Abstract:

This Master´s Dissertation has the city of São Paulo‟s upscale downtown hotels as its research object, although limited by the chronological restraints of 1954 and 2004. Its objective is the analysis of the transformations underwent by upper scale downtown hotels in São Paulo, focusing its scope in those hotels‟ specific programmatic distribution. The incongruence amongst the downtown hotel‟s importance to the city of Sao Paulo and the scarcity of studies regarding this kind of architecture was the catalyst for this Dissertation. Furthermore, one of the aspiring contributions of this research is to gather enough bibliographical references regarding the theme in order to foster and aid future related research efforts. Fundamental concepts regarding upscale downtown hotels‟ architecture are discussed in this research, which later verifies these concepts by means of analysis and confrontations of conspicuous case studies: Hotel Jaraguá and Hotel Caesar Park, part of the multipurpose Continental Square. The main contribution of this research resides upon the projectual analysis of these two study cases of this kind of architecture under the scope of the concepts gathered by means of the study of the bibliography, since analysis of this nature are indeed rare when pertaining to this architectural niche. The analysis and confrontation of these two case studies resulted in the verification of the transformations underwent in the architecture of upscale downtown hotels in São Paulo, between 1954 and 2004. These transformations were produced by the changes in these hotels‟ guest profile, which became business travellers instead of governmental authorities and public personalities, as due the technological and social advances in the globe during these 50 years, and the uprising of the service‟s sector in the city‟s economy. The demands of this new guest profile reflected themselves by means of the inclusion of much more public and social áreas in these hotels, especially function spaces, and consequently, the virtual duplication of their back-of-housing just so these hotels could operate properly.

The opening to Tourists from Mainland China in 2008, not only opens up a new political economy prospect for both Taiwan and China, but also opens up a new opportunity for Taiwan’s tourism industry. It is like the first rain on the droughts.Facing over more than one million Chinese tourists that are coming to Taiwan, 14% tourism growth rate in comparison to other Asian countries in 2009 and more than NT $ 400 Billion dollars in-bound and domestic tourism opportunities that facilitate Taiwan hotel industry to an intensive competitive era. Hotel owners/operators are all working hard on catching the best possible opportunity in this new business trend as well as on obtaining the leadership in this growing market. Regardless if it is a brand new hotel or a renovated hotel, the winning strategy is still emphasize on customer-oriented services, thus, they need to enhance their competitiveness by focusing on “Human". The performance of Taiwanese hotels compare to hotels in other major cities in Asia are always lower than market expectation. It becomes very important for local hotels to take this greatest opportunity ever to boost Taiwanese hotels to the world-class competition. We use Caesar Park Hotel, Kenting as a case study, to collect the first hand information and data, with observations over a long period of time (2007 – 2009), compile with political and economic changes for the same period to analyze how Caesar Park Hotel, Kenting encounter problems during its image down turn in 2004, and after its renovation and a series of change in management philosophy, in business vision , enterprise responsibility and business goal and yet to renew and update the operating process and deepen the procedure of human resources to form a new business culture, hence to promote a new branding, and to create an overall process of high-quality service as well as high operating performance. It also requires reference from domestic and international documentations. To take advantage of Organizational Change Theory of theory E & theory O to successfully demonstrate hotel industry’ transformation in the organization. Hopefully, this study can provide a new way of thinking as well as a brand new point of view to all service industry’s operators while entering a new market or re-opening an operation.

Abstract:
The CU Green, Palamanui Project Team worked to create an integrated document for the developers of Palamanui, a 725 acre community on the Big Island of Hawaii consisting of residential sections, a business park, town center, university, and hotel, regarding how the development can be more sustainable and environmental aware. The document addresses engineering issues, alongside architectural and environmental issues, including but not limited to solar generation, energy storage, plug in hybrid vehicles (PHEV), microgrids, smart architectural and landscape design, load management, waste water treatment, and the business aspects of each technology. The team worked together to combine engineering, environmental, social, architectural, and business aspects into a single overarching document recommending how the development can move towards sustainability. The following paper addresses the energy storage aspects for the Palamanui development, analyzing different technologies, operating scenarios, and financial results. Incorporating an energy-storage system in the Palamanui development is beneficial for all involved parties. Residents benefit from a more reliable grid, with increased distributed generation. The community and environment will benefit from increased solar generation and a reduction in required peak generation from HELCO, corresponding to a decrease in greenhouse gas emissions and pollutants. Lastly, the developers benefit because the property can be marketed as a sustainable development with a more reliable grid, thus increasing market value. The storage system can exist as a centralized plant, being a large battery bank or compressed-air-energy storage system (CAES), or the system can be distributed throughout the development as plug-in hybrid vehicles (PHEV) or individual home batteries. Of the many energy storage methods available, three are seriously considered for the Palamanui development: sodium sulfur battery banks, lead-acid battery banks, and small-scale CAES in fabricated vessels. Battery banks and CAES operate under the same concept, drawing energy from the grid during times of low demand (10 p.m. to 6 a.m.) or from excess solar generation. During times of peak demand, stored energy is discharged to the grid to meet daily loads. Of all the systems analyzed, the final recommendation is block storage distributed throughout the development using sodium-sulfur (NaS) batteries. Sodium-sulfur batteries are the most appealing because of the small footprint, long lifetime, and lower lifetime cost. CAES systems with natural-gas prove to be too expensive with Hawaii’s high natural-gas prices. CAES without natural-gas has potential, but with little to no commercial testing having been done on this systems, further investigation is required and strongly recommended.
