Full textThe third housing sector, as a hybrid segment linking social housing and private-driven housing, is being rediscovered as an alternative form of housing, due to the legacy of housing cooperatives from the end of the 19th century: it could lead to an affordable housing supply so as to offer decent accommodation to a broader part of the population, in various spatial contexts but mainly in metropolitan areas which face ever-increasing demographie, land and socio-spatial pressure. The choice of a metropolitan perimeter provides an added dimension to this housing segment which seems to inextricably echo the national scale. The metropolitan region Vienna-Bratislava is often analyzed with a focus on cross-border cooperation, with a top-down approach . However national divergences in terms of socio-economic development and public policy orientations remain significant, and thus question the true extent of the integration of this metropolitan cross-border region. Nevertheless both Austrian and Slovak part of this region face similar issues such as suburbanization (including a rising cross-border suburbanization process), attractiveness of metropolises, and socio-spatial cohesion. Through the scope of the third housing sector which exists in both contexts under various forms (in terms of both housing stock and construction) I will question the silent integration of this metropolitan region by monitoring the evolution of the metropolitan fabric (through the concrete housing production in the third housing sector), strategies of stakeholders and the evolution of housing policies, caught between economie viability and general interest tasks

Full textSince the early 2000s, France has become a prominent testing ground to experiment intermediate housing tenures and to meet the challenge of affordable housing. Community land trust (CLT) represents a sustainable alternative to the dominant forms of property (public or private). Following the approach of institutional economics, this thesis borrows the analytical tools crafted by Elinor Ostrom to study the birth of this new residential property regime. With an action-research approach, we study and support the dynamics of institutional change around the implementation of this model in France. Our theoretical development is empirically grounded on three main personal experiences : I) involvement in the working group of the Ministry of Housing to build the national framework of CLT; II) consulting work with developers for competitions such as "Reinventing Paris" ; III) consulting missions for two municipal governments (Lille and Rennes) and the Fédération des Coop'Hlm engaged in the first experiments of CLTs. The results of our investigations invite serious acknowledgement of this hypothesis: the emergence of post-property societies. Thus, we propose a theory of institutional diversity to encourage a wide dispersion of housing capital

Full textThe notion of home is a powerful generator of ideas and imagination in our culture and society. Few can have as significant an impact on the idea of home as an architect. This research thesis explores the concept of home as studied by architects and non-architects alike, in order to further understand its impact on placemaking and the construction of North American domestic environments. A look at the connotations of space and place, from temporal, behavioural, and social perspectives, further establishes the epistemology of home as an impactful element of contemporary design theory and practice. The hypothetical breaking down of space into its component pieces drives the supposition that architectural devices can be manipulated to shift a physical house into the psychological realm of a home. Unpacking the maneuverability of the various parts of a building and its surroundings, six themes are applied to three fields of data. The six themes ̶ In-Between, Border, Pathway, Node, Details, and Representation ̶ exemplify key architectural moments, potentially occurring within the domestic project, that alter corporal and mental behaviour. Within the constrained disciplines of social and affordable housing in Canada, a tripartite examination of photographs of existing low-cost homes, critical writing on this typology, and student-generated research-creation projects, elicits an operational notion of home, and reinforces the value of community and boundary. The intent of this project is to advance knowledge in architecture by exploring the topic of home within teaching, research, and design. This functional approach to thinking about design places the user at the heart of the domestic environment and emphasizes the belief that home gives meaning and purpose, while reinforcing the ethical responsibility of the architect to make this an everyday reality.
