Full textThe purpose of this study is to get an overview of what it is that affects housing prices at Uppsala's housing market. My conclusion is that speculator´s willingness to pay is effected by their wishes and demands. Speculator´s appreciate the areas close to the city center. This may be due to Uppsala is a university town where there are many students who are moving from and to the city every year. For example convenience and proximity to university is often a high wish. I had access to statistics from one of the Uppsala´s largest real estate agency Widerlöv & Co. I also had the opportunity to discuss ideas with some of their brokers who have been active in the industry for a long time.

Full textThe rising demand for housing i Swedish cities has caused prices on condominiums to rise, especially in the inner city of Stockholm. In spite of the high price level, prices differ quite a lot from apartment to apartment. What separates an expensive condominium from a “cheap” one? The purpose of this essay is to find out which qualities that influence the price of a condominium, and to estimate how big the influence is. To do this I used hedonic method and a regression analysis with the price as the dependent variable and physical as well as location and economy related qualities as independent variables. The result shows that the condominium’s living space, number of rooms, the fee charged by the housing cooperative and what the fee includes and if there is a balcony or not influences the price. Also the age of the real estate and the location influences the price to a certain extent.

Full textTitle: The price-adding effect of energy performance on housing prices Level: Final assignment for Bachelor Degree in Business Administration Author: Daniel Lorentzon & Patrik Salmén Supervisor: Peter Lindberg Date: 2011 – January Aim: To achieve political energy objectives of sustainable development and healthy environment energy efficiency in areas such as housing and service is necessary. The main aim for this study is to describe today’s energy awareness in the housing market. To measure this we have chosen to equate energy awareness with how homebuyers value energy performance as a part of the full purchase price of their house. The issue to be analysed is: How does house’s energy performance affect its purchase price? Are there any geographical differences? Method: The introduction of energy performance certificates has allowed our quantitative study, where we have merged data from Lantmäteriet’s property records and Boverket’s register of energy performance certificates. From these, we have picked out value-adding factors and used them as variables in a multiple regression analysis. Through this we can investigate how house energy performance affects its purchase price and if there are any differences geographically. Result & Conclusions: Our research shows that house energy performance does not have any noticeable impact on the purchase price of houses. There are no geographically major differences to notice either, apart from Jönköping that have better average energy performance and a statistically significant result. Suggestions for future research: To get a more individual view of how energy performance is valued on the housing market, a qualitative study through interviews and extensive surveys could be done. Energy performance is affected by heating systems and energy-saving renovations. How long are the payback times for these and are they worth the investment? Is one able to find out if building techniques through different periods of time affects the value? How well does Atemp agree with the property records data of area? Why does Jönköping distinguish in energy performance? Contribution of the thesis: The study concludes that the energy awareness in the housing market is low, if it exists. Real estate agents should promote both economic and environmental benefits with good energy performance for customers and use it as a selling point. Full textDenna studie är en granskning av den arenafeber som råder i Sverige. Det byggs idrottsarenor i Sverige som aldrig förr. De stora kostnaderna för dessa byggen hamnar i slutändan hos de svenska skattebetalarna. Studien undersöker genom hedonisk prissättning av fastighetsmarknaden hur kommuninvånarna värderar de nya arenorna. Resultatet indikerar att kommuninvånarna lägger ett positivt värde i de kostsamma och praktfulla byggena. Studien omfattar 44 arenabyggen i 37 kommuner och är den första i sitt slag i Sverige.
