The theoretical section explains the general scope of financial analysis, sources of information for financial analysis, users of financial analysis and most importantly, the methods of financial analysis. The practical part is devoted to the application of financial analysis by Pivovary Staropramen Company. Conclusion is drawn about the financial health of the company with some suggestions for improvement.

Abstract:

Cílem diplomové práce je zjištění tržní hodnoty společnosti Pivovary Staropramen a.s. k 1. 1. 2006. V první části ocenění jsou uvedeny základní informace o společnosti, její minulost a současnost. Druhá část se týká finanční analýzy společnosti, pomocí které je posouzeno její finanční zdraví. Další část se zabývá strategickou analýzou, jejíž výsledkem je prognóza tržeb společnosti. Cílem čtvrté části ocenění je analýza a prognóza generátorů hodnoty a sestavení finančního plánu. Výsledkem diplomové práce je ocenění společnosti provedené metodou DCF entity. Pro porovnání je rovněž vypočtena amortizační hodnota, která tvoří dolní mez ocenění.

Abstract:

The main objective of this thesis is to determine market value of the company Pivovary Staropramen, a.s. before the merger. Master's thesis is divided into two parts - methodological and practical. Methodological part includes individual steps a procedures, that are used to total value determination of the company. Practical part of the thesis consists especially of strategic and financial analysis, financial planning and company valuation. There is used the model DCF in variant FCFF to determine the market value. For the comparison there is used the book value method. At the end of the thesis there is performed a sensitivity analysis on value growth.

Abstract:

The aim of the Master's thesis is to perform an economic analysis of company Pivovary Staropramen a.s. for the period 2005 - 2010. The main purpose of the economic analysis will assess the economic and financial situation of company, measuring its performance and compared with the competition on the Czech beer market. The Master's thesis is divided into theoretical and practical parts. The theoretical part defines methodological basis of methods that will be applied in the practical part. Financial performance is evaluated by means of financial analysis; market position will enable to evaluate the inter-company comparisons. The application of solvent and bankruptcy models to evaluate the financial health of the company. The Master's thesis contains also an analysis of the market and competition, which analyzes the development of the Czech brewing industry and also defines the biggest competitors for Pivovary Staropramen a.s. The conclusion is devoted to the evaluation results off all analyzes and recommendations for possible changes in management and business strategy.

V úvodní kapitole diplomové práce je popsána teoretická základna,která byla použita v praktické části. Poté byl krátce shrnut vývoj pivovarnictví, současná situace na trhu a historie společnosti. Finanční analýza je vypracována na základě poměrových ukazatelů, horizontální a vertikální analýzy výkazů. Pro souhrnné zhodnocení byl použit altmanův index, IN01, rychlý test, bonitní model. Práce je doplněna o mezipodnikové srovnání hlavních konkurentů na trhu.

Diplomová práce hodnotí finanční výkonnost společnosti Pivovary Staropramen,a.s. v letech 2002 až 2005. V teoretické části práce jsou popsány metody finanční analýzy, které jsou použity v praktické části samotného hodnocení společnosti. Thesis firstly evaluates financial statements 2003-2007, compares them with general recommendations and with the competition. Abstract:

První část práce je věnovaná malým a středním podnikům, jsou zde obsaženy jejich definice, charakteristiky, vývoj, výhody a nevýhody spojenectví či možnosti poskytnutí různých druhů podpor pro malé a střední podniky. Další část práce se již zaměřuje na restaurační minipivovary a rodinné pivovary v ČR. Je zde zmíněna nejen historie piva a historie minipivovarů, ale i technologie výroby piva, rozdělení pivovarů dle velikosti či trendy v tomto rozvíjejícím se oboru. Dále je zde kapitola věnovaná ekonomické stránce v konkrétním restauračním minipivovaru, kde je provedena SWOT analýza, rozebrány jednotlivé nákladové položky týkající se výroby piva, přiblížena metoda stanovení ceny v tomto podniku a poslední část upozorňuje na spotřební daň z piva. Závěr práce je věnován vyhodnocení dotazníkového šetření, které bylo zaměřené na různé aspekty související s tímto tradičním oborem.

Abstract:

The solved site is located in the historic town of Znojmo, on the site of the former castle. Its unique position not only adds significant urban areas, but are an integral part of the city skyline. There is one of the most important monuments in the country, Rotunda of St. Catherine (annually visited by tourists to 20000) and former brewery Hostan. The operation ended here and the city bought the land with buildings. There is now the question of what to do with the place and where to get funds for its cultivation. The main idea is to expand the urban areas and the structure of the brewery premises. The spatial concept is based on a pedestrian street leading from the entry of the city to the rotunda, lined with town houses and buildings with shops, housing and services. The aim is to maintain the existing street brewery trail as part of the development and create space for a typical town of Znojmo. South route would remain in its original state, would continue to serve as a lookout trail flowing into the area around the rotunda, accompanied only by peaceful summer terrace offering views of the surrounding area. Around the rotunda is created a cultivated park area used for recreation and offering beautiful views of the surrounding area. Thanks to the closed square and the location of the rotunda it becomes the dominant area. Northern route would be connected with the area by the stairs from the panoramic terrace. It could thus become a valuable space that would serve to stay and rest. It is important to the influx of new services also solve the parking, which will be located in the parking house. There are parking stacker designed to minimize space requirements. This will ensure the required parking space without negatively affecting the street spaces. Panorama of small buildings will be revived by integrating with the surrounding with the recovery of its original landmark - the tower. It will be part of the former Northern Justice, which will be used as a park area designated for sport and recreation. The tower would serve the prospect of an observatory on top of offering the prospect of the surrounding area during the day and evening look at the night sky. The square will be closed by parking house, which will conclude the street Přemyslovců composition. All necessary utilities will be held in Castle Street.

Abstract:

The presented master thesis aims to estimate the equity value of the company PIVOVAR SVIJANY, a.s. as of 31.12.2011. The value is estimated using income approach, specifically the DCF entity method. The introduction section presents the motives for the valuation and the applied approach. The theoretical part addresses the basic concepts and approaches, which are fundamental for the selection of an appropriate valuation method and the value estimate itself. The practical section deals with strategic and financial analyses of the company, financial plan forecast and the business value estimate. In conclusion, the key findings of the individual sections are summarized. The results of the analyses confirm excellent financial standing of the company, which has been valued at CZK 2 739 663 thousand.

On the first floor is a brewery with grain storage, visitor center, brewery facility, boiler room and a shop. On the second floor are offices and laboratories. The brewery building is designed from a masonry systém with a ventilated facade with wooden and aluminium lining, foundation on strip foundation with warm flat roof.

Abstract:

This diploma thesis aims to outline the possibilities of refurbishment of former brewery in Prostejov from 1897. The thesis includes stages of realisation. It describes demolitions of objects unsuitable for conversion, new access to the area with pedestrian bridge over Hloucela river and gradual integration of the area into the city life to the rest of the city. In the area of the former brewery there are 4 buildings left from the former ones – main building of the brewery, stables, bottling plant and the former owner’s villa. The thesis includes the refurbishment of three of them. The villa remains unchanged and is used as an apartment house as today. The coworking center, multifunctional hall, bistro, shopping arcade, office spaces, six housing units, sports hall and kindergarten are gradually newly implemented to the area. The project aims to create place for living, working and leisure activities at the same time which would be suitable for wide range of people.

This final thesis deals with adaptive control of small brewery. Contains a short description of brewing technology and adaptive control. Includes design of small brawery and control system based on STM32F407 Cortex-M4 microcontroller. For online identification is used Recursive Least Squares Method. The controller function perform a modified PSD controller with filtered derivative component, reducing the first overshot and dynamic antiwindup. The proposed adaptive controller is implemented into microcontroller. Created device i used for semi-automatic beer production.

Nowadays there are hundreds of breweries scattered throughout Bohemia, Moravia and Silesia, waiting for their new future. They are either abandoned or in private property. In the worst case they have been deteriorating with no hope of recovery. There are not many left. It is very difficult to find a new function and especially enlightened investor. Important thing is how we will treat with these structures in the future. Will we use this unique potential, or leave this place for a new function? Which way we can choose? What is the potential of these buildings and what they need? This thesis attempts to briefly describe and demonstrate the value of brewery architecture which due to dramatic changes in society became endangered. And to offer possible solutions for the preservation this unique buildings their charm and atmosphere for the next generations.

Abstract:

The thesis aims to determine the value of equity of the company Únětický pivovar, a. s. as of January 1st, 2014. It does not have a theoretical and practical part as usual. It is a complex unit, in which the concepts and methods are explained straight away. The paper is divided into five main parts. Introduction of company profile is followed by strategic analysis, which deals with analysis of the external potential of beer market and internal potential of the company. The next part, financial analysis, gives a picture of financial results, health and stability of the company and other comparable breweries. The output of the chapter Value drivers is the financial plan, which is crucial for company valuation using the method of discounted cash flow (DCF). The final chapter contains an application of Monte Carlo simulations, which enriches the conclusions by offering probability distribution of the value of the company.

The aim of this Master's thesis is to evaluate the market value of the Zubr Brewery a.s., to the 1.1.2014. The main method selected for estimating the value of the company is discounted cash-flows for creditors and owners, also known as DCF entity. The early chapters are dedicated to making financial and strategic analysis of the company and of its competitors. After confirmation of going concern, the generators are defined and financial plan is executed, which serves as the key of the valuation using the income methods. The final value of the company is complemented by the valuation using book value method and multiples. In the end, the chapter deals with deferred tax liability and its possible use in the planning of forecast of the company.
