Full textIn 1409, six years after the flooding of Raval de Mar, the merchants asked the king for permission to build a market that "would ennoble their trade and the City of Mallorca". Thus, the architect had to solve two problems: to construct a spacious room to "ennoble" the merchants and to place the building to "ennoble" a periodically flooded neighborhood. The Sagrera’s response was to build the Hall of the Merchants, demonstrating the new way of conceiving space inspired in the hall-churches of the fourteenth century, such as La Seu, the Cathedral of Majorca. However, the new building was not thought for the church uses, and hence has a distant similarity to the Roman basilica model, which was also originally intended for goods. Thus, Sagrera produced a real conceptual and practical Renaissance, differentiating from the Roman building model by applying its own logic. The result is a large interior space whose construction, conditioned by the restrictions of the contract, resulted in a standardized and modulated work, where the use of few constructive elements resulted in a space of a great value. At the same time, the architect placed the building in the Raval de Mar in a way that it ordered the neighborhood and protected the city from the dangers of the sea. Guillem Sagrera is little known as an architect: his work has been studied only in Mallorca and in its area of influence. However, existing researches adapt rather historical perspective ignoring the analytical aspects of the project. This thesis proposes to reduce this gap. How to analyze a work of art? The best way is to understand its creative processes and the way it was made. Therefore, one should replicate the creative process: in our case, to build La Lonja again. However, (as Borges would say) to convert us in Guillem Sagrera, learn the old Catalan, recover the Catholic faith, war against the Turks and forget the architecture from the fifteenth century to the present days, is all impossible and useless. So to build La Lonja again means raising the same questions as the author, sharing the same interests and speaking the same language (Carlos Martí). The analysis of the Market was made from two different but complementary approaches: from the perspective of the architect craft and as a critical analysis of Sagrera’s imaginary. The first analysis decomposes the building into the construction elements and these into the pieces. To do this, the drawing and other tools of architect profession were used. The second one is a critical analysis of the methods of preparation of the architectural project. These two analyses would feed each other and allow raising the same questions as the author of La Lonja, sharing the same interests and speaking the same language. In La Lonja there is an interesting relation of the contrasts. On one hand, Sagrera worked with very clear rules such as sternotomy, modulation of the elements and standardization of the construction process. On the other hand, there is a whole series of construction elements and unique pieces that could only be done by the sculptor Sagrera. These two ways of doing, one regulated and the other one specific, coexist, while tensions and gaps appear between them from time to time. It is in these moments when the way of thinking and building of the Hall of the Merchants becomes clear.

Full textIn recent years, there has been observed a steady growth of Peruvian Economy and also in its main city Lima (capital). Some factors that show this growing situation are urban development, manufacturing sector increments and the strengthening of the internal and external trade, coupled with the increased of the spending capacity of the people. Puente Piedra, is a district located in the north area of the city and has a large land area (71.18 Km2), as well as favorable weather conditions for productive and recreational activities. At present time, the Puente Piedra habitants represent 2.8% of the Lima Metropolitana population and it is consider as one of the four districts with higher poverty and less tax revenue. In this context, the present document proposes an Strategic Planning for Puente Piedra, that will be in charge of their municipal authorities, which allowing them to become the leader district of the Northern Area for 2025 year; based on its growth on improving basic services for sustainable urban development, the strengthening of its economic activities already installed and the formalization of its business sector. Strategic Planning done follows the methodology of the Strategic Process, developed by Dr. Fernando D’Alessio, the same one that allowed the identification of the current situation of the district and the approach of five long-term goals, appropriately supported by consistent strategies and short-term objectives. These long-term objectives involve the main priorities of Puente Piedra development, which are: (a) the real state industry, still emerging in the district due to the lack of basic services; (b) metal-mechanical sector, present at the current time in the district and with great potential; and (c) recreational areas which, based on weather conditions of the district, are attractive to the population of North Area of Lima. Likewise, do not leave aside trading sector, agricultural and general population, whose their well-organized collaboration, will allow the progressive reduction of population insecurity. Finally, the present Strategic Planning requires an appropriate legal framework to make easier the fulfillment of the planned objectives; as well as the commitment of the authorities responsible for the management and periodic monitoring of the results. In this way, Puente Piedra will have a recognized and valued image by all its residents and neighboring districts, as the district room, tourism and manufacture, with a great social and environmental awareness, moreover to be a nice and secure place to live, invest and work.

When analyzing the demand for this type of establishment, the main problem arises as the lack of spaces that can meet the different needs of the user where the activities to be carried out can be differentiated due to being conditioned spaces not designed for their purpose. For this reason, the location of the project in the area of greatest demand is proposed, being this Lima where the needs of its inhabitants must be met from an architectural approach focusing on the main user for which the study of Neuroarchitecture is carried out as a tool to enhance stimulation in infants.

It is located in the district of Puente Piedra located in the north of the city and department of Lima in Peru. This project is clearly aimed at private investment, unlike the social projects of the Peruvian State. Very important points that make the difference between the State are: the competition, the cost of the land, the yield and the utility. The presented proposal is intended to cover basic needs and with even greater impetus, by providing life quality to users. It is a proposal, whose main purpose is to create a comprehensive, safe and dignified project that promotes community life. The project has been designed within economic, sustainable and environmental parameters. A commercial block has been included, which generates income is used for general maintenance, and also consists of renewable energy such as solar panels and wind turbines, as well as a wastewater treatment plant. All of this reduces monthly expenses like energy and water consumption, as well as being a sustainable and eco-friendly project.
