping of the areas and the potential emergence of a risk of leadership conflict among the studied stakeholders.

Abstract:
The construction sector is one of the most important industries for the economy in Sweden. Between 2010 to November of 2020, there has been an increase in employment in the construction industry by 35.4 percent. In 2019 the Swedish construction sector was valued at EUR 53.3 billion, where the construction sub-sector makes up 47.6 percent (European Construction Sector Observatory - Country profile Sweden, 2020).  The construction industry is a fundamental part of society, whereas labor productivity, which represents the quantity of work performed per hour (Park 2006), is a vital element in the process of construction. Gunduz et al. (2020) state that labor consumes a significant amount of cost in construction projects, thus labor productivity is a determinator of cost optimization i.e., the process of making something as good or effective as possible (Cambridge Online Dictionary, n.d.). The benefit of productivity is seen as reduced construction time and cost (Fox, Marsh & Cockerham, 2010). Moreover, a lack of effective management activity towards construction resources can potentially decrease labor productivity. Thus, the familiarity of project managers with labor productivity factors is of major importance (Shehata & El-Gohary, 2011) and contributes to project success (Gunduz & Abu-Hijleh, 2020).

Patterson, Donald A. "An Investigation of Project Delivery Methods Relating to Repetitive Commercial Construction." BYU ScholarsArchive, 2014. https://scholarsarchive.byu.edu/etd/4218.

Full text
Abstract:
The Design/Bid/Build (DBB) delivery method has historically been the most popular and the most effective means of determining the least cost for building a project based upon a set of construction documents. In recent years, however, other project delivery methods, including but limited to Construction Manager/General Contractor (CM/GC) and Design/Build (DB), have slowly taken a share of the construction market away from the DBB delivery method. The choice of delivery method that will produce the best value for an owner in the measurements of efficiency in quality, cost, and timeliness depends upon the type of project and the business culture of the project owner. A unique opportunity for a comparative study was presented by the Meetinghouse Facilities Department (MFD) of the Church of Jesus Christ of Latter-day Saints. The MFD completed over 200 repetitive meetinghouse projects in the U.S. over a five-year period (1999-2003), contracting approximately two-thirds of the projects using a CM/GC delivery method with an attached partnering agreement. The remaining meetinghouses were contracted using a DBB delivery method. A comprehensive comparison was conducted measuring all of the efficiencies created by the selection of delivery method, including short- and long-term costs, direct and indirect costs, construction cycle time, and quality assessment scores. After identifying and then adjusting for several confounding variables in the historical data, the statistical analysis provided evidence that the CM/GC delivery method proved to be the best value for the MFD by producing a total cost savings of over 5.5 percent on the meetinghouse projects when compared to the DBB meetinghouse projects. Construction cycle time was 20% shorter on the CM/GC meetinghouse projects and quality assessment (QA) scores were consistently higher. In regards to a 10-year life cycle repair costs, the CM/GC delivery method produced a higher quality meetinghouse, reducing repair costs by 34% when compared to the DBB meetinghouse projects.

Abstract:
Construction projects are long, expensive, resource-intensive and involve a large number of people cooperating towards a common goal. Construction projects, like other types of projects that involve a larger number of people, depend on well-functioning communication, especially when a lot of money and time is at stake. Construction project managers spend the greater majority of their working time communicating and acting as the spider in the web to ensure that the right information is conveyed to the right individuals and that everyone involved knows what their tasks are during a project. The purpose was to investigate the project manager's role in, and perception of, communication within a construction project. We examined the construction project managers' perspectives on what the main communication problems are in construction projects and what solutions are available. A literature study on general communication also on communication in projects and construction projects was conducted. 15 construction project managers were interviewed in a series of semi-structured interviews. The choice of this type of interview is based on the large amount of data that can be collected but it also increases the opportunity to attain more spontaneous and personal views. The conclusions for increasing communication efficiency in construction projects are to increase transparency in construction projects as it is considered that it should be clear to those involved what the purpose and plan is at each communication opportunity. This increased transparency reduces the risk of misunderstandings and reduces the contribution of the human factor to harm; which include misinterpretation and misinformation. To minimize the negative impact of the human factor on communication, it is profitable in the long term for construction companies to offer courses and training in communication and to create a communication plan at an early stage before each project. The number of digital tools used should be limited and standardized to a tool that the leading construction companies agree to use; to streamline communication.

Abstract:
The importance for organizations and projects to adopt sustainability has increased. Previous research has so far mainly treated sustainability and project management as separate research areas, resulting in a lack of understanding in the merged field of sustainable project management. Therefore, is sustainable project management a research area of interest and the context of this study is construction projects, considering the significant environmental impact of the construction industry. The aim of this thesis is research how sustainability is manged in construction projects This qualitive study includes interviews with 11 project managers in the construction- and real estate sector. The result consists in four themes: (1) Who´s responsible?, (2) The power of knowledge, (3) Conflict between time, money and sustainability, and (4) Priorities. The study shows that the project managers have numerous sustainable requirements to acknowledge, which lead to managers having many different aspects in consideration during the project. Four factors were identified to impact the sustainable work in construction projects; economics and time, knowledge, and a tendency to hold other stakeholders responsible for the sustainability outcomes. The results establish the importance of project managers’ responsibility of projects’ sustainability, as well as knowledge of project management. Therefore, in order to improve the sustainability of construction projects, project managers need to take more responsibility of the sustainability work and deepen their knowledge of project management to manage the projects better and prioritize between different requirements.

Abstract:

Abstract:
Today the construction industry is going through some major changes in several fields. The past decades development in technology and sustainability has been given larger focus and a desire to use this to improve and make the industry more efficient has developed. Another huge change has been recognized in the general culture in the industry. The industry has for a long time been tinged by male dominance and a “macho culture” which has gradually been changed. Former common occurrence of bribery is another aspect that the industry is currently trying to get rid of. To be able to successfully carry out these changes the role of the middle manager is important and within the construction industry this middle manager can be seen as the construction foreman.  However, there has been few studies based on the role of the construction foreman. The purpose of this study is therefore to create a deeper understanding and knowledge about the role and what it involves. Above all, the writers are interested in understanding the role from the foreman's perspective. The study is therefore based on observations and interviews from six construction foremen at six different projects. The results from the study shows that the role of a construction foreman is more alike than first assumed. It includes a sample of similar tasks and there is a common pattern and structure that makes the role able to define. The main responsibility is to make sure that the construction runs smoothly which is done by leading the workers, collaborate with other parties within the organisation and handle problems that occur. More general, the role includes communication, motivation, planning and acting as a link between different levels in the organisation. The majority of the tasks is reactive, while the tasks that most of the foreman consider value creating is proactive. The biggest changes in the role that has been observed is connected to the leadership. The role has moved towards a softer more coaching form of leadership compared to the previous authoritarian. One of the biggest challenges within the role is to move it towards a more proactive approach instead of today's reactive approach and thus get an even better structure throughout the day. Future development of the role is therefore most likely about trying to steer the role in this direction, trying to impose a bit more structure. Another challenge is to learn to prioritize between different assignments. To find a good balance between outside and inside, between the management and the workers and between having full control and leaving some responsibility to others.

Abstract:
Purpose: The construction industry is facing changes as academic education is becoming more common. Practical competence will be lost as newly graduated civil engineers often lack practical experience. As the industry is characterized by a clear identification and where a common view is that "you ought to have experience from construction work", this change is problematic. This study focuses on the supervisors role, where the aim of the report is to analyze how newly graduated civil engineers handle the lack of practical experience. Method: In order to achieve the objective of the study, the supervisor role has been studied at two large construction companies. To get a deep and fair view of the role, site managers and construction workers, together with supervisors with both practical experience and theoretical background have been studied. The nature of the study is qualitative where empirical data has been collected through interviews, observation, and analysis of internal company documents. Findings: The analysis is that the supervisors’ role is characterized by a certain number of tasks and operations. From these, connections can be made to how management should be handled, and the characteristics required in such operations. The last part includes collective identification within the industry and its pressure on the role. From these aspects the result is summarized. The affect is that newly graduated civil engineers require a more analytical and information seeking mindset when lacking practical experience. Implications: The conclusion of this study is that practical experience is an advantage in the role of supervisor, and that it is important to give the chance for supervisors to gain practical experience. In compensation for the lack of practical experience of newly graduated civil engineers, they instead have an analytical and information- seeking mindset. They also possess basic knowledge of the complete building process. The characteristics that are more important to focus on than experience are: having commitment, clarity in communication, clear structure and sense of initiative. The critical factors for leading the construction production is to disseminate information, take initiative, react to unexpected crises and allocate resources. Limitations: The study focuses on the role of supervisor at two major construction companies. If the study had also included smaller construction companies, a wider and more general conclusion of the role at large, could have been made. The study would be improved if more observations were possible to implement. To also observe the role from different occupational groups, other aspects and a wider analysis would have been possible to conduct. Keywords: Supervisor’s role in construction industry, Mintzberg's leadership roles, first-line manager, practical experience/academic education, collective identity.
Nyckelord: Arbetsledarrollen i byggbranschen, Mintzbergs ledarroller, första linjens chef, praktisk erfarenhet/akademisk utbildning, kollektiv identitet.

Abstract:
Problem:                      How is the job of the site manager effected by the contract forms turnkey and general contract? How can the work of the site manager be designed and defined based on the contract form?   Purpose:                       The purpose of this essay is to study how the site managers’ work is effected by turnkey and general contract and to present suggestions on how the site managers’ work can be designed based on the contract form.   Method:                       The method is qualitative analysis. Interviews are the main approach and seven managers and a business area manager were interviewed. Literature studies of previous theses and research papers as well as publications and articles from the construction industry have been studied.   Conclusion:                  There are more important factors for site managers’ work than the contract form itself. These include the quality of the drawings and documents, the size of the project, the work teams’ experience and how well they function as a team, the organization and the available support resources and the site managers’ own experience and knowledge. The contract form is however not without significance. In a turnkey, the site managers should be given the opportunity to participate in the project design and planning in order to contribute with their practical building skills and guiding documents to be more construction-friendly. In a general contract there should be an organization for the management of CAW because it takes a lot of time from the site manager and entrepreneurs lose money on CAW because contractors generally are bad at charging for CAW.

The construction industry has been criticised for lacking productivity. Previous reports and studies show a low productivity compared to other industries but also the complexity of productivity measurement. The report aims to examine the site manager's role and the factors that affect the ability to get out productivity on a construction site. The case study was conducted on four of Peab's projects and the issues were answered using qualitative and quantitative methods such as interviews and surveys. Factors that affect productivity such as communication, motivation, competence and cooperation are further investigated. As comparison, an incentive quota imposed in relation to the questionnaires and interviews, are applied. The results show clear differences between site managers' abilities, methods and qualities that lead to a difference in productivity in the workplace. The conclusion shows what qualities and methods that tend to give a high productivity.

This thesis deals with motivation and ethics in the construction industry. The goal of this thesis is to determine the level and potential specifics of motivation and ethics in the construction company. The theoretical part is focused on explanation of basic terms related to the topic. In the practical part of the thesis hypotheses are set, and their correctness is verified through a questionnaire survey and supplemented by a directed interview. Questionnaires are destined for construction companies and direct interviews are conducted in the form of semi-structured interviews with the staff of construction companies. Based on this the hypotheses are then confirmed or disproved. Furthermore, based on these surveys, conclusions and recommendations that would help to improve the situation in construction companies are deduced.

Abstract:
The biggest challenge construction companies are facing at the moment is reducing the unnecessary costs and labor as well as to streamline the work. This is a matter and an investigation that has been done multiple times in recent years because this is a major problem in most construction companies. This report is commissioned by Peab for the purpose of identifying wastes and critical disorders, then drafting action proposals to reduce waste of time and costs. Four different, completed construction projects have been investigated, commissioned by Peab, and are located in Stockholm. These projects include the reconstruction of a roadway intersection and new construction of pedestrian and cycle tracks. These four projects vary in scale, giving a more varied result compared to four very similar projects The gathering of information for this work has mostly included lean construction with the various waste in the work industry, as well as the different principles and methods of lean construction, such as Just-In-Time. Other studies on the construction process have also been made, more specifically the production phase, the planning of the work. The difference between value creation time and non-value creation time has been dealt with, as well as risk management and how to conduct a risk analysis. Interviews have also been conducted with the aim of identifying the most critical wastes and interferences. The gathering of facts from the interviews has been reported in the results. It emerged that the four most critical wastes were defects/rework, waiting, transportation and extra processing. In summary, action proposals using lean construction, interviews and the knowledge from this report have been developed to reduce these disturbances and wastages with help of for example Jidoka and PDCA to increase time and cost efficiency in the production process. In short, the concept of waste and disturbance can be defined differently. Waste is an activity that does not contribute anything to the business, and a disturbance is a matter of disturbing the work.

Abstract:

When a new building is constructed, or some changes are taking place in the already existing building, it is required according to PBL  chapter 8 that the developer applies for planning permissions at the building committee in that municipality where the real estate is located. In the planning permission, the documents of the current building are examined.

The developer will appoint a quality manager that helps the developer to ensure that all necessary controls are done and that the requirements in these are met. The developer has the final responsibility to ensure that the building is built according to all requirements and rules. The building committee establishes a control plan that shows which controls have to be carried out and which certificates and documents have to be sent in during the time of the construction.

This study aims to finding out which documents that will be submitted at the construction of a new building, according to the laws found in PBL, if these documents are required and if they are examined of the municipalities before the building is approved.

Abstract:
Background: Studies that have been made in male-dominated organisations shows that only few women have succeeded in advancing to the higher positions in all businesses. Statistics shows that merely 4 % of the managers in all building companies are female. The manager role has earlier always been classified as most suitable for men resulting in barriers for women who strive for management positions. This problem is now very renowned and is called the glass ceiling. To improve the current situation, both the organization's structure and culture, have to be modernized for more women to succeed and get the courage to get into the industry. More women in the construction industry would enrich many companies and widely expand its competence. Purpose: The thesis of this paper is to provide an understanding of how the factors structure, culture, family, networking and leadership contributes to the few female managers in the production part of the construction industry. We are going to explore how women managers, based on their own experiences, believe that these barriers can be reduced. Delivery: To fulfill our purpose we have chosen to do a qualitative study with a deductive approach. We have conducted four interviews with female managers or previous female managers at different construction companies. Results: We have established that both women themselves and the companies can increase women's chances to advance in the construction industry. Women can more easily reach a management position in the construction industry by adapting to the male culture, achieving a balance between family and work and gain networking contacts. Companies in the construction industry can increase the proportion of female managers by focusing on recruitment, organizational structure, work climate, mentoring, and by taking into account the woman's family. We also found that it is important to keep the women who already work in the industry to attract more women to enter there. It is important to have female role models in companies that can guide and be good examples for new employees. Increasing the proportion of women in the construction industry requires that the interest in structural engineering is increasing in young girls. By this there will be more female applicants for structural engineering courses in the university. To reduce problems and create opportunities for women to work in the construction industry more women would be able to advance in the business. It also would lead to the glass ceiling becoming much thinner and that it could be broken completely in the future.

Abstract:
The acceleration of globalisation has forced companies to cope with its propulsion in order to become more competitive and internationalised, an internationalisation that creates the importance of knowing how to manage global and virtual teams (GVT). The knowledge in the area today has shown to be vague, generalised and hard to grasp, especially for the unexperienced GVT-project manager. The purpose of this thesis is therefore to study whether the literature regarding how to manage a GVT corresponds with the perceptions in practice and how these findings can contribute to a more efficient project management approach. This study is examined using a qualitative method based upon literature and semi-structured interviews. This foundation is used to provide a deeper understanding of the subject as well as it puts this research questions into the proper context. The interview respondents are from the same organisation, however, from offices located in four different countries. The result shows that there are different perspectives on how GVTs should be managed efficiently, and that different leadership preferences exits. Furthermore, there exists a lot of possibilities, but also challenges that must be coped with in order to reach the team’s full potential. These challenges are connected to the virtual work settings and practical problems as well as the team's heterogeneity and communication structure. It was found that it is important to consider the purpose of the collaboration in order to strategically plan for its initiation and execution.

Abstract:
Public libraries are mainly employing women and have female managers. According to theories based upon so-cial construction we create our roles together in our society. The role of a manager has for a long time been viewed as the role of a man. The objective of my thesis is to gain knowledge on how a few women that work as managers in public libraries perceive and describe their roles. A parallel aim is to let a few future librarians de-scribe their managers and their own views on leadership, with a focus on gender issues. My questions are the following, how do the women construct their roles as managers of public libraries?, how do the female students describe the role as a female manager of a public library, and their own managers?, can stereotype views and attributes be distinguished in my informants tales on leadership and gender? The starting point of this thesis is theories of social construction of Peter Berger and Thomas Luckmann, the thought that we shape our world through social interaction, mainly through our language. The theories of Yvonne Hirdman, regarding gender power structure, offers the political backdrop for my thesis. Alice Eagly has re-searched around leader stereotypes, leadership styles and gender. From her and her peers I take with me theories that claim that the leader stereotype is gendered male. The material I have used to answer my questions are interviews with ten informants, all of them women working at public libraries, five of them managers and five students. I have conducted structured interviews with open questions that I have then looked at by means of a method where different factors are intertwined, mainly language, social situations, political factors and theory. All these then used to interpret the empirical evidence. The basis of the method is interpretation and reflection.I found that my informants construe an image of the role as a woman and a manager of a public library as a complex role that does not fall into one unambiguous gender stereotype. They describe their one manager roles and their managers with attributes and characteristics that in recent research has been assigned to both genders. I could nevertheless identify the use of strategies that according to Eagly et al is used by women in manager roles to prevent them from suffering negative criticism or other consequences solely because of the combination of their gender and position.

This thesis on „Form and methods in construction“ is focused on satisfaction and motivation of employees from UNISTAV a.s. company. In theoretical part I focus on the most important and generally accepted theory of motivation. I also mention forms of motivation and also methods which can be used by managers in construction to challenge and stimulate their employees to perform better and to identify goals of individuals with goals of company. In the last part I introduce relevant information about studied company. As an example for empirical part of work, based on working hypothesis I created two questionnaires. On for ordinary customer and second one for managers. I also studied opinions on company communications and corporate culture in general. One of the main benefits of this thesis is, that it clearly defines weak and strong spots relative to the chosen topic. It also compares views of employees and their managers. From these findings I constructed series of solutions and recommendations. For convenience I show my findings in form of simple graphs.

This spring a new planning and building-law becomes final. In this law, the requirements set on the controls are greater. Hopefully this will lead to fewer construction errors. The requirements set on the working environment have also increased, forcing consultants and contractors to focus on safe workplaces. For each project requiring a building permit, an inspection plan has to been drawn. The inspection plan aims to ensure that the constructed building is operational. To ensure that the control plan is followed, self monitoring is performed. For each project, every designer also has to do a risk analysis to ensure a safe working environment. This report presents an investigation of stakeholders’ roles in the construction process. It also points out what by law should be controlled and against what. The result of the report is templates for control against PBL, self-monitoring plan and risk analysis.
Nyckelpersonerna identifieras efterhand i rapporten.

Abstract:
Senior construction project managers who fail to create strategies for environmental sustainability risk losing their competitive advantage in the business environment. Based on stakeholder theory, the purpose of this multiple case study was to explore the strategies that senior project managers use to implement environmental sustainability in their construction projects. Data were obtained from semistructured interviews with 4 senior project managers from 4 construction companies located in the midwestern region of the United States who implemented environmentally sustainable practices in their project processes. The data analysis process included methodological triangulation. The interviews were transcribed, interpreted, and coded to generate themes, which were validated through member checking and archival documentation. The centralized themes included (a) stakeholder engagement, (b) terminology, and (c) cost. Construction projects require the use of appropriate strategies for implementation of environmental sustainability in their project processes, lest project failure occurs. The use of stakeholder engagement principles, to strengthen environmental sustainability interests, creates shared concern and helps generate a roadmap for using environmentally sustainable business strategies. The implications for positive social change include the potential to affect business practices by contributing new knowledge to develop strategies that project managers can use for implementing environmentally sustainable practices. Environmentally sustainable construction practices will enhance the social practice of caring for the environment and create health and well-being.

Kammoun, Mohja. Thesis, Lyon 2, 2013. http://www.theses.fr/2013LYO22012.

Abstract:
The purpose of this research is to contribute to the study of the concept of intuition in decision making managers of SMEs and provide theoretical and praxeological lighting around the notion that the conceptual foundations up 'now provided remain largely controversial.Indeed, SME managers are often described as taking decisions individually with a decision-making autonomy (Julien et Marchesnay, 1988). It is therefore likely that the personality characteristics of the manager and intuitive dimension are of great importance in the conduct of an SME (Legohérel et al., 2003).However, little empirical research exists and used to study the use of intuition in SMEs despite the personalized nature of decision making in these small structures. We will try in this study to understand how the use of intuition would be able to affect the decision of the manager of SMEs. First, we identify, from a qualitative study of 10 manager of SME, representations that are the leaders of intuition in order to propose an operational definition and to develop a scale of intuition according to the recommendations of Churchill (1979).Second, we integrate the variable intuition in a research model that seeks to integrate, in accordance with the systemic approach, the use of intuition in decision making, its determinants (context and nature of the decision) and its consequences (perceived performance of the decision) in a general framework. The interest of this systemic modeling for our research is that it allows a thorough understanding of the use of intuition through its dimensions and the analysis of this concept as a whole through its determinants and consequences. This model is tested by a quantitative survey of 178 managers of SMEs in the Tunisian context. The results of this research show that it is possible to develop a reliable and valid measure of the use of intuition in decision making. These allow endorsing a two-dimensional structure of the concept of intuition which corresponds to an experienced personality and an ability to represent overall situation. The results also support the one hand, the influence of the uncertainty of the environment, the origin and importance of the decision on the use of intuition and, secondly, the influence of the use of intuition on the satisfaction of the decision of the managers of SMEs

Brinkman, Trevor Joseph. "Constructing volatility surfaces for managed funds." Master's thesis, University of Cape Town, 2014. http://hdl.handle.net/11427/8530.

Abstract:
Includes bibliographical references
In this dissertation, a methodology is developed for constructing a volatility surface for a managed fund by extending the work of Bakshi et al. (2003) and Taylor (2014). The power utility assumption (with constant relative risk aversion for a specific maturity) and historical returns series data are used for the identified factors in influencing the return of the fund and the fund itself. The coefficient of relative risk aversion for a specific maturity and market is estimated from quoted option prices on a market index. This is used in combination with the identified factors and fund return series to estimate the risk-neutral skewness of the fund. An optimisation procedure is then used to determine the volatility smile of the fund for a specific maturity. Thereafter, the volatility surface of the fund is constructed by repeating each step for different maturities. Although this methodology produces sensible results, the optimisation routine used is sensitive to initial values and constraints.
