Abstract:
The post-war generation in Finland, as in many Western countries, has reached senior age and is currently in retirement. We have more ageing people than ever and we thus need new concepts for caring for them. Senior citizens dream of a healthy home to live in, high quality and accessibility, a feeling of comfort and safety and staying active despite ageing. The question is how architecture could bring these contents into their lives. Wood as a construction material has several known positive properties and using logs as material for senior houses create a healthy environment. The aim of this thesis is to develop a healthy wooden log housing concept for senior citizens. A living environment where senior citizens feel alive and healthy and most importantly feel at home. This thesis begins with a literature review, followed by a section introducing design solutions. The concept itself consists of a log house modules theme with variations to the modules. The final solution takes shape depending on the habitants and surroundings
Suuret ikäluokat Suomessa, kuten muissakin läntisissä maissa ovat seniori-ikäisiä ja jäämässä pikkuhiljaa eläkkeelle. Vanhenevia ihmisiä on enemmän kuin koskaan aikaisemmin ja tämän takia uusia konsepteja tarvitaan heistä huolta pitämään. Seniorit toivovat loppuelämältään terveellistä kotia, korkeaa rakentamisen laatua, esteettömiä ratkaisuja, turvallisuuden tunnetta sekä aktiivista elämää, vanhenemisesta huolimatta. Kysymys kuuluukin, kuinka nämä asiat voitaisiin arkkitehtuurin keinoin tuoda seniorien elämään. Tiedetään, että puumateriaalilla on useita positiivisia ominaisuuksia ja tämän vuoksi hirsien käyttäminen rakennusmateriaalina parantaa asuinympäristön terveellisyyttä. Tämän diplomityön tavoitteena on kehittää terveellinen hirsitalokonsepti senioriasumiseen. Asuinympäristö, jossa seniorit kokevat olevansa virkeitä sekä terveitä ja mikä tärkeintä, tuntevat olevansa kuin kotonaan. Työ on tutkielma- ja suunnitelmapainoitteisen työn yhdistelmä. Työssä suunniteltu konsepti käsittää hirsitalomoduulien esittelyn, sekä niiden varioinnin. Lopullinen ratkaisu muotoutuu aina rakennusympäristön antamisen rajojen puitteissa

Abstract:
This thesis examines the changing role of housing authorities within the wider context of the restructuring of the British welfare state. Between the years 1979 and 1997, four successive Conservative administrations attempted to eliminate the municipal ownership and management of the social housing sector. Central to this restructuring was the notion of 'enabling' and this crystallised the Conservatives' vision for the future role of housing authorities as non-providers. Instead, local authorities were expected to facilitate housing provision through the private or voluntary sectors. At the time this research began, it was clear that, whilst the magnitude of this reorientation of local government's traditional role generated significant discussion at the conceptual level, there remained a paucity of empirical research examining the actual practice of enabling at the local level. The research on which this thesis draws, therefore, helps to address the imbalance between the theorisation of enabling and detailed empirical work. It explores the way in which housing authorities have responded to the enabling challenge and the resultant implications this has for the delivery of housing services. In the UK, the conceptual discussion of enabling was most clearly articulated in the enabling typology developed by Leach et al. (1992) and this formed the theoretical underpinnings of the present study. A two-part research strategy was adopted in which, first, a postal survey was administered to 100 housing authorities. This provided a scientific sampling framework from which three case-study housing authorities were selected for the second part of the data collection. Here, qualitative interviews were undertaken with senior policy-makers from the housing departments and their housing association and voluntary sector 'partners'. There was variation between the three case-study authorities in their transition to the enabling role and, in this context, the prominent research findings are as follows. The analysis of the data gathered from the first case-study authority highlights the way in which resistance to change and institutional inertia prevented the housing department from shifting to the enabling role. Hence, it continued to operate according to the traditional role. In the other two case-study authorities, the research findings show: (a) the variation between central and local government in their interpretation of enabling, particularly in the context of the compulsory competitive tendering of housing management functions; (b) the shift towards partnership working and the way in which the housing authorities retained a dominant role amongst the plethora of agencies that are now involved in policy formation and service delivery; (c) the decline in direct provision was precipitating the 'reinvention' of new roles centred around 'community governance'; (d) the implications that all these developments had in relation to the internal organisational structure and management processes of the two authorities. In examining the practice of enabling housing authorities, this thesis contributes to an understanding of the way in which the wider role and function of local government has been restructured from its position under the post-war consensus.

Abstract:
This thesis focuses on the meaning of professionalism in the occupation of housing management. It will explore the meaning of being a professional housing manager in a profession which has some of the traits of being a 'semi-profession' (Etzioni, 1969). It asks how housing managers view professionalism and what is its relevance, if any, to their working lives. It is primarily concerned with four key aspects of professionalism: identity, knowledge, boundaries and accountability. Analysis of these four aspects of professionalism are informed by social constructionism, ethnomethodology and ethnography. The sociology of the professions is used as a substantive literature to illuminate fieldwork data and provide new directions for the evolution of theory relating to housing management. Qualitative methods of data collection and analysis have been used to provide detail and depth in presenting a picture of the issues under investigation. Data was primarily collected from forty-nine interviews, supported by data collected from three separate periods of participant observation. The thesis argues that professionalism in housing management is an individualised project of the self rather than a collective project. Professionalism is expressed as an individualised response to, and a mediation of, competing managerial demands. Housing managers work upon themselves to meet the demands of their customers and their employers. The 'professional project of the self is influenced by their backgrounds, specifically their own beliefs and values regarding what it is to be a professional housing manager. Housing managers engage in negotiating the boundaries of knowledge and emotions in order to deliver a professional service. Accountability is expressed as a component part of professionalism, i.e. the ability to give an account of their actions, as well a response to formal performance measures. The thesis identifies two categories of housing managers, 'pragmatists' and 'pro-activists', who are distinguished from each other in their construction of professionalism. This study suggests that the concept of professionalism continues to exert a considerable influence on the thoughts and behaviours of these housing managers.

Abstract:
In the recent years around the world there has been a constant increase in the number of students who apply to continue their studies at a higher level, this in turn has brought a great demand in the occupation for student housing. Finding a place to live is one of the issues that new students have to face when moving into another city or country, which can be really challenging at times. The project speculates with a design concept that may help the demands for student housing in the city of Växjö, Sweden. The idea is a housing unit for one person that occupies a space of 13 m2 with an interior space of 10 m2 so it can be moved with a truck to the place where required for a temporary time. The interior proposes an efficient, flexible and comfortable space for the needs in the everyday life of a student. This is done with an organize layout and some multi-purpose furniture that can also be retractable when not in use to save space.

Abstract:
The research described in this thesis consisted of the study of the concept of Planned Change, its application in diagnosing a particular problem, the implementation of a programme of planned change and its evaluation. The particular problem which gave rise to this research was the question of how to bring about a widespread increase in the efficient use of energy in local authority housing. This arose as a result of my membership of a small R & D group (SLCEG), working on local authority housing, where we had previously found that empirical evidence and rational argument was insufficient to encourage energy efficient housing design. The Concept of Planned Change offered an appropriate framework for investigating the problem as it is oriented towards improving social conditions through non-coercive means and provides for: identifying the various participants in the change process, diagnosis of the problem, setting goals and objectives, choosing strategies and designing a programme of activities and then monitoring their effect. Diagnosis of the problem identified that a multifaceted approach was required to solve the problem so that the design of the planned change programme included bringing about the formulation of an Energy Policy, creation of awareness of the benefits, practicality and affordability of energy efficient dwellings, identification and utilisation of leverage points and various other educational and facilitative activities. The Evaluation of the programme included both objective and subjective methods and indicated that a significant movement towards energy efficiency has been achieved but that adoption of this change is not evenly spread and that there are areas of resistance yet to be overcome. As a result of the evaluation, modifications to the programme of planned change were proposed which will include alterations to the exhibition, further educational activities - courses, workshops, etc. and wider dissemination of the energy savings achieved.

Abstract:
Energy efficiency within the housing sector is progressing. In Vallastaden which is a newly developed city district in Linköping, Sweden, constructors together with the municipality have made attempts to create a sustainable built environment. One of the goals was to establish energy efficient residential buildings in Vallastaden. The overall aim of the study was to investigate the development of two energy plus buildings in Vallastaden and explore the potentials for the energy concept in these buildings to reduce the energy use. The perceptions of the occupants were included in the study since their views and practices play an important part for the buildings’ energy performance. Qualitative interviews were conducted with informants from two housing companies and three households. The findings show that the motives for the housing companies were try out new things and progress within the housing sector. The housing companies were however uncertain if their buildings would become energy efficient in practice since it depended on how the occupants would interact with the technology and the energy concept. There is a risk that the energy concept and the technology may not reach its full potential in reducing energy since the occupants either had no reflection about their role in the energy concept or were uncertain about the technology. The communication between the housing companies and the occupants needs to be strengthened for occupants to realize their influence on the energy use in these buildings.

The world’s population is increasing and every day, more people are coming to the cities. People are constantly relocating their houses for meeting their needs. As societies are growing and mobility in cities is raising, cities would face challenges like accommodating the population inexpensively and providing good quality of life and stable social and environmental infrastructure for them. However, due to the fixed regulated and unadaptable construction market, the architecture doesn’t meet the changing needs of inhabitants, therefore, every day the housing market is more unaffordable because of the high demand for housing developments, lands scarce, etc. Architecture needs to be flexible to adjust itself to the current market. Since most of the relocations and high demands for building new housing projects occur when built spaces fail to meet their occupants’ growing needs. This thesis tries to find an alternative framework for designing a flexible one whereby architecture is shaped by the user’s needs and can adjust itself in a long period. This thesis also works on designing an environment that responds to the social, economic, and environmental needs of residents as one united community. Therefore, it uses a shared living idea as an affordable alternative for making houses cheaper and creating a more stable social environment for inhabitants. The content of this thesis is categorized upon the following narrative. Firstly, this thesis is trying to deepen its understanding of the matter of shared living and its possible advantages and disadvantages for producing stable social and economical infrastructure. For this purpose, it analyses a notion of shared living and shared economy through studying successful case studies. Secondly, by studying and utilizing metabolic design criteria, the thesis will form an understanding of a more sustainable approach toward architecture and built environment to design an affordable housing system that provides high quality of life for inhabitants through responding to their needs. Thirdly, the thesis will frame its design strategy based on shared living perspective and metabolic design criteria. The thesis then will illustrate its steps and methods to achieve flexible architecture through designing its module, structure, and material. Lastly, it will discuss its findings on how the shared living approach and metabolic philosophy can aid architects to design more sustainable housing units that can meet their resident’s needs through a long period and make strong social, economic, and environmental infrastructure.

Abstract:
Defensible space is a contested yet influential approach to designing-out-crime on social housing estates. This thesis uses defensible space as the vehicle to explore how movement changes concepts; to extend the learning on policy mobility mechanisms; to investigate the varied cross-disciplinary nature of evidence use; and to explore the interaction of policy, the housing sector and the state. Deepening the international policy mobilities narrative, the study traces the dispersal/embedding of the concept in Britain since the 1980s by revisiting the operational and theoretical account of defensible space proposed by Alice Coleman in the Design Improvement Controlled Experiment (DICE). Drawing on interviews with planning and architecture practitioners, housing managers and elite policymakers, the thesis explores the multiple ways the concept was interpreted and implemented as it circulated from national to local level and within three London housing estates, illustrating how the transfer mechanisms worked at both a policy and practical level. Despite being a concept whose principles continue to underpin design guidance (such as Secured by Design), defensible space failed to coalesce into a single formal policy, remaining a cluster of associated disputed elements. How these conceptual elements aided or hindered transfer and take up is noted by tracking routes to acceptance, the roles of formal transfer mechanisms, informal information sharing by transfer agents traversing networks, or practitionersʼ local contextualization of generic guidance. The research demonstrates the ongoing resilience and acceptance of defensible space, despite biased evaluation, the mismatch of DICE to the politics of the time and the uncertain nature of the concept. By questioning whether positivist scientific theoretical unity is achievable in practice, it argues for greater trust in practitioner experience, and proposes a looser middle-range approach to theory building for ambiguous concepts such as defensible space.

Since the hygiene condition and medical services improved in the past few decades, the expectation of life has been lengthened generally. With the baby boom effect, the mass increase in fertility following the World War II result in the problem of ageing population around the world nowadays. The phenomenon alerts the governments of global countries to solve the anticipated ageing problem by catering the needs of the elderly. In addition, the needs of the elderly are changing with the improvement of education level and affluence level. It contributes to elderly in middle-class occupying a larger proportion of the elderly in Hong Kong nowadays. Even though the government has introduced various kind of social policies to deal with the increasing demand and changing needs of the elderly, it is still not enough to satisfy the rising aspiration of the middle-income elderly. In order to fill the market niche for the elderly in the middle-income group, the Hong Kong government invited Hong Kong Housing Society to undertake a tailor-made housing scheme for the elderly on a basis of leased-for-life. Under the Senior Citizen Residence Scheme (SEN), it aims to provide an affordable and quality accommodation with integrated service for the middle-income elderly. As the SEN scheme is built upon the concept of "ageing-in-place" and "continuum of care", it seeks to strike an excellent to enhance the quality of life for the elderly residents. Since the SEN scheme is a pilot project, it would be considered as a relatively new and initiative development of elderly housing project comparing to the overseas' housing development. It is valuable to carry out a comprehensive assessment on the achievement of the SEN scheme. As the scheme is developed upon the concept of "ageing-in-place" and "continuum of care", this paper will focus on assess the effectiveness of the scheme in facilitating the concept of ageing-in-place in various aspects. Also, it will investigate the effectiveness of the scheme in affecting the expectation on the future housing arrangement of the elderly. The result of the assessment would be provide a reference for the authority to foresee whether there is any improvement for further development of ageing-in-place policy. As a result, it believed that the assessment of this paper is significant to gives a recommendation for the development of the upcoming project to build a quality living place for the elderly to age-in-place.iii

Abstract:

The aim with this study is to evaluate if standardization of sustainable housing is a practical solution to address the objectives/reach the goals of sustainable housing. The point of departure is that eco-labelling of houses is a way to put sustainable housing into practice. The Nordic Swan criteria for small houses and the UK Code for Sustainable Homes are two recently developed schemes for sustainable construction and design. These two labelling systems are chosen as case studies in order to compare and examine the practice of sustainable housing. How can the goals of sustainable housing be met in the form of eco- labelling? What are the benefits and obstacles/limitations for the cases to be effective and sustainable?  What can explain differences between the two cases? And is the function and organisation of the cases best explained by sustainable development ideas or ecological modernization?  It is suggested in the view of path dependency theory that the UK’s and Sweden’s decisions based on their expectations concerning development of the EU flower has made their respective eco-labelling of houses to have different organisational structure. The Code as a sector-specific label has the advantage, compared to the Swan, of being able to change its structure depending on the needs of pressure in the network of government, business and consumers.  The Code has several criteria concerning sustainable living besides criteria concerning environmental construction of the house and can therefore be considered as part of the sustainable development discourse.

State interventions into the housing market have become a common tool for supporting housing standard and for securing households' access to housing. The general part of the paper deals with the housing policy transformation where, besides the executive power, an extra-budgetary fund SFHD (State Fund for Housing Development) was established as one of the instruments used by the government to intervene in the housing market. The paper aims to analyse the SFHD's effectiveness, not only in terms of Act No. 211/2000 Coll., by which it was set up, but also in terms of the Fund's activities and coordination of the state housing subsidies implemented through the Ministry for Regional Development of the Czech Republic, and of the overall effectiveness of the Fund's functioning setting.

Abstract:
growing concern on achieving environmental sustainability and at the same time making economical savings has become a necessity in our society. The prices of different battery energy storage technologies together with PV cells are declining all around the globe which has led to the fact that there is an increased interest in investing and using these technologies to be able to reach environmental sustainability. The combined system however, must be accurately calculated both when it comes to the sizing and the different costs related to the combined system to be able to make an economical saving. This thesis addresses both of those aspects in Sweden where a residential building with roof-top installed PV system is assessed with a battery energy storage system. An investigation is necessary to be able to assess the different battery storage technologies available in the market today with their specific technical and economical specifications. The electricity market in Sweden, the role of the Distribution System Operator on the electricity pricing with different time tariffs and fuse size subscription, PV generation and battery specifications are investigated and modeled in this study. Sizing of the different battery technologies for the given system is accomplished through a methodology that is developed in this project for the Swedish system. The calculated size of the battery is then used in the Life Cycle Cost analysis, using Monte Carlo simulations for a chosen period of 25 years.Calculations shows that the most appropriate size for the battery system with the given parameters is 6 kWh for all the battery types investigated in this study. The size of the batteries is also shown to be mainly dependent on the charging/discharging time together with the set fuse size margin. Profitability of the Battery Energy Storage system is proven to be mainly dependent on the fuse size downgrade. Sulphur-Sodium battery result in the greatest savings while Vanadium Redox batteries in the least when sizing the batteries. Lithium-Ion battery technology however is most likely to result in the lowest Levelized Cost of Electricity, total- and cycle costs while the highest Net Present Value with 90 % probability in the Monte Carlo simulations. Lithium-Ion battery technology is also found to have the highest probability of having a positive NPV compared to the lowest probability for Sulphur-Sodium battery technology. Lead-Acid battery technology is however shown to have the least uncertainties compared to other Battery Energy Storage technologies due to its maturity. It is additionally shown that government subsidy plays a crucial role when investing in the battery storage system. However, even with the case of removed government subsidy, Lithium-Ion battery technology still results in the largest probability of having a positive NPV while Sulphur-Sodium battery technology results in the lowest probability of having a positive NPV.
Den växande oron för att uppnå miljömässig hållbarhet och samtidigt göra ekonomiska besparingar har blivit en nödvändighet i vårt samhälle. Priserna på olika energilagrings teknologier så som batterier tillsammans med PV-celler minskar runt om i världen vilket har lett till att det finns ett ökat intresse när det gäller att investera och använda dessa teknologier för att kunna nå miljömässig hållbarhet. Det kombinerade systemet måste dock noggrant beräknas både när det gäller storleken och de olika kostnaderna för det kombinerade systemet för att kunna göra en ekonomisk besparing. Denna avhandling behandlar båda dessa aspekter i Sverige där en bostadsbyggnad med takmonterat PV system utvärderas med ett batteri system. En undersökning är nödvändig för att kunna bedöma de olika batteri teknologier som finns tillgängliga på marknaden idag med sina specifika tekniska och ekonomiska specifikationer. Elmarknaden i Sverige, Distribution System Operatörs roll för elprissättning med olika tidstariffer och säkringsabonnemang, PV-generation och batterispecifikationer undersöks och modelleras i denna studie. Dimensionering av olika batteri teknologier för det givna systemet uppnås genom en metod som utvecklats i detta projekt för det svenska systemet. Den beräknade storleken på batteriet används sedan i livscykelkostnadsanalysen, med Monte Carlo-simuleringar under en vald period på 25 år. Beräkningar visar att den optimala storleken för batterisystemet med de angivna parametrarna är 6 kWh för alla batterityper som undersöktes i denna studie. Batteriets storlek visar sig också vara huvudsakligen beroende av laddning / urladdningstiden tillsammans med den inställda säkrings storleken. Lönsamheten hos batterilagringssystemet visar sig vara huvudsakligen beroende av säkringens nedgradering. Svavel-Natriumbatteriet resulterar i de största besparingarna medan Vanadium Redox batteriet i de minsta när dimensionering av batteriet äger rum. Litium-Ion batteriet är emellertid sannolikt att leda till den lägsta nivån av elkostnader, total- och cykelkostnader, medan det högsta nettoförsäljningsvärdet med 90% sannolikhet i Monte Carlo-simuleringarna. Sveriges demografiska utveckling innebär en ökad befolkning där seniorer framöver kommer utgöra en större konsumentgrupp i bostadsmarknaden än tidigare. Det är därför av väsentlig betydelse att förbereda för denna demografiska utveckling och att anpassning sker efter vad framtidens seniorer kan eftersträva. Bovieran är ett företag som arbetar med utveckling av konceptboenden för seniorer och har som vision att vara den ledande utvecklaren av boenden med unika mötesplatser. Studien har valt att granska Bovierans konceptboenden då de ansetts erbjuda en väldigt unik och välutvecklad boendemiljö. De utvecklar ett koncept som strävar efter att erbjuda en plats där trygghet och gemenskap möter möjligheten att lära känna nya vänner. Utifrån en kvantitativ undersökning, i form av en enkätundersökning, ämnar denna uppsats att undersöka vilka seniorer det är som väljer att flytta till konceptboenden avsedda för seniorer och vad det är som kännetecknar denna målgrupp. Dessutom utförs kvalitativa undersökningar i form av tre semi-strukturerade intervjuer. De kvantitativa undersökningar ämnade att insamla information gällande Bovierans verksamhet samt det konceptboende som de utvecklar och även utreda kommunernas tankar kring denna boendeform. Studiens slutsats är att konceptboenden, likt det som Bovieran erbjuder, främst attraherar seniora villa- eller bostadsrättsägare, inom samma ort/kommun som det specifika konceptboendet. Utöver det så visar studien även att konceptboendets främsta attribut, enligt de boendena, är den gemenskap och trygghet som detta konceptboende lyckas erbjuda dess invånare. Resultaten i studien antyder att det kan vara strategiskt fördelaktigt att bygga konceptboenden för seniorer i områden med många seniora villa- och/eller bostadsrättsägare. Den utförda utredningen är dock inte tillräckligt omfattande för att man skall kunna dra några konkreta slutsatser kring vad tillämpandet av en sådan strategi hade inneburit.
Swedens demographic development means an increased population where seniors in the future will constitute a larger consumer group in the housing market than before. It is therefore essential to prepare for this demographic development and that adaption takes place according to what the future seniors might strive for. Bovieran is a company that works with development of concept housing for seniors and has the vison to be the leading developer of housing with unique meeting places. The study has chosen to examine Bovieran´s concept housing as they where found to provide a very unique and well-developed living environment. They develop a concept that strives to offer a place where security and community meet the opportunity to get to know new friends. Through a quantitative approach, in the form of a questionnaire survey, this paper aims to investigate which seniors choose to move to concept housing intended for seniors and the characteristics of this target group. In addition, qualitative surveys are conducted in the form of three semi-structured interviews. The quantitative surveys intended to collect information regarding Bovieran´s operation, the housing concept they develop, and also intended to investigate the municipalities´ thoughts on this form of housing. The study concludes that concept housing, similar to what Bovieran offers, primarily attracts senior home- or tenant- owners, within the same area as the specific concept housing. In addition to this the study also shows that the concept housings main attributes, according to the inhabitant seniors, are the community and security that this concept housing manages to offer its inhabitants. The result of the study suggest that it may be strategically advantageous to build concept housing for seniors in areas with many senior housing- and/or tenant-owners. However, the investigation carried out is not comprehensive enough for any concrete conclusions to be drawn about what the application of such a strategy would mean.

The concept “Sustainable Development” (SD) is defined and interpreted differently worldwide with the result that it encompasses different meanings to different people. The environmental impact assessment (EIA) process has been identified as a key tool for the implementation of SD. This research focuses on the concept of SD and its interpretation, meaning and implementation in terms of the legislation governing EIAs in South Africa. The research methodology employed in the thesis involves a literature study of the historical development and emergence of the concept of SD and the legal framework in which it is contextualised in South Africa. This is followed by a critical evaluation of the concept and its implementation using Jacob’s six Fault Lines. These Fault Lines include (i) the degree of environmental protection that is envisaged to attain SD, (ii) the emphasis placed on equality as a prerequisite for SD, (iii) the measure of participation required to attain SD, (iv) the scope of the concept of SD, (v) the environmental monitoring and evaluation that is required for SD as well as (vi) environmental planning to achieve the goal of SD. The second half of the thesis employs a case study methodology to evaluate the implementation of SD in five separate housing EIA processes in the Stellenbosch Municipal Area. Personal interviews and site observations are used to inform the case studies. The study identifies major conceptual flaws associated with the interpretation and implementation of the concept of SD as well as the challenges preventing EIAs from being an effective tool to enhance SD.The main findings are that EIAs do not sufficiently take into account the cumulative impacts of developments, they are unable to protect the environment from the increasing demand for additional housing in South Africa and that there is insufficient monitoring of EIA processes to ensure adequate long-term environmental protection.

This work examines the possibility of designing senior housing in collaboration withpreschool. The report focuses on how the common outdoor environment is designed, aswell as a common area for activities. Many elderly feel more lonely as they get older. Atthe same time research has shown that interaction between children and elderly peopleresults in positive effects. Therefore, interaction between the two generations bydesigning common environments is examined.The work is based on interviews conducted with several parties involved in the functionsand potential future residents of senior housing. The results of the interviews show that allrespondents are positive about collaboration between senior housing and preschool.Based on the wishes and experiences that emerged in the interviews, a design proposal ispresented. The design proposal consists of one-storey apartment buildings, a one-floorpreschool, a common room for activities and a common outdoor environment thatincludes a greenhouse, outdoor stage and barbecue areas.
I dagens samhälle minskar den generationsöverskridande kontakten allt mer. Många blir, isamband med att de blir äldre mer ensamma. Dessutom väljer många äldre att bo kvar isina villor längre och som en följd av det blir cirkulationen på bostadsmarknaden låg.Barn spenderar en stor del av sin tid på förskolan där de framförallt umgås med andrabarn, samtidigt som många äldre upplever ensamhet. Många studier visar att kontakt övergenerationsgränser är positiv för såväl ung som gammal. Därav är det intressant attundersöka om utformning av miljöer kan bidra till att samverkan mellan generationernaförenklas.Syftet med examensarbetet är att undersöka om det går att kombinera förskolor ochseniorboende, genom en god gemensam utomhusmiljö och möjlighet till samverkaninomhus, utifrån ett socialt hållbart perspektiv. Frågeställningarna som arbetet har utgåttfrån rör hur förutsättningar kan se ut och utformas för samverkan mellan olikagenerationer, olika generationers behov samt hänsyn till såväl privata som gemensammadelar. Utifrån resultatet har ett utformningsförslag illustrerats. Visualiseringen avförslaget framställdes på en tomt i Växjö.Tomten som valts ut för utformningsförslaget har studerats genom platsbesök ochinläsning av detaljplan. Arbetet har utförts genom intervjuer med flertalet engageradeparter i Växjö och Värnamo kommun, vilka är kommunpolitiker, arkitekter,förskolepersonal, förskolebarn, ordförande för bostadsrättsföreningen vid ett befintligtseniorboende samt potentiella intressenter för ett framtida seniorboende. Således byggerresultatet av arbetet på den information som framkommit vid genomförda intervjuer.Resultatet visar att samtliga tillfrågade respondenter är positivt inställda till samverkanmellan seniorboende och förskola. Det framkommer också att det är viktigt medmöjlighet till både samverkan och avskildhet. Samtliga parter anser att utomhusmiljön harstor betydelse. Det är också där som respondenterna i högst utsträckning tror attsamverkan mellan seniorboende och förskola fungerar bäst. Det framkommer även att engemensamhetslokal, där aktiviteter kan ske, ses som en möjlighet för samverkan.Utifrån intervjusvaren, med anpassning till den valda tomten, har ett program tagits framdär förutsättningar för utformning redovisas och sedan illustreras i utformningsförslaget.Utformningsförslaget består av seniorboende i form av markplanslägenheter, en förskola iett plan med två tillhörande gårdar, en gemensamhetslokal för aktiviteter samt engemensam utomhusmiljö som bland annat innehåller växthus, utomhusscen ochgrillplatser. På området löper cykel- och gångvägar förbi olika platser för aktiviteter ochgrönska.

In Hong Kong, there are so many different types of community disputes relate to housing management. Sometimes the complaints could be as trivial as casing nuisance to the premises nearby or serious as breach of covenant or legislation. Since dispute may easily rise between owners in the multi-storey building, especially in the high density of living environment in Hong Kong, dispute resolution becomes a “day-to-day” work of housing managers. However, housing managers should not only aim to resolve the dispute effectively, but also to keep maintaining the long-term relationship between the residents and the housing managers themselves, where good and long-term relationship between the disputing parties is one of the important tasks for mediators. Thus, there is a prima facie interrelated relationship between mediation and housing management, and this relationship is relatively important. Through empirical study, literature review and in-depth interviews, this dissertation has evaluated the applicability of mediation concepts and skills to housing management by comparing their similarities and dissimilarities. The findings suggested that the objectives of dispute resolution for housing managers and mediators are similar, however, the ultimate goals, approaches or skills are not the same. During the study on the applicability of mediation concepts and skills to housing management, we found that some legal and practical constraints could apply most of the key mediation concepts. For example, the doctrine of confidentiality is found as inapplicable to housing management during the dispute resolution process. The mediation concepts are therefore considered not applicable to housing management. Nevertheless, the skills possessed by the mediators, especially the communication skills and negotiation skills are considered applicable to housing management in the course of dispute resolution. To achieve the best outcome of dispute resolution, housing managers should act as conciliator as what they are doing but the improvements on communication and negotiation skills are required. Therefore, recommendations are made to the management companies, academic institutions and trade institutes for provision of relevant trainings to the practitioners in order to resolve the disputes in the estates effectively, so that the goal of improving the living conditions in order to turn house into home can be achieved and the harmony between neighbourhoods can be maintained.

Sölvesborg är en stad under expansion, dit lockas folk av en lantlig idyll nära havet. Sölvesborgs kommun har som mål att öka invånarantalet från 16 000 till 20 000 fram till år 2020. Kommunen äger fastigheten Hydro vilken är centralt belägen i Sölvesborg i anslutning till tågstationen. Idag används fastigheten Hydro till en parkeringsyta och kommunen vill att fastigheten ska planeras om för att bli en ny central knytpunkt i Sölvesborg som binder ihop tågstationen och förlänger centrumstråket. Detta examensarbete leder till färdiga förslagshandlingar för fastigheten. Koncept och handlingar tas fram utefter analyser som gjorts kring hur staden är uppbyggd och vilka intressen som finns. Detta resulteras i en byggnad som har en större kommersiell del i markplan och plan 2 till plan 11 är tillägnade med fyra stycken lägenheter per plan. Ledordet för arkitekturen har varit att försöka skapa ett nytt landmärke för Sölvesborg, föra in den moderna arkitekturen i en större skala i ett gammalt småskaligt samhälle på ett naturligt sätt.
Sölvesborg is a city under expansion, people are attracted by a rural idyll close to the sea and the municipality's goal is to increase the population from 16,000 to 20,000 until year 2020. The municipality owns the property Hydro which is located in the central parts of Sölvesborg adjacent to the train station. Today the property Hydro is used as a parking space, the municipality is interested to change the property. They want to make it to a new central hub in Sölvesborg, connecting the railway station and extend the center strip. Our work is to create concept drawings for the property Hydro, These concept drawings are based on analyzes regarding the context of the city and the city’s citizens. This has resulted in a building that has a larger commercial area in the ground floor and above the ground floor are ten floors with four apartments on each floor. The guiding principle for the design has been to try to create a new landmark for Sölvesborg, bringing in the modern architecture on a larger scale in the old small scale society in a natural way.

This thesis is concerned with the theory and practice of urban housing. Houses are a socially located ���collection of rights, opportunities, assets, and attributes��� (Donnison and Ungerson, 1982, 11); at the same time, housing describes and expresses an urban culture and its values. The activities of New Zealand���s commercial housing supply system are governed by planning and building legislation enacted in a political climate ideologically aligned with the social customs of an electorate that has historically expressed a preference for political conservatism, non-intervention, and de-regulation. Harsher aspects of social policy have been modified in a long period of Labour-led coalition government since 1999; but environmental legislation has remained largely unchanged since reforms of 1991 re-oriented planning legislation to suit a market economy. In this environment, objectives of sustainability in ordinary private housing developments are inscribed as a market responsibility, with a limited set of mandatory technical standards. The planning and architecture of housing are political acts that represent and interpret the substance of a social vernacular in a process that is decisively influenced by political priorities in a liberal democracy. This position is reconcilable with argument supporting the notion of sustainable urban housing as an artefact connected functionally and theoretically to collective habits of vernacular-based social systems (Alexander, 1979, 1987; Habraken, 1998). In such arguments, sustainability is a subsidiary but dependent condition of housing supply. For sustainable urban development to be achieved the inherited paradigms of ���house��� need to be constructed in the managed provision of new housing forms. Political ideologies of the planning framework thus become relevant to a housing study. Auckland is a regional city with a relatively high population growth rate, and with strategic planning policies intended to achieve sustainable urban environments through a medium density housing typology. Housing at medium density has not previously been tested in the private sector in New Zealand. Planning policies, in this situation, become the political instruments through which a new housing model is to be developed. From an analysis of New Zealand���s housing history, affective density and interpretations of privacy are argued to be critical dimensions of a socially and economically sustainable housing form. Contemporary interpretations of privacy correspond to economic habits that underpin New Zealand society. It is argued that both New Zealand���s construct of social privacy and its political economy can be traced to origins in John Locke���s protestant liberal philosophy. An epistemology of density and privacy in New Zealand���s urban and suburban housing traditions is considered in relation to Locke, and to Polanyi���s theory of tacit and explicit forms of knowledge, used in his thesis to re-conceptualise understandings of privacy as a social fact. These ideas constitute a basis for the planning of higher density housing in forms that could be shaped to suit the social habits and environmental conditions of Auckland. This thesis examines the question: what higher density forms of housing will meet the needs of ordinary house-holders in Auckland in the twenty-first century?

The thesis concentrates on the evaluation of the economical effectivity of this project using two ways of financing. It focuses primarily on planning of the individual finance flows of the project, which will arise in connection with the operation of the high-rise block of flats. The part of the thesis is also the calculation of the basic economic indicators in two ways of financing, by which is it possible to objectively assess the investment and evaluate the favourableness of the financing by own sources and financing by bank loan. In conclusion, the comparison of these two ways of financing will be performed.

No Uruguai coexistem vários programas de moradia social com diferentes graus de participação dos usuários, nos quais a autogestão e a autoconstrução constituem um aporte importante para viabilizar esses programas e estendê-los a mais habitantes. A estratégia dos programas de moradia social individual é oferecer plantas padronizadas com escassa ou nula capacidade de crescimento. No caso do programa de Moradia Econômica das Prefeituras, esses protótipos estão pensados para terrenos de grandes dimensões e para um único modelo de implantação que é o da moradia isolada sem contato com outras construções. A partir dessa constatação e incluindo como base conceitual o trabalho acadêmico Casas- Conceito/Plataforma de Projetos, desenvolvido pela equipe da FARQ-UDELAR de Montevidéu, este trabalho discute essa ferramenta e seu modo de operar como possibilidade de melhoramento do programa departamental de moradia social, utilizando esse conceito como estratégia projetual de plataforma em contraposição à ideia de protótipo. Dessa maneira, a estratégia metodológica da pesquisa parte da ideia de plataforma como fundamento teórico, entendendo plataforma como sistema aberto ou sistema operacional e considerando a casa como um processo e não como um produto. A partir do conceito de casa ideal ou de casa mínima, a proposta se contrapõe à ideia de protótipo como solução repetível e econômica; um conceito fechado, que deixa pouco espaço para a personalização ou ampliação em função de eventual crescimento da família. Este trabalho faz uma reflexão sobre as práticas históricas de produção individual e coletiva de moradia de interesse social no Uruguai, principalmente a partir do ponto de vista do usuário como promotor (autogestor, autoconstrutor) da sua moradia. Discute também a teoria que dá origem à construção da ideia de plataforma como conceito. Para tanto avalia a produção da habitação na Europa entre os anos 1920 e 1970 e analisa a aplicação do conceito a edifícios universitários do Uruguai, além de outros exemplos atuais aplicados à moradia social na América Latina. Este trabalho também pretende analisar as lógicas e procedimentos do Programa de Moradia Econômica aplicado na cidade de Florida (33.640 habitantes), por meio da análise de casos concretos aplicados em dois períodos: um mais atual (2010-2013) e outro vivido há mais de 20 anos (1990-1993). A análise tem como objetivo avaliar a aplicação da teoria que apoia a noção do trabalho Casas-Conceito, além de formular diretrizes de gestão e de projeto, no sentido do desenvolvimento de uma ferramenta específica, aqui denominada \"Catálogo\" (conjunto de projetos e planos de crescimento), como forma de contribuição ao funcionamento do programa da prefeitura local. Por fim, são desenvolvidos ensaios de projetos de habitação evolutiva (projeto + plano) em terrenos disponíveis na cidade (Florida), com cenários familiares simulados.
Several social housing programs with different levels of user involvement coexist in Uruguay. Self-management and self-building contribute to the feasibility of these programs and favor the inclusion of a larger number of households. Individual social housing programs offer type plans that allow very little or no growth at all. Prototypes of the Affordable Housing programs implemented by municipal governments have been conceived for large plots and for a single emplacement model: isolated buildings without contact with other constructions. On these grounds -and based on Casas Concepto-Plataforma de Proyectos, an academic work developed by a team of the School of Architecture of Universidad de la República, Montevideo, Uruguay (FARQ-UDELAR)- this research introduces the concept of platform as a project strategy and a way of improving the municipal social housing program. The conceptual basis and starting point of this research is the platform as an open operating system in which the house is seen as a process rather than a product. This proposal opposes the prototype-based model as a single and repeatable basic house solution, which is a closed concept leaving few possibilities of customization or expansion as families grow. This work reviews the historical practices of individual and collective production of social housing in Uruguay, mainly from the standpoint of the user as the developer (self-manager, self-builder) of his own dwelling. It also deals with the theory at the origin of the idea of platform as a concept. To this end, housing production in Europe between 1920 and 1970 is evaluated and the application of the concept to Uruguayan University buildings and other examples of implementation in Latin American social housing are analyzed. The rationale and procedures of the Affordable Housing program implemented in the city of Florida (33.640 inhabitants) are examined through specific cases materialized in two different periods: 2010-2013 and 1990-1993. After this analysis, and as the major goal of the research, the implementation of the theory supported by Casas Concepto is evaluated, management and project guidelines are proposed, and a specific tool, the \"CC-PVEF Catalog\" (a set of programmed growth plans and projects), is developed as a contribution to the program. Finally, progressive housing projects (project + plan) in available plots in the city of Florida are worked out with the CC-PVEF Catalog, for different household scenarios.

The study is theoretically based on a social constructionist approach due to the complexity and multidimensionality of the study, especially in understanding how people interpret their housing use and cultural identity. The academic literature review focuses on the links between culture and housing design and reviews the changing nature of these in Syria in the face of modernization, westernization and globalization. Based on a case study approach, the research focuses on one of the cities in Syria most affected by such changes (the coastal tourist city of Lattakia). The research investigates the contextual nature of cultural issues in relation to built environment in the city, drawing on qualitative research methods at both macro and micro levels considering the holistic yet individual implications of the subject of study. Empirical investigations were conducted with appropriate samples of representative households in two formal ‘generically designed’ housing areas - i.e. those not designed for a specific client and not self-designed/built, but designed by either government or private sector architects for a general population. The first housing area was developed by the state with subsidised housing (Youth Housing), which represents a lower middle class group. The second area was the university area (Tishreen University Area), which represents a middle class group with houses designed speculatively by the private sector. In these two areas, research methods included: 39 household interviews using face-to-face questionnaires, photographic documentation, analysis of documented licensed housing design plans, and direct observation. Semi-structured interviews with 11 actors involved in generic housing design (academic architects, professional architects and developers) were also conducted. Two key housing use/design issues were chosen to be investigated as key cultural indicators in housing and also very changeable in the pre-war Syrian context: concepts and practices of privacy in the home (family privacy, intra-family privacy, and women’s privacy) and trends in food preparation and consumption. The study provides detailed social and cultural information on actual house use and residents’ aspirations on a number of implications arising from these factors, as yet unavailable for Syria. One outcome of this research is to recommend design approaches more attuned to current cultural change through a deeper understanding of inhabitants’ actual social patterns and needs - through e.g. guidelines for bigger kitchens with dining space, which reflects the change in food preparation and consumption, increasing the number of bedrooms to provide more intra-family privacy, and providing study/work space in the dwellings.

Resumo: O presente trabalho se trata da formação da concepção de habitação formulada pelos profissionais de diversas áreas ao longo das primeiras décadas do século XX e definida a partir da década de 1930, período no qual a cidade de São Paulo passa por significativas mudanças urbanas e demográficas. O Primeiro Congresso da Habitação realizado em 1931constituíu o ponto de partida da pesquisa e o estudo privilegia a análise dos discursos técnicos e científicos. A Jornada da Habitação Economica de 1941 foi considerada momento estratégico para a análise comparativa dos trabalhados apresentados nesses dois eventos, de forma a pontuar mudanças entre a formação acadêmica dos participantes dos eventos e a abrangência da discussão sobre a habitação popular. O trabalho buscou mostrar como os dois eventos tendem a considerar o aspecto disciplinador da habitação. Importou também o estudo das duas instituições responsáveis pelo Congresso e pela Jornada: o Instituto de Engenharia e o Instituto de Racionalização do Trabalho (IDORT)
Abstract: The present work deals with the formation of housing design formulated by professionals from various fields. The study starts from the 1930s, during which the city of São Paulo is going through significant urban and demographic changes. The First Congress of Housing occurred in 1931 was the starting point of the research and this study focuses on analysis of technical and scientific discourses. The Journey of Economic Housing of 1941 was considered a strategic moment for the comparative analysis of these two events, a way to show changes between the professions of event participants and the scope of the discussion on housing. The study showed how the two events considered the disciplinary aspect of housing. It was also necessary to study the two institutions responsible for the Congress and the Journey: The Institution of Engineering and the Rationalization Institute of Labour (IDORT)

A definição de um conceito de habitação para estudantes no mercado português, passará sempre pela análise e compreensão da realidade académica dos nossos dias. Partindo da realidade de um país, com graus muito baixos de escolaridade, e até de alfabetização, até meados da década de 70 do século XX, fomos progressivamente desenvolvendo estruturas, primeiro a nível do ensino do ciclo básico, depois secundário e posteriormente através da criação de uma rede universitária e politécnica que conduziu à preparação e apetência pelo ingresso no ensino superior. Estando este polarizado nas grandes cidades, desde cedo se iniciam movimentos migratórios internos relevantes. Esta realidade não foi acompanhada pela criação de unidades de habitação para estudantes, nem foram feitos quaisquer estudos que permitam compreender, qual a apetência para a sua utilização e quais os atributos mais procurados e valorizados. Desta forma, este estudo, partindo de uma auscultação directa dos potenciais utilizadores, que passou pela utilização do método do inquérito, pretende ser uma primeira contribuição para a definição de um conceito de habitação de estudantes para o mercado português. Do trabalho realizado, foi possível determinar as componentes de um conceito de habitação de estudantes para o mercado português. Concluímos, assim, que este modelo deveria ser caracterizado por quartos mobilados, de utilização exclusiva e com casa de banho privada, devendo existir no quarto um acesso à internet. No empreendimento deveria existir serviço de refeições, uma lavandaria e uma loja de conveniência. O empreendimento, teria ainda de contar, com uma sala de estudo, sistema de câmaras de segurança, e a disponibilização de internet nas áreas comuns. A localização seria, preferencialmente, próxima do estabelecimento de ensino frequentado. Conclui-se, do estudo, a dispensabilidade de atributos como a cozinha no quarto, telefone fixo, e equipamentos desportivos e/ou piscinas. Quanto ao valor a pagar, sendo este factor crucial na escolha do quarto/unidade de alojamento, o estudo aponta para um intervalo entre os 150,00 e os 200,00 euros mensais.
During the past 3 decades, Portugal has changed dramatically concerning higher education. New universities were created and old ones expanded their offer. Population, in general, improved social and economic conditions, which leaded to a greater desire for higher education. This transformation occurred without any studies concerning student housing. This study is the first step to a better knowledge of the housing requirement of students. Quantitative results show that the Portuguese market follows closely the international trend in student housing. As a result, it was concluded that the concept of student housing for the Portuguese market must include characteristics such as single rooms, furnished, with private bathroom. Rooms must be equipped with internet access. On the building, we must have meal service, laundry, convenience store and a study room. Internet wireless must be available on the premises, and all the public areas must be equipped with security cameras. The amount to pay is of most importance, showing that the majority of the obtained sample are only willing to pay between 150,00 to 200,00 euros per room/month.

This research introduces the product architecture (PA) concept as a improvement proposed in the development of housing projects. Objectives: propose recommendations for implementing the PA concept; list the main barriers and opportun ities and identify product development improvements through the application of this concept. The research is exploratory and its strategy is a case study, with the study of three cases, involving three construction companies and eight housing developments. At first, we identified the stages of the product development process (PDP) for each company in order to understand and to map the activities of this process. In a second stage identified the customization strategy employed during the development process of the projects, which guidelines and internal factors each company had adopted to determine the level of customization and what internal changes under which each company has to offer customization to its clients. Thus, it was possible to identify the main barriers and opportunities for the application of a customization strategy and the concept of AP. Finally, the results were pooled and discussed, allowing proposing improvements in the development of housing projects through the application PA concept
O trabalho expressa o conceito de arquitetura do produto (AP) como proposta de melhoria no desenvolvimento de empreendimentos habitacionais. Objetivos: propor recomendaÃÃes para implementaÃÃo de AP; elencar os principais entraves e oportunidades e identificar melhorias de desenvolvimento do produto mediante a aplicaÃÃo deste conceito. A pesquisa possui carÃter exploratÃrio e tem como estratÃgia de investigaÃÃo o estudo de caso. Foram realizados trÃs estudos de caso, envolvendo trÃs construtoras e oito empreendimentos habitacionais. A primeira etapa da pesquisa identificou as etapas do Processo de Desenvolvimento do Produto (PDP) de cada empresa, de forma a compreendÃ-las e realizar um mapeamento das atividades deste processo. A segunda assimilou a estratÃgia de customizaÃÃo empregada durante o processo de desenvolvimento dos empreendimentos, quais as diretrizes e fatores internos que cada empresa adotou para determinar o nÃvel de customizaÃÃo e quais as mudanÃas internas pelas quais cada empresa transitou para oferecer customizaÃÃo aos seus clientes. Deste modo, foi possÃvel identificar as principais barreiras e oportunidades para a aplicaÃÃo da estratÃgia de customizaÃÃo e o conceito de AP. Por Ãltimo, os resultados foram reunidos e discutidos, possibilitando a proposiÃÃo de melhorias no desenvolvimento de empreendimentos habitacionais mediante a aplicaÃÃo da AP.

Este trabalho consiste numa investigação na área do mercado de arrendamento habitacional em Lisboa. Atendendo às recentes alterações ao regime de arrendamento habitacional e ao facto de não existir um modelo exemplo de produto imobiliário a seguir, este trabalho procura definir um conceito residencial para o mercado de arrendamento em Lisboa que melhor corresponde às necessidades do mesmo. A pesquisa efectuada revelou várias características que pesam nas decisões tanto dos consumidores, como também dos investidores. De modo a descobrir a opinião dos consumidores sobre essas características, aplicou-se o método do inquérito por questionário, sendo possível, após a recolha da informação, obter um modelo a aplicar no mercado de arrendamento habitacional. Paralelamente, recorreu-se às bases de dados de imóveis de agências imobiliárias e a entrevistas a quatro investidores para analisar o lado da oferta neste mercado. A comparação dos resultados do questionário aos consumidores com a pesquisa do lado da oferta revelou que o mercado da oferta disponibiliza poucos imóveis com as características desejadas pelo consumidor. Esta comparação permite também retirar um modelo óptimo que corresponde às necessidades do mercado de arrendamento habitacional em Lisboa. Este modelo consiste num imóvel que tenha áreas definidas entre 51m2 e 70m2, dois quartos, dois casas de banho, bom estado de conservação, boa vizinhança, com uma renda máxima de 499€, situado num local que prima pela segurança e acessibilidade.
This work develops a research on the rental housing market in Lisbon, aiming at defining the model of a real estate product that will better answer the needs of this market. The main motivations for this work are the recent changes in the rental housing market regulations and the lack of research on a model of a real estate product for Lisbon. The literature review showed several characteristics of a real estate product that are important for both consumers and investors. The opinion of consumers about these characteristics was surveyed through a questionnaire, and their answers led to the creation of a product model applicable to the rental housing market. Then, the databases of real estate agencies were studied and four investors were interviewed so that the supply in this market could also be analyzed. The comparison between the questionnaire results and the research done to the supply revealed that the latter provides a few real estate with the desired characteristics. This comparison led to the development of an optimal model that answers the needs of both the supply and demand in this market. This model consists of a residential real estate with the following characteristics: a total area between 51m2 and 70m2; defined rooms; two bedrooms, two bathrooms, good condition, good neighbours, monthly rent of 499€ at most; and safe and easily access location.

The thesis concerns the appropriation of breathing and selective permeability principles of materials applied in the construction of our houses, departing from the usage of fibersoil. The fibersoil technique, derived from constructive knowledge of the country that usually adopts raw clay, is investigated in a series of experiments intending to promote an interaction between this traditional know-how and the occupation of urban spaces. From this framework, the enhancement of the process, based on the methodology developed in PUC-Rios LILD - Laboratory of Investigation in Living Design, establishes a perspective of sustainable usage adequate to the citys housing conditions.

The mathematical concept of "perfect rectangle" will be extended applications in architecture, and develop some new concepts and methods. It was found that there are thirty-six types arbitrary vertical and horizontal alignments of the experimental number from 1 to 6 (form-based architecture). Both horizontal alignment and vertical alignment are eighteen types especially. The exterior walls of all construction are the component of model unit. It is confirmed that breaking the monotony of industrialization to remove easily, to replace and save materials, and to combine the basic concepts of hollow floor, support columns and the raft foundation, so that may be put forward some useful structural forms and methods. The basic unit which was composed by the building extension body could make a total of 25 types. So many types could add the environment more variety and fun, and, visually, may help people identify quickly. In devices, we can set the energy board (capacity) on the light side by the application of today''s technology. The function of the roof garden are looking forward to achieve a green, cooling, water purification, water storage (health energy) and energy (clean energy). After the concept of sustainable development was advocated and promoted by the United Nations, the concept is widely applied to the researches on the capability of regional living environment. In Taiwan, the living environment is restricted by crowded people and limited land. Therefore, housing has become a main living pattern. Although housing provides enough living space, problems exist. For example, most of the housing was standardized, the design process was formulary, the structure was disassembled arbitrarily, and architecture was used illegally. Under such conditions, resources consumed seriously! If the concept of sustainable development can be applied to planning and designing, it will uplift the quality of the entire living environment! Based on the above, this study established 4 aspects by combining the theory of “Open Building” and the concept of “E.S.L.P. - Environment”. Under these 4 aspects, 33 possible factors were determined. After that, we adopted Fuzzy Delphi Method to gather the opinions of experts and scholars and bolted the final 18 factors from the 33 ones and then took Fuzzy Analytic Hierarchy Process and Similarity Aggregation Method to count the values of the factors and its important arrangement. To improve the housing environment, these 4 aspects and 18 factors can be applied to housing planning and designing, then become concrete references for future research.

The growing urban population in South Africa has challenged the government's ability to provide adequate housing for the urban poor. In order to respond to the challenges, the government embarked on the initiative of providing Low - Income Housing (L1H). There is, however, a growing concern that these L1H developments may not be sustainable due to a number of reasons, including issues relating to land use and sub- standard construction of houses. There is need to make these L1H areas more sustainable. This can be done by employing the concept of the sustainable city. The concept in recent times has been considered by many people as an ideal to which cities should aspire. The main thrust of this study is to evaluate the concept of the sustainable city in the context of L1H in Ambleton, a settlement constructed by the government to relocate people from illegal, informal settlements within the inner city especially those found adjacent to the industrial areas. The study focuses on the issues of land use in L1H. This focus on land use is underpinned by the fundamental views that land use contributes to urban sustainability. As a result, it is necessary to examine ways in which land is being used in L1H areas and see if the current land use in Ambleton contributes to sustainability. The study shows that some people are satisfied with the amount of open spaces around their houses. Many others, however, are not satisfied because they considered open spaces in .their yard inadequate. Furthermore, public open spaces are not properly managed because there are no services to manage it. In the same vein, people have to travel long distances to get to their places of work and town for economic and leisure activities. Similarly, the provision of waste services and medical services in the study area is grossly inadequate. The study argues on that basis that the above scenario is not in accordance with the concept of sustainable city and can not therefore contribute to, the sustainability of the area of study.

Housing is a basic need of people; everyone needs a place to live. Particularly, the country which focuses on social welfare usually puts "Housing" into the social policy and establishes relevant regulation in order to meet the housing needs of people. In densely populated areas of metropolitan, it is a very important part of government policy to solve housing problems. It includes helping vulnerable citizens (such as low-income families, disability, living alone or with their spouse of the elderly, the women victims of domestic violence and their children, indigenous people, victims, homeless and other families or individuals) to obtain high-quality residential housing in the right place. Public rental housing is suitable for using the concept of open building for its design and management.It is so because public rental housing has a single owner and operator (government), the rental period for a single entity is short, turn-over rate is high, and occupants are diverse and have diverse needs. Taipei city government is running a pilot project on public rental housing to resolve the issue of high housing cost in Taipei. This project, known as “Da-Long-Tong public rental housing”, is the first of its kind in Taiwan. This project is open to the young in Taipei since Oct. 18, 2011.Using the above-mentioned project, this research uses the concept of open building and tries to develop a design that resolve issues such as maintenance and inflexibility encountered in congregate housing. The design is general, modulized, and systematic so that components or equipment that are general and reusable can be developed. The outcome can serve user demands throughout the life cycle of the building. Building components or systems in one housing unit can be replaced without going through other housing units. They can also be reused after they are removed from former housing units. Such design can lower the overall life-cycle cost and reduce CO2 emission. In this research, building information modeling (BIM) is used to simulate the operation of public rental housing throughout its life cycle. QTO is also used to estimate required quantities and cost associated with remodeling due to change of occupants. A financial estimation model is developed in this work, and it is suitable for determining financial feasibility and reasonable rental price for housing units. The outcome of this research should be a valuable reference to the building industry.

A building may be considered as a mixture of lots of building components. When one part of the building reaches its life span, merely replacing the components associated with the part is the way that would have the minimum energy cost. When the whole building reaches its life span, the usable components should be reused to reduce the wastage of resources. As a further consideration, the life spans of all components in a building should be arranged so that when the building reaches its life span, all components reach their life span at the same time. Therefor, the goals of the concept "reuse of building components" are to reduce energy cost effectively and to arrange life span appropriately. The research, under the concept of reuse of building components, is to study the principles of designing building systems, and by takingthe housing as an example, analyzes the level relationship between theassembly systems, the life cycle design under level relationship, and feasible reuse patterns for building components. There are conclusionsand suggestions at last, including the conclusions for the principlesof designing building systems, the results of the level relationship between the assembly systems, and the suggestions for future studies.

Mandated in article 28th of the 1945 constitution and article 40th of law No. 39 of 1999 on Human Rights in Indonesia, house is a basic human right beside clothing and food. It is also a reflection of human identity, either individually or in one unity and togetherness with the natural environment. Therefore, the idea of implementing social housing in the form of rent social housing and sell social housing is expected to be one of the alternatives to provide housing to meet the needs of the community by prioritizing the efficiency of urban land. Until now, the development of social housing for low-income society is still running. The government program to increase the number of social housing in Surabaya is very useful because the population is so high but not supported by the land availability. The fact, a lot of social housing that is not well maintained and tend to be neglected. This can give an bad effect for healthy and the surrounding area. Recently, many cases of social housing in Surabaya especially rent were become slum buildings. This thesis contains about research of living quality of rent social housing in Surabaya with benchmark using national standard of social housing in Indonesia. Gunungsari social housing is one of the rent social housing that built by the government in order to provide a place for the riverside communities that were victims of evictions and become the best social housing in East Java now. This is supported by several aspects such as strategic location in front of Gunungsari road that can make residents or visitor easier to reach this location. To improve the quality of social housing, the motivation of this thesis is to make the Gunungsari social housing become a healthy living place, livable and beneficial for residents by applying sustainable building concept. Open green space which is a public area can connect with the surrounding area by providing useful facilities. It aims to improve the quality of life of residents and communities by improving the living environment. To achieve these purpose, by using four methodologies that is literature review, case study, field study, and questionnaire to get data from several aspects. The analysis results show that Gunungsari social housing has many deficiencies in spatial arrangement, building facade, and lack of greening. Improving the quality of buildings will be realized with a redesign phase by using the sustainable building concept. The redesign result by using sustainable concept is much better because the building looks healthy without eliminating the simple impression. The final result is expected to give contribute to Surabaya city government in improving Surabaya urban condition in the future, and become a reference for others social housing in the academic field to support the use of sustainable building concept.

Housing building in Taiwan have evolved from traditional sky-facing style to the current large-scale aggregated housing community, a trend that has been primarily affected by economic development and urbanization. The various evolving stages classified by beginning, maturation and decline symbolize the historical change and evolvement of the living environment in Taiwan. Therefore, this study, by using methods of analyzing history and practical research, explores the evolving mutual influence between the "concept of development" held by developers and inhabitants'' "using attitude" during the historical process of housing building development in Taiwan. It is found that, during the evolving process, the development concepts of privatization of both land and building in the early years led to inhabitants'' private using attitude, resulting in inhabitants'' taking actions, such as second-time construction, illegally additional building, and infringement of public space, to improve housing buildings that were improperly planned and designed from the beginning. After 1980, being affected by forced implementation of "ratio of floor acreage per building land unit", builders not only tried to beat each other in building new housing, but also turned to have the development concepts of both making building high-rise and shared public facilities. After 1990, affected by factors such as the real estate market continued to slow , the speed of economic development and urbanization decreased, high percentage of self-owned housing, improved living standard, multiple inhabitants'' demands, and change of housing building style and using behavior, inhabitants had increasing influences on the housing market, leading to decreasing speed of builders'' new building projects. Moreover, because the change of realistic environment can not accord with inhabitants'' demand on environmental quality, inhabitants in the ''90s were frequently seen to proceed with interior decoration. The using attitude of share-owning by inhabitants gradually emerged while builders also moved toward the development concept of community formation of land and buildings. Although the future housing market in Taiwan will be dominated by housing users, there will be balanced development gradually formed between their concept and development concept, moving toward an evolving relation of symbiosis. Therefore, things like the recovery speed of economy, enhancement of product differentiation and development of new housing products, planning of transportation system connecting the country and cities, and renewal of old parts of cities will all affect the future development of the housing building in Taiwan.

There are abundant ecological resources around the Beitou Qiyan New Community site, which is the first eco-community in Taipei city. Despite that detailed plan had been announced in 2009, the developing regulations have not taken the advantage of the specific conditions into consideration sufficiently. In 2015, the city owned land in this community was appointed as one of the public housing candidate places. The site is located at the landscape junction of mountain and river, and is also at the south end of the community range, neighboring a developed district. Through the development, it is crucial to discuss how to expand the largest benefits of the public nature of the site. Water environment itself could not form a system for a single site. Modern concept of urban storm water management demands control of run-off water at the same time. Facing flood problem of the new era, the concept of LID (Low Impact Development) should be introduced for the urban design system of the Taipei city. Using the Qiyan New Community as the topic, this study investigates the feasibility of LID, in promoting environmental water retention while preserving the nature features, and examines and updates the urban design regulations. Finally, this study proposes public housing urban design criteria and demonstrates its design.

In the context of a growing energy crisis, energy conservation has become a critical consideration in building design. Relatedly, in Australia, the use of air conditioning accounts for over a third of residential energy use. An efficient way to reduce the energy consumption required for housing thermal comfort is to use passive principles to design houses that aim to achieve a high thermal performance through the use of renewable sources of energy (mainly solar energy) by their own fabric (such as walls and floors), instead of relying on the air conditioning system. The selection of the appropriate building materials and their configuration with correct thermal properties is a major aspect in this passive design. In order to support the passive design of Australian housing, the University of Newcastle commenced a research study on the development of solutions for the assessment of the dynamic thermal performance of building materials and complete houses by analysing the internal temperature response under dynamic external temperature conditions. Prior to this PhD research, the University of Newcastle’s Thermal Research Group had carried out some significant research, particularly on the development or selection of the analysis, testing and simulation methods for the study. These methods were dynamic temperature response (DTR) analysis, dynamic laboratory testing and computational fluid dynamics (CFD) simulation. As part of the larger thermal research study, the main focus of the current PhD research was on the application and validation of these methods for the study of the dynamic thermal performance of Australian housing. Various walls with different thermal properties were tested in the laboratory using the new dynamic testing method. This laboratory testing data, together with some previously collected full-scale housing module in situ testing data, formed the database of this research for studying the dynamic thermal performance of individual walls and house enclosures, particularly the influence of various thermal influencing factors (specifically the thermal mass and thermal resistance (i.e., R-value)). The DTR analysis was applied to analyse both sets of experimental data, and it was used to assess the effectiveness of the various analyses. The CFD simulation software “Autodesk CFD” was adapted to simulate the full-scale in situ tests, in order to identify the accuracy of the CFD analysis for the prediction of thermal performance of houses under actual weather conditions. The outcomes of this research have the potential to strongly support the selection of appropriate building materials for housing thermal performance design by providing effective analysis, simulation and testing methods. The DTR analysis was proved to have the ability to take into account the various thermal influencing factors, not just limited to thermal mass and thermal resistance, thus addressing the current flawed design practice of placing most of the emphasis on the thermal resistance alone. In addition, the study on the dynamic thermal performance of the commonly used, as well as some novel, wall types can be used as a good reference for the selection of wall constructions in housing design.
