Full textHomestay tourism is an emerging research theme, especially in Vietnam, where it is fashionable nowadays, and is therefore often cited by local media, by local governments or as a research topic by students. Homestay is also a choice of economic activity for young people not only in big cities but also in rural areas, especially in Vinh Long province, located in the Mekong Delta, where homestay is considered as one of the most original tourist products. It is recognized by the authorities of Vinh Long province as an essential tourist product aimed at making tourism an important economic and cultural sector in the long term and contributing to the program of new rurality ("nông thôn mới"). In recent years, some studies have focused on the economic contributions of homestay in the Mekong Delta. We decided to conduct a study on homestay from a multi-dimensional perspective. The main research question is, “Is the development of homestay considered as a tool for human development from socio-economic, cultural and environmental perspectives?” In other words, does homestay allow homestay businessmen or homestay managers as well as inhabitants to expand their capabilities? From such points of view, the capability approach of the economist Amartya Sen (Sen 2000) provides a fresh perspective on the goals and future of homestay.The primary objective of this thesis is to examine the relationship between the capability approach, the homestay businessmen, and human development in the rural context of Vietnam. To carry out this research, the qualitative approach was employed, including bibliographic research, observation, participant observation, semi-structured interviews with 24 key participants-cum-stakeholders (six local authorities, one person in charge of local tourist company, 16 local inhabitants, and one tourist trainer), and the life history method with 15 homestay businessmen and homestay managers. These methods are complementary to each other with the life history method playing a pivotal role.The results of this thesis show that the development of homestay brings positive effects on the lives of homestay businessmen, homestay managers and their families in the respect of human development. More specifically, the development of the homestay allows those stakeholders to have more means to gain good health and knowledge, thus having access to important resources to pursue their rising living standards. Homestay has positive effects on the An Binh island’s inhabitants socio-economically, culturally, and environmentally. However, homestay tourism is not a magic wand capable of providing all solutions, which means it also has negative impacts, particularly socio-cultural ones.In order to make the development of homestay tourism more efficient on An Binh Island, the top priority is the implementation of different solutions such as the diversification of tourist activities, attention to authenticity, and orientation towards domestic tourists. More importantly, it is essential to enhance the agency of the inhabitants so that they can expand their opportunities in different dimensions of life. These solutions require effective cooperation between inhabitants, and private and public sectors involved in the sphere of entrepreneurship of homestay tourism

Full textThe Tourism sector is a key driver for socio-economic growth in most rural communities in Africa. In Kenya, tourism as an industry is the second highest foreign exchange earner after agriculture and accounts for 10 percent Gross Domestic Product (GDP). Homestay Tourism is a vital subsector of the Kenyan Tourism and has been promoted to diversify its products base, provide availability of beds or accommodation in rural areas, to empower the local communities economically, and enhance the quality of life of local hosts. However, little empirical evidence exists to ascertain motivations that sway homestay owners in rural areas of Kenya to host foreign visitors in their homes. The focus of the study aims to explore and describe primary motivational factors for homestay providers to offer such services, problems, and challenges encountered during service delivery within Shompole - Maasai Community of Kenya. This qualitative study used semi-structured and open-ended questionnaires for face to face interviews with 27 respondents in three out of five villages in Shompole Group Ranch. Findings of the study will assist the County and National governments, homestay providers, tourism planners and stakeholders in developing quality homestay products, marketing and ensure compliance with set guidelines for all players in the sector.

(2011). However, in Cognitive ambidexterity aspect couldsubstitute by using the effective consultant teams. In recent years, the ever-changing patterns and themes B & B industry, operating a bed and breakfast landscape features, rural experience, local cuisine, cultural characteristics ... and so on, in order to effectively achieve the purpose to enhance the business performance and enhance "weekday occupancy rates" is a bed and breakfast produce better business One of the key factors in the performance and sustainable operations. This study is intended to "B & B guest segment" view select Penghu Bed and Breakfasts case needs to be analyzed and the characteristics of its different characteristics of consumers, of the Bed and Breakfast can provide business operations of the industry to understand their niche and then voted to make the most appropriate inputs into improving marketing efforts to improve business performance. Conclusions This study presents under as follows: First, Penghu Bed consumer groups, can be divided into three groups of office workers, students, and other overseas visitors. Second, the B & B existing consumer segment is still the majority ethnic area students. Third, find overseas individual travelers appear. Fourth, this study suggests that individual visitors shall continue to observe the overseas consumer segment.

To put up the homestay in village is the topic of this thesis. It takes that visitors intervene the residence, the in-fill space and the use of unnecessary space as the main way of thinking and the imitation in village-form and also in architecture as the basic attitude toward building. The first level of discussion is about touristry and residence. Under the objective of building the home-stay, the first question that we have to face will be a chain of changes of the nature of the village, of the pace, and also of the action-distance. We use these data to define the relationship between visitors and residents, and also to forecast and to control the behavior of visitors. Because of the limit of the narrow hinterland in the village, I had to explain the original use of unnecessary space in another way. This is the main reason that I brought forth the idea of using the unnecessary space. According to my observation, including the use of the rear of house, the yard, the vacant lot, the pass between houses, I found that, by reusing all the space, we can turn the existing unnecessary space into the main sphere of activities of visitors. Viewing the architectural entirety context from the aspect of in-fill space. The inhabitants of different characters built their own houses which conformed to their imagination and all these buildings became naturally a architectural entirety which has its own interesting and unique style. However, before we fill in any new building in the original village, a set of clear analytic model must be founded. This kind of village seems to be simple but in fact, there are including a lot of unexpected turns. Unless we can understand this idea, to fill in any new building will be meaningless. The third level of discussion is about the village-form and architectural imitation. The purpose of imitation is to reduce as far as possible the influences for the surrounding and its changing, when visitors move in, and also to create a please and relaxing living environment for them. By way of observing the use of architectural material and how I feel about the village, I colonize a proper experience of space to the attitude of planning and building the new structure. Found on the above-mentioned discussion, the steps to put the design into practice as follows: 1.The observation and analysis for the village. The collection of information. 2.The related discussing topic of the plan of village . 3.To systematise the information and to build the model of analytic method. 4.To construct the architectural form and building method (the model). 5.The systematization of village context ( after the intervention of touristry ) 6.To colonize the homestay design. To conclude the three levels of discussion and through the observation of the village, I try to build a model of the transformation of coastal village. I Took fishing village-Da Li as the target for proving my hypothesis. Through the transformation and rebuilding, I expect to provide a reasonable hypothesis and experiment for the development of this village.

The homestay business is continuously growing as a result of fast development of tourism. However, the touring transition from plain sightseeing to nature or culture embracing has pushed traditional bed-and-breakfast homestays to transform. Homestays intend to provide not only more cozy accommodation but also localized programs and features such as eco-touring, cultural activities, and farm products. Homestays have gradually changed from imprints of frugality into expectation of value-adding. Nowadays homestays become more and more popular. The homestay owners should think how to attract tourists to choose homestays as their accommodation and how to compete with other homestay peers. Homestay owners need to understand the accommodation motivation of visitors and how visitors feel after experiencing overnight stay. By understanding the motivation and experiences of visitors, homestay owners should further ask whether or not visitors feel satisfied with the arrangement against their expectations. Visitors’ satisfaction will be used to evaluate the real needs of various visitors as to improve facilities and services of homestays and attract potential customers. This study adopted a field survey to understand homestay visitors’ motivation, experience, and satisfaction of homestay accommodation in Nanzhuang Miao-li area. 300 surveys were dispatched, 244 were collected and valid. The valid rate is 81.33%. The statistical analysis methods included item analysis, factor analysis, canonical correlation, and structural equation modeling SEM. The results found are as the following: (1)The stronger motivation of relaxing, the better feeling of accommodation experiences; (2)The stronger motivation of social interaction, the better feeling of accommodation experiences; (3)The stronger motivation of local characteristics touring, the better feeling of accommodation experiences; (4)The stronger motivation of homestay image touring, the better feeling of accommodation experiences; (5)The better feeling of accommodation experiences, the higher satisfaction of accommodation. This research is expected to assist homestay business in Nanzhuang area. Based on the results of this research, homestay owners might consider improving their environments and services for better need of relaxing and social interaction. Providing features of local characteristics and building up good image are also helpful for giving better accommodation experiences as to win better satisfactions of visitors.

With the people’s gradual emphasis on the quality of leisure life, and domestic tourism patterns having turned from mass tourism to niche tourism of local experience, homestay in Taiwan has become more and more flourishing, and it is also getting even more specialized, commercialized and delicate.The meaning of homestay, in addition to "places", is "people". Because of the existence of the proprietor, consumers experience a sense of relaxing and close relationships that city life lacked, and through space similar to their home to experience local people's living. This thesis applies the concept of rurality which defines the rural space as a constructed environment. Regarding the seven homestay in Beipu as the research examples, this thesis observes and analyzes the rural image which the operators constructed through the space of homestay, and has a research on the accommodation experiences and feelings of the consumers. To explore the homestay industry caused the perception of rural by operators and consumers. This perceptions restructure and continue to be experienced through the host-customer interactions and market demands, thus produces the rural idyll. Different people have different definitions of the rural, but still can not escape from comparing with the urban. Most of the homestay operators in the study area construct the rural image by the view of the visiters. They can grasp easily the differences in the rural because of their previous experience of urban life so that they can construct a distinctive space at homestay, but actually has the condition which comes apart with the Beipu place. The consumers often take it for granted that the operators introduce everything about local, they were convinced that the locals have the power of the perception .But the rural image which the operators constructed may not be present the real life in Beipu.It often deliberately removes household affairs and environmental mess, and even tend to simplifyand distort. Whether the deliberate manipulations of the operators or the experiences of the foreign consumers , the homestay space conveyed the image that the rural is a "beautiful place". The place for the consumers generates new tourist attraction, and even leads to emotional attachment through the intermedium and the conveyance of the homestay. Maybe the homestay can be a promoter of local tourism, and it also sells the imagination of the life by the rurality. In the past, travelers chose homestay because of travel, now the homestay can be the traveling purposes.

According to the statistic data from Tourism Bureau, Ministry of Transportation and Communications, the number of world travelers visited Taiwan had increased to 256.6% in the last decade. There are 68.35% of the visitors which were for the purpose of tourism. Especially the Project “Vanguard for Excellence in Tourism” which was the main concern of the Executive Yuan would attract tourists to experience the local culture. It is not only helpful for transforming the industry of rural area, but also enhances the quality and image of tourism in Taiwan. The main development was based on the local resources with the feature of local practice in order to prompt the local economic development. The homestay in Taiwan providing with grassroots and cultural feature where are developed at rural area which is the typical industry of reception service is one of the important catalysts to promote Taiwan tourism. Since the implementation of one week two days off, people can have more leisure time to pay more attention various types of tourism. As well as the homestay providing the distinguishing feature which can compete with others. This research is aimed to the key factor of homestay management through the evaluation. As well as it is aimed at the homestays of “Little Half-Sky” which ever won the honor of “the most beautiful community of Taiwan” where are located at the Lugu Township in Taiwan. Among those homestays, this research evaluates with three characteristic homestays:” Green Fairy”(綠晶鈴),”Yeh-Tsai-Yuan”(野菜園),”Yuan-Lu-San-Chun”(遠路山村). It is expected that this research can provide the core competence of business in this area, as well as promoting the efficiency of management. Furthermore, it can enhance the whole quality of tourism in this area. This research of the initial framework is based on the principles by literature review. The further action is in terms of the interview with experts in order to get the formal framework. Then, the research conducted the questionnaire survey for the homestay owners as well as the travelers who ever stayed in the same homestay. The techniques of analyzing questionnaire survey are used by DEMATEL-based on ANP (called DANP) in order to find out the key factor of homestay management in the “Little Half-Sky” and the causal relationship as well. Following is an example of the analyses for the customers in “Yuan-Lu-San-Chun”(遠路山村): 1.According to the results of this analysis, the key aspects of the homestay owners is “The embellishment and uniqueness for the outside design of a homestay”, “The environmental sanitary and maintenance”, “The marketing and promotion”, “The unique management”, “The respect for the environment and ecology, with the attitude toward organic life to manage a homestay”, “The efficiency of service and manner” 2.From the indication of the causal relationship, “the marketing and promotion” will affect other key aspects, which is the first priority of improvement for an owner of homestay. Through the improvement of marketing and promotion, it can enhance the strength of attraction for the customers for the appearance of the homestay facilities, as well as achieving the benefit of marketing and promotion. On the other hand, it can impress the customers’ attention by posting the relative posters or some of the photos or images with the representative characters; furthermore it can bring the good reputation and achieve the purpose of promotion, as well as attracting the target customers who are expected by the owners of homestays in order to enhance the whole service quality.

With the economic downturn in recent years, people get relatively lower incomes in Taiwan. Compared to past years, the expenditures for tourism and leisure are diminished accordingly. The spending will be arranged more conservatively. Facing the fierce competitions, homestay owners have to consider about how to meet the diverse demands of the customers, to master the various customers and their requirements, avoid losing these customers, as well as to improve the satisfaction of overall service quality. Service quality performance is an important assessment of operation and management for homestay owners. If the expectations in service quality were inconsistent with the actual perceptions, service quality gaps then were generated. It would lead to customer’s dissatisfaction of service quality, and affect the customer loyalty as well as the willingness to visit again. In this study, the actual accommodated travelers of Homestay L were recruited as the sample source. A questionnaire was designed according to the service requirements of the visitors and the elements of homestay managements. Questionnaire collection period started from March 24 to May 18, 2012. There were 225 questionnaires distributed and 205 of them were valid. The valid response rate was 91.11%. In this paper, the logistic regression model was applied to distinguish the willingness for customers to visit again. The result of mode discrimination accuracy rate was 96.1%. In addition, we applied a simple performance assessment matrix model and performance control limits to find out 8 items needed improvement out of 20 from the questionnaire (insufficient resources). In this paper, these 8 items needed to be improved and mode error judgment rate were proposed to the homestay owners as the references of improvements and concerns in the future. It is hopefully to enhance the overall service quality and to fit the DMAIC improvement process. The changes in consumer behaviors have led the consumers to choose the homestay to establish inter-personal experience and cultural inspiration. Previous studies in homestay have shown that homestays with distinctive characters are more likely to be successful, because it will embed memorable memories to guests and the guests would like to revisit the same home stay. Thus, promoting these creative atmospheres are important tasks for the homestay owners. The issues of creative atmosphere was less found in homestay in the previous researches; therefore, the research focuses on the homestays that have licensed by the government and selected by reputable websites. The research questions are 1. What are the concrete ideas of creative atmosphere of home stay; 2. What are the sources of creative atmosphere of home stay; and 3. The suggestions for home stay owners who intend to create the creative atmosphere. The study used conducted semi-structural interviews with reputable representatives from the industry, government agency and school professors respectively. The discussions are to discover the methods of creating the atmosphere and distinctive characters from various perspectives. The source of atmosphere creation is constructed through analyzing the owner’s ideas while planning the homestay. In conclusion, the study found that the charm of creative atmosphere is driven from four major aspects: The core-knowledge dimension, The design industry of model, The high quality aesthetic perception, The characteristics of business operations, 10 objects, 23 criteria, and 49 elements.

The purpose of this research was to understand the motives of the elementary school teachers who visited the new immigrants’ hometowns and to observe the experience and the execution of these trips. The research subjects are the elementary school teachers who participated the intercultural learning projects and visited the new immigrants’ hometowns in Southeast Asia. Devising the qualitative study method, the research was conducted via participant observation and in-depth interview to narrate the researcher’s participation experience and the nine research subjects’ semi-structured interview. Analyzing the experience of the elementary school teachers’ who participated in the intercultural learning projects and visited the new immigrants’ hometowns in Southeast Asia and related documents, the conclusions of the research are as follows: 1. Research motivations: Comparing with common overseas tours, visiting the new immigrants’ hometowns with the immigrant families allows the project participants to experience the local life and culture in depth. The major motivations for the elementary school teachers to participate the intercultural learning project were the overseas tour and to experience the local life and culture; the secondary motivation was to help the new immigrants, as more than half of the project participants believed that the project would benefit the new immigrant families via supporting the trips back to their hometowns, establishing the confidence in the new immigrants’ children, and for the children to recognize their mothers’ native cultures. The project encountered a few challenges, however, including the desires and schedules of both the new immigrants and the project participants, the support from the new immigrants’ spouses, finding the hosting families in the countries of destination, etc. 2. Experiential learning process: Visiting the new immigrants’ hometowns with the families could increase the multicultural literacy of the elementary school teachers. We observed that experiencing the culture in a pleased atmosphere could eliminate the stereotypes, decrease the prejudices, and increase the empathy. The cultural impact could stimulate the ability of self-reflection and reframing, enabling the teachers to be more prepared for educating and coaching in school. 3. Execution: Appling their experiences in daily life or at school after coming back to Taiwan would be another new learning journey for the elementary school teachers. The capability of intercultural adaptation and self-reflection will grow in time. From the culturally responsive teaching point of view, however, most project participants can only play the roles of cultural organizers and social environment coordinators after coming back to Taiwan, as all teachers do not play the roles of meditators. 4. Overall observation: Teachers shall not over emphasize on Utilitarianism when recognizing new immigrants. Also, it is likely that the recognition of the new immigrants from the teacher only applies to the families they visited instead of the whole group. The research is to provide suggestions to the elementary school teachers and the project sponsors based on the conclusions above. The research processes and observations would also provide suggestions for the future researches.

Since 2001, residents in Taiwan have been able to enjoy more free time due to the start of the five-day workweek system. The adoption to the new lifestyle enhances the importance of domestic travel on weekend. Hotel accommodation, however, is not enough to provide the growing number of visitors so has brought about homestay. Because of the business competition, homestay is now no longer to be thought as an inferior hotel by taking travelers on per-night basis. Although there are different styles of homstay in market to meet the versatile needs of consumers, people still feel difficult to make the right choice for the classification of homestay pattern being not clear. This article is arranged as following. First, we measure our study items with 15 variables and then, by applying factor analysis, we conclude 5 common factors: residential style, holiday style, outdoors-activity style, indoors-activity and leisured facilities style. After that, we introduce cluster analysis to divide homestay in Taoyuan area into 4 groups. Finally, by combining these two results, we design 4 different travel routes for these 4 groups in Taoyuan area.

By applying quantification theory type Ⅲ and cluster analyses, we analyses the homestay consumers’ needs and degree of satisfaction. The results deride consumers into essence type, Recreation type, safe type and overall type on the demand aspect. Since the implement of one week two days off, people can have more leisure time to pay more attention to enjoy their life. And also can promote travel atmosphere dramatically. When people engaged traveling always need rest place, such as roadhouse, hotel, motel or homestay. However, there are still many people ca not distinguish between hotel and homestay. Actually, both of the business model are totally different. Homestay can combine with nature resource, local culture, or interact with consumers then provide different fun from hotel or motel. In other words, homestay is the best promoter and public active for Taiwan. In the meanwhile, homestay plays an important role to enhance local culture and tourism. On the other hand, the way to keep in good health is in vogue, hot spring became one of the most popular leisure activities. Wulai is known for nature landscape like cliffs and waterfalls, rare wild animals also have special aboriginal culture. On the other hand, Wulai was planned to be the second hot spring area by government what Beitou is the first. There have the most legal operate homestay in new Taipei. Therefore, this study suggests that wulai has worthy of further study. First, according to literature review and through expert interviews, then construct our formal aspect. Then obtain the weight of aspect and criterion by Analytic Network Process. Last, explore the operating performance of homestay by Fuzzy Set Theory then offer some advice.

Web 2.0 platforms improve communication and understanding among homestay owners and customers. This study investigates the use of internet marketing technologies; problems and obstacles that homestay owners are facing; how homestay owners select and use internet marketing technologies. This study conducted several semi-structured interviews and questionnaires, in order to understand homestay owners’ and customers’ ideas and opinions. Based on the results of these interviews and questionnaires, this study provides recommendations to homestay owners. The study found that homestay owners and homestay customers prefer web sites and blog as their information channels. Owners and customers believe that other customer’s blog provide authentic content. Most homestay owners believed that the benefits of internet marketing technologies are low cost, providing real-time information and interaction. In this study found that there are two internet marketing strategies: active strategy and passive strategy. Some homestay owners actively promote their homestays with a variety of internet marketing technologies. However, others believe that as long as they manage their homestays well, customers will promote their homestays via various internet platform.

Abstract In recent years, the combination of Internet and mobile technology has driven the global sharing economy. Airbnb (AirBed & Breakfast), an American online marketplace and hospitality service brokerage company, has overturned many traditional business models since 2008, providing the service to arrange or offer lodging, primarily homestays, or tourism experiences with the new business model of sharing economy. Airbnb provides a platform for hosts (owners of houses) to accommodate guests with short-term lodging and tourism-related activities and provides a communication and transaction mechanism between hosts and guests. Following the footsteps of Airbnb, is there a room for improvement or an invisible service quality gap between the host and guests? This study uses in-depth interview techniques and content analysis to explore the service quality gap between hosts and guests, based on the four Airbnb hosts’ responses and their customers’ online reviews in Taichung City, Taiwan. This study further utilizes the PZB model to categorize service gaps between counterparties. According to the results, the major gaps come from the differences between the Airbnb hosts’ idea of services and limited resources and guests’ needs and wants, and inconsistencies between the specifications and performances of service. This study contributes to the management knowledge of Airbnb hosts in terms of providing the full maps of service gaps, including the hosts’ personal idea and services, facility, location, and atmosphere. The booming of tourism provides great business opportunities to the homestay industry. However, many of the inexperienced homestay entrepreneurs lack of managerial skill and relavant know-how, which results in failure. In order to reduce the risk of the homestay entrepreneurs, this study aims at the first and maybe the most important. On the basis of STP analysis (market segmentation - target market selection - market positioning), this study combines several analysis techniques including Five-Force Analysis, Marketing-mix(4Ps), SWOT, and NPV analysis to discuss the location choice of Mirage Seaview Homestay before entering the homestay industry. According to the proposed analytical framework of location choice, it shows the best location of Hualien's homestay industry to a homestay entrepreneur is the downtown segmentation, followed by sea-view and mountain-view segmentations based on the criteria of NPV. No matter which location the homestay entrepreneurs choose, they should try to differentiate their homestays from others, so that they are able to raise the price, the occupancy rate, and eventually the profit rate. The contribution of this study is to provide an analytical framework of location choice for the entrepreneurs in the homestay industry.

Tagging of Web 2.0 has been brought to public attention in recent years. Tagging describes the process by which users add metadata in the form of keywords to shared content. Su’s(2008) discovered that pages of WIKI MINSU plateform were unorganized which makes users difficult to search information. Further, with the rising of homestay industry, there are too many homestays. Therefore, a tagging system for information filtering and information retrieval is needed. The aim of this paper is therefore threefold. The major purpose was to understand how users make use of tagging and their tagging behaviors in the homestay industry. The secondary purpose of this study was to determine if the use of tags on homestay related articles could represent the tags on homestays. Furthermore, this paper attempts to assess the consequences of that if TF-IDF could extract keywords which are similar to the tags by human. This study conducted an experiment whith a test platform that consists of a questionnaire and a simple tagging system. The following results were obtained from this study: 1. Most tags are nouns and adjectives. The results showed that tagging in homestay industry emphasize expression of feeling. 2. The irrelevant information in blog articles decreases the performance of extraction keyword with TF-IDF. 3. There were many erratums, synonyms and jargons of homestay industry. It lead to the wrong result in segmentation process. 4. It is difficult for article tags of a related homestay could represent the homestay tags.

Small accommodations experience has gradually become a popular topic in leisure life and ecotourism, in order to understand the difference of standard between foreign and domestic accommodation. In this research, we have Red Garden Resort, Family Pottery B&B, Mama Lulu Hostel as our research samples, each three of them is very special in Kenting area. We also use the “Green Key Small Accommodation Criteria” of the Foundation for Environmental Education to evaluate it, and then to quantify the quality of the small accommodation by the marks of the “Green Key Small Accommodation Criteria”. The research shows that Red Garden Resort get the highest score(1420), and win over the other two in the 3 of 13 criterion, that are Staff Involvement, Energy, Green Areas; Family Pottery B&B has reached the mark of 1360, and has beaten the other two in terms of Environmental Management, Waste, Green Activities; Mama Lulu Hostel has got the lowest mark in this research(1335), but, nevertheless, it is prior to the other two in Washing and Cleaning, Food and Beverage this two criterion.For Red Garden Resort, its scale is better in terms of its operating and managing, more disciplinary in staff training, and positively participating the activities which are related to the environmental issues, (e.g. the seminar of ecological environment and explanation of small accommodation industry), and also it is the only one in three of them who set up the Energy-Saving Automatic Lighting System in public area, world be able to effectively prevent energy from wasting. Hope this can help provide references to not only small accommodation industry but also academic usage.

In recent years, the homestay industry has expanded rapidly in Taiwan. Social tagging was considered as a better way to represent the variety of homestays than preset categories. Su (2009) and Su (2010) have investigated the mechanisms of social tagging based homestay recommendation. Based on the results of Su (2009) and Su (2010), this study investigated the effectiveness of Equal Weight, Rating and Ranking for social tagging based homestay recommendation. This study conducted an online experiment. Experiment participants randomly participated in one of two modules. Ranking and Equal Weight were used in the module A and Rating and Equal Weight were used in the module B. Surprisingly, the results show that Ranking is significantly worse than Equal Weight in module A. There is no significant difference between Rating and Equal Weight in module B. An afterward interview on selected participants was conducted. Some participants stated that since only few preferred tags were selected, Ranking or Rating may not be meaningful. Further studies are needed to investigate the effectiveness of Equal Weight, Rating and Ranking under different circumstances.

The operation of homestays not only aims to satisfy customers but further to create surprise and give a fantastic experience in order for them to forge an advantage in competition in qualia value. The goal of this research is to understand the key factors of qualia value that homestay operators’ consider and further discusses the homestay operators’ designs and strategies for qualia value. This research adpots a qualitative method and uses semi-structured interviews. Six homestays were chosen by using purposeful sampling and in-depth interviews were conducted. The data was collected by participatory observation and then qulaitative data analysis was conducted by use of grounded theory. After open-coding, 210 crucial samples were obtained. Then axial coding was used to deduct 40 sub-categories and 12 categories based on the relevance of the samples. Finally, selective coding was used to form 3 core principles-experience marketing,service quality,and service innovation.This research induces thehomestay operators’ fivestrategies of qualia value-strategy of sincerity, strategy offriendliness, strategy of a fantacy experience, strategy of education and strategy of entertainment.The significant result of this research can serve as a reference for homestay operators to strengthen their advantages and their soft power and thus promote their performance,as well as the policy formation of the governmental department in charge.

In recent years, the number of homestays in mainland China has increased rapidly, and crowdfunding has catered to the development trend of homestays. The 2017 Chinese crowdfunding industry briefings shows that the homestay-crowdfunding raised the top of the crowdfunding industry by $33414 million. The purpose of this paper is to take the homestay-crowdfunding project on the KAISHIBA as a sample, to explore the operation mode of homestay crowdfunding in mainland China, to confirm the relationship between the project and investment behavior during the project implementation, and to confirm whether the projects targe, investment number and fundraising performance at the initial stage of the project affect the investment behavior of investors. The samples consist of 37 homestay-crowdfunding projects which were launched in the KAISHIBA from December 2017 to February 2018. The results show that the target amount, the amount raised on the first day and the amount raised on the first three days of a crowdfunding project are positively correlated with the final amount raised on the project. The results provide suggestions to the initiators of homestay-crowdfunding projects, and assist them to set up crowdfunding plans to gain greater benefits.

Global warming is an issue that is increasing in severity. Despite a growing level of global awareness and concern regarding environmental destruction, one cannot deny that the state of the world is rapidly declining. The government in Taiwan has been actively pushing and focusing on the “Sustainable Development Policy” that has come into play in recent years. To align with this global vision, the Construction and Planning Agency, Ministry of the Interior in Taiwan began developing and designating resources for sustainable construction in 1995. On September 1st, 1999, there were seven indexes set for sustainable construction, which then subsequently increased to nine. Currently, the nine indicators are still the main ones. This research will use a sustainable perspective as a foundation during its investigation, and the area being examined is a new homestay with three floors on the coast of Taitung. The case study will look closely at sustainable construction planning to create a design concept for this accommodation. The main area of operation will be recorded through field studies for spatial and visual reference. In the context of energy saving and spatial planning, a residential model will be developed after an evaluation of the design to further plan a set of characteristics that should have low environmental impact. This is also necessary to decide how to make full use of green energy and achieve micro-environmental control within the homestay. The main research outcomes are: 1. Implementing four strategies of “observing”. 2. Developing the six mechanisms that will allow optimum energy saving within the building’s structure. 3. Developing the four mechanisms that fit within the building’s ventilation settings The follow-up studies are: 1. An in-depth study of the differences between the properties of northeastern monsoons and the perspectives from people regarding the southern and northern parts of Taiwan 2. In recent years, because of the number of small family increases, the travel trends have changed, and the government vigorously promotes the homestay industry, so that the number of homestay has increased year by year, but compared to the standard hotel-style services, homestay industry is approachable and has a friendly way to get along for ease of modern life so that people can pursue a higher degree of leisure life. As the shortage of information of accommodation sources, information is not unilaterally offered by the homestay industry but is dependent on tourists who wrote online articles to deliver the information. How to filter out the information to represent homestay industry would be a worthwhile research issues. In this study, latent semantic analysis (LSA) and singular value decomposition (SVD) are used to extract keywords to classify the homestay articles as well as make the tagging for articles. In such a way users can find keywords easier for classification of the areas of concern. In this study, the keyword extraction methods are used to identify keyword models that are close to social tagging in order to give appropriate recommended taggings. In this study, if the same words appear in different articles more often, they will have higher correlation values in the articles they do not appear. Compare the keywords extracted by LSA, and those extracted by TF-IDF weighted method, the precision and recall values of LSA are better than those of TF-IDF so that LSA is more suitable to judge the keywords of artilcles. In this study, the precision and recall vlues obtained are up to a certain accuracy level so that it helps articles to establish close social homestay tags of the keywords. With the results, it shows that users can search information and references easier with the help of the methods applied in this study.

Since the legislation on the management of the homestay in the Republic of China has passed the legislation, the government has actively promoted the tourism and leisure industry plan, and the tourism and leisure culture has become popular. The industrial structure of Hualien B&B has changed since the past 36 years, and the mode of the B&B has begun to diversify. Under the fierce competition in the market, the homebuyers have also sought different ways to gain market advantage and find their own unique business model. In addition to its own warmth, intimacy and enthusiasm, the owner of the hotel has to combine the humanities, culture and natural landscape in addition to the design of the architectural style of the hardware hotel. The software marketing design of the software is indispensable. Effectively drive the true value of the property industry. Hualien is surrounded by four places, which can be said to be the highest in Taiwan. The most remarkable thing is that the number of homestays is not only growing, but also the number of homestays has grown. From the early home-style homestays to the present-day leisure homestays, experience-style homestays, personal homestays, pet homes, nostalgic homestays, European-style homestays, The Castle B&B also has the style of the Traveling B&B in recent years, showing that the competition in the market is heating up. At present, Hualien B&B has legally applied for more than 2,000, but the illegal bunker cover is illegal. In the absence of good and bad, there is no effective plan for planning and integration. The present study aims to investigate the impact of homestay owner’s personality traits and homestay size has on the operational performance. Research data were collected from the official Website of the Tourism Bureau, Ministry of Transportation and Communications, released in November 2008. Targeting homestays at Cingjing area in Renai Township, Nantou County, the study adopted literature review and in-depth interview to construct the framework and hypotheses. A survey,comprising homestay size, owner’s demographic data, personality traits scale, and operational performance indicators, was conducted as the research instrument. Among all 123 questionnaires sent to the randomly sampled homestay owners, 107 valid responses were returned, reaching a valid return rate of 86.9% All data collected from the survey and interview with homestay owners having profound practical experiences, were compiled by descriptive statistics, t-test, one-way ANOVA, Pearson’s product-moment correlation, and multiple stepwise regression analysis, followed by a description of the analysis result and verification. Conclusions of the study are as follows: A. Some variables of homestay owner’s background: seniority, gender, previous occupational experience, and retirement conditions, have a significant effect on the operational performance. Other variables such as operational mode, age, marital status, education, relevance of university/college major and residential area have no significant impact on the operational performance. B.Homestay size, comprising total capital amount, number of guestrooms, and number of employees, has a significant effect on the operational performance. In general, homestay with a total capital between 5.01~10 million NTD, accommodating 11~15 guestrooms, and staffed with 5~6 employees tend to achieve the highest performance. C. Homestay owner’s personality traits have a significantly positive correlation with operational performance. Among all traits, extraversion, conscientiousness, and agreeableness have the highest correlation. D.Personality traits such as extroversion, agreeableness, and consciousness have strong predicting power on the operational performance. In other words, homestay owner having personality traits of ardor, agreeableness, open-mindedness, honesty and integrity tends to win higher identification from consumers, which in turn, helps increase the operational performance.

Tourism has emerged as one of the leading service industries that spurs economic development, providing the outlines of a better way of life for the public, promoting people-to-people diplomacy, and bringing many business opportunities. In Taiwan, the homestay sector has grown rapidly along with the trends of recreational farming and ecotourism. Since the homestay sector is booming in Taiwan, the related energy demands are also rising. To achieve the goal of green homestays, the energy consumption data and other pertinent information for 2013 is obtained from 29 approved homestays. Finally, the annual energy performance of individual homestays is evaluated in terms of EUI, which is defined as the source energy consumption per unit of gross floor area. The survey data indicated that the average EUI of homestays is 74.93 kwh/m2. Electricity consumption accounts for 93.1% of total energy usage, diesel oil consumption for hot-water boiler accounts for 6.9% of total energy usage. The averaged EUI of homestays obtained in this study is lower than the EUI proposed by Wang’s study in 2010 (144 kwh/m2). This result implies that the growing yearly occupancy rate of homestay sector in Taiwan lead to the increment of EUI. Average EUI is not a fair assessment of the energy performance of homestay. For the past few years, due to increasing of income and living standard, traditional values change, convenient transportation, and more leisure time, the compatriots can do more and more leisure and recreation activities which have become a part of their life gradually. Because of the leisure agriculture and the ecology traveling, homestays in Taiwan develop rapidly. From January 2006 to November 2012, the number of legal homestays increases 2,422 totally (from 1,237 to 3,659). To summarize, “Homestay” is a worth discussing industry and issue. The methodologies in this study are analytic network process (ANP) and fuzzy theory. First, take ANP to get the weight of aspects and criteria, and analyze the key aspects and the key criteria. Then, take fuzzy theory to get the synthetic performance value of each homestay, and analyze their overall performances. On the other hand, the purposes of this study are: (1) Through the viewpoints of scholar, practical proprietor, and consumer to construct the evaluation framework of homestay; (2) Analyze the key factors, and compare the differences between the proprietors and the consumers; (3) Discuss the satisfaction, and the result can be the proprietor’s improvement reference for the future operation/management; (4) The results mainly provide for the proprietors as the improvement reference; in the meanwhile, they also can be the reference when the government re-revise the homestay evaluation index. Furthermore, there are twenty-three homestays located in Miaoli county, Nantou county, Pingtung county, and Hualien county that are the scopes of this study, and the consumers in each homestay are the objects of this study. The results reveal that: 1. Key aspect. Overall, the proprietors and the consumers place importance on Homestay operation and management, Service quality, and Surroundings of the building and features. Relatively, they do not give weight to Homestay facilities and Homestay geist and community co-prosperity. 2. Key criteria and criteria satisfaction. Overall, the standpoints of the proprietors and the consumers are approximately identical. They pay much attention to To utilize natural ventilation sufficiently, To utilize plenty natural light, Service attitude (ex. reception service, to treat lodgers with voice of the customers), Pick-up service (offering free pick-up service), Catering service and quality (ex. the hosts prepare diversified breakfast in person, freshness of ingredients), Room tidiness, Room coziness, Room privacy, and Safety (ex. lodger insurance and room safety). At the same time, the proprietors also value Homestay features (ex. aboriginal culture), and the consumers also think highly of Overall tidiness and hygiene. 3. Lodging satisfaction. Overall, through the locality and the price, the consumers are satisfied with the homestay they live. Moreover, for very satisfied, the low price homestays are more, but for a little satisfied, the high price homestays are more.

In Taiwan, lifestyle is gradually changing due to the development of economy and completive market. Pursuing a higher service quality is the major consumer trend for many Taiwanese people. Also, home stay owners pointed out that how to provide quality service has become an important issue in lodging business. The quality service provides by the home stay owners might not fulfill customer’s expectations and results the failure in keeping customers. The study uses the concept of the humanities environment which consists of four dimensions to develop performance indicators of homestay industry. First, the questionnaires are mailed to the managers of homestay industry in order to find the key factors and indicators. Based on the result, it consists of seven key performance factors. Then, the study applies AHP to measure the key factors and indicators’ weights. Finally, a performance appraisal system for homestay industry by indicators is established for reference. The results showed that in the first layer of the factors to homestay Industry, the "infrastructure" and "service quality" are the most attention. Scholars believe that quality infrastructure and services should be the most important things that they need to provide, so we know the services that homestay Industry provided compare to the other accommodation industries is very close, it won’t be different that just because it is a family sideline business.

Social Tagging is one of the most popular methods for the recommendation systems. First, Social Tagging reflects opinions from many people. Second, Social Tagging can be also used for rating and classification.The past studies suggest that there are variety of homstays. Therefore, there is no single classification can be applied to homestays. Therefore, instead of using a complex classification, a tagging system for information filtering and information retrieval is a better solution for processing homestay information. This study proposes a recommendation system based on homestays’ tags and users’ preferences on selected tags. This study generates tags about homestays via blogs about these homestays to simulate social tagging. This study also investigates users’ preferences on ways to browse tags and the effectiveness of different recommendation formulas. This study proposes four different ways to browse tags: sorted by popularity, unclassified tag cloud, classified tag cloud, sorted by tag classifications. For the recommendation formulas, this study proposes four different formulas: non-personalized recommendation, based on the most important tag, general weighted calculation, TF-IDF weighted calculation. This study conducted an experiment. The results for the experiment show that most users browsed tags via "sort by popularity" and "sort by tag classification. " When using the same threshold value for the recommendation, "take the most important tag" is the best way to generate recommendations.

The purpose of this study is to establish indicators for the evaluation of the “Spirit of the Homestay” and to explore the relative importance of these indicators. This is in view of the vigorous development of the Taiwanese tourism industry in recent years, the current lack of deep and comprehensive understanding of public views on the Spirit of the Homestay, and the need of grading indicators for Spirit of the Homestay. The establishment of these indicators can benefit future studies and promotions of homestay services. This study explores the core of the Spirit of the Homestay in Taiwan through literature review. The relevant concepts of Spirit of the Homestays are collected and classified, after which they are structured and divided into four facets, and then streamlined into 20 items. After conducting an investigation through expert questionnaire, and appropriate merging, classifying and interpreting of views and opinions of interviewees, the indicators of what constructs the Spirit of the Homestay are identified. The main indicators include: "meaningful interactions between the host and the guest", "the host leading activities that provides guests with a taste of local experience", "the host guiding the guest to connect with the local community", "the characteristic and specialty of the homestay". Using analysis of hierarchical program (AHP) to calculate the weight of each indicator and compare the relative importance of each indicator. About the four indicators, In terms of the order of importance, "the characteristic and specialty of the homestay" ranks first. "Meaningful interactions between the host and the guest" comes second. "The host guiding the guest to connect with the local community" comes third, and "the host leading activities that provides guests with a taste of local experience" ranks fourth. “The characteristic and specialty of the homestay" together with "meaningful interactions between the host and the guest" weighs 72% of total importance. This shows that these two indicators have absolute importance. About the analysis of the items of the indicators, the architectural appearance of homestay and the life style of the host are the important items of the indicator of "the characteristic and specialty of the homestay". Chat and having beverage together and event of welcoming are the important items of the indicator of "Meaningful interactions between the host and the guest". Community industry activity and community festival are the items of the indicator of "The host guiding the guest to connect with the local community". Local cultural experience and natural ecological experience are the important items of the indicator of "the host leading activities that provides guests with a taste of local experience". The establishment of the Spirit of the Homestays indicators can be used as reference to relevant research in the future, and can also serve as a basis for assessment and analysis for relevant departments.

Tourism industry is always considered a sustainable economic category to potentially invest and exploit which every nation in the world owns. And recently, homestay traveling has significantly contributed to the growth of the tourism industry in general. Because current trend of vacations that people have chosen is a holiday being close to nature and rusticity. However, people still can connect with others and share their enjoyfull traveling experience every moments by using social networking sites. This resarch was conducted to investigate the effects of four common social networking sites; Insatgram, Facebook, You tube, Google+ on homestay intetion in Vietnam. And the emprical research model was constructed with four variables; social networking sites, electronic word of mouth communication, information sharing, and home saty intention. Electronic word of mouth communication is considered as a platform on social networking sites for potential travelers with homestay intention engage. Information sharing plays the role as an informative and trustworthy source of social network users by sharing and being shared their homestay holiday profiles such as photos, videos, recommendations, and destinations. By utilizing the quantitative and deductive approach method, the data collected from 220 respondents by conducting the online and offline survey with questionnaire, this research was analyzied to test resaerch hypotheses proposed with SPSS software. And the findings unraveled the relationship of four construsts built, and found out how social networking sites affects on homestay intention. Overall, this research provides an evidence to prove a positive influence of social networking on homestay intention. Key words: Social networking sites (SNSS), electronic word of mouth communication (EWOM), information sharing (IS), homestay intention (HI).
