Full textPurpose: In order to counteract the current housing shortage in Sweden there is a need for alternative ways to create new housing units. Converting the usage of different types of facilities to housing is such an alternative. All around former swedish industrial cities there are empty industrial premises containing a lot of quality. However, there is an issue finding a new usage for these buildings. This study investigates what problems and possibilities that are linked to the conversion of industrial premises in order to find strategies that can help ease the process. Through this the combination of preserving old buildings and creating new housing units is enabled. Method: To gather information from previous research within the subject, the first part of our research was literature study. This was complemented with a document analysis and interviews. The documents that were analyzed are from the Swedish National Board of Housing, Building and Planning. The interviews were carried out with developers and architects on three projects where industrial premises has been converted to housing. Besides interviewing people within these projects, an interview with the city architect in Norrköping has been performed. Findings: Converting industrial facilities into housing is a costly process where unexpected challenges occur in every project. Many times, there are demands on preserving existing cultural and architectural qualities of a building which complicates the process. Fulfilling demands and regulations of the Swedish building code often leads to expensive solutions when converting facilities into housing. However, the product of this kind of conversion is unique housing units that provide a new expression for the building as well as the area surrounding it. In addition to this, you avoid the emissions and pollutions that are linked with demolishing and re-building on the site. In order to help easing the process of converting industrial facilities to housing units these propositions are given: a new set of regulations for conversions of buildings in to housing, a new law regarding environmental impact and economical subvention for these types of projects. Implications: The suggestions that the study has resulted in are much alike what previous research has concluded: there should be a change in the building regulations, especially for conversion to housing. These changes should consider buildings with historical and cultural qualities which should be kept and compare these with the regulations that may conflict. A recommendation for future research is to investigate a proposal for these new regulations. Limitations: The study is limited to conversion of industrial premises to housing and the opportunities and problems with such projects. The case study includes three conversion projects which are centrally located and more or less have architectural values. The building regulations which has been focused on is: outdoor environment, noise pollution, accessibility and daylight.

Full textThere is a housing shortage in Sweden and Uppsala. Primarily, housing for low-income people are missing. The social ideal has looked different over time and there have been redevelopments in many older homes. Spaces in the form of old retail premises, assembly rooms and attics are often empty today. One way of contributing to new cheap housing is to densify the existing housing stock by converting these unused spaces into apartments. The purpose of the study is to investigate what room exists within the existing regulations for converting unused space in residential buildings into accommodations. Three types of unused spaces in Uppsalahem's residential area with different functions and with construction years from a wide span of time were selected to be converted to apartments. The study used qualitative methods to study previous conversions. By conducting a literature study, common problems were identified in the conversion process which were then confirmed in the conversion of the three types of unused space. The result of the study has identified the obstacles and opportunities that exist for a property owner regarding the conversion of unused space into housing. The type of surface that is most suitable has been investigated and presented in a folder. These aspects should be considered to perform a cost-effective conversion: · Surface location on the property · Technical characteristics · Proper planning There are many benefits to utilizing the existing housing stock. Conversions of unused surfaces have been carried out for a long time, but a recurring problem is the rules for deviations that may be made. Building rules for deviations are often interpreted differently from town to town. Therefore, the report ends with recommendations on further studies in this subject.

Full textThis dissertation is carried out on behalf of Two i Sverige AB. Two is a consulting agency which primarily works with the development of homepages. The company has several of its complete applications written in ASP e.g. the development of homepages. At the agency they have seen benefit migrating these applications from ASP to the more flexible environment ASP.NET. The motivation for the migration is that the company hopes that by using this technique they will be able to shorten the delivery time of completed products to customers and to develop homepages created in a more modular way. All of Two’s applications are today written in ASP. The company has requested documentation of the migration process to save time and to create a common standard for forthcoming migrations.
This dissertation describes the migration process of two applications made by “Two i Sverige AB” developed for the Internet. Also included is documentation of how the migration process should be performed.
The result of the project is two migrated applications that work with the .NET framework and have the same functionality as the original applications. The documentation of the migration process has resulted in a homepage that is situated on the company’s intranet.
Idag är Two:s samtliga applikationer skrivna i ASP.

Full textThere are several ways for a property owner to reduce vacancies. One way is to convert the property to another purpose. Adaption of properties has always been done due to the fact that it may be more expensive to demolish and rebuild. Conversions of vacant office properties into other uses are desirable from a sustainability perspective because it may lead to an increase in social-, economic-, and environmental values. During the 1970s many commercial properties were built around the world. Historically, the commercial real estate industry has been cyclical. Netherlands was one of the countries that suffer due to high vacancies during the real estate crisis in the 1990s, especially in office buildings. By the end of the decade, Conversion Meter was created as a tool to assess the potential of converting office properties into housing. Today there are signs that office properties do not meet the tenant’s requirements. Efficient and flexible office properties in central locations are attractive as a workplace. While outdated office properties in less popular locations have a lower demand and hence might have a risk of high vacancy rates. At the same time there is a high demand on housing for the elderly. Sweden faces the challenge of providing care homes for the aging population. A conversion of obsolete office spaces in peripheral locations into care homes can be seen as an opportunity. There are several reasons why property owners would be interested in this market. This includes the location being less sensitive to location aspects, having the possibility to establish long leases, and the ability to receive government grants during conversion as well as generally higher rental levels as compared to office spaces. The main aim of this study is to investigate whether it is possible to develop a modified version of Conversion Meter to measure the potential for converting office properties into housing for elderly in Sweden. Three case studies have been conducted by creating and using a modified version of Conversion Meter with cash flow analysis for office properties in Lidingö, Sollentuna, and Upplands Väsby municipalities. The study shows that it is possible to modify Conversion Meter to measure the potential for converting office properties into care homes. In the study, Conversion Meter has been modified to a Swedish context and a cash flow analysis has been added. Additionally, political risks have been added to the tool. The main differences between the models are the target group's preferences, legal and building law, addition of cash flow analysis, and addition of political risks. By using cash flow analysis, the case studies show that it is profitable to convert office buildings into care homes. The greatest profitability observed is in the property in Upplands Väsby. The outcome of the calculations depends on the level of interest rates, vacancy rates, and differences in rental levels before and after the conversion. Potential biases to the study include parameters in the modified Conversion Meter are not precise and the tool must undergo continuous updates after changes.
