In recent years, the Chinese government transformed their national system of housing provision and introduced market mechanisms. The consequent boom in residential real estate development and the emergence of speculative practices dramatically increased housing prices in cities. Low- and moderate-income households are being priced out of homeownership. The lack of affordable urban housing is increasingly framed as an issue of equity that is linked inherently to China's political identity as a communist nation. As such, the central government is experimenting with policy to address the issue of affordability in a commercialized housing market. The controversial "70 percent, 90 square meters rule" is one such policy that has started discussions on the development of mixed income housing. Given the current policy trend, private developers can reasonably foresee requirements to incorporate affordable housing in future developments. The primary purpose of this thesis is to highlight the growing segregation of housing based on income in China and examine the concept of mixing incomes for future urban housing developments. New luxury developments in urban centers are clustering high-income households together while spatially separating them from low- and middle-income households.
(cont.) This thesis does not address how to supply more affordable housing, but rather examines an alternative that incorporates affordable housing within otherwise market-rate developments. The initial chapters provide a synopsis of the current urban housing situation in China as well as the historical housing policies in which it emerged from. Thereafter, three mixed-income housing developments in Boston, Massachusetts, USA were studied: Rollins Square, Harbor Point, and the Metropolitan. For each case, factors explored include project background, income mixture, marketing strategy, financial structure, design and layout, and property management/operations. The spectrum and resolution of income mixing were examined in detail. Research conducted includes interviews with developers, property managers, and other project participants as well as site visits, and reviews of project documentation. Case studies also include an analysis of critical success factors for each. The thesis concludes with observations and implications believed to be important to developers and policy makers contemplating or presently engaged in developing housing in cities across China.

Full textIt is not always easy to follow a conversation in a noisy environment. In order to discriminate two speakers, we have to mobilize many perceptual and cognitive processes to maintain attention on a target voice and avoid shifting attention to the background. In this dissertation, the processes underlying speech segregation are explored through behavioural and neurophysiological experiments. In a preliminary phase, the development of an intelligibility task -- the Long-SWoRD test -- is introduced. This protocol allows participants to benefit from cognitive resources, such as linguistic knowledge, to separate two talkers in a realistic listening environment. The similarity between the two speakers, and thus by extension the difficulty of the task, was controlled by manipulating the acoustic parameters of the target and masker voices. In a second phase, the performance of the participants on this task is evaluated through three behavioural and neurophysiological studies (EEG). Behavioural results are consistent with the literature and show that the distance between voices, spatialisation cues, and semantic information influence participants' performance. Neurophysiological results, analysed with temporal response functions (TRF), indicate that the neural representations of the two speakers differ according to the difficulty of listening conditions. In addition, these representations are constructed more quickly when the voices are easily distinguishable. It is often presumed in the literature that participants' attention remains constantly on the same voice. The experimental protocol presented in this work provides the opportunity to retrospectively infer when participants were listening to each voice. Therefore, in a third stage, a combined analysis of this attentional information and EEG signals is presented. Results show that information about attentional focus can be used to improve the neural representation of the attended voice in situations where the voices are similar

The purpose of this study was to investigate the difference of learning effectiveness and satisfaction in beverage mixology between multimedia computer-assisted instruction (MCAI) and traditional instruction. Based on the contents of national skill testing of bartender, the researcher developed MCAI in beverage mixology. The pretest-posttest nonequivalent group design of quasi-experiment research was used for this study. Two classes of freshmen students in food and beverage department of the vocational high school who studied beverage and cocktail preparation were recruited. Students were assigned to experimental group and control group to conduct an experiment two hours per week lasting for seven weeks. After experiment was completed, there was a posttest to evaluate student’s learning effectiveness. Besides, learning satisfaction would be tested by questionnaire and focused group interview. SPSS for windows 12.0 was used to analyze the quantitative data which included descriptive statistics, t-test and ANCOVA. The qualitative data in the research were inducted, coded and analyzed. The results are shown below: (1) The experimental group makes progress in scores significantly. However, there is no significance in control group. (2) There are no significance in learning effectiveness in both MCAI and traditional instruction. (3) Both the experimental group and control group are satisfied with the two different instructions. The level of helping students in learning Beverage Mixology is between helpful and very helpful.
