AbstractThe recovery and reuse of salvaged products and building materials from existing structures is an essential practice in sustainable construction and environmental conservation. This process, often referred to as building deconstruction or architectural salvage, involves carefully dismantling buildings to preserve reusable materials. It offers numerous benefits, including significant environmental impact reduction, economic advantages, and historical preservation. Environmentally, it reduces the amount of construction and demolition debris in landfills, conserves natural resources by reusing existing materials, and reduces the carbon footprint by decreasing the need for new materials, thus reducing emissions from manufacturing and transportation. Recovery and reuse involve several steps. It begins with assessment and planning, where a detailed site assessment is performed to identify salvageable materials. A deconstruction plan is then developed that details the steps and methods to safely dismantle the structure. During the deconstruction phase, the building is carefully dismantled, starting from the top down, using manual labour and specialised tools to preserve the materials in good condition. These materials are then separated into categories such as steel, timber, concrete, bricks, etc. Next, the salvaged materials undergo cleaning and processing, making them ready for reuse. Proper storage and distribution are crucial to preserve the integrity of materials. However, practice faces challenges such as labour intensity, risks of contamination from hazardous materials such as asbestos and lead paint, fluctuating market demand, and ensuring the quality and safety of reused materials, which may require certification and compliance with building codes. The present chapter starts with aspects of pre-demolition/deconstruction audit that involves the collection of information about the materials and elements that will be recovered and continues with the evaluation of reusability of materials, mainly with steel, timber and concrete, structural components, entire primary and secondary structure.

AbstractThe concepts of “modularity” and “prefabrication” require a deeper understanding being crucial to investigate their relation with the circular economy. Prefabrication involves pre-manufacturing building elements off-site and their transport to the construction site and assembly. Prefabrication can be divided into different categories: Component, Non-volumetric, Volumetric, Modular construction, Hybrid structures, or Whole building prefabrication; and can be based on linear (e.g., columns or pillars), bidimensional (e.g., walls or floor panels), or tri-dimensional elements (e.g., modules or whole prefabricated houses). The most commonly used materials are steel, wood, and concrete, although plastic, composite, and nature-based materials are increasingly being explored. While comparing the prefabricated materials, steel has high embodied impacts but recycle and reuse potential, timber has biogenic content and high reuse potential, and concrete poses transport and assembly challenges. The refurbishment of prefabricated buildings and the use of prefabricated elements in refurbishment are also discussed. The main benefits of adopting prefabrication are impact, cost, material, waste, and time reduction, with quality increase; and the challenges are cultural, technical, and market aspects with some investment required. A bibliometric analysis explores the relationship between modularity, prefabrication, and circular construction and concludes that the link between the three concepts seems fragile and unclear.

AbstractThere is a vast building stock of existing buildings and the exchange rate is low (up to 0.2% per year). Therefore, there is a very strong need to deal with the existing building stock in respect to circularity. The effect of (new) regulations and standards on this volume for refurbishment and recycling of building materials is therefore crucial to meet the targets of CO2 reduction by increasing aspects of circularity overall to support environmental sustainability. The influence of standards towards the harmonization of technical requirements for refurbishment of existing buildings is therefore essential for wider implementation and acceptance in the market. There is, however, a gap identified between existing relevant standardization efforts and research in the field of refurbishment in the context of circularity. The effect of newly released standards and regulation will be analysed and identified barriers are discussed such as the generation and dissemination process of these standards.

AbstractOne of the main issues with applying Circular Economy (CE) principles to the construction sector sits at the End-of-Life (EoL) of buildings. How to recover the materials and then how to reintroduce them into the economy are fundamental problems that lack immediate solutions. The status quo in the EoL of buildings has always been demolition followed by deposition at a landfill (linear economy), thus, to change this approach, there is the need to replace demolition with deconstruction. This causes new problems, as buildings vary greatly, there is a need for pre-demolition audits, that can report on the recoverable materials, potential generated waste and plan the deconstruction intervention. Here, new problems arise, such as the lack of methodologies to intervene or skilled labour that makes deconstruction possible. However, at that point, even when materials are recovered there is the problem of how to reintroduce those materials back into the market. Here, digital platforms can bridge that gap, making it possible for the recovered materials to be posted in a marketplace where the designers of new buildings (or building renovations) can access the circular materials available to introduce into their designs. Thus, this paper aims to present a possible solution to the problem of introducing CE into the built environment, proposing pre-demolition audits, digital platforms, and labour upskilling as enablers for a greener future.

Circular construction ecosystem is based on circular building design and the coordinated action of stakeholders along the value chain. On the middle terrace, the Communal building was half-buried in a circular pit with a diameter of 10 m (St 10), vertically cut 1.5 m deep on the north and 0.5 m deep on the south. The circle was indented to the northeast by a 3-m-wide entrance. Around the periphery, the floor rose about 70 cm, forming a low amphitheatre opening towards the entrance. It was surrounded by a thin cob wall set in a 30-cm-deep and -wide foundation trench, leaning against the vertical St 10 limits. The light roof was supported in the south by a peristyle of pairs of posts located 50-70 cm inside the perimeter wall, and in the north by two to four earthen pillars, in addition to the central post. The architectural model was determined by the N-S terrace slope and by the NE orientation of the entrance, opposite the prevailing winds. During the first phase (“Building 1”), there were earth benches along the north and probably also along the south sections of the perimeter wall. Several pits, a hearth and remarkable object caches were found in the central part, suggesting artisanal, ritual and storage activities. The St 10 fill revealed the superimposition of four successive Communal buildings separated by partial demolition phases, always following the same plan, except for a marked reduction of the entrance breadth between phases 1 and 2. These buildings share many characteristics with the Southwest Asian PPNA communal buildings, especially with those of the northern Levant. However, they are also more structurally fragile, which can be explained by the importance accorded to the ritual of destruction/reconstruction. This gave rise to building with lighter materials in order to save effort in both construction and demolition.

AbstractThis study aims to examine supply chain management in building competitive advantage through logistics. This study indicates that: 1) Strategic supply chain management is achieved to win the supply chain or at least survive in market competition. Efficient and robust logistics 4.0 must rely on technology applications related to logistics, including procurement, storage, inventory, transportation, warehousing, packaging, security, and handling of goods and services in the form of raw materials, intermediate, and finished goods. 2) in generating competitive advantage, supply chain management lies in the problem of value advantage and productivity advantage. This advantage can be achieved through a process that ensures the production of high-value product characters desired by consumers. The dominant indicator of value in commodities is quality. Companies that can produce premium quality have a value-added in front of consumers. Productivity advantages are reflected in high production volume with low cost per unit process.

AbstractThe incorporation of circular economy (CE) principles in social housing (SH) is a not widespread agenda in government public policies. If, on the one hand, the growing demand for housing puts pressure on public services and the construction value chain, on the other hand, the reduction in the extraction of virgin materials and waste generation is essential to mitigate the effects of global climate change. This article presents a case study of how the Brazilian government is addressing circularity in the country's National Housing Plan. The study presents the proposal for circularity indicators to be implemented, both in new and existing buildings, aiming to reduce material demand and waste generation in SH. The adoption of circular indices in the input flow of materials has greater applicability in SH and promotes incentives to the secondary construction materials market. Circularity in the outflow of materials requires greater maturity in the application of CE principles and a systematic change in the housing design stage. The study aims to guide decision-makers around the consistent measurement of circularity in housing, promoting improved performance and the shift towards a more sustainable built environment.
