Abstract:
The introductory part of the thesis deals with the overall issue of valuation, explaining the basic concepts that are necessary for the valuation. Then followed the analysis of market with the real estates and characteristic description of the specified location. For the purposes of the valuation was selected 10 real estates of type garage, which are valued at cost and comparative manner according to the announcement and comparative manner with the database. The real estates were selected around the city Protivin. A local investigation was carried out and the documentation was made for the each garage. The acquired data are evaluated and the result describes the effect of the location on the price of the property.

Abstract:
Cost overrun is prevalent in the construction industry. Usually, an owner sets a budget at the preliminary phase of a project which changes over time. Past studies are focused on analyzing the cost growth of design-bid-build projects during construction. Limited efforts have been made to analyze details of projects delivered with the Construction Manager General Contractor (CM/GC) method. This study tracks and analyzes the construction cost variation of a project from the conceptual phase to the design completion phase. The analysis is presented with a case study of a new stadium construction project. It identifies that the changes in the scope and design of the project due to the change in available budget were a major reason for variation in the cost estimates over time. Further, this study identifies a) trades with the highest variation in subcontractors’ bids, b) trades that were most overestimated, and c) trades that were most underestimated. The findings of this study is expected to aid owners, designers, and contractors of future projects in improving the preparation, planning, and estimating of future projects; reducing cost variation within trades; and optimizing the amount of contingency required to ensure the successful completion of similar projects.

Cost estimation of computer software development is a critical problem for the Department of Defense. The acquisition of major weapons or hardware has been impacted cost overruns and schedule slippage in software development. Program managers are responsible for estimating a program's using the information provided by the contractor and the cost analysis divisions within the System Commands. This study first analyzes why variance exists between the different estimates for the same software project that are provided to the Program Manager as input to the budget estimate. This study then examines four methods that are used to understand and reduce the variance between the estimates to give the Program Manager more control over the software development cost estimation process. A set of five specific decision rules is developed for the Program Manager to implement in the cost estimation process. The intent of the study is to improve the accuracy of the cost estimate by reducing variance between the independently generated estimate submitted to the Program Manager.

Abstract:
Following Bourdieu (1977) and alluding to the work of Toren (1990,1993a, 1999) and Lave (1991) this thesis supports the argument that learning, understood as a participative, historical and generative process, is intrinsic to all social practice and furthermore that all social practice substantiates human mind. It follows therefore that mind is a learning phenomenon and that it makes no sense, for example, to isolate didactic practice from the wider social situations in which children learn. The thesis argues that the form participative learning takes is that of an increasingly differentiated competence with respect to complex relations of exchange in objects, bodily actions and language. It is shown how, through particular exchange relations, the value of persons, practices and things is created and transformed as an ongoing and mutually specifying material process. Taking both childhood and the practice of ethnography as examples of legitimate peripheral participation (Lave 1991) the thesis aims towards a phenomenological description of what it means to become working class in Bermondsey, South East London. Responding to a multicultural political climate in which claims are made that the working class no longer exists, the thesis addresses the popular backlash in which white working class people demand that their social values are recognised and protected. What matters in Bermondsey, for example, is that class relations are to be understood ethnographically as the difference between common and posh people and that this distinction is articulated with whether or not a person was born and bred in Bermondsey. This means that specific ideas about kinship relations and place, understood as particular forms of materiality, mediate the development in Bermondsey of the kind of persons people can become. The chapters that follow will describe the social processes through which Bermondsey people reproduce (Narotzky 1997) the idea of themselves as a distinctive community.

Abstract:
Aim The commercial success of some low cost airlines presents the low cost model as very attractive. Until now their main focus has been on short-haul routes, but it is no surprise that they show an interest in entering the long-haul routes market as recent trends are very promising. The aim of this study is to analyze whether the low cost business model is applicable for long-haul routes, which parts of the model are transferable to long-haul services, what competitors responses might be and whether there is potential for low cost airlines operating in Scandinavia to gain frequent, well paying and demanding business travelers on their future long-haul routes. Method In this study a survey method with structured questionnaire distributed by e-mail has been used to collect the primary data. The main source of secondary data has been airline industry literature, newspapers, magazines and data provided by aviation statistical organizations. The empirical part of this study is conducted as a quantitative and qualitative study. Intention of empirical part is to find detailed information and describe business travelers’ behavior, corporate travel policies, business trips pattern and attitude towards low cost airlines. Conclusions The cost savings that low cost airlines achieved in the short-haul market will be much more difficult to achieve to long-haul services. In terms of areas where airlines can achieve cost leadership labor costs is certainly the best area to attack. To be successful, low cost airlines would have to adopt some elements of the traditional business model. But the success of long-haul low cost airlines will not only depend on achieving cost advantages. Availability of leisure time for long-haul trips and response of competitors will be other factors. Suggestions for future research A deeper analysis of low cost long-haul airlines potential could be possible with survey among leisure travelers and VFR (visiting friends and relatives) segment. Contribution of the Study This study has arrived at the conclusion that in order to be successful on long-haul routes low cost airlines would have to keep most of the features of traditional airlines. Low cost long-haul airlines would most probably be successful in pure leisure routes, ethnic markets, during peak season and on dense point to point destinations.

Os recursos humanos representaram e continuam a representar uma mais-valia no sector turístico em Portugal, assumindo o seu interventor, entre os quais os gestores hoteleiros, um papel preponderante na dinamização do desenvolvimento do turismo numa dada região. O presente estudo, realizado entre 2006 e 2011, pretende caracterizar a matriz identitária sócio-profissional dos gestores de hotelaria da ex-Costa Azul. Em termos estritos, a investigação realizada incidiu sobre as especificidades e, paralelamente, os percursos destes profissionais de turismo, tendo em atenção os seus contributos, no contexto do crescimento e desenvolvimento territorial da hotelaria na ex-Costa Azul, hoje parte integrante do novo órgão regional de turismo intitulado Entidade Regional de Turismo de Lisboa e Vale do Tejo. Para o efeito, tomando como pano de fundo uma perspectiva plural sobre a “construção identitária” e de “identidade de grupo”, enquanto processos inacabados e em permanente construção, produção, reprodução e transformação, adoptámos uma orientação qualitativa na pesquisa realizada, para explorar as trajectórias profissionais dos gestores hoteleiros da ex-Costa Azul, tendo para isso utilizado como técnicas privilegiadas de recolha de informação, a entrevista e a observação directa junto de 20 gestores do espaço sócio-geográfico do estudo. Os principais resultados do estudo sugerem que o perfil do gestor hoteleiro que opera na região da ex-Costa Azul apresenta determinadas especificidades identitárias e trajectórias profissionais, onde exacerba uma certa matriz assimétrica do género, podendo esta, constituir-se, como um dos principais elementos que interfere com a gramática das vivências e práticas profissionais e, consequentemente, “modela” com uma geometria variada o seu contributo para o sucesso do sector; ABSTRACT:Human resources represented and still represent added value in Portugal touristic sector, assuming its intervener, among which are hotel managers, who have a preponderant role in carrying out tourism development in a certain region. The present research was done between 2006 and 2011 and intends to characterize the socio-professional identity matrix of hotel managers in the ex-Blue Coast region. In strict terms, the investigation fell upon specifications and, simultaneously, the courses of these tourism professionals, having in mind their contributions, in the context of hotel and catering territorial growing and development in the ex-Blue Coast region, today part of the new regional tourism administration known as Entidade Regional de Turismo de Lisboa e Vale do Tejo. Indeed, assuming the framing as a plural perspective about “identity construction” and “group identity”, while unended processes and in permanent construction, production, reproduction and transformation, we adopted a qualitative orientation in the investigation carried out, to explore the professional trajectories of hotel managers, in the ex-Blue Coast region, having for that, resorted to as privileged technics of gathering information, interview and direct observation, of 20 hotel managers of the socio-geographic area of this study. The main results of the research suggest that the profile of hotel managers that work in the ex-Blue Coast region, presents certain identity specificities and professional trajectories, which exacerbates a certain gender asymmetrical matrix, allowing this, to establish itself, as one of the main elements that interferes with the grammar of professional experiments and practices and, consequently, “shapes” with a varied geometry, its contribution for the success of the sector.

Les espaces ruraux ivoiriens, et particulièrement ceux du centre et de l'ouest-forestier, tel que le pays Bété où j'ai mené mes enquêtes, présentent une caractéristique notable : ils accueillent plus de migrants qu'ils n'en fournissent, et ces migrants sont majoritairement des jeunes hommes. La Côte d'Ivoire est en effet marquée, depuis la fin des années 1970, par un fort processus migratoire dit de « retour à la terre », qui n'est bien souvent qu'un retour au village. Il concerne aujourd'hui des jeunes ressortissants autochtones de la zone forestière, qui viennent s'installer dans leurs villages d'origine avec l'espoir d'un mieux vivre pour certains, ou comme une solution de pis-aller pour d'autres. Ce processus migratoire est généralement interprété comme une conséquence de la précarité urbaine et comme l'une des causes de l'aggravation de la crise socio-foncière dans le pays. Cette thèse propose un autre regard sur ce phénomène en l'appréhendant sous l'angle des dynamiques économiques et politiques provoquées par ces jeunes, porteurs d'une idéologie de la « modernité », alors qu'ils cherchent à s'émanciper de leurs aînés et à créer de nouvelles formes de solidarité. Ces ambitions s'accompagnent de deux processus concomitants dont l'analyse constitue le cœur de ce travail : l'autonomisation de la jeunesse comme catégorie politique d'une part et l'individualisation de certains jeunes au sein de cette catégorie d'autre part. Cette thèse apporte ainsi un éclairage sur deux processus rarement analysés dans les villages, alors qu'ils sont bien documentés en ville. Elle permet plus largement d'apporter des éléments de compréhension sur les mutations contemporaines que connaissent les zones rurales en Côte d'Ivoire
Ivorian rural areas, particularly those in the centre and the west - like the Bété land, where I conducted my field works - have a notable feature: they host more migrants than they provide, and these migrants are mostly young people. Since the late 1970s, the country has been marked by a strong migratory process known as "return to the land", which is often only a return to the village. Today, it concerns young indigenous peoples of the forest zone, who come to settle in their paternal villages with the hope of a better life for some, or as a solution of second-best for others. This migratory process is generally interpreted as a consequence of urban precariousness and as one of the causes of the aggravation of the socio-land crisis in the country This PhD thesis offers a different perspective on this phenomenon by apprehending it under the way of the economic and political dynamics provoked by these young people. They carrying an ideology of "modernity", as they seek to emancipate themselves from their elders and to create new forms of solidarity. These ambitions are accompanied by two concomitant processes whose analysis constitutes the heart of this work: the empowerment of youth as a political category on the one hand and the individualisation of certain young people within this category on the other hand. This PhD thesis thus sheds light on two processes rarely analysed in the villages, while they are well documented in urban area. It thus provides insights into the contemporary changes in rural areas in Côte d'Ivoire

The thesis deals with the topic of building orders are how they are managed by contracting authority or client. It presents building order as a project, and describes the way in which this project is organized, prepared and implemented. It also highlights all the factors that have impact on how building orders are managed. And since the most important of these factors is construction costs, the thesis provides an analysis of one particular building order from this perspective, listing all the things that are involved in the construction costs and pointing out in what way. The accuracy of the expected costs is then compared with construction engineering price indicators.

Based on a sample of 119 companies that voluntarily delisted between 1999-2013, we investigated agency problems and access to capital as possible determinants to the delisting, controlling for cost to maintain the company listed, undervaluation, size, and stock liquidity. Proxies related to agency problems, such as higher ownership concentration, combined to lower return on assets, have strong influence on the stock delisting, as well as free cash flow and dividend payout. Regarding the use of capital markets to access follow on, as well as access to debt, we find that companies that delisted have less need to access the debt market, controlling for companies with the same profile. To the matter of control, we do not find evidence that cost to maintain the company listed nor the liquidity are determinant.
A partir de uma amostra de 119 empresas que deslistaram voluntariamente no período de 1999 a 2013, investigamos problemas de agência e acesso a capital como possíveis determinantes no fechamento de capital, controlando para custo de manter a empresa listada, sub-avaliação, tamanho e liquidez na bolsa. Proxies relacionadas a problemas de agência, tais como maior concentração de propriedade, combinado com menor retorno sobre ativos, possuem forte influência na deslistagem das ações, além de fluxo de caixa livre e distribuição de dividendos. Quanto ao uso de mercado de capitais para acesso a follow on, bem como acesso a dívida, encontramos que as empresas que deslistam possuem menor necessidade de acesso ao mercado de dívida, controlando para empresas com mesmo perfil. Para efeito de controle, não encontramos evidência de que custo de se manter listada nem que a liquidez sejam determinantes.

Abstract:
Training a Support Vector Machine (SVM) requires the solution of a very large quadratic programming (QP) optimization problem. Sequential Minimal Optimization (SMO) is a decomposition-based algorithm which breaks this large QP problem into a series of smallest possible QP problems. However, it still costs O(n2) computation time. In our SVM implementation, we can do training with huge data sets in a distributed manner (by breaking the dataset into chunks, then using Message Passing Interface (MPI) to distribute each chunk to a different machine and processing SVM training within each chunk). In addition, we moved the kernel calculation part in SVM classification to a graphics processing unit (GPU) which has zero scheduling overhead to create concurrent threads. In this thesis, we will take advantage of this GPU architecture to improve the classification performance of SVM.

Abstract:
Facility managers use various cost models and techniques to estimate the cost of renovating a building and to secure the required funds needed for building renovation. A literature search indicates that these techniques offer both advantages and disadvantages that need to be studied and analyzed. Descriptive statistical methods and qualitative analysis are employed to identify and compare techniques used by facility managers to calculate the expected renovation costs of a building. The cost models presently used to predict the cost and accumulate the budget required for renovation of a building were determined through interviews with ten Texas-based university facilities managers. The data and information gathered were analyzed and compared. Analysis of results suggests that traditional methods like Floor Area Method (FAM) is the most accurate, less time consuming, easy to use as well as convenient for data collection. Case-Based Reasoning (CBR), though not as widely used as FAM, is known to facilities managers. This is due to the fact that, if a new type of project needs to be renovated, and the data for a similar project is not available with the facilities manager, a completely new database needs to be created. This issue can be resolved by creating a common forum where data for all types of project could be made available for the facilities managers. Methods such as regression analysis and neural networks are known to give more accurate results. However, of the ten interviewees, only one was aware of these new models but did not use them as they would be helpful for very large projects and they would need expertise. Thus such models should be simplified to not only give accurate results in less time but also be easy to use. These results may allow us to discuss changes needed within the various cost models.

SUMMARY This paper is examines the relation between agency costs and the turnover of internal audit manager (henceforth IAM), and further explore whether firm attributes, such as managerial ownership, and dual chairman/CEO structure, external audit firm switching, influence that relationship. In reference to Singh and Davidson Ⅲ(2003) and Ang, Cole and Lin(2000), this paper use the operating expense ratio and asset turnover ratio as the proxies for agency costs. By using Logit regression analysis, this study finds that the turnover of IAM is not only significantly correlation with agency costs but also managerial ownership. Furthermore the results show that the corporate governance factors, like external audit firm switch and turnover of the mangers, are positively associated with IAM turnover. With the tremendous changes of health care system in Taiwan, more physicians participate in the management of the hospitals. Physicians are a key stakeholder in hospitals and their involvement in resource management is seen to be critical to hospital survival. However, the roles of being a health care provider and manager conflict each other. In addition, for physician managers who received only medical but not formal managerial education, their behavior determining decision control and decision management necessitate further evaluation. The purpose of this study is designed to enable an assessment of the relative impact of formal authority that stems from the delegation of decision rights and the informal authority that stems from individual power and influence. The model examined also enables us to assess the consequences of these two forms of authority on organizational outcomes and the influence of key performance index (KPI) on this relation. Questionnaire data were collected from physician managers in large hospitals in Taiwan. The purpose of the questionnaire was to assess formal and informal authorities, the antecedent conditions influencing the use of KPI and the consequences in terms of cost consciousness. Measurement instruments were based on those used in prior studies. The results show that there is a significant relation between formal authority and the use of the AIS for decision management and decision control. The formal allocation of decision rights to physicians results in a significantly greater use of KPI by physicians in the management of clinical activities. However, the relation between formal authority and cost-consciousness is not significant. The reason why is that physician manager do not agree that KPI cannot reflect accurately the efficiency and productivity of their clinical unit. In addition, informal power has a negative impact on cost consciousness. This study provides empirical evidence of the consequences on physician behavior due to the dual influences of formal and informal authority. The findings demonstrate the importance of implementing new accountability arrangements and KPI designed to encourage physicians to become effectively integrated in hospital management structures. It is only when KPI are designed and implemented to support physician managers that it is possible to create a culture in hospitals where the major stakeholders are committed to providing good quality care while at the same time maintaining financial viability. However, to improve the cost-consciousness, physician mangers need more information that KPI can positively reflect unit activity and productivity.

This study investigated the attitudes and perceptions of nurse managers regarding cost containment issues in selected public hospitals in the Port Elizabeth metropole of the Eastern Cape. Four hospitals participated in the study, and 211 nurse managers completed questionnaires. The results obtained from the participants’ responses indicated that: ✦ Nurse managers are ill-prepared for many responsibilities regarding cost containment, and need appropriate orientation and preparation both during their initial formal, and during their nurse management and in service training in order to fulfil their “financial” or cost containment role more effectively. ✦ Nurse managers perceived the relationship between the productivity of staff and cost containment positively, but were reportedly unable to • prevent nurses from leaving their points of duty • curb the rate of absenteeism among nurses • reduce the number of resignations ✦ Nurse managers suggested that more effective hospital cost containment efforts should ensure that • effective security checks are performed to curb losses of stock and equipment • more public telephones are installed in hospitals • stricter controls regarding wheelchairs are implemented The rationalisation of staff and services, as well as specialised equipment among the four public hospitals could enhance these hospitals’ cost containment results. However, this would necessitate reorganising these hospitals’ services at provincial level. The nurse managers required more knowledge about hospitals’ financial management and cost containment issues. Guidelines for such a course were developed addressing: analysis of monthly variance reports; budgeting for manpower; balance statement; calculations for the supplies and expenses budget; income statements; the hospital’s budgetary cycle; break-even analysis; analysis of cost-effectiveness and cost-benefit analysis.

Abstract:
It has been shown that there exists a correlation between the cost of construction of elementary schools and the project delivery systems. Previous research showed that Competitive Sealed proposal contract method of construction is $4000 cheaper than the Construction Manager at Risk method of construction per student for elementary school construction in Texas. This research investigates the elements causing construction cost variation in elementary schools of Texas by comparing and contrasting the two forms of contract documents, CSP and CMR. Two schools were selected for the study, although the schools are technically in different regions of Texas, the geological record suggests that there is not much difference in the techniques used for foundation construction and hence a reasonable comparison is possible. A comparison was completed of the contract documents for two elementary schools. School A was built using CSP and School B using CMR. The two schools were built for about $13000 per student in line with A. N. Reinisch’s findings for CSP contracts in Texas, but not CMR average costs. The two ISD’s who supplied the documents were clearly concerned at cost control and appear to have managed this process. The earlier findings of a cost difference between CSP and CMR are not overturned by this study. Future studies involving a greater number of schools and the development of a central database are recommended.

This thesis analyzes actual situation of company fleet management. It describes development of road transport and influence on corporate vehicles. It provides an insight into the legislative conditions for lending cars to employees and car policy. It also focuses on posibilities of financing as are operative leasing, financial leasing, purchase from own and foreign sources. Next chapter describes total cost of ownership, which are, for example service costs, fuel, insurance and other. The thesis contains case study that analyzes development of business trips, number of pool cars and manager cars and real costs of fleet management based on actual data provided by the company. At the end of the thesis several solutions and suggestions are proposed. With these ideas could company save money and improve organization of work.
