Abstract:
Land is a composite good, the price of which varies with its characteristics, including proximity to amenities. Analysis of data from sales of land near Green Mountain National Forest wilderness areas in a hedonic price model reveals a positive relationship between proximity to protected wilderness and market values for residential properties. The applications of this result include improved consideration of the positive economic impacts of land conservation in political deliberations over public land management and new mechanisms for financing land conservation, local planning and developmen

It does this by critically examining the Land Use Act set up as the primary body of legislation governing property rights in Nigeria. The thesis seeks to offer meaningful insights by proposing an institutional analysis of the limitations to reform of existing laws governing property

Societies frequently implement land use policies to regulate resource extraction or to regulate development. However, two important policy questions remain unresolved. First, how effective are land use regulations? Second, how do land use regulations affect socioeconomic conditions? Three issues complicate the evaluation of land use policies: (1) overt bias may lead to incorrect estimates of policy effects if implementation is nonrandom; (2) the policy may affect outcomes in neighboring unregulated lands; and (3) unobservable differences between regulated and unregulated lands may lead to bias
