Abstract:
In view of the current situation of the development of residential accommodation in rural areas in China, this paper starts from the spatial distribution and structural characteristics of residential accommodation with national characteristics, taking the national rural characteristic hostels as the research object, analyzes the spatial distribution characteristics of the characteristic hostels in the whole country by using the inverse distance weight method and Kriging spatial interpolation method, and visually expresses the development status of the characteristic hostels in the whole country by using the spatial thermal diagram.The experimental results show that the distribution of residential accommodation with rural characteristics in China has strong spatial agglomeration characteristics. Residential accommodation with rural characteristics in China is generally positively correlated with population density, occupied area and GDP in various regions. Relying on the beautiful natural environment and simple human resources, the development of the rural residents’ lodging has made the rural residents’ lodging itself a tourism attraction, transforming the disadvantages into advantages, driving the development of rural tourism and related industries, stimulating the employment of farmers and promoting cultural revival and the prosperity of the common people.

Abstract:
Purpose Preventive maintenance is an effective maintenance strategy to ensure the constant and efficient usage of building systems and their components. The reactive-based maintenance as the main strategy in high-rise residential buildings is a concern as the maintenance output resulting from the strategy could not achieve the standard level of performance. The purpose of this paper is to identify the characteristics of preventive maintenance and establish the relationship with maintenance performance in high-rise residential buildings. Design/methodology/approach The characteristics of preventive maintenance and maintenance performance parameters were identified through the literature review. A quantitative approach was adopted, where a questionnaire was distributed to the maintenance personnel of high-rise residential buildings. Then, ranking analysis and correlation were conducted to produce findings that help to achieve the research objectives. Findings The research findings indicate that there are seven maintenance characteristics significantly correlated with maintenance performance indicators (maintenance costs deviation, time variance of maintenance work, customer service and downtime rate). It is recommended that these characteristics are considered during the execution of preventive maintenance as they have a significant effect on the maintenance performance. Originality/value The extensive literature suggests the relationship between the characteristics of preventive maintenance and maintenance performance, but is still questionable. Thus, this research investigates the relationship between preventive maintenance characteristic and maintenance performance for high-rise residential buildings in Malaysia. The findings of the research can act as a guide for maintenance personnel to optimise maintenance performance by focusing on the highlighted preventive maintenance characteristics.

Some kinds of residential real estate are characterized by a special view from the windows. Apartments with unique characteristics are in high demand among the population, therefore the cost of these objects exceeds the average market price. As a rule, developers try to make the best use of the visual prospects of residential real estate. The paper provides a qualimetric analysis of estimation the view characteristics of apartments in Belgorod based on the demand factors. There is the classification of view components of residential real estate on the basis of urban planning, aesthetic, emotional and other functions. Conclusions on the cost of the view are formed taking into account the criteria of its attractiveness. Functional dependence is obtaine. It allows to determine the surcharge to the cost of residential real estate based on differences in the view. The practical aim of determining the specifics of apartments pricing with a view is the ability to manage demand and to improve the efficiency of residential real estate development.

Abstract:
Purpose – This study aims to extend the current literature by examining the inflation-hedging effectiveness of Malaysian residential property in the short run and long run. Malaysia is an emerging market and has some unique characteristics. Therefore, a dedicated study in this market is critical. Design/methodology/approach – The analysis of this study involves two stages. The first stage is to estimate the inflation-hedging ability of Malaysian residential property in the short run. The Fama and Schwert model was employed. Thereafter, the long-run inflation-hedging effectiveness was assessed by using a dynamic ordinary least squares (DOLS) model. Findings – The Fama and Schwert tests reveal that Malaysian residential property does provide some satisfactory hedge against the expected inflation component over the short run. However, variations are evident among different types of residential property. The DOLS results provide strong evidence to support that housing is an effective hedge against the expected inflation in the long run, whereas no comparable evidence is found for the unexpected inflation component. Practical implications – The findings enable more informed and practical investment decision-making regarding the role of housing in inflation risk management. Originality/value – This paper is the first study to offer empirical evidence of the inflation-hedging attributes of Malaysian residential property. Moreover, the inflation-hedging effectiveness of different types of residential property is also compared for the first time.

Abstract:
Land prices are the key problem of urban land management, with prices of residential land being the most sensitive and the strongest social reflection among the different land types. Exploring spatial and temporal variation of residential land prices and the effect of land market factors on residential land prices can help the government formulate targeted regulations and policies. This study analyzes the spatial and temporal evolution of residential land prices and the factors influencing the land market in the Beijing-Tianjin-Hebei region based on land transaction data from 2014–2017 using exploratory spatial data analysis (ESDA) and a geographically weighted regression (GWR) model. The results show the following: ① Residential land prices in Beijing and Tianjin are significantly higher than those in other regions, while Zhangjiakou, Chengde, and western mountainous areas have the lowest residential land prices. Over time, a development trend of residential land price polycentricity gradually emerged, and the locational correlation has gradually increased. ② Under the influence of the land finance model of local governments in China, three factors, namely, the land stock utilization rate, revenue from residential land transfers, and the growth of residential land transaction areas, have significantly contributed to the increase in residential land prices. ③ Under the land market supply and demand mechanism and government management, four indicators, namely, the land supply rate, the per capita residential land supply area, the degree of marketization of the residential land supply, and the frequency of residential land transactions, have suppressed the rise in residential land prices. ④ The overall effect of land market factors on residential land prices in the central and northern regions of Beijing, Tianjin and Hebei is stronger than that in the southern regions, which may be related to the more active land market and stricter macromanagement policies in Beijing, Tianjin and surrounding areas.

Abstract:
This study aims to discover the extent of spatial transformation in residential areas on Jalan Jaksa, known as the ex-backpacker enclaves due to the concept of supply and demand. Spatial function, building facades, and corridors in residentials are the assessed variables. This study uses a qualitative method. Data collection is done by field observations, interviews, and literature review. The sampling method is using a non-random type or probability sample. The results of the analysis showed that from 26 samples there were 12 building/ residential samples (46.1%) that underwent installation, meaning that the building characteristics were adaptive, five buildings/ residential samples (19.2%) had insertion, meaning that the building was considered to be quite adaptive, and nine buildings/ residential samples (34 %) experiencing intervention, which means the building is not adaptive. In addition, the most changing category is the transformation in housing into multi-story buildings, lodging, and mixed-use buildings.

To identify series of residential burglaries, detecting linked crimes performed by the same constellations of criminals is necessary. Comparison of crime reports today is difficult as crime reports traditionally have been written as unstructured text and often lack a common information-basis. Based on a novel process for collecting structured crime scene information, the present study investigates the use of clustering algorithms to group similar crime reports based on combined crime characteristics from the structured form. Clustering quality is measured using Connectivity and Silhouette index (SI), stability using Jaccard index, and accuracy is measured using Rand index (RI) and a Series Rand index (SRI). The performance of clustering using combined characteristics was compared with spatial characteristic. The results suggest that the combined characteristics perform better or similar to the spatial characteristic. In terms of practical significance, the presented clustering approach is capable of clustering cases using a broader decision basis.

In the United States, past research has shown that Hispanics are less residentially segregated from non-Hispanic Whites than are Blacks. Such research has also shown that like Blacks, Hispanic households are located in poorer neighborhoods than are the average lower-income non-Hispanic White households. However, such studies have been limited for two reasons: (1) they have used a single variable, income, to characterize neighborhoods which is not sufficient to capture the complexity of such areas; and (2) such studies have not focused on Metropolitan Detroit where, unlike in many other large metropolitan areas, the Hispanic population is relatively small and concentrated within a large majority Black central city. This is the first study to examine Hispanic–non-Hispanic White residential segregation and the socioeconomic characteristics of neighborhoods in Metropolitan Detroit using multiple variables to characterize neighborhoods. The Modified Darden-Kamel Composite Socioeconomic Index was used to characterize neighborhoods and the index of dissimilarity was employed to measure Hispanic–non-Hispanic White residential segregation. The results revealed that the level of Hispanic—non-Hispanic White residential segregation was modest, but Hispanics were restricted to neighborhoods that are of lower quality than neighborhoods occupied by non-Hispanic Whites.

In this paper, a systematic method is proposed to cluster the energy consumption patterns of residential customers by utilizing extreme points and demographic characteristics. The extreme points of the energy consumption pattern enable effective clustering of residential customers. Additionally, demographic characteristics can be used to determine an effective extreme point for the clustering algorithm. The K-means-based features selection method is used to classify energy consumption patterns of residential customers into six types. Furthermore, the type of energy consumption pattern can be identified depending on the characteristics of residential customers. The analytical results of this paper show that the extreme points are effective in clustering the energy consumption patterns of residential customers.

The housing type of apartments, which has been spreading widely in South Korea, has penetrated deep into the domestic housing culture, thanks to the advantage of “convenience” resulting from the mass production of industrial capitalism that prioritizes functionality and efficiency. However, as capitalist social structures undergo transformation, in the 21st century, under a paradigm emphasizing creativity over functionality and efficiency, the characteristics of everyday life are also changing. Therefore, this study focuses on newly emerging lifestyles resulting from this transition of social structures. It analyzes the characteristics of residential space that reflect this trend, centering on “the characteristics of residents” and “the relationship between individual and family”. To this end, we compared lifestyle magazines aimed at the general public and architectural magazines aimed at architectural experts. Section 3 explores the changed lifestyles of residents by analyzing the articles containing interviews with residents in lifestyle magazines, while Section 4 focuses on the characteristics of residential spaces in reflecting these changes by analyzing houses and articles of architects and critics in architectural magazines. This analysis consistently brought forth the question of the limit of existing spaces of apartments and the desire to overcome them. A correspondence between residential spaces and the needs of everyday lives and lifestyles is a basic requirement for sustainable housing. Thus, the design of residential spaces will have to begin with a clear understanding of residents and their lifestyles, which can then be mapped onto the characteristics of residential spaces that can support them.

This article assesses the acoustic pollution of Abakan, which belongs to the category of large cities. Significant excess, according to the results of research, reaching 110 dB(A), occurs pointwise along highways and is observed in the central part of the city where the railway tracks run. Excesses on these sites are recorded twice as high as the normative indicator which is equal 55 dB(A). Building sites located in the northern, western and southwestern city districts should be considered as problematic areas in terms of extra acoustic load. Within these areas, the noise load reaches 65 dB(A). In northern and southern residential areas of Abakan, the noise level corresponds to the acoustic comfort mode. Additional noise measurements made in mid- and multi-storey residential areas of the city showed that the highest noise level is observed in winter period and reaches 68,8 dB(A). In summer, the noise level does not exceed the standard adopted for this physical factor.

Planning for electricity demand is a vital as the characteristics of different electricity generation systems vary temporally – both hourly in a day as well as seasonally in a year. Thus, this study focuses on evaluating the demand characteristic of electricity in residential sector within urban boundaries of three districts in Kathmandu Valley. It has addressed variations in demand in form of load curve based on hourly peak demand during a day. The demand characteristics have been affected in recent years are primarily influenced by two factors – the trade debacle in 2015 and the end of load-shedding. A typical family with owned household would have highest demand with loads spread over various time of the day. While the one in rented family would have least demand level with most characteristic peaks. But in overall, there are peculiar morning and evening peaks, in addition to small early morning peak. The current technology interventions and electricity consumption pattern with reference in earlier years depicts the change in energy technology preference. The reduction in daily demand pattern as well as total electricity demand are majorly due to replacement of older technologies with more efficient appliances as well as reduced use of inverters for battery charging. Thus, it can be said that a stringent condition can enforce people to change to efficient technologies as well as proper supply can reduce unnecessary demand in battery charging. On other hand, similar trend, and hence the increase in electricity demand, can be anticipated in other flourishing urban areas of the country. Additionally, it is beneficial to have the demand characteristics of each sector separately - which can be useful to design the decentralized systems for specific sector.

Burgeoning evidence has shown that neighborhood environments are related to depressive symptoms in the older population. Older adults living in residential care homes may be more vulnerable to environmental characteristics. The current study sought to understand how institutionalized older adults relate to environmental factors and residential satisfaction in terms of depressive symptoms. Data were collected from a cross-sectional national survey of 1,429 Chinese elders living in residential care homes. The findings reveal that 46.1% of the older Chinese residents living in residential care homes suffered from mild to severe depression. In addition, the current study finds that both environmental factors (e.g., geographic position, air quality, and transportation) and residential satisfaction are negatively associated with depressive symptoms. The findings support that residential satisfaction partially mediate the relationship between exterior environmental characteristics and depressive symptoms.

One of the most important problems connected with using any building, but especially a residential building, is ensuring an adequate technical condition. Process of revitalization of residential buildings is connected with familiarity with the technical problems of passing. However, the secret of lasting is found, above all, in the propagation of aesthetics. The diagnosis of the technical condition is an initial stage of renovating historical buildings. Conclusions drawn from the diagnosis are a basis for planning revitalization works.

There existing a significant social and spatial differentiation in the residential communities in urban city. People live in different places have different socioeconomic background, resulting in various geographically activity patterns. This paper aims to label the characteristics of residential communities in a city using collective activity patterns derived from taxi trip data. Specifically, we first present a method to allocate the O/D (Origin/Destination) points of taxi trips to the land use parcels where the activities taken place in. Then several indices are employed to describe the collective activity patterns, including both activity intensity, travel distance, travel time, and activity space of residents by taking account of the geographical distribution of all O/Ds of the taxi trip related to that residential community. Followed by that, an agglomerative hierarchical clustering algorithm is introduced to cluster the residential communities with similar activity patterns. In the case study of Wuhan, the residential communities are clearly divided into eight clusters, which could be labelled as ordinary communities, privileged communities, old isolated communities, suburban communities, and so on. In this paper, we provide a new perspective to label the land use under same type from people’s mobility patterns with the support of big trajectory data.

A large number of historical materials and unearthed cultural relics show that Qinghai section is an important channel of the south line of the ancient Silk Road and an important part and key node of the silk road. However, in the long-term use of local residential buildings, due to the lack of reasonable protection, as the only physical carrier of research and construction technology, it is gradually disappearing around people. Based on the image data collection and cultural background search of the current situation and types of residential buildings along the Silk Road in Qinghai Province, the author summarizes, combs and researches the data of different types of buildings, focusing on the morphological characteristics of residential buildings in different regions and nationalities. Firstly, the author summarizes the natural and cultural environment along the line, and analyzes the distribution characteristics of residential buildings combined with the regional environment background; Secondly, according to the survey records, the paper combs the protection status of residential buildings and the influencing factors of residential buildings, aiming to put forward the thinking path for the later protection and inheritance of residential architectural culture; Finally, along the regional line, the paper explains the national ownership, material selection and architectural characteristics of the residential buildings in each natural area, and summarizes the influencing factors of the residential buildings in the three natural areas along the line, as well as the architectural characteristics of the main types of buildings, such as quadrangles, Zhuangkuo residential buildings, fence buildings, tents and yurts. Low-rise residential buildings of different types occupy 48 % of residential areas of Irkutsk, which is practically a half of the housing stock of the city. That’s why the researcj of its planning structure and understanding of the features of each type formation in the city structure is quite current. In the process of investigation three main types of low-rise residential buildings were detected: private residential houses with land parcel; apartment houses; town houses. The authors investigated architectural and planning features of forming the areas of low-rise buildings of three types in the structure of a major city Irkutsk. The investigation is carried out with the aim to study the characteristic conditions of planning activity of the existing quarters of low-rise residential buildings, search for qualitative characteristics of the investigated types in the conditions of a big city.
