Abstract:
A major gap exists between users (occupants’) expectations on the real estate services promised and the actual real estate services that is provided to the occupiers. Examining the impact this gap has on the perception of users (occupants) of the real estate services cannot be over-emphasized. It is observed that most staff of public real estate organization do not understand the content of service quality (SERVQUAL). This research examined SERVQUAL approach in the management of leasehold properties of Nigeria Railway Corporation (N.R.C) by Railway Property Management Company Limited (R.P.M.C.L) in South-West, Nigeria. The study adopts stratified random sampling technique that accommodates every segment of the population. Data for the study were obtained from the users of leasehold properties of Nigerian Railway Corporation in the study area through the use of structured questionnaire, and were analyzed using tables, percentage and descriptive summary. The study revealed the absence of e-channel for communication between users (occupants) of N.R.C leasehold properties and management of R.P.M.C.L in the study area, no service quality office and inadequate RPMCL offices in the study area. The study recommends creation of e-communication channels in the study area, increase in skilled man-power, creation of more offices and equipping staff of Railway Property Management Company Limited with the knowledge of service quality (SERVQUAL) instrument.

Privatization is the transfer of ownership from the state to the private sector. The main idea behind this economic strategy is to relieve government from the saddle of management of state enterprises that can be seen to be best managed by the private sector for maximum performance. The main method and critical choices for the privatization of the Nigerian Railway Corporation are management-buyout, concession, management contract, leases, share option and franchises. In addition, the research paper discusses the main performance indicators, such as effectiveness, efficiency, productivity, infrastructural investment, and profitability. These are the parameters set to measure the performance of privatized state enterprises after privatization discussed in the research study.

Abstract:
Efficient and effective movement of goods is very crucial in today’s competitive environment especially for developing countries like Nigeria, suffering from the growing challenges of inland freight transportation and crippling logistics costs which limit her competitive ability in the global economy. The development of ‘combined transport’, intermodal transport’ and ‘multimodal transport’ could provide new opportunities for the transport industry in Nigeria as a viable alternative to tackle the challenges associated with lengthy delays in cargo movement, increased cost of transport logistics and the negative environmental impacts of carbon emissions. This paper aims at evaluating the prospects of rail freight transport of cargoes from Apapa Lagos seaport to hinterland towns in Nigeria. Both primary data and Secondary data were retrieved from National Bureau of Statistics, Nigerian Railway Corporation, Nigeria Shipper’s Council, Lagos state Transport statistics and Nigerian Ports Authority and some other selected materials on the subject matter. The findings of this paper reveal a huge differential cost from Apapa seaport to the 7 different hinterland towns in Nigeria that could save importers and exporters when rail transport is used as an alternative mode of transport instead of road transport mode. This study shows that an increase in the usage of rail to haul goods in and out of the Lagos seaport hub would bring relief to the Apapa metropolis if adequate attention is given to it by the government.

Abstract:
This study examined the impact of the recruitment and selection process on the performance of employees in the Nigerian Railway Corporation. The population of the study is six hundred and fifty-six (656) staff, and a sample size of two hundred and forty-eight (248) was drawn using Taro Yamane's sample size determination technique. Survey and interview methods were used for data collection. The Ordinary Least Squares method of regression was used to analysed the data. Findings revealed that the recruitment and selection process has a significant influence on the train movement schedule of the Corporation, and Hypothesis one was therefore rejected. It also discovered that the recruitment and selection process, on average, have significant effects on the train maintenance culture of the Corporation, and Hypothesis two was similarly rejected. Finally, it equally revealed that the recruitment and selection process greatly elicited employees' innovation, particularly in the recruitment source and recruitment selection policy, consequently rejecting Hypothesis three. The study concluded that the recruitment and selection process greatly influenced employees' performance in the Corporation regarding hiring appropriate skills that handled train movement schedules except for the train maintenance culture. The study recommended that the Corporation review recruitment hiring policy to focus on meritocracy and brace up to internal and external sources of hiring appropriate personnel for train maintenance in the Corporation. Also, there should be no government or political interference regarding recruitment source and recruitment policy as being done now to stimulate employee selection.

Abstract:
The study determined the strategies needed for enhancing gender equity among Railway workers in Lagos State South West Nigeria. The design of the study was descriptive survey design. The population of the study was 482 and the sample size was 217 consisting of 112 senior and 105 junior staff of Nigerian Railway Corporation Ebute-Metta Lagos. Questionnaire was the instrument used for data collection. Data collected were analyzed using mean. Findings revealed that the strategies for promoting gender equity are creating an inclusive gender diverse working environment, identifying and preventing gender biases, treating all staff equally, putting equality policies in place, among others. Findings also indicated that the challenges to enhancing gender equity included gender biases, not giving proper value to women’s work among others. Findings also showed that some of the ways of reducing challenges to enhancing gender equity included treating all workers with respect and considering, offering mentorship program, organizing focus group discussions, encouraging diversity program, and supporting women in more senior roles. It was concluded that Interventions such as gender analysis, functional and adult literacy and kicking against office female harassment are needed for enhancing gender equity. It was recommended that awareness should be created by government at all level on the need for equal right for men and women in workplaces, more emphasis should be placed on the need to inculcate gender equity education into the curriculum for secondary and tertiary institutions.

Abstract:
Tracking the influence of service improvements on passengers particularly is an important component of transport management. This study examined the characteristics of intercity travellers in the Economy Class Units (ECU) and recently introduced Diesel Multiple Unit (DMU) service within the Lagos District Nigeria Railway Corporation in southwestern Nigeria. A structured questionnaire was randomly administered to 1206 passengers traveling on these trains over two months with analysis in-volving the use of the regression model. The findings of the study indicate the socio-economic characteristics of passengers accounted for about 90.3% and 88.2% of the variation in volume trips made by passengers using DMU and ECU service respectively. Significant socio-economic predictors of trip volume on DMU train are Occupation (0.137), Vehicle Ownership (0.218), and Type of vehicle (0.218). On the other hand, significant socio-economic attributes of ECU passengers that affect trip volume are Age (0.274), Education (0.970), Occupation (-0.918), Income (0.435), Vehicle Ownership (0.249), and type of Vehicle (-0.165). The result further indicates Trip Purpose explained 83.5% and 86.7% of the variation in the trip volume of both services. The trip purpose that significantly influences the volume of trips on the ECU trains are Business (0.210), Shopping (0.447) Leisure (-0.463), and other trip purposes (0.775). For the DMU train, only Other-trip forms of purpose (0.753) is significant in explaining the volume of passengers using that service. The study shows similarities in the use of the two services while several useful recommendations on ways to improve both services of the corporation were proffered.

Crime is among the major problems negatively impacting the effective operation of the rail transportation system in Nigeria. Although considerable scholarly attention has been devoted to criminality in public transit stations, there is a paucity of empirical data on the occurrence of the problem within train station facilities. Thus, using routine activity theory as a guide, this study investigated criminality and crime control measures in selected train stations in Lagos, Nigeria. In-depth interview and key informant interview methods were primarily deployed to gather data from 20 train station officials and eight locomotive drivers selected using purposive sampling technique. Results showed that vandalism, pilfering of train station equipment, rooftop riding and ticket evasion were the most commonly recorded forms of crime in train stations in Lagos. Multiple situational and environmental factors, including the presence of abandoned equipment, lax security systems, the construction of train stations in residential neighbourhoods, and poorly illuminated environments were making train stations vulnerable to criminality. It is imperative for the Nigeria Railway Corporation to strengthen existing security architecture at train stations to effectively deter motivated offenders from viewing the public transportation hub as suitable sites for crime perpetration.

Abstract:
This article estimates and analyzes the determinants of the financial performance of a public transport enterprises – the Nigerian Rail-way Corporation – whose performance has been a cause for concern for successive governments in Nigeria. The analysis spans the period from political independence (1960) to 1991. Our analysis indicates that higher traffic volume and pricing factors leading to greater economies of scale are associated-with improved financial performance. However, inflation and exchange rate adversely affect the railway’s financial performance. While national income negatively influences the enterprise ‘s revenues, it positively affects its revenue per naira of cost. In addition, the life-cycle hypothesis is strongly rejected. Another troubling finding is that deregulation negatively affects the railway’s financial performance. The results, therefore, indicate that Nigeria’s deregulation policy is not only incomplete but also ineffective. Consequently, we recommend “corporatization” of the railway and reshaping towards lines-of-business.

AbstractThe African Union and regional economic communities have identified infrastructure development, not least the enhancement of railway systems, as a key priority to advance regional and continental integration policy. The keen interest of Chinese actors in Africa's railway sector is largely welcomed as conducive to increasing infrastructural connectivity within and between Africa's sub‐regions. This article argues that regional railway projects must be assessed against regional political contexts, which crucially co‐determine the degree of coordination and cooperation in the context of region‐centric infrastructure policies. Competing national political agendas, exacerbated mostly by China's bilateral engagement with East African Community member states, has intensified East Africa's infrastructure race. Nigeria attracts the largest trading partnership from India compared to other African countries which India is a leading trade partner. Nigeria having losing its crude oil export destination to the United States, India stood out as the largest destination of Nigerian crude oil. It was estimated that more than 135 corporations are either owned or operated by Indians in Nigeria. The Revealed Comparative Advantage index (RCA) approach has been used to check the competitiveness of India with Nigeria in all commodities and further with Revealed Symmetric Comparative Advantage (RSCA) the competitiveness has been calculated. India is having Comparative Advantage by exporting four commodities viz; Machinery, Pharmaceutical Products (30), Nuclear Reactors, Mechanical Appliances, Boilers; parts thereof (84), Vehicles other than Railway or Tramway Rolling Stock, and parts and accessories thereof (87), articles of Iron or Steel (73), and mainly with Pharmaceutical goods because of the average value of RCA from the period 2000-01 to 2017-18 is 50 and having a higher positive value of RSCA near to 0.9 so the study has analyzed the Bilateral Trade of India and Nigeria, India is having high Comparative advantage over Nigeria in this trade

Abstract:
Background: Thermal analysis was performed on a conventional 6.5 m high dome with a 0.65 m diameter at Nigeria Railway Corporation. Energy and thermal analyses were performed on the furnace to improve efficiency and minimize energy losses in the system. Results: The energy efficiency recorded was 55%. The losses in the furnace amount to 45%, the highest value being the heat loss to the combustion gas at 34%. A parametric study was examined to see the effect of some design and operational parameters on furnace efficiency through energy savings and the study found a positive trend. The parameters include the flue gas temperature, the combustion air inlet temperature, the thickness, and the emissivity of the refractory wall. A decrease in the temperature of the flue gases increased the efficiency of the furnace to 73%, an increase in the air inlet temperature increased the efficiency of the furnace to 61%, and an increase in the thickness of the refractory wall increased the efficiency of the furnace. Oven to 56% and a decrease in emissivity of the refractory wall increased the efficiency of the furnace to 56%. Conclusions: The studied parameters were further combined and their net effect showed a possible increase in furnace efficiency from 55% to 78%. The maximum efficiency of 78% was determined with respect to the minimum/maximum estimated values of the parameters studied, as more metals are melted with the combined energy saved from a variation of these parameters. This implies that cupola furnace or similar furnace designers or operators should be guided on the preheating conditions, thickness, and emissivity of the refractory wall to be used with other parametric combinations to be adopted to ensure energy efficiency and improvement in such furnaces.
