Abstract:
This research aims to examine the interactions, transformation and implications of the government-business relations of entrepreneurial families in Mainland China, Taiwan, and Hong Kong. The similarities and differences of their operational patterns, strategies and impacts are also investigated. Establishing the political dimension as the foundation for this study enables this research to enrich the understanding of Chinese entrepreneurial families and address the gaps of conventional theories. Three influential entrepreneurial families in the cross strait tri-region—the Rong family in Wuxi, the Koo family in Taiwan and the Fok family in Hong Kong—are examined, with the application of clientelism and corporatism as the theoretical framework for analysis. Traditional Chinese values on business and businessmen are integrated into the theoretical discussion that serves as the basis of critical review of conventional theories and formulation of a new government-business relations theory relevant to the context of Chinese societies. All assumptions leading to such a theory are substantiated through conducting historical reviews and empirical analysis. This research primarily adopts a qualitative approach, using multiple case studies, historical and literature review, document analysis (including opened secret archives), in-depth interviews and field research. The research argues that such relations are rooted in the traditional Chinese cultural values and ideologies. With the support of party-state apparatus, or state apparatus, as well as operational mechanisms at both an individual and organizational level, the party-state-led or government-led government-business relations are established and sustained through various pathways. They also come as an embodiment of political alliance as the individual and organizational frameworks of corporatism interact and modify each other. It is asserted that an underlying mechanism is in constant operation to sustain the relational dynamics, but that such a mechanism cannot be explained in terms of legal considerations. The government-business relations of Chinese entrepreneurial families present cooperation but not opposition, and emphasize mutual dependence, trust and loyalty, which cannot be satisfactorily interpreted with clientelism. Public interests, or at least the coexistence of public and private interests, characterize the collaboration between the two parties in question. This research further reveals that entrepreneurial families undertake more political costs and risks than general family enterprises. This in turn provides proof of both the positive and the negative sides of political capital, which can potentially evoke extreme effects and constitute unstable factors for the development of entrepreneurial families. This understanding deviates from the past discourse which upholds the view that participation in government-business relations brings reasonable expectations about acquiring more interests on the part of entrepreneurial families. A comprehensive analysis of the involved interests and costs, opportunities and crises, as well as contributions and disadvantages confronting entrepreneurial families as a consequence of engaging in such government-business relations?as well as the manifestation of the distinctive operational models underlying such relations?are the important contributions made by this research.

Abstract:
There were many termination cases of Property Managers by Owners ‘Corporations in Hong Kong. The so-called IO has the absolute power to appoint a building manager to manage their housing estate, factory or commercial building, etc. Previous studies are focused the conflicts, service quality and the DMC clauses to discuss the main reasons of termination. Conflicts has been arisen by many reasons, most likely are produced by property managers and developer by their management and staff performance, yet, the writer would like to find out any other reasons from the view of customer. Customers have various opinions for the service, how can the property managers find a way to maintain the management agreement and to get the satisfaction of owners? The goal of the study is to find out the main reason of the termination of the contract of a property management company, and what the committee members of owners ‘corporation expect the property managers to perform their job. The writer would consolidate the previous finding from the scholars and students who studied in customer relationship and service quality, and the topics of conflicts between the property managers and owners corporation. The writer would suggest some ideas to help the Property Managers to have a better working strategy when facing Owners’ Corporation.

Abstract:
As the global economy has evolved, many companies have expanded their operations overseas in a constant search for potential markets in which to sell their products and services. As these companies seek to establish themselves abroad, it becomes imperative to train and to retain local employees. Despite this pressing need, Japanese companies have been widely criticized for failing to retain the services of experienced local employees. The retail industry, in particular, experiences a high degree of employee mobility and requires instant solutions for adjusting to the fast changing environment in which its firms operate. However, many companies believe in the rationality of their corporate systems without questioning suitability to the local circumstance. This thesis uses an anthropological approach to evaluate the company building process of a leading Japanese fashion enterprise (referred to by the pseudonym “Ichi”) in Hong Kong. In adopting this approach, I seek to explain the formation and expression of Ichi’s corporate ideology, and its interpretation by the firm’s employees. This analysis focuses on two primary themes: Ichi’s managerial control and the way employees attempted to satisfy company expectations in a purely superficial manner. Specifically, I adopt a participant-observation approach over fifteen months to provide a comprehensive illustration of the activity within Ichi’s Hong Kong stores. The first part of this thesis suggests that Ichi uses its corporate ideology, Ichi DNA, to control employees through its corporate system including training, ranking, remuneration, and promotion. Ichi’s implementation of its corporate system in Hong Kong seeks to apply its ideology to local employees to promote a “shared” set of values and its own institutional culture, thus unifying important principles across the company. This suggests that industrial familialism, which many scholars have identified as unique to Japanese corporate culture, only superficially illustrates the nature of Japanese companies. This thesis further demonstrates that during the implementation of Ichi’s corporate ideology, store employees individually or collectively distorted reports of their performance to attain personal career goals. This challenges the widespread perception that “harmony” is a genuine characteristic of the Japanese company. By examining the actions of different nationalities, the thesis also shows that Store Managers manage human relations within their stores primarily on the basis of different interpretations of the corporate ideology rather than their ethnic backgrounds. This similarly refutes the presumption that Japanese companies are ethnocentric in nature. Evidence from this study demonstrates that the general assumption of the efficacy of scientific management must be reexamined, as the company’s managerial practices and relationships with its employees are more heavily influenced by worker politics than the firm’s rational structure. By exploring the company building process and the effect of dynamic human relations on it, this study seeks to address the gap between corporate ideology and those practices that exemplify it, contrasting starkly with studies that claim that Japanese firms are uniquely culture- or ethnocentric.
