Abstract:
Since economic liberalization period, Chinese housing typologies have experienced a dramatical change. From the traditional Siheyuan building type to the current gated communities, which prototype has become the most widespread residential housing type in modern China Cities. At the same time, many negative feedbacks about the city life have been appearing, such as traffic congestion, the loss of street vigor and the one side thousand cities phenomenon, etc, of which gated communities prototype is blamed as one of the causes. It seems that the traditional living habits had been overlooked for purpose of solving the population growth. While through the review of Chinese history changes, we could have a comprehensive understanding of the physical evolution and the social change behind it. The gated communities in contemporary China have their particular socio-political evolution process, which could not be explained directly by Western housing theory. And for the consequence, the unique tradition and the living habit, as well as the characteristic momentums during the developing process have a profound influence on the formation of Chinese gated communities, in both conceptual and materialistic way.

Strasbourg, Christina. "Behind closed doors: Exploring the gated community in Ontario." Thesis, University of Ottawa (Canada), 2010. http://hdl.handle.net/10393/28615.

Full text
Abstract:
This study examines the ways in which residents of a Canadian gated community in southern Ontario, Canada socially construct the meaning of both "community" and "safety". In particular, the study examines whether the assumptions and findings on community safety found in the literature on American gated communities apply to similar communities in Canada. Qualitative semi-structured interviews were conducted with four participants to explore the underlying assumptions and stereotypes that participants used in the discussions of community safety. Participants defined a safe community as one that is: homogeneous; excludes strangers and 'others'; provides both physical and social security; built on a sense of community life; and governed by rules and regulations. This study found empirical evidence that helps to validate many of the assumptions in the existing literature: the restriction of access helps residents feel safe; physical infrastructure is needed in order to feel safe; the ability to recognize who is a member of the community makes residents feel safe; and gated communities are viewed by their residents as nostalgic neighborhoods.

Abstract:
In a time when more and more people are moving to cities, the purpose of this study has been to analyze lines of demarcation in the urban landscape and to see if there are border technologies that surrounds the community. Charles Tilly's (2004) theory Durable Inequality and Richard Sennett's (2008) theory on the search for communalism in today's urban landscape have been fruitful starting-points for fulfilling the aim of this study. Täby Municipality, which is located north of Stockholm, has been the object of this study and with the theories presented by Blakely & Snyder (1997) as guidelines a further aim of this study has been to compare the lines of demarcation within Täby with physical boundaries in Gated Communities. The study has been conducted with qualitative interviews in combination with an observation, and the results of the study show that there are both unifying and excluding elements within Täby. The physical boundaries that the study has shown to be present in the municipality consist of geographical distance and forms of tenure. Furthermore, the wish to be near one's family has proven to be an important factor for social migration patterns. The analyzed statements of the residents of Täby display a calculating outlook towards their choice of residency where the benefits and downsides of the municipality are weighed against each other. However, regardless of the fact that Stockholm, with its exciting city life, is an alluring option of residency, Täby is perceived as the best alternative. Täby is the adequate option and the municipality where most opportunities are presented.

Kim, Suk Kyung. "The gated community: residents' crime experience and perception of safety behind gates and fences in the urban area." Texas A&M University, 2006. http://hdl.handle.net/1969.1/4130.

Full text
Abstract:
The primary purpose of the study is to explore the connections between residents' perception of safety and their crime experience, and the existence of gates and fences in multi-family housing communities in urban areas. For cultivating discussions regarding the connections between gated community territory, safety, and crime experience, this study classifies apartment communities according to the conditions of their gating and fencing: gated communities, perceived gated communities, and non-gated communities. It investigates residents' perceptions of safety and their opinions and managers' opinions on gated territory and safety. The major findings from the surveys are: Residents felt safer in gated communities than in non-gated communities. Residents' perceptions of safety in perceived gated communities were similar to those in gated communities. These results reflected the territoriality issue for improving residents' perceived safety in apartment communities. Residents' perceptions of safety in architectural spaces showed that residents' fear of crime in public and semi-public spaces must first be addressed in order to ease residents' fear of crime in an apartment territory. The reality of crime in apartment communities differed from residents' perceptions of safety. Gated community residents reported a higher crime rate than nongated community residents. In addition to gates and fences that define apartment territory, such elements as patrol services, bright lighting, direct emergency buttons, and visual access to the local police were indicated as the important factors for improving residents' perceived safety. Some architectural factors and demographic factors exhibited statistical correlations with residents' perceptions of safety. Those were types of communities, dwelling floor level, educational attainment, family size, and annual income. For predicting residents' perceptions of safety in their apartment territory, multiple regression models were obtained and residents' neighborhood attachment was also considered in the multiple regression models. The apartment community managers emphasized direct maintenance issues and residents' social contact with neighbors for improving residents' perceived safety. In conclusion, design and managerial suggestions for safer communities were proposed. For creating safer multi-family housing communities, territoriality and related architectural conditions and managerial considerations and residents' participations are emphasized. The concept of community programming for safer multi-family housing communities is suggested.

Roitman, Sonia. "Urban social group segregation : a gated community in Menzona, Argentina." Thesis, University College London (University of London), 2008. http://discovery.ucl.ac.uk/1444038/.

Full text
Abstract:
Gated communities are becoming an increasingly distinctive feature in contemporary cities worldwide. Their growth and multiplication has provoked serious concerns about their argued role in encouraging urban social segregation. This thesis sustains that this is an area of contention characterised by contradictory empirical descriptions. It also sustains that the absence of a conceptual framework constitutes a major obstacle for the understanding of the social consequences of gated communities. The purpose of the thesis is therefore to provide a conceptual framework and to answer two main questions: Is there a relationship between living in gated communities and urban social segregation? And if there is, how can this be explained? The thesis develops a conceptual framework drawing upon concepts from structuration theory to address these questions. This framework defines and establishes relationships between four key concepts: gated communities, urban social group segregation, social practices and viewpoints. The latter two are proposed as instruments for the analysis of urban social group segregation carried out by gated communities' residents. The thesis identifies and examines social practices and viewpoints of particular urban social groups living inside and in the surrounding areas of a gated community, in terms of their influences on urban social group segregation. The fieldwork of the research was carried out in a gated community called "Conjunto Urbano Palmares" in Mendoza, an intermediate city in Argentina. The research used a qualitative methodology with in-depth interviews as the main research tool. The findings of the research indicate that living in gated communities favours urban social group segregation. There is a relationship between living in gated communities and urban social group segregation that can be explained through the social practices and viewpoints of their residents. The particular attributes of the gated communities also contribute to the segregation of their residents from the outside local communities.

Contemporary gated communities in China have only risen to prominence over the past two decades since the Housing Reform and market economy. Research on this field mainly criticize Chinese gated community on their negative social impacts by directly borrowing arguments from the studies of Western gated communities, especially from the US counterparts. However, the socioeconomic connotation attached to gated communities in the US is not necessarily applicable to gating in the Chinese cases. Conceptions of cities in the US as the leading parts of this Chinese urban trend thus have to be questioned and investigated. This paper aims at analyzing the formation of Chinese gated community based on its unique historical context and socioeconomic conditions, and constructing a study framework to measure the degree of openness with its social impact. The historical formation of this peculiar spatial layout derived from a centralized administration concern, which in turn blended into the traditional value as a symbol of social order and belonging. As people's preferences for residence follow the historical traditions and customs, the way residents perceive gatedness is different from the opinions of the Western liberals. Moreover, the current socioeconomic environment contributes to distinguishing the specificities of Chinese urbanization process. The common interests shared by local government, private developers and customers prompt the prevalence of gated communities around the country. Translating the spatial language into measurable quantitative index enables the dissection of the gating phenomenon for objective openness degree assessment. As Chinese gated communities account for a large proportion of the land development, a comprehensive understanding of the measurable openness degree based on local context will better facilitate the research on Chinese gated communities and the rapid urbanization process.

Abstract:

Abstract:
In contemporary society with housing construction in full swing, ‘Gated Community’ has become a new phenomenon that soundlessly changing the way people lives. ‘Gated’ means ‘safe’ and ‘private’, but it is also associated with ‘segregation’ and ‘differentiation’. This contradictory concept has rich connotations that are concerning not only physical space and urban structure but also social stability and economical fairness, etc. To have better understanding of Gated Communities and their impacts, the dissertation has taken Wuhan, one of the famous metropolises in China, as an illustration. Through observing the quality of physical environment (size and scale, boundary form and environment, road system, public facilities, and open space), analyzing the relationship between public space and private sector, and evaluating process of property development and management, we learnt that huge-sized GCs led incompleteness of urban branch road system, making urban structure fragmented, and income-based segregation contributed to many social problems as well as unreasonable allocation of public faculties, etc. Based on these evaluations, many optimization strategies have been formulated. For example, from spatial perspective, we can relief this situation through scale and size control, mixed land use, boundary optimization, social integration and policy formulation. From administrative perspective, current land leasing mode needs to be changed into a better-planned one. The development rights, property rights, and management responsibilities need to be clearly divided and some affordable housing strategies need to be adopted, etc.

Abstract:

Abstract:
In Haram City, amidst Egypt's 2011-2013 revolutionary period, two visions of the city in the Global South come together within shared walls. In this private suburban development marketed as affordable housing, aspirational middle class homebuyers embellish properties for privilege and safety. They also come to share grounds with resettled urban poor who transform their surroundings to sustain basic livelihoods. With legality in disarray and under private administration, residents originally from Duweiqa - perhaps Cairo's poorest neighbourhood - claim the right to squat vacant homes, while homebuyers complain of a slum in the gated community. What was only desert in 2005 has since become a forum for vivid public contestation over the relationship between morality, ownership, and order in space - struggles over what ought to be common in a compound. This ethnography explores residents' own legal geographies in relation to property amidst public-private partnership urbanism: how do competing normative discourses draw community lines in the sand, and how are they applied to assert ownership where the scales of 'official' legitimacy have been tipped? In other words: in a city built from scratch amidst a revolution, how is legality invented? Like the compound itself, sections of the thesis are divided into an A-area and a B-area. Shifting from side to side, four papers examine the lives of squatters and then of homeowners and company management acting in their name. Zooming in and out within sides, they depict discourses over moral ownership and then interpret practices asserting a concomitant vision of order. First, in Chapter 4, squatters invoke notions of a moral economy and practical virtue to justify 'informal' ownership claims against perceptions of developer-state corruption. Next, Chapter 5 illustrates how squatters define 'rights' as debt, a notion put into practice by ethical outlaws: the Sayi' - commonly meaning 'down-and-out' or 'bum' - brokers 'rights' to coordinate group ownership claims. Shifting sides, Chapter 6 observes middle class homeowners' aspirations for "internal emigration" to suburbs as part of an incitement to propertied autonomy, and details widespread dialogue over suburban selfhood in relationship to property, self-interest, and conviviality. Lastly, Chapter 7 documents authoritarian private governance of the urban poor that centres on "behavioural training." Free from accountability and operating like a city-state, managers simulate urban law to inculcate subjective norms, evoking both Cairene histories and global policy circulations of poverty management. Towards detailing how notions of ownership and property constitute visions and assertions of urban law, this project combines central themes in ethnographies of Cairo with legal geography on suburbs of the Global North. It therefore interrogates some key topics in urban studies of the Global South (gated communities, affordable housing, public-private partnerships, eviction-resettlement, informality, local governance, and squatting), as Cairo's 'new city' urban poor and middle classes do themselves, through comparative principles and amidst promotion of similar private low-income cities internationally. While presenting a micro-history of one project, it is also offers an alternative account of 2011-2013 revolutionary period, witnessed from the desert developments through which Egyptian leaders habitually promise social progress.

The theoretical focus of my thesis comes from both a global and critical pedagogy framework that investigates the nature of asymmetrical power relations on micro, meso and macro levels. Additionally, the multiple perspectives I have gained while living in Dhahran and mediating between identities including girl, woman, South-Asian, Canadian, expatriate, student and artist have provided me with particular insights of a hermeneutical, epistemological, narrative, qualitative, phenomenological and visual nature. This has enabled me to perform rich multi-methodological research and informed written analysis. In this way, my thesis hopes to contribute to the examination of this largely un-explored phenomenon.

Abstract:
This thesis asks the question: how can one describe the development of gated communities in Guatemala City? It collects and analyzes data on gated communities in Guatemala City in order to explore the nature of their development in a violent geographical region, which has also been neglected by the academic community. It argues that the development of gated communities in Guatemala City does not fit the mutually exclusive ‘security’ argument as scholars have made. Instead, a mixture of economic factors, social status, weak governance, and security concerns are involved as large private corporations draw upon security-related fears, unregulated development of real estate and weak governance, resulting in a disorganized model of spatial organization. This study adds to the growing body of literature on gated communities by laying the groundwork needed to fill the gap that currently exists in Central America.

Gated communities are a growing residential phenomenon in the United States with almost ten percent of households living in gated communities in 2005 (Knox, 2008; Census, 2005). In this study “gated communities” are defined, according to Low (2003), as a residential neighborhood with walls and gates surrounding the development, which excludes non-residents access to all interior amenities including residences, open space, and activities. People are seeking life behind a gate for many reasons, but include the search for security, safety, privacy, prestige, exclusivity, control, and community (Blakely & Snyder, 1999). As this style of development is expanding and as all socio-economic groups want to live in gated communities, cities are beginning to realize gated communities affect all members of the community, not just the ones secluded behind the gate (El Nasser, 2002). After reviewing literature, the author found, the generally accepted social implications and consequences resulting from gated communities were identified as social segregation, loss of community, and division; although, there were also positive results for some people living within gated communities. This report, through a case study format, investigated if the social implications of gated communities are considered during the development review process. Rockwood Falls Estates and Meadows is a suburban gated community and the surrounding local governments, Johnson County and Overland Park, were the object of the case study. The author concluded that gated communities have benefits and concerns. Further, the author found that gated communities can be effectively controlled if the local governments have adopted specific policies dealing with gated communities and implement this policy through specific design review procedures.

Abstract:
Gated communities is a phenomenon that has seen a big increase in popularity all around the world last years. The largest growth can be seen primarily in the United States, but also in Latin- and South America as well as South Africa. So what is a gated community? The definition of the word could be described as a gated residential area, which has security measures such as walls, fences and guarded gates, which intend to keep nonresidents away from the neighborhood. This form of living has faced massive criticism, and several researchers argue that these types of neighborhoods lead to an increased segregation. So what are the underlying causes behind this steep increase in demand of gated communities? What has been regarded as the absolutely biggest reason is an increased fear of being subject to crime and the search for security behind the gates. An interesting aspect is to study how effective a gated community is to actually help its residents achieve what they are searching for. Some studies show that the crime rate may actually be higher inside a gated community compared to the outside. The essay comes down to how well the conditions for establishment of gated communities in Sweden are. Studies show that the demand for gated communities in Sweden is high, but there are some obstacles, for example the "Right of Public Access", which complicates the building of fences. However, this is considered to be insufficient and the development towards a future with gated communities in Sweden will ultimately be impossible to stop. The overall purpose of this thesis has been to find out more about the phenomenon gated communities and to put it in a Swedish context. The method for accomplishing this has mainly consisted of a literature search, where the selection was made by only studying literature relevant to the research questions, as well as not studying literature which was far too site-specific or that did not have a neutral approach to the subject.

This research contributes to the analysis of the space through the case study of the city of Ribeirão Preto, taking as its starting point the metamorphosis of living space and the resulting effects of this on the Urban Landscape in the city occurred in the first decade of this century. Has as aid the Architecture and Urbanism in order to make the town look wider, using the reading of private space, told through the evolution of house plan from the colonial period in Brazil until the buildings and Condominium Closed today. It is understood that the reading of the living space can contribute to the enrichment of the study area and the rapid transformation of the urban landscapes are undergoing today in Brazil. As a product series, the living space has been built in large cities in high scale and with a rapidity hitherto not witnessed in our country. A dialogue between architecture and geography with the law is carried out. The intersection between the three sciences enables an understanding of society as a whole, from the administrative to the citizen, as organizers and users of space. Accordingly, as a method, it was decided by the application of an empirical study, because the presentation of photos and iconographic material are significant in supporting the analysis of architects, geographers and lawyers who argue the city today. Therefore, the goal of research is to analyze the monopolistic production of the city of Ribeirão Preto, from your primary agent is the property market

Abstract:

Abstract:
The aim of this thesis is to analyse the effects of gated communities in the increasing fragmentation of urban space and in the increasing polarisation among different classes in the Turkish context, more specifically in the capital, Ankara. Since the case study is based on an upper-middle class suburban gated community, first, suburbanisation &ldquo
as a wave of urbanisation&rdquo
is analysed. Then, the debates about the middle class and the transformation that this social stratum has undergone are discussed. Later, the formation of gated communities around the world and in Turkey are analysed within the general framework of the transformation of the urban sphere. Finally, the theoretical arguments are scrutinised by incorporating the findings of the case study carried out in Angora Houses. In this study Angora Houses is concluded to be a gated community which is &ldquo
fortified&rdquo
for the preservation of an upper-middle class lifestyle rather than for security concerns and which reproduces socio-spatial inequalities among Ankaraites rather than standing as only the expression of them.

The intention of this task is to face, under the focus of de Urban Law, the practice of the property market in promoting an undertaking residential model relatively recent, that is called by several names, been however, more well-known by closed division of land into lots or closed condominiums . For that it is necessary to transit through the fields of Constitutionalist Law, Administrative Law , Civil Law, as well as the support in others fields like Urbanization and Sociology, in order to understand at minimum the urban designer and the causes that make the success of the property undertaking market that, till now ,doesn t have its legal bases properly established. The challenge that goes through the whole task is the definition of the competences between the states of the federation in order do define precisely the each one s field in the area of Urban Law, especially in relation to the parcelling out of the soil. A permanent preoccupation was to make an approach that demonstrated the effects of these divisions of land into lots models, physically isolated, under the point of view of the urban planning, the territory organization and its consequences in relation to the human being fundamental rights and its correlation with the right of the city, approaching at the same time the effects concerning to the legal security. The task tried to put in evidence some aspects of this kind of urban intervention, under the point of view of the cities s social environmental upheld development, that hasn t got from the Judiciary the due attention, which has concentrated itself in the personal relationships aspects concerning to the payment of the condominium taxes or the undertakings residents s security. The task s audacious pretension is that the showed arguments contribute to an overture of a bigger reflection concerning to the regulation about this kind of urban solution that still doesn t have a definite legal structure

This study seeks to understand the meaning attributed to the ties of residents of a gated community with their living environment. It is a qualitative research of multiple cases, that used the theory of attachment and the systemic perspective as a theoretical basis. The survey was conducted in a gated community on the outskirts of the city of São Paulo, with approximately six years of construction, seven towers of five floors each, and a total of 270 apartments. There were five participants, whose narratives were submitted to thematic analysis. The meaning of the themes reported the quality of the resident-housing interrelationship. The results showed that the place of housing, in the configuration of gated vertical community, represents a safe environment, since its physical and social security equipment promotes the feeling of protection in the face of fears imparted by the streets, the city — all that is beyond the walls and that escapes the control of the 24-hours surveillance and security system. A secure place bond appears as a protective factor for mental health and a resilience tutor. Housing, like family, can be the social, as well as the geographical reference for someone and still anchor the continuous process of construction of subjectivity. This study brought invisible links to the Psychology map: where apparently there was no bonds — housing in a gated community —, there are structured bonds that function in accordance with the degree of intimacy and sense of security provided by the interaction of the residents

The meeting of man need s, in the urban environment, create different types of projects, which significantly change city s life. According to the number of dislocations generated, luxury condos are characterized as Trip Generation Polo. Thus, to approve and begin the construction, become necessary preliminary studies, based on the forecast trip production and attraction to determine and minimize their impact on the region where they are installed. There are few studies in Brazil, so, this research intends to build a model about luxury condos trip generation. The case of study was based on the reality of the city of Bauru, São Paulo. The proposed procedure was applied in seven condos with similar characteristics, in which the data were collected from 6:30am to 20pm. This research generated 14 satisfactory models, depending on how trips were made (Cars, on foot and all modes), on the collection period (7h to 9h, 16h to 18h and 6h30 to 20h) and the explanatory variable of the phenomenon (Occupied units and total area of the project). The occupied units were the explanatory variable with better representation of the phenomenon (resulted in lower standard deviations and highest coefficients of determination R²). These results could be basis for future of urban planners, especially in decision-making regarding the approval of new projects. The study is based on quantitative technical procedures of bibliographic research and data collection.

Abstract:
This study investigates a Facebook page named Sŭweden nyusŭ, which stands as an example of ethnicmedia targeting Koreans living in Sweden. Having gatekeeping theory as the theoretical frameworkand using a quantitative-qualitative media content analysis, the study looks at what news topics andnews sources are most used by the page, whether and how the news are presented objectively orsubjectively, as well as how the page’s followers react to the page’s content and how the page’sadministrator deals with these reactions. The study found that news topics related to economy andpolitics are the most prevalent, while the daily Dagens Nyheter is the most cited news source. Some ofthe news stories are presented subjectively, and the followers’ reactions are in general positive butalso inquiring and occasionally even negative and critical. The administrator usually tries to cater forthe followers’ demands and questions, but sometimes ignores or even questions their remarks. As thestudy also has the general goal of getting insight into the Korean community in Sweden, the findingssuggest the following. Firstly, Sŭweden nyusŭ compensates for what the community’s few existingethnic media channels lack. Secondly, some Koreans in Sweden who lack Swedish language skillsmay even be considered poorly integrated into the Swedish majority society. However, as forKoreans’ level of integration into the Swedish majority society, further research is needed in order toconfirm what the actual state is. The study therefore recommends more research to be conducted onthis topic, as well as on the subject of ethic media in Sweden in general.

Abstract:
This research aims to analyze how perceptions of living in a gated condominium of My Home My Life Program (PMCMV) - Track 1 in the city of Piracicaba, in inner State of São Paulo. This thesis does not intended to provide an overall assessment of the Program, as has already been widely done by other researchers. Another important point is to focus the analysis on a medium-sized, non-metropolitan city. Trying to understand what is living in a gated community of PMCMV-Track 1, this work is based on the perception of its residents and also of municipal public managers directly connected to the developments. Therefore, in addition to a brief historical recovery on a city of Piracicaba and the housing policies implemented in the municipality, interviews were conducted with residents of three PMCMV - Track 1 condos in the city. Interviews were also conducted with representatives of the local public authority of the agency responsible for producing social housing, the Municipal Company of Housing Development of Piracicaba (EMDHAP). Therefore, this thesis aims to understand and present the dwellers intramural relationship and what are their perception of in living in a gated community and also how the government make theses housing complex feasible and how the beneficiaries are chosen. This research intends to present a vision of the Program from the perspective and the experience of its beneficiaries as a way to contribute to future improvements of the PMCMV.

Abstract:
Over the last few years the city of Anaheim has undertaken several significant redevelopment projects designed to revitalize some of the older, more run down areas of the city. One of these projects was the redevelopment of the Jeffrey-Lynne neighborhood, an area that had been plagued by crime. The redevelopment involved the complete remodeling of the existing housing structure into lower density housing within a gated community. This study examines the impact of the redevelopment on the crime rate in this neighborhood; it employs location quotient analyses for six geographic levels on four crime categories (property, violence, disorder, drug) and five crime types (disturbance, robbery, burglary, assault, auto theft). The results reveal that the effects of the redevelopment on the crime rate were mixed.

This M.Sc. thesis research discusses the phenomenon of residential condominiums in District Sapiranga in Fortaleza, from the point of view of its relationship with the city. Presenting itself as implementation of residential condominiums, discusses the transformation of the built environment that has resulted in significant differences in the ways urban insertion of these residential complexes. The objective of this work is to characterize the phenomenon of residential condominiums homes, identifying determinants for the production process of this type, and performing a critical analysis of its features and its significance. Relates to the phenomenon of dynamic real in Fortaleza, and the time from 1995 to 2009 is justified because it represents a specific moment of this dynamic real estate in the good economic times facing the country and the availability of credit contributed to the explosion of residential condominiums. The methodology used in this work consisted in field observation, in order to register the impact on the perception of the built environment and public space in the neighborhood, in records obtained from aerial photos on the occurrence of residential condominiums and reports and interviews of architects designers of these condominiums. This M.Sc. thesis research found that the studied phenomenon is causing problems in urban space, especially residential segregation; provided mainly by the migration of high-class and middle-income of the neighborhoods in Fortaleza, influenced by the real estate marketing for the area southeast of the city which until recently was characterized with low density.

Abstract:
The aim of this dissertation is to study the concept of the condominium form. It takes into considerations the fact this form was generalized in the space of São Paulo, structuring the verticalization process, replacing the traditional forms of urbanization and, more recently, acquiring more complex forms, in which the land was submitted to rentier logics combined with real--estate logics, a model that reviews the role of property designed by the traditional allotment. The central question is to investigate the ways in which the condominium morphologies are related to urban regulation and to the evolution of the logic of profit of real estate developments. It attempts to understand real estate income dynamics, and not its pure and abstract form. This dynamics is linked to real estate income and imposes its logic to the production of urban forms and city space. The condominium is more profitable than the traditional allotment and for that reason, it has gradually become the hegemonic form of space production by the market, transforming the pattern of occupation and making of public space. This element is central to metropolitan fragmentation, hierarchization and homogenization. The financial real estate complex, influenced mainly by income dynamics, brings new forms of profitability. Initially, this dissertation gives a brief overview of how the condominium morphology was regulated, how it incorporated the logics of land rent and transformed the dynamics of the financialized real estate market. It then develops a case study that observes the changes in the company JHSF, which underwent a corporate restructuring, opened its capital in Bovespa, approaching the financialized logics, and transforming its products. It finally presents a study of Condomínio Cidade Jardim and others, which gradually launched a model of the real estate development of this new logic or, in other words, the physical form determined by profitability.

Abstract:
When residential segregation is mentioned in news coverage and when it is talked about in everyday discourse in Sweden, it is very often associated with immigration and minority groups living in the poorer areas of the city. A common assumption is that “immigrants” actively withdraw from society and that they choose to live together rather than integrating with the majority population. This study, however, argues that discussions about segregation cannot be limited to the areas where minorities and poorer-income groups live, but must understand segregation as a process occurring in the whole system of urban neighbourhoods. In order to reach a more complete understanding of the ways in which segregation processes are at work in contemporary Swedish cities, knowledge is needed about the inhabitants with greater resources and power to choose their dwellings and residential areas. The neighbourhood choices of more privileged groups, and the socio-spatial reproduction of the areas of the upper-middle class, are investigated by applying a qualitative ethnographic framework. The thesis studies two neighbourhoods located in the post-industrial city of Malmö: Victoria Park, a US-inspired “lifestyle community” which is the first of its kind in Sweden, and Bellevue, older but still one of the most exclusive and high-status neighbourhoods in the city. In order to understand self-segregation among privileged groups, the study especially scrutinises the concepts of class and security as well as the impacts of neoliberalisation on the Swedish housing market. The main argument of the study is that the self-segregation by members of the upper-middle class demonstrates a rift which runs through the urban fabric of Malmö, splintering the city up into perceived separate worlds. The existence of physical, symbolic and social boundaries in Victoria Park and Bellevue reproduces these neighbourhoods as exclusive, private and tranquil spaces of the upper-middle class. By locating themselves in the calm and safe part of the city, the upper-middle class can buy security as a commodity, rather than relying on the welfare state to provide it for them.

The present research deals with the pursuit for an understanding of a housing modality that has attracted many adepts in Goiânia and in other Brazilian cities, the gated community. Based on a private and differentiated historical gated community, called Privê Atlântico, the intention is to bring to light how this modality can become as strong as a point to transform a housing complex into a gated community and change the market value of their real estate. For this, a search of a macro look, seeking common questions to the cities of the contemporaneity and its society, in a scenario of a globalized and capitalist world. Afterwards, the focus shifts to the discussed theme. We chose to go from the origin of the gated community, the discourses used by the market for its valorization, and an image that these enterprises occupy in Goiania‘s society. The next moment is aimed at an understanding of the research object, Privê Atlântico. Again, the initiative is a quest for a macro look on the city. A recovering of the increase in the growth of Goiânia is done in order to know how a city developed and became appreciated towards the southwest region, where the gated community is located. It was also done in order to find out how specific investments such as parks can stimulate the population growth and attract investors and services that could value a region. Then, the look turns to the object of study. From the search for documents, the surveys made on the spot and the interviews granted by residents and former residents, it was possible to understand that it is a gated community that was born unpretentious, and that the greatest value that exists in the place is not the recognition of itself as a gated community, something which some villagers fought to conquer. Ironically, the value of Privê Atlântico can be explained by its history, by its humble origins. The neighborhood ties developed throughout its history, strengthened by the struggles faced by its residents, are what the Privê Atlântico possesses as the richest. Perhaps, the wealth of Privê Atlântico does not exist in any other gated community that has been elaborated with refinement, organization and elegance.

Abstract:
The aim of this study is to find and analyze discourses regarding gated communities in Sweden in the Swedish media 2015-2017. Ten articles has been selected and analyzed with the help of critical discourse analysis (CDA) and more specifically a model in five steps presented by Peter Berglez. Two extra steps have been added by me in order to make good use of the full theoretical approach: the framing theory and the theory of a relational mechanism of identity. The material consists of three articles from Värnamo Nyheter, two articles from Norra Halland, and one article each from Smålandsposten, Vårt Kungsholmen, Mitt i Haninge, Trelleborgs Allehanda and TT. The first nine articles are local newspapers and the last article is an independent nationwide news agency. The analysis shows that gated communities are depicted in four main ways: as a negative and unwanted association, a necessary evil, an oasis and good lifestyle, and last a risk of segregation. These discourses were then put in the context of the construction of a Swedish identity, which showed that the freedom to roam (allemansrätten), equality and openness are fundamental Swedish values that contradict gated communities. The comparison also shows that the values are currently being challenged by the Swedish value of self-expression and the strive for a good living standard. The discourses were also compared with the ideology of the newspapers and possible causes and consequences of the discourses were discussed.

Abstract:
Since the fall of communism, some crucial political, economic and social changes have been taking place in the former communist societies. The objective of the thesis is to examine the processes of residential differentiation taking place in the urban landscape of the Polish city of Gdańsk after the introduction of the capitalist system. The focus is on different forms of residential differentiation and the social, economic and historical factors behind these forms. The empirical material that forms the basis of the thesis consists of interviews, newspaper articles, a questionnaire, official (national and local) reports and documents. Study I examines the way in which different social, economic, historical and physical conditions coincide in the formation of space and the processes of decline in the period of transformation in Poland. The focus lies on a specific residential area in the center of Gdańsk and the lack of improvements in this particular area, which would stop its successive decline. Study II explains the emergence of gated communities in the post-communist urban context and discusses the reasons for their increasing numbers and popularity. The main argument is that the popularity of gated communities is tightly intertwined with the communist past, emerging in reaction to the housing conditions that prevailed under communism. Study III investigates how social class markers are constructed in the discourse on gated communities in post-socialist Poland. The “new” capitalistic system, with its inherent social divisions, is described in the discourse as creating demands for “new” forms of housing, where gates function as separators, protectors and class identifiers. Study IV concentrates on the support for the formation of gated communities in the legal and regulatory framework in Poland since 1989. The paper asserts that the outcome of liberal politics and legal regulation in the country is the neglect of spatial planning and imprecise urban policies.

Kwon, Haeju. Thesis, Paris Est, 2017. http://www.theses.fr/2017PESC1124/document.

Full text
Abstract:
During urbanization, it is essential to develop a model of collective housing that adapts to the urban structure. Such a model can be applied easily and abundantly, and can thus respond to population growth. However, today in Seoul one can find a refutation: a large apartment complex called tanji. Although it is a heterogeneous element in the urban structure, it is considered successful: thus it is extensively applied in the city. Despite being isolated from its neighborhood, it works by creating its own independent environment. At the perimeter of the tanji, a sudden urban discontinuity appears. Concerning the evolution of the urban structure, it is not a successful model. Moreover, it has standardized the life of the individual, making Seoul’s urban landscape monotonous. At first, the tanji is built in vacant land, and subsequently it is utilized for the redevelopment of all other problematic urban fabrics. The urban structure thus cannot evolve sequentially and logically, and finally disappears. This process is also brutal, ignoring the lives of original inhabitants. Nonetheless, this process is repeated because there is no multiple dwelling-house model that corresponds well to low-rise housing. In other words, there is no motor for the spontaneous evolution of this urban fabric. Thus, the success of the tanji is partially due to the defects of the existing urban structure. Indeed, as a tool for modernizing housing, tanjis finally interrupt the modernization of the urban structure. Thus, this study reassesses the urban structure of low dwellings, and seeks a way to integrate the tanji into this. Change is now beginning: small tanjis appear in the low-rise residential area. But since tanjis belongs to a closed system, there is no real flow between the areas: in the existing urban fabric, pedestrian alleys (golmoks) act as intermediate space. Thus, the first part asks “How can the tanji become a successful model?” As the principal housing of the middle class, it will separate them from the underprivileged, who remain in lower housing. If capital is not invested, small houses are transformed illegally into small collective housing for rent. Nor is the infrastructure being redesigned. Thus, the low dwellings cannot evolve spontaneously. The second part asks, “Is it possible to develop logically the urban structure instead of the simple replacement by tanji?” and “What is the potentiality of the urban fabric of low dwellings as an alternative to the tanji?” In fact, the modernization of the urban fabric continued throughout the 20th century, influenced by the old Japanese model for urban blocks, which cannot meet today's demands, thus causing declining real estate values. Spontaneous evolution is thus difficult, yet the golmok is a potential space that gives these low dwellings a certain value. The third part asks, “Can the tanji fit into the urban structure?” This begins with the appearance of small tanjis, so that those among lower housing can communicate better with their neighborhood. In fact, big tanjis are considered rather as town plans that develop the neighborhood and even the city. Small tanjis can become a simple type of housing, as apartment blocks enclosed in the tanji can be freed and reintegrated into the city. In addition, open tanji can bring the flow of golmoks, thus evolving toward Korean-style open blocks.Eventually, intensive urbanization requires more intermediate space. Finally, the central problem is now how to respatialize the tanji. Keywords : History and formation of city – Seoul Metropolitan – Urban morphology and urban tissue – Urban landscape – Collective housing : Tanji – Gated community – Intermediate space

Abstract:
This capstone documents a strategic project at the Bill & Melinda Gates Foundation aimed at increasing college readiness and postsecondary success by creating greater alignment and shared collaboration between K-12 and postsecondary systems within the education sector. The core of the strategic project included an analysis culminating in a system-wide framework, theory of action, and set of potential investments focused on the student transition from K- 12 to postsecondary. The project also entailed efforts to move forward in operationalizing the analysis as a set of recommendations once authority was received from leadership. The recommendations focused on the external components of grantmaking activities and internal structures necessary to develop the type of collaborative partnerships within the foundation that is desired between systems in the field. A new portfolio of investments shared between the College Ready (K-12) and Postsecondary (PS) divisions were posited as entry points to creating synergies across the foundation. Due to the separate divisions of work, both groups had become accustomed to working in silos with no formal method for communication, collaboration and shared innovation. Throughout the research process it became clear that many interventions being funded in either the College Ready or Postsecondary teams had potential applicability across sectors. More importantly, developments in both education sectors regarding the maturity of the Common Core State Standards and postsecondary accountability have created windows of opportunity across the country. Given the intent of the foundation’s leadership to use the strategic project as a learning opportunity to explore new areas of investment, this capstone explores the leadership skills necessary to build influence and lead a change management effort to go from silo-oriented investments to a cross-divisional grantmaking structure in the K- 12/PS transitions space. The review of knowledge for action included in this capstone outlines the principles of effective student transitions across K-12 and postsecondary, and change management. The analysis describes external areas of best practice, the internal culture of the foundation, and the application of change management skills necessary to drive change within the foundation context. The strategic project’s limited impact to drive a K-12/PS transitions strategy is traced back to foundation’s internal leadership changeover, resistance to change, the role of the resident, and the passage of the ESSA. The implications section of this capstone identifies the necessary organizational structures for effective collaboration across divisions, such as authority from leadership, processes/procedures, communications vehicles, and accountability measures. This capstone concludes with the recognition that philanthropy can play a role in supporting systems of collaboration and alignment in the field by convening new partners, supporting the research necessary for leaders to make informed decisions, and creating philanthropic partnerships to drive scale.

The thesis Urban green spaces and its institutional framework attempts to analyze different cases of urban green spaces foundation and administration in which various public and private entities act. Based on these foundations it tries to come with an overview of the most important forms of provision of greenery in cities. Through research of available literature we came to the understanding that greenery in urban environments is not just a result of municipal service provided by a public authority but to its foundation, administration, financing and maintenance contribute also other entities. The overview created in the thesis is not exhaustive but can serve as an inspiration for various subjects at a time when local public authorities do not have sufficient resources to ensure satisfactory range and quality of public green.

They have seen a need for action in low-income communities and communities of color that are losing their historic, physical, and social character through dilapidation, redevelopment, and displacement. These artists have found nontraditional ways to bolster communities while preserving neighborhood buildings, histories, and social structures. This thesis analyzes three community art case studies as a means to evaluate changes proposed to our current preservation system by leaders in historic preservation concerned with issues of equity and social justice. This study finds that these projects offer many useful examples for preservationists interested in better serving underrepresented communities through the field of historic preservation.

Abstract:
Background: In Arabidopsis thaliana, the family of cyclic nucleotide-gated channels (CNGCs) is composed of 20 members. Previous studies indicate that plant CNGCs are involved in the control of growth processes and responses to abiotic and biotic stresses. According to their proposed function as cation entry pathways these channels contribute to cellular cation homeostasis, including calcium and sodium, as well as to stress-related signal transduction. Here, we studied the expression patterns and regulation of CNGC19 and CNGC20, which constitute one of the five CNGC subfamilies. Results: GUS, GFP and luciferase reporter assays were used to study the expression of CNGC19 and CNGC20 genes from Arabidopsis thaliana in response to developmental cues and salt stress. CNGC19 and CNGC20 were differentially expressed in roots and shoots. The CNGC19 gene was predominantly active in roots already at early growth stages. Major expression was observed in the phloem. CNGC20 showed highest promoter activity in mesophyll cells surrounding the veins. Its expression increased during development and was maximal in mature and senescent leaves. Both genes were upregulated in the shoot in response to elevated NaCl but not mannitol concentrations. While in the root, CNGC19 did not respond to changes in the salt concentration, in the shoot it was strongly upregulated in the observed time frame (6-72 hours). Salt-induction of CNGC20 was also observed in the shoot, starting already one hour after stress treatment. It occurred with similar kinetics, irrespective of whether NaCl was applied to roots of intact plants or to the petiole of detached leaves. No differences in K and Na contents of the shoots were measured in homozygous T-DNA insertion lines for CNGC19 and CNGC20, respectively, which developed a growth phenotype in the presence of up to 75 mM NaCl similar to that of the wild type. Conclusion: Together, the results strongly suggest that both channels are involved in the salinity response of different cell types in the shoot. Upon salinity both genes are upregulated within hours. CNGC19 and CNGC20 could assist the plant to cope with toxic effects caused by salt stress, probably by contributing to a re-allocation of sodium within the plant.
