Full textLighting is a big need in our daily lives. In recent years, the field of lighting has achieved significant improvements in energy consumption, brightness, environmental aspects and the lifetime of light sources. The outdated lighting systems are phasing out and are now being replaced by LED lamps. The thesis is based on establishing a more energy efficient lighting installation for an office premises in Gothenburg that has an area of 220 sq.m. and consists of 12 rooms. The work has been carried out with the entrepreneur Ljusproffsen Future Group Svenska AB, which has received a request from the customer to upgrade the lighting system to LED. The replacement to LED aims to contribute to a financial saving for the customer. An inventory for all light sources in the office premises has been established with a calculation of the total energy consumed. After that, a new lighting layout has been proposed using the DIALux evo lighting calculation program and the reduced energy consumption that can be achieved. The LED illumination covers all the requirements of the Occupational Safety and Health Act regarding workplaces and offices. The energy consumption has been reduced from approximately 2844W to 1581W. This corresponds to a decrease of 44%. The annual energy consumption is estimated at 6 324kWh based on 4000 hours of lighting each year. The life of the LED installation is 50,000 hours for the selected luminaires compared to the previous ones which have a lifespan of 20,000 hours. LED lights have proved to be a good choice for saving energy. The total luminaire light flow for the premises has increased with 21 000lm.

Full textSyftet med rapporten är att utreda hur fastighetsägare använder sig av positionering för att nå ut till sin målgrupp samt vilka strategier som används för att positionera sitt erbjudande jämfört med konkurrenternas. För att kunna utreda detta har en fallstudie genomförts där ett antal fastighetsföretag verksamma på Stockholms kontorsmarknad har intervjuats. Från intervjuerna har gemensamma och särskilda strategier identifierats. Dessa strategier har analyserats mot bakgrund av marknadsföringsteorin om positionering och segmentering. Denna teori av Philip Kotler och Kevin Lane Keller förklarar hur ett erbjudande utformas för att positioneras i jämförelse med konkurrenternas. Positionering är alltså en aktivitet för att nå målgruppen. För att lyckas med positioneringen bör tre krav uppfyllas; bestämmande av kategori som erbjudandet tillhör, identifiering av likheter och skillnader i jämförelse till konkurrenterna och utvecklandet av ett motto eller ledord. Resultatet från fallstudien visar att fastighetsbolagen arbetar lika på många sätt; att arbeta med miljö- och hållbarhet är en nödvändig strategi precis som att ha en nära relation med sina hyresgäster. Resultatet visar också på att trots att bolagen arbetar likvärdigt, har de ibland skilda målgrupper, eller ingen påtaglig målgrupp alls.

Full textOffentliga byggnader räknas som de byggnader som har störst energianvändning i världen. För att sänka energianvändningen föreslås ökad användning av dagsljus för att lysa upp omgivning, korridorer och platser för allmänna arbetsuppgifter och där den artificiella belysningen endast används vid arbetsytor och platser där högre ljusnivå krävs. I kontorsbyggnader med tillgängligt dagsljusinsläpp har det också visats att människor har ett ökat allmänt välbefinnande, bättre hälsa, minskad frånvaro och ökad produktivitet. Syftet med studien är att undersöka hur olika rumsutformningar kan bidra till ökat tillvaratagande av dagsljus i kontorslokaler. Undersökningen bygger på en experimentell studie i form av en enkätundersökning där testpersoner har utvärderat och dokumenterat sina uppfattningar kring dagsljusets visuella egenskaper. Utvärderingen har genomförts i skalmodeller med olika rumsutformningar men samma fönstermått och fönsterplacering. Resultaten har visat att rumsutformningar med fönstersmygar ger det mest effektiva dagsljusinsläppet i en kontorslokal. Smygar bidrar med högst synbarhet, ljushet och uppfattas ge mest ljusspridning. Rumsutformningar med rundade hörn har enligt dagsljusmätningar visat ge jämnast ljusförhållande mellan de ljusa och mörka delarna av ett rum där ljuset också sprids jämnast efter väggarna. Enligt en utvärdering av dagsljusets visuella egenskaper anses ett rum med runda hörn mest behaglig att vistas i samt ger det mjukaste och mildaste ljusintrycket. Undersökningen är avgränsad till att utvärdera dagsljusmängd och dagsljusets visuella egenskaper i stora kontorslokaler utformade enligt krav för energieffektiva passivhus med djupa fasadväggar.

Full textTechnology is advancing to become smarter at an impressive pace and the real estate industryhas not been excluded. The rental premium of an office premise depends on different attributesof the building, the location, and the terms in the lease agreement in the short-term. This thesisaims to examine the acceptance and willingness to pay (WTP) for smart technology, whichimpacts the attributes of the building. Five themes are chosen as the focus: security and access,occupancy level of the office, indoor climate, app of convenience services for employees andlocalization system of employees. The thesis is based on two concepts: existing empiricalresearch and an explorative study by combining the usage of a qualitative and a quantitativemethod. Semi-structured interviews with actors at the office market, including tenants, ischosen as the qualitative method and was conducted firstly. The survey, or the quantitativemethod, was sent to a sample of tenants in the Stockholm area. With the assumption that tenantslack former experience of smart technology, scenario questions were used to present therelevant technology in both the interviews and the surveys. The respondents’ attitudes differedin both the interviews and survey, regarding the scenario question of accessing the officethrough digital keys, the first theme. The survey results indicated that the tenants WTP weremore or less than today for the proposed solution. Both the interviews and survey show anoverall positive attitude against measuring occupancy with sensors and regulating indoorclimate in real time. Regarding the WTP for occupancy measurement, it was either nothing orlow. The WTP for indoor climate was not more nor less or slightly more in comparison to thecost today. The respondents’ attitudes varied in relation to the app for convenience services andlikewise for the localization system, where the majority of the tenants expressed zero WTP.The first conclusion is that the tenants have an interest for smart technology, whereas the WTPresulted in two general cases. Firstly, an undefined answer or low WTP may be due to lack ofexperience regarding the advantages and disadvantages of the smart technology. On the otherhand, no WTP could be interpreted as a future demand from the tenants, where the propertyowner is responsible for smart technology in the premises. The second conclusion is that smarttechnology with regard to measurement of occupancy and indoor climate can potentiallygenerate additional rental income for the property owner. Lastly, the added value which smarttechnology can accomplish for the tenants is, for example, a more efficient usage of the officepremise. Furthermore, property owners can achieve competitive advantages and more contentcustomers.

Full textThe office environment can variate in different workplaces, therefore it’s important to research how much the physical office environment can influence the employees’ work situation and feeling of community and wellbeing. Previous research has shown that factors such as the amount of people in an office space or the possibility to privacy can influence the employees’ sense of coherence in their work. Even the employees’ experience of the air quality and light has been shown to affect the employees’ behavior at work. In January of 2016 the employees at the Health Care sector in one of the city districts in Göteborgs stad moved their offices, from offices in an old retirement home to a county office building. The purpose of this research is to get a better understanding of how the new office environment have influenced the employees’ experience in regards to their new work situation and feeling of community and wellbeing. The research was conducted with the help of quality based interviews with nine employees and a small observation of the physical work environment at the Heath Care sector’s new office spaces. The major findings in this study showed that the new closeness, were the different functions within the sector now share the same office space, has had a clear influence on the employees work situation and feelings of community and wellbeing. Where the communication between the functions has improved, something that also has improved their conditions for cooperation. The study also showed that the size, the structure and the physical attributed of the office space has had an influence on the employees’ sense of coherence, by creating better conditions for organization, control and cooperation.
