Abstract:
The main objective of the study was to determine the effect of farm to abattoir environmental conditions and their subsequent effects on behavioural and physiological responses, as well as the quality of meat from Nguni (NG) and non-descript (ND) beef steers reared extensively on natural pastures. The forty 16 – 19 months old steers (20 ND and 20 NG) used in the current study were grouped together, medically treated, allowed three weeks acclimatizing period and were used in this trial over a four-month period. The weather and periodical variations influence on time budgets and body weights of these steers were determined. Furthermore, the effects of on-farm successive handling on behavioural scores and physiological responses of the same steers were determined. Later in the trial, some pre-slaughter effects on response-behaviour, bleed-out times and selected blood physiological responses were determined. Finally, the effect of genotype, muscle type, lairage duration, slaughter order and stress responsiveness on pH24, temperature, colour (L*, a*, b*, C, HA), thawing (TL) and cooking (CL) losses and Warner Bratzler Shear Force (WBSF) of the meat harvested from the same steers were determined. The daily time budgets of steers in natural pastures changed with temperature, humidity, observation week and time of the day. The grazing behaviour was observed throughout the observation days (> 37 percent); though it was reduced (26.9±2.64 percent) on days with higher temperatures and low humidity. Higher proportions of drinking (1.5±1.04 percent) and standing (20.8±4.63 percent) behaviours prolonged in such weather conditions, which were mostly during midday. The avoidance-related behaviour of the steers during handling varies, with the steers showing more avoidance and aggression in other weeks than some. These variations could however be traced back to the events of that particular day/time of handling. Only Weighing Box (WBS) and stepping (SS) scores differed (P<0.05) with genotype; with more calm NG steers (> 40 percent) and not kicking than the ND steers that were more vocal (20–60 percent) and kicking (> 5 percent). In addition, the weekly behavioural responses were reflected (P<0.05) in the measured cortisol, glucose and lactate. However, regardless of the prominent negative behaviour seen over time, the levels of the measured blood constituents continued to drop. Furthermore, steers of different genotypes displayed similar (P>0.05) response to the identical pre-slaughter conditions they were exposed to. However, steers that were Transport Group 1 (TG1) showed more avoidance (63.2 percent) pre-slaughter than those in TG2 (23.9 percent). Furthermore, all the steers that were in slaughter Group 2 (SG2) showed less avoidance behaviour than those in other groups. Vocalization was observed only for ND steers (5 percent), in TG1 and SG2. Some connections between the observed pre-slaughter activities and some behavioural and physiological changes of these steers were established; with TG1 and SG1 steers showing higher cortisol (140±14.50 and 175.9±17.24 nmol/L, respectively) and lactate (12.4±0.83 and 13.5±1.12 mmolL) levels than the other groups. Lastly, the muscle type, genotype, lairage duration, slaughter order and stress responsiveness have an effect on some meat quality characteristics of the two genotypes; with the L. dorsi muscle having highest WBSF (38.0±1.35N) than the Superficial pectoral muscle (Brisket muscle) (30.7±1.35N). Additionally, steers lairaged for a shorter time produced a L. dorsi with higher WBSF (41.6±2.34N) and a Brisket with lower TL (2.7±0.24 percent). It can therefore be concluded that the conditions and activities at the farm, during transportation, lairaging and slaughter at the abattoir have an influence on some behavioural and physiological changes and the quality of beef harvested from the Nguni and non-descript steers that were extensively-reared in natural pastures. However, the relationship patterns between these different conditions are not clear.

Abstract:
One of the main deterrents against group-housing systems of dry sows is the aggression between animals and the expensive designs necessary to prevent this. This is related to the low feeding level accepted in practice. The low level of feeding is also linked to the occurrence of stereotypies which are generally accepted as an indication of poor welfare. An ad libitum feeding system which does not result in excessive intake and concomitant problems of obesity, might improve sow welfare and have economical advantages in reducing capital cost. Suitable diets might be high-fibre diets. High inclusion levels of several fibrous materials failed to prevent excessive intake. Only unmolassed sugarbeet pulp gave acceptable results, when included at a level of 580 to 650 g/kg. Composition of the fibre appeared to be more important in regulating voluntary intake than fibre concentration of the diet per se. A diet containing a high level of sugarbeet pulp (SBP) had a long transit time and high nutrient digestibility. Nutrient digestibility was influenced by protein level and source. A SBP diet appeared to regulate intake by physical, physiological and metabolic mechanisms. The large volume of wet sugarbeet pulp will increase gastro-intestinal fill. The rate of glucose absorption and secretion of insulin was reduced. A high pre-feeding plasma VFA concentration indicated a more constant supply of nutrients for a longer period after feeding. A SBP diet increased feeding time four-fold. Animals receiving a SBP diet were less active and engaged to a lesser extent in post-feeding oral behaviours. A marked reduction in time spent rooting suggests that the sows were less food-motivated.

Abstract:
A programme of study was undertaken to assess the welfare status of multiparous gestating sows housed in dynamic groups in a straw yard and fed by electronic sow feeders (ESF). Comparison of production figures from the Seale-Hayne herd with those nationally confirmed its status as a typical commercial unit. In an initial series of investigations, detailed ethograms were compiled to describe the animals' repertoire of activities and interactions. Lying and straw manipulation were found to be the predominant behaviours and attacks directed towards the head were the most commonly performed type of interaction. Although there was little evidence of aggressive behaviour, most interactions were found to occur in areas where there was an obvious source of competition, namely the feeding and lying areas. A recording scale was devised to assess the level of skin damage arising from aggressive interactions. Whilst data revealed a relationship between parity and the extent of injury, both the frequency and intensity of injury were found to be low for all animals and there was very little evidence of vulva biting, commonly cited as a major criticism of group-housing systems. Animals were observed to rest predominantly in the lying area. There was an association between parity and resting location, with older animals occupying those areas perceived to be more favourable. Recently introduced gilts and sows were observed to integrate gradually with the main group. An argument is put forward for the existence of sub-groups based upon parity within the main group, although it was concluded that it was difficult to prove such a theory. A series of voluntary feed intake (VFI) trials revealed that the animals' feeding motivation was not satisfied by the allowance fed in gestation. Results from a trial when animals were offered a high fibre, low energy diet in comparison with their conventional feed suggested that the animals had a requirement for a certain level of energy and were not motivated simply by a desire for gut-fill. However, a subsequent investigation into the animals feeding behaviour did not reveal any evidence of a frustrated feeding motivation; there was little evidence of non-feeding visits and few animals were recorded in the feed queue throughout the day. It is concluded that sows can be group-housed in a dynamic system on a restricted feed intake without detriment to their welfare or productivity status. A number of factors were found to be critical to the success of such a system including the freedom for animals to behave as individuals, the regular provision of fresh straw and adequate space for newly introduced animals to integrate gradually with the herd.

It includes only part A (Data Accompanying Report), B (Summary Technical Report), C (Situational Drawings), D.1.1 (Architectural and Building Solutions) and D.1.3 (Fire Safety Solutions) of Appendix 6 of this Decree. In addition, a thermal-technical assessment of the building was elaborated. There are two specializations in small range as additional part of the documentation as well. Today is the parish used only occasionally, and especially in summer, when there held a children's summer camp and during the rectory used by the municipality for several local events - Children's Day, the burning of witches and the very popular local pig butcher called. Town swine. Generally speaking, the parish is rather unexplored, which corresponds very poor technical condition of the building. Draft accepts the existing use of the parish and further expanded. Potential parish is large and it is necessary to use it. New feature parsonage combines several options to use, so that the parish could adapt current demand and that was sustainable. There is a use for the local and the general public that there will be a meeting. It can not easily determine which usage is dominant because they complement each other. Fara will serve as educational, environmental, cultural, sports and leisure center. Will focus on school trips, camps, but also for families with children, young, single or elderly. For everyone here finds the program. The training is aimed at growing their own vegetables and fruit and its subsequent processing in the kitchen. Subsequently, these can be grown raw materials directly used for teaching practice in the kitchen, where there will be lessons focused primarily on healthy and balanced cuisine. Lecture Hall may fold to lecture on the organic way of life, among other rectory also offers art workshops. The study investigates traces and historical origins, socio-economic, political and cultural lives of 'black servants' who worked and lived at the Zwartkoppies Farm and other establishments owned by Sammy Marks through photographs, oral histories and Archives. Furthermore, I interrogate the notion of representation by exploring the house as a colonial object and the site as exclusive and perpetuating divisions in a democratic South Africa. The decision to employ oral histories is so as to give these servants the freedom to represent themselves in a space where their voices have been muted in their presence. The history of labour in Southern Africa serves as my point of departure so as to better frame my research. Abstract:
Agricultural production is an important source of environmental emissions. While water quality concerns related to animal agriculture have been studied extensively, air quality issues have become an increasing concern. Due to the transfer of nutrients between air, water, and soil, emissions to air can harm water quality. We conduct a multi-objective optimization analysis for a representative dairy farm with two different approaches: nonlinear programming (NLP) and ϵ-constraint optimization to evaluate trade-offs among reduction of multiple pollutants including nitrogen (N), phosphorus (P), greenhouse gas (GHG), and ammonia. We evaluated twenty-six different scenar- ios in which we define incremental reductions of N, P, ammonia, and GHG from five to 25% relative to a baseline scenario. The farm entails crop production, livestock production (dairy and broiler), and manure management activities. Results from NLP optimization indicate that reducing P and ammonia emissions is relatively more expen- sive than N and GHG. This result is also confirmed by the ϵ-constraint optimization. However, the latter approach provides limited evidence of trade-offs among reduction of farm pollutants and net returns, while the former approach includes different re- duction scenarios that make trade-offs more evident. Results from both approaches indicate changes in crop rotation and land retirement are the best strategies to reduce N and P emissions while cow diet changes involving less forage represents the best strategy to reduce ammonia and GHG emissions.<br>Master of Science<br>Human activities often damage and deplete the environment. For instance, nutrient pollution into air and water, which mostly comes from agricultural and industrial activ- ities, results in water quality degradation. Thus, mitigating the detrimental impacts of human activities is an important step toward environmental sustainability. Reducing environmental impacts of nutrient pollution from agriculture is a complicated problem, which needs a comprehensive understanding of types of pollution and their reduction strategies. Reduction strategies need to be both feasible and financially viable. Con- sequently, practices must be carefully selected to allow farmers to maximize their net return while reducing pollution levels to reach a satisfactory level. Thus, this paper conducts a study to evaluate the trade-offs associated with farm net return and re- ducing the most important pollutants generated by agricultural activities. The results of this study show that reducing N and GHG emissions from a representative dairy farm is less costly than reducing P and ammonia emissions, respectively. In addition, reducing one pollutant may result in reduction of other pollutants. In general, for N and P emissions reduction land retirement and varying crop rotations are the most effective strategies. However, for reducing ammonia and GHG emissions focusing on cow diet changes involving less forage is the most effective strategy.

Abstract:
Due to changed air humidity, wooden houses can be affected negatively by for example deformations and settlements. Hälsingland farms (Hälsingegårdar) are a number of old homesteads, of which seven are listed at UNESCO’s World Heritage List. The wooden buildings at Hälsingland farms reflect the building techniques from the 18 and 19th century in Hälsingland province and are therefore of value both economically and culturally. To preserve the buildings in their original condition and to pass down the knowledge of the building techniques there is need of accurate documentation. Accurate documentation is possible through three-dimensional models created by, for example, terrestrial laser scanning. The aim of this study has been to develop recommendations for documentation of wooden buildings, such as Hälsingland farms, with terrestrial laser scanning and to create the base for future deformation investigations on Slåttagården, a Hälsingland farm. Terrestrial laser scanning was carried out in April 2017 at Slåttagården. With Global Navigation Satellite Systems (GNSS) receiver, five points on the ground were measured to establish a reference network. A number of control and check points were measured with a total station on and around the main building. The control points were marked with spherical targets. After the laser scanning was completed, the point clouds were registered in two different ways, with cloud-to-cloud registration and target-to-target registration. Then the point clouds were georeferenced into the external reference system. The position uncertainty was controlled in the software Cyclone by comparison between check points and modelled planes from the georeferenced point cloud. Registration and position uncertainties for the two registration methods differ marginally, which indicates that the use of targets in TLS projects similar to this study is not necessary. TLS is limited by the fact that it is a terrestrial technology and therefore needs to be supplemented with other documentation technologies, such as Unmanned Aircraft System. The study provide a base for future deformation studies at the Hälsingland farm Slåttagården. The collected data have low position uncertainty (about 0.01 m) and are therefore considered to be a good base for continued deformation studies.<br>Byggnader i trä kan vid ändrade fuktförhållanden påverkas negativt genom bland annat sättningar och deformationer. Hälsingegårdar är ett antal äldre bondgårdar, där sju av dessa är listade på UNESCO:s världsarvslista. Hälsingegårdarnas träbyggnader speglar 1700- och 1800-talens byggnadstekniker i Hälsingland och är därför av värde, både ekonomiskt och kulturellt. För att bevara byggnaderna i deras ursprungliga skick samt för att föra vidare kunskapen kring dåtidens byggnadstekniker krävs en noggrann dokumentation. Noggrann dokumentation är möjlig med hjälp av tredimensionella modeller skapade med exempelvis terrester laserskanning (TLS). Syftet med den här studien har varit att ta fram rekommendationer för utförandet av dokumentation av gamla träbyggnader, till exempel Hälsingegårdar, med hjälp av TLS samt att skapa underlag för framtida deformationsundersökningar på Hälsingegården Slåttagården. TLS utfördes under april månad 2017 på Slåttagården. Med GNSS-mottagare mättes fem punkter in för att etablera ett referensnätverk. Ett antal kontrollpunkter mättes in på byggnaden av huvudintresse med hjälp av en totalstation. Med totalstationen mättes också stödpunkter kring byggnaden in, dessa markerades med sfäriska signaler. Efter sex uppställningar TLS registrerades punktmolnen på två olika sätt; punktmolnsregistrering och registrering baserad på konnektionspunkter. Därefter georefererades punktmolnen till externa referenssystemet. Lägesosäkerheten kontrollerades därefter i programvaran Cyclone genom en jämförelse mellan kontrollpunkter och modellerade plan från det georefererade punktmolnet. Registrerings- och lägesosäkerheter för de båda registreringsmetoderna skiljer sig marginellt åt, vilket talar för att användning av signaler i laserskanningsprojekt liknande denna studie inte är nödvändig. TLS begränsas av att det är en markbunden teknik och behöver därför kompletteras med annan dokumentationsteknik, till exempel obemannade flygfarkostsystem (UAS). I studien skapades ett underlag för framtida deformationsundersökningar på Hälsingegården Slåttagården. Insamlade data har låg lägesosäkerhet (cirka 0,01 m) och bedöms därför ha goda förutsättningar för fortsatta deformationsundersökningar.

Embasam as ideias deste trabalho os seguintes autores: CALDART(2005), ARROYO(2003), MATTOS(2011), FREIRE(2005), FREIRE(1983), GARCIA-MARRIRODRIGA (2010), MORIN(2003), PEREIRA(2010), FRAGOSO(2005), FURTADO(2004), CARVALHO(2006), BEGNAMI(2004), GIMONET(2007). Assim como o contexto das Leis de Diretrizes Curriculares Nacionais para a EducaÃÃo BÃsica (2010), os Marcos Normativos da EducaÃÃo do Campo(2012) e a Proposta PedagÃgica da Escola, dentre outros autores e documentos que tratam da EducaÃÃo do Campo. Para confrontar as leituras, foram realizadas observaÃÃes na Escola e nas comunidades onde residem os/as alunos/as egressos, entrevistas com alunos/as egressos e com profissionais da escola. Foram realizadas ainda entrevistas com uma ex-professora dos/as alunos/as entrevistados e com dois lÃderes comunitÃrios que acompanham esses alunos/as ao longo de suas vidas. No decorrer da pesquisa, verificou-se que a escola reconstrÃi um olhar humanizador e consciente sobre o campo e sobre suas fragilidades econÃmicas e naturais. Para finalizar, pode-se asseverar que a prÃtica social dos alunos e alunas à diferenciada, na medida em que hà um desenvolvimento da consciÃncia crÃtica desses, lhes permitindo uma leitura de mundo ampla capaz de subsidiar uma prÃtica social de construÃÃo de um mundo melhor em seus diferentes espaÃos de vivÃncia, promovendo, assim, a prÃxis educativa atravÃs da reflexÃo da vida e da escola.<br>This study investigates the formative project developed at the School Agricultural Family Dom Fragoso, located in the community of Santa Cruz , Independence, CearÃ. The reflections of this work focus on understanding the role of this project in the social practice of its graduates students who live in the context of Cearà semiarid region. It is a qualitative study that used the case study strategy to deepen the concepts discussed. To reach the proposed objective and investigation will as a guide these studies the following problem: What are the contributions of the training project of Dom Fragoso Agricultural Family Farm School in social practice of its graduates students? The following authors form the base ideas for this study: CALDART (2005), ARROYO (2003), MATTOS (2011), FREIRE (2005), FREIRE (1983), GARCIA-MARRIRODRIGA (2010), MORIN (1999), PEREIRA (2010) , FRAGOSO (2005), FURTADO (2004), CARVALHO (2006), BEGNAMI (2004), GIMONET (2007). The context of National Curriculum Guidelines for Basic Education Laws (2010), the Normative Guides for Countryside Education (2012) and the School&#8223;s Pedagogical Planning, among other authors and documents, deal with Rural Education. To confront the readings, the following tasks were performed: observations at school and communities where the former students live; interviews with former students, school professionals. Interviews were also performed with a former teacher of the interviewed students and two community leaders who accompany these students throughout their lives. During the search the school rebuilds a humanizing and conscious look at the field and it&#8223;s economic and natural. Finally one can assert that the social practice of pupils is different , in that there is a development of critical awareness of these , allowing them a wide world of reading able to subsidize social practice of building a better world in its different spaces of experience , thus promoting the educational practice through reflection of life and school. Through the narratives of families accompanied, we seek to understand their ways of being and living in the world. The master's thesis is divided into two parts. The term „property“ and also terms dealing with segment of the vacation properties are defined in the theoretical part. Then there are defined different types of prices and valuation. This part also deals with the fact, that affect the selling price. Price maps and their importace at present are discussed in the last chapter. The practical part deals with procedure of creation of the price map, whose byproduct is creation a form for the estimation of the usual price. The region is defined here, including charakteristics of individual location, followed by a description of the property market in the region and analysis of the data base for creating price maps. The price map in text and graphic vision and the form are output. Estimation of the selling price of the property is generated after filling the form. The applicability of the form is verified by determination of the selling price of farm house in Slatina nad Zdobnicí. This property is also being valued according to price regulation in parallel. The practical part is completed by comparing of both achieved prices.

Förutom i Stockholm uppvisar den lokala kollektivtrafiken en nedåtgående trend i trafikutvecklingen, trots en årlig subvention om 10 miljarder kronor. Drift av lokal kollektivtrafik i mindre och medelstora städer baserat på samhällsekonomiska kriterier skulle bl a medföra en prispolitik som kräver en subvention om drygt 50%. Att detta ungefär motsvarar rådande subventioneringsgrad är dock inte ett tecken på att kollektivtrafiken bedrivs på samhällsekonomisk grundval, eftersom det visar sig att prisstrukturen är grovt suboptimal. Vad gäller investeringspolitik framgår det dessutom av en enkätundersökning att trafikhuvudmännen inte använder samhällsekonomisk kalkyl (CBA) vid planering och drift av lokal kollektivtrafik, så syftet med avhandlingen är att visa på de möjligheter till förbättringar av den lokala kollektivtrafiken som skulle uppstå om den bedrevs på samhällsekonomisk grundval. Operationaliseringen av teorin kräver först att några grundfrågor för en tillämpning av allmän välfärdsekonomisk teori på bedrivande av lokal kollektivtrafik benas upp. Det är väsentligt att göra en åtskillnad av utbudet av kollektiva transporttjänster mellan ett grundläggande utbud som är att betrakta som ”merit goods” och övrigt utbud där nyttan på normalt sätt mäts genom konsumenternas betalningsvilja. I en omfattande fallstudie av den lokala kollektivtrafiken i Linköping exemplifieras vad effekten blir, dels av vissa utbudsförändringar, som har sållats fram i strävan mot systemoptimum, dels av ändamålsenlig efterfrågestyrning, och med CBA beräknas vad nettoresultatet kan tänkas bli. Om förbättringar som ger lika stor nettonytta som i Linköping kan göras hos flertalet andra trafikhuvudmän med en samhällsekonomisk ansats, skulle den totala nettonyttan aggregerad över hela Sverige vara betydligt större än vad vissa av de omskrivna jätteprojekten inom kollektivtrafiksektorn kan prestera.<br>Except in Stockholm, local public transport shows a declining trend in spite of an annual total subsidy from the County councils of 10 billion SEK. This is fair enough. Running local bus services in small and medium sized towns in accordance with welfare economic criteria implies among other things a pricing policy which requires subsidization just above 50%, which happens to be the same as the present degree of tax-financing. However, this is just a coincidence, and not a mark of optimality, because it is found that the structure of fares is clearly suboptimal. As regards investment policy it is furthermore confirmed by a questionnaire survey that neither the principals (the County councils) nor their agents (bus companies) use cost-benefit analysis (CBA) for the design of local public transport systems, so the purpose of the thesis is to demonstrate the potential improvements of public transport in small and medium sized towns run on the basis of welfare economics. The operationalization of the welfare economic foundations requires some theoretical reorientation in the particular case of local public transport. A fundamental division of the supply is made between the “merit goods” part of total supply and the “normal goods” part, where benefit is measured by the individual willingness-to-pay. In a case study of the bus transport system of Linköping a number of generally applicable minor improvements are found by the welfare economic approach, which aggregated to the national level would imply a total net benefit which more spectacular projects in the public transport sector rarely can present.

Mestrado em Finanças<br>Um caso de estudo do Vila Monte Farm House, um hotel de luxo localizado no Algarve, é apresentado e analisado de forma detalhada. Nesta tese, o Discovery Portugal Real Estate Fund, um fundo imobiliário da private equity portuguesa Explorer Investments, tem de decidir se deve investir e reestruturar o Hotel Vila Monte. Adicionalmente, em caso afirmativo, também deve estimar qual o valor desse investimento. O problema é apresentado de forma clara e sintética, sendo desenvolvida e proposta uma possível solução. Começa por se analisar a indústria hoteleira, os seus fatores-chave e tendências, o estado geral da económica portuguesa e os intervenientes deste caso específico. Ademais, foi aplicado um método de Cash Flows Descontados ("DCF"). De forma a verificar este resultado e tomar uma decisão de investimento totalmente informada foram calculadas múltiplas métricas, assumindo diferentes valores de investimento inicial para cada caso: Valor Atualizado Líquido ("VAL"), Taxa Interna de Rentabilidade ("TIR") e Período de Reembolso Descontado. Finalmente, completou-se a análise aplicando múltiplos de mercado (rácios Preço-Resultado Líquido e Preço-Valor Contabilístico do Capital Próprio) e um resultado semelhante foi encontrado. Em suma, concluímos que, de acordo com os nossos pressupostos, o Discovery Portugal Real Estate Fund deve investir na aquisição e reestruturação do Hotel Vila Monte, uma vez que tal cria valor para os acionistas deste fundo.<br>A case study of Vila Monte Farm House, a luxury hotel based in Algarve, is presented and thoroughly analysed. In this thesis, Discovery Portugal Real Estate Fund, a real estate fund from the Portuguese private equity firm Explorer Investments, is considering whether it should invest in the acquisition and subsequent restructuring of Vila Monte Hotel and, if so, by how much it is willing to purchase. We present the problem in a clear and synthetized way and follow on by proposing a possible solution. We begin by focusing on the hospitality industry, its key drivers and trends, the overall state of the Portuguese economy and the intervenient of this specific case. Furthermore, we employ a Discounted Cash Flows ("DCF") technique. In order to cross-check this result and to make a fully informed investment decision we compute multiple metrics, assuming different initial investment values in each case: Net Present Value ("NPV"), Internal Rate of Return ("IRR") and Discounted Payback Period. Finally, we complete our analysis by applying market multiples (Price-Earnings and Price-to-Book ratios) and reach a similar result. We conclude that, according to our assumptions, Discovery Portugal Real Estate Fund should invest in the acquisition and restructuring of Vila Monte Hotel, since it creates value to the fund's shareholders.<br>info:eu-repo/semantics/publishedVersion

The diploma thesis is the proposal of the Christian community and spiritual center near Church of St. Anthony of Padua in Ostrava Kunčičky. The building program corresponds to the catchment area of Kunčičky and includes an existing church building (conversion for the contemporary liturgy) with the addition of a new parish with a living space, a parish office and a meeting room. The existing building of the parish (adaptation for commercial use, bistro and offices) and the community center includes: a social hall with the necessary background, 2 flats 1 + kk and apartment for collective accommodation, clubroom and classroom for leisure activities, music, art workshop and warehouse. Part of the area is new square as the new centre of Kunčičky, the park and green area "open garden" with a children's and sports playground. The proposal is based on the creation of a new public space in the vicinity of the existing church. The pre-church is widened and creates a new square, the center of the city with the potential of meeting, landmark, festivities, Christmas markets, etc. On the contrary, the community center is behind the church and creates a new public space "open garden". Around it all community events are concentrated. Among these spaces is a "filter" set, as a soothing element of two poles. The complex offers people from this locality also a wide range of the city, a new offer of cultural, social and spiritual activities.

Thus, it is common to see agricultural lands are used for factory and vacation housing purposes. In order to reduce violations on using agricultural lands, it is necessary to review how the agricultural land policy works. In July 2011, considering that many agricultural lands were used for residential/vacation housing and industrial factories, Agricultural Development Commission prepared a draft amendment on “Regulations for building farm houses on agricultural land”, the main point of revision is to limit the qualification of applicant who has no full time job other than farming. And, his annual income from executing professional business, salary and wages as well as pension income should be lower than NTD 500,000. This draft amendment strictly narrows down the qualification and land area for building farm houses. The purpose is to avoid trading agricultural lands and building farm houses illegally. Therefore, this research is to discuss if “draft for regulations of building farm houses on agricultural land” will influence the transaction price of farm land so as to understand if the amendment will decrease abnormal farm land speculation trading and make agricultural lands be used for agricultural production. The Hedonic pricing method is employed to conduct the empirical analysis. The results of the analysis show that “draft for regulations of building farm houses on agricultural land” has negative impacts on the price of agricultural land. .Road width and the shape of agricultural land have significant positive impacts on the price of agricultural land. It is in line with our expectation. As for general macro factors, the interest rate only changes slightly but the demand increase a lot. So, even that the interest rate increases a little, the demand of agricultural land is still large and the price appears to be increase positively. Income growth rate has significant positive impacts to agricultural land price. It is consistent with our expectation. That is, increase in income growth rate has significant effects in increasing in agricultural land price.

Within the international context, energy has become a central factor in our everyday ways of life. There is increasing dependence on energy resources such as electricity to improve people quality of life. In developing countries, many people still do not have access to energy due to several challenges that have hindered infrastructural development and economic growth. At the same time, there is a growing interest in the protection of the environment and addressing issues of climate change. Green technologies such as solar water heaters are identified as technologies that meet the need of both its end-users and the environment through the provision of hot water. Access to 'hot water' is seen to be an important element resulting in an improved quality of life. In addition, several methods of heating water are explored to assess the attitudes and perceptions that people have towards solar water heaters. The dissertation involved in-depth interviews with residents from low income RDP houses in Kwandengezi Coffee Farm and government officials from eThekwini Municipality involved in the solar water heater programme for low income communities. The interviews revealed that renewable energy interventions such as the solar heater programme for low income communities contribute significantly to an improvement in people‘s quality of life. The availability of solar heaters allows people to enjoy hot water at a free cost, hence an improvement in the quality of life. Agricultural policy continues to play a large role in risk reduction for agricultural producers in the United States. However, current budget deficits and growing national debt has many policy makers looking for ways to change the farm safety net. The interactions of current and new policy tools including crop insurance and representative farms were examined in a simulation model for four representative farms. Various outcomes were examined with attention primarily focused on (1) magnitude and frequency of farm program payments, (2) government costs and farmer return on insurance premiums paid, (3) coefficient of variation of farm revenue and probability of negative ending cash, and (4) Stochastic Efficiency with Respect to a Function (SERF) analysis. Results indicated that Supplemental Coverage Option (SCO) and Stacked Income Protection Plan (STAX) programs provide high farmer returns and positive mean payments. However, SCO, STAX, and crop insurance provided lower levels of protection when both the base and harvest price decline by the same amount. Overall, the House farm bill was preferred by all four farms for every scenario. Additionally, the results for Alternative 4, which examined different insurance coverage levels, showed that it was possible for a representative farm to lower its insurance coverage and improve its financial position. The results indicate how farm programs cover various types of potential losses faced by producer which makes the results meaningful to both producers and policy makers alike.

The researcher is using a qualitative method to obtain the views, perspectives and feelings of the participants. For the purpose of the study is data collection limited to the sample population of people on the waiting list and those already in possession of low-cost house of the seven townships in the Witzenberg Local Municipality to. The researcher made use of questionnaires and interviews to collect data to make a profound finding and recommendation. In Witzenberg, 41% of households earn less than R30000 per annum (Witzenberg Local Municipality 2012: Online) which indicate that the Witzenberg Local Municipality has a high need for subsidized housing. The waiting list for low-cost housing in the Witzenberg Local Municipality currently stands at 6278 of which 1478 are a blocked housing project and a backlog of 4800 houses. The inhabitants of the Municipality received low-cost housing 8 years ago (Witzenberg Local Municipality 2012: Online). Witzenberg Local Municipality does has a housing problem, which stems from finance, affordability, insufficient land to erect housing projects, overcrowding, and quality of housing, staff shortage, unemployment, uncontrolled farm evictions and community involvement (Witzenberg Local Municipality 2007a:Online). Low-cost housing is in demand to address the challenges. Farm evictions, influx into the Witzenberg Local Municipality and forming of informal dwellings and increasing of squatter camps hold a serious threat to build sustainable, quality low-cost housing in the Witzenberg Local Municipality and with limit staff is in-flux control very hard to manage. Although the homeowners of the Witzenberg Local Municipality are happy to have received houses, they expressed much concern about the poor construction work, overall quality of the materials used as well as the housing process adopted by the Witzenberg Local Municipality.<br>Public Administration<br>M. Through in-depth interviews, this research identified farm house construction factors and established Lanyang Plain agent-based model, hoping to explore the influence of the decision-makers’ rules of conduct on the construction of cottages, and to understand the interactions between agents and social and economic environment through the agent-based model (ABM). As to the spatial simulation, this study simulated the development trend of 2006-2021 through the IDRISI GIS tools in order to investigate the impact of the cottage construction on agricultural land use. Through further analysis, the researcher also explored the process of the changes to confirm that there was a significant impact of government policies and construction on agricultural land resources. The results of the present study indicates that the number of cottages from 2006 to 2021 will be doubled based on the existing regulations and agricultural policies, and the cottages would mainly locate in Sanshing Township and Yuanshan Township. If the government can restrict the location and the number of the cottages, the development of cottages would be inhibited, the damage that may cause to the environment would be reduced, the development cost of public facilities on cottage-building would be lowered. In conclusion, the agricultural development policy has a tremendous effect on the development of cottages; therefore, the government needs to restrict the development of the cottages in order to protect valuable agricultural land.

According the controlling policy, policy evaluation, and farmland development right transfer relevant theories, farmland management, questions and answers, and conclusions of important meeting were analyzed detailedly. Field observation and personal interview were applied as research method in this study. The result of this study can reflect the real situation of constructing cluster farm house and find out the regulation problem. The results indicated that 42 events with 1,014 households have been applied for constructing cluster farm house during 7 years. Comparison with the individual farm house construction, the amount is lower. 63% of construction base was located on specified agricultural area. Coordinate agricultural land was distributed on slopeland conservation area agricultural land (39.6%), forest land (20%), and forest area agricultural land (5.6%). The results are conflicted with the protection of the high quality farm land. Conclusions and suggestions in this research are as followings: 1. The policy of constructing cluster farm house is queried. The main reason is initiator and subsidize beneficiary are not farmers. The great majority are not engaged in agriculture for a long time, they are namely new farmers produced by this system. Interests of land appreciation fall into the building trader mostly. Therefore, how to identify the real farmer is the primary affair of researching the regulation system. 2. The construction site and integrate planning did not consider the architectural appearance. Constructing cluster farm house may have negative effect on rural village development and farm land resource protection. 3. It is difficult for farmer to call 20 persons together to constructing cluster farm house by them. The central authority office should join, coach, and help to mobilize the mechanism or standard, increase the money award and subsidizing items which may induce the interesting. In the mean while, cooperate with enhancing popularizing will promote the achievement. The authority office should examine the actual need of the farmers before construction and find out the problem, then may suggest the modification of the regulations.

In this study, digital technology has been applied to create a Community Heritage Story House in the Top Vegetable Local Farm (Dingcaiyuan). The data collection is mainly from documents related to the concept applied to consumption, clothing, living, culture or entertainment in the Dingcaiyuan community. This study examines the application through digital media technology to build a story house with six themes. Behind this study, there is a prospect to encourage cultural heritages of Taiwanese ancestral products by recalling people’s memories of ancient times as well as activating nostalgic appeals to these products. Last but not least, the story house could serve as a platform for knowledge and experience exchange of the nostalgic products through digital media.

For real estate itself, the high heterogeneity is easier to find than other. Although lots of researches solve this problem and take many factors into consideration when estimating the house price model, it still can find most of them ignore the environmental factor. The externality generated by ecosystem service is hard to monetize, so here we want to take the HPM to estimate the relation between house price in Taoyuan County and farm pond, hoping to figure out the effect produced by ponds. In this research, we adopt the estate data collected by government and use GIS to calculate the distance and area between house and pond. And for solving the spatial dependency problem, spatial econometric method is utilized here to eliminate the coefficient bias. Based on the HPM results, we conclude that: (1) now the house prices in Taoyuan County have the problem of spatial autocorrelation, (2) the main factors affected house prices contain building structures, such as house age, square footage and numbers of bathroom, bathroom and living room, then followed with regional factors and farm pond factors, (3) general farm ponds do not influence to house prices nearby, (4) the planning farm ponds located on central city have positive effect on house prices. The result shows planned ponds are preferred by local people lived in Taoyuan and have positive effect on house. We suggest government should have well-designed plan for the ponds and based on the plan to raise the estate value and human welfare.

The 134-year old Frantz-Dunn House in Hoskins. Oregon is an intact, well-preserved example of rural Gothic architecture in the Willamette Valley. The old farmstead sits on a former Civil War Fort site and represents a link in the history of the region to the larger patterns of expansion in America during the nineteenth century. This study focuses on the family history of three generations of occupants of the historic dwelling. The information was gathered from extant materials and official documents, historic publications, local museum collections, visual observation of the house and from interviews with the relatives of the pioneer families and selected Hoskins residents. Special interest was paid to the interior furnishings and finishes in the interest of the material culture of the house. Interior furnishings were discussed from interview and extant elements. Tem como principal foco os Imóveis que estão abrangidos por proteção jurídica. Procura compreender a evolução dos espaços habitacionais em contextos rurais entre os séculos XVIII e XIX, tendo como suporte essencial as fontes arquivísticas, cartográficas e iconográficas, bem como os resultados obtidos durante o trabalho de campo. Este estudo visa, também, a integração histórica e a valorização do Património Arquitetónico Civil do Porto na Época Moderna. Neste sentido, no quadro de uma abordagem global do tema Casa, fomos ao encontro das propostas gizadas por Fernand Braudel e Daniel Roche tendo em vista delinear uma perspetiva «aproximada» à história do quotidiano no antigo Termo do Porto. It tries to understand the evolution of living spaces between the eighteenth and nineteenth centuries, having as essential support the archival, cartographic and iconographic sources, and the results we got during the fieldwork. This study also aims to the historical integration and the appreciation of the rural architectural heritage. In this context we tried a global approach to the house subject from the perspective of everyday life history. We followed the Fernand Braudel and Daniel Roche`s proposals. As we can deduce the History and Heritage themes are very global, so this study intersects different perspectives, in a variable scale, converging each other at the level of Social History, History and Architecture and Art History.

Indiana University-Purdue University Indianapolis (IUPUI)<br>The landscape of James A. Garfield’s Mentor, Ohio home (now preserved at James A. Garfield National Historic Site) contains multiple layers of historical meanings and values. The landscape as portrayed in political biographies, political cartoons, and other ephemera during Garfield’s 1880 presidential campaign reveals the existence of the dual cultural values of agrarian tradition and agricultural progress in the late nineteenth century. Although Garfield did not depend on farming exclusively for his livelihood, he, like many agriculturalists of this era participated in a process of mediation between these dual values. The function of the landscape of Garfield’s farm between 1876 and 1880 is a reflection of this process of mediation. After President Garfield’s assassination in 1881, his wife and children returned to their Mentor home. Between 1885 and c. 1905, Garfield’s widow Lucretia made numerous changes to the agricultural landscape, facilitating the evolution of the home from farm to country estate. Despite the rich history of this landscape, its cultural complexity and evolution over time makes it difficult to interpret for public audiences. Additionally, the landscape is currently interpreted exclusively through indoor museum exhibits and outdoor wayside panels, two formats with severe limitations. I propose the integration of deep mapping into interpretation at James A. Garfield National historic site in order to more effectively represent the multi-layered qualities of its historic landscape.

This study focuses on interpreting the archaeological evidence from the Huddleston House farmstead, in Wayne County, Indiana. Four generations of Huddleston families called the farmstead their home. A diachronic perspective is used to reconstruct the historic landscape and economic changes over time. This thesis uses statistical analysis of data contained within primary documents to gain historical context. Fluctuating economic conditions and the passing of the frontier greatly influenced local and regional roles within the larger global economy. This thesis explains the effects these changes had on farm families like the Huddlestons. Local economic trends are established through documentary analysis. Exploring the level of congruence between the Huddleston family and the local trend, and then using that information to interpret the archaeological evidence was the goal of this research.
