Cash flow information is more transparent, easier to control, less affected by accounting policies, and more clearly shows whether a company generates real money. Therefore, it is obvious that when assessing the profitability, along with the other profitability ratios, it is also necessary to take into account return on cash flow ratios.
The Ukrainian companies’ financial statements contain information that allows to calculate a number of cash flow profitability metrics. There are various approaches to the design of cash flow profitability metrics: some of them interpret cash flow as a dynamic form of company’s monetary resources, and others – as a result of financial activity. Cash flow profitability metrics are less susceptible to distortion than traditional profitability metrics calculated by profit. Unfortunately, the statistical reports of the Ukraine State Statistics Service do not contain information about the cash flows of the Ukrainian business entities, so there is no possibility to compare the obtained values with industry average indicators. This makes it difficult to carry out comparative analytical work when using metrics of cash flow profitability.<br>Інформація про рух грошових коштів більш прозора, легше піддається контролю, менше схильна до впливу облікової політики та чіткіше показує, чи генерує компанія реальні грошові кошти. Тому очевидно, що при оцінці прибутковості підприємства, поряд з іншими коефіцієнтами рентабельності, необхідно брати до уваги також і коефіцієнти рентабельності грошових потоків.
Фінансова звітність українських підприємств містить інформацію, яка дозволяє розрахувати цілий ряд метрик рентабельності грошового потоку. Існують різні підходи до конструювання метрик рентабельності грошового потоку: одні з них трактують грошовий потік як динамічну форму грошових ресурсів підприємства, а інші – як результат фінансової діяльності. Метрики рентабельності грошового потоку менш схильні до спотворень, ніж традиційні метрики рентабельності, які розраховані за прибутком. На жаль, статистичні звіти Державної служби статистики України не містять інформації про грошові потоки українських суб'єктів господарської діяльності, тому відсутня можливість порівнювати отримані значення з середньогалузевими показниками. Це істотно ускладнює проведення порівняльної аналітичної роботи при використанні метрик рентабельності грошових потоків.

This paper has studied the relationship between free cash flow & debt with profitability of the Nordic Nasdaq large cap for the period of 2012-1017. Population of the study consists of 223 Nordic companies listed in Nasdaq. From this population a sample of 100 companies from different sectors have been chosen by random sampling, but the sample does not include financial institutions because the way these kinds of institutions are financing differ from companies in other sectors. Data has been collected from Eikon program which provides financial information about the listed companies around the world based on the company's audited financial statements. validity and reliability of the data have been checked to make sure the data are not wrong. In this study, free cash flow, debt to equity ratio & debt ratio are considered as independent variables and profitability of the firm has been considered as dependent variable. In addition, diversity of the companies based on the countries they are established in is considered as dummy variable. Profitability of the firms have been measured by return on asset. The research philosophy is positivism and the research approach is deductive. Based on a quantitative research in which secondary data has been analyzed by running the Pearson correlation analysis and regression analysis. Result of the study revealed that; free cash flow has a positive effect on profitability of the Nordic Nasdaq large cap. In addition, the result of study showed that; debt ratio has negative effect on profitability of the targeted firms. But, the result showed that; the debt to equity ratio does not affect profitability of the firms. The result of running dummy variable revealed that; companies in Finland have 2,3 % lower return on assets compared with the companies located in Denmark. Also, the companies established in Sweden have a 2,3 % lower return on assets compared with Denmark.

Mestrado em Finanças<br>Investigamos como o fluxo de caixa das operações afeta o retorno do preço das ações e o custo da dívida e comparamos o efeito relativo do fluxo de caixa versus o lucro líquido nos dois custos de financiamento. Este documento também compara a liquidez entre os índices STOXX Europe 600 e Amman 100 (ASE100), usando quatro medidas: Fluxo de Caixa das Operações, Retorno Ajustado ao Mercado, Retorno Anormal Cumulativo e o Custo da Dívida e seu impacto relativo na associação de fluxo de caixa com custo de capital. Os dados trimestrais utilizados para esta pesquisa são de empresas de capital aberto da Jordânia e de países europeus, de 2009 a 2018. Este estudo contribui para a literatura, pois fornece evidências sobre a associação relativa de ganhos e fluxos de caixa com o custo da dívida e retorno das ações. Também somos os primeiros a considerar qualquer efeito de liquidez de mercado nessa associação.
Os resultados mostram um efeito positivo do fluxo de caixa das operações no retorno do preço das ações. Também mostra uma associação negativa e uma influência mais significativa do fluxo de caixa das operações do que o lucro líquido no custo da dívida, reduzindo-o. Além disso, o documento também mostra que o fluxo de caixa das operações tende a influenciar o retorno anormal acumulado e o custo da dívida de uma maneira melhor na Jordânia (um mercado menos líquido) do que no mercado europeu mais desenvolvido.<br>We investigate how the Cash Flow from Operations affects both the Stock Price Return and the Cost of Debt and compare the relative effect of Cash Flow versus Net Income on both costs of financing. This paper also compares the liquidity between STOXX Europe 600 and Amman stock exchange 100 (ASE100) indexes using four measures, Cash Flow from Operations, Market Adjusted Return, Cumulative Abnormal Return, and the Cost of Debt and its relative impact on Cash flow association with cost of capital. The quarterly data used for this research comes from publicly listed firms from Jordan and European countries, from 2009 through 2018. This study contributes to literature since it provides evidence on the relative association of Earnings and cash flows with cost of debt and stock returns. We are also the first to consider any market liquidity effect on this association.
The results show a positive effect of Cash Flow from Operations on Stock Price Returns. It also shows a negative association and a more significant influence from Cash Flow from Operations than Net Income on the Cost of Debt, by reducing it. Furthermore, the paper also shows Cash Flow from Operations tend to influence the Cumulative Abnormal Return and the Cost of Debt in a better way in Jordan (a less liquid market) than in the more developed European market.<br>info:eu-repo/semantics/publishedVersion

This thesis consists of three empirical essays studying the capital market implications of the accounting for R&D costs. The first empirical study (Chapter 2) re-visits the debate over the positive R&D-returns relation. The second empirical study (Chapter 3) examines the risk relevance of current R&D accounting. The third empirical study (Chapter 4) explores the joint impact of R&D intensity and competition on the relative relevance of the idiosyncratic part of earnings. Prior research argues that the positive relation between current R&D activity and future returns is evidence of mispricing, a compensation for risk inherent in R&D or a transformation of the value/growth anomaly. The first empirical study contributes to this debate by taking into account the link between R&D activity, equity duration and systematic risk. This link motivates us to employ Campbell and Vuolteenaho (2004)'s intertemporal asset pricing model (ICAPM) which accommodates stochastic discount rates and investors' intertemporal preferences. The results support a risk based explanation; R&D intensive firms are exposed to higher discount rate risk. Hedge portfolio strategies show that the mispricing explanations is not economically significant. The second empirical study contributes to prior research on the value relevance of financial reporting information on R&D, by proposing an alternative approach which relies on a return variance decomposition model. We find that R&D intensity has a significant influence on market participants' revisions of expectations regarding future discount rates (or, discount rate news) and future cash flows (or, cash flow news), thereby driving returns variance. We extend this investigation to assess the risk relevance of this information by means of its influence on the sensitivity of cash flow and discount rate news to the market news. Our findings suggest R&D intensity is associated with significant variation in the sensitivity of cash flow news to the market news which implies that financial reporting information on R&D is risk relevant. Interestingly, we do not establish a similar pattern with respect to the sensitivity of discount news to the market news which may dismiss the impact of sentiment in stock returns of R&D intensive firms. The third empirical study examines the effect of financial reporting information on R&D to the value relevance of common and idiosyncratic earnings. More specifically, we investigate the value relevance of common and idiosyncratic earnings through an extension of the Vuolteenaho (2002) model which decomposes return variance into its discount rate, idiosyncratic and common cash flow news. We demonstrate that the relative importance of idiosyncratic over common cash flow news in explaining return variance increases with firm-level R&D intensity. Extending this analysis, we find that this relation varies with the level of R&D investment concentration in the industry. Those results indicate that the market perceives that more pronounced R&D activity leads to outcomes that enable the firm to differentiate itself from its rivals. However, our results also suggest that the market perceives that this relation depends upon the underlying economics of the industry where the firm operates.

The diploma thesis deals with the effectiveness of chosen fundamental analysis valuation methods on a sample of stocks. The sample consists of stocks traded on the Prague Stock Exchange and on the New York Stock Exchange. The Czech part of the sample consists of stocks of ČEZ, Erste Group Bank, Komerční banka, Philip Morris ČR and Telefónica O2. The American part of the sample includes stocks of Coca Cola, General Electric, Intel, Southern Company and Bank of America. These stocks are valued by dividend discount models and cash-flow models stepwise to the end of the years 2005 and 2006. As regards the dividend models, the Gordon model, the three-stage model and the H-model are applied whereas within the cash-flow models the DCF equity method was chosen. The effectiveness of the valuation process was subsequently tested over the course of three years by comparing the particular stock returns and the returns of the market portfolio represented by market index. The evaluation of effectiveness is then done in terms of the absolute, the relative and the portfolio effectiveness.

В сучасних умовах господарювання більшість підприємств відчувають брак фінансових ресурсів. Актуальним постає питання самофінансування. Управління грошовими потоками є одним з найважливіших аспектів фінансового менеджменту, оскільки грошові кошти є найбільш ліквідними активами підприємства, здатними легко трансформуватися в будь-який інший вид активів. В Україні в умовах інфляції, нестабільної політичної ситуації, постійних змін в законодавстві і кризи неплатежів управління грошовими потоками є найбільш актуальним завданням в управлінні фінансами. Підвищення ефективності фінансового управління є основним фактором добробуту компанії. Ефективне функціонування підприємств у значній мірі обумовлене станом його грошових потоків, оскільки саме вони визначають платоспроможність підприємств та ліквідність балансу. Підприємство, що за результатами звітного періоду отримало прибуток може виявитися неплатоспроможним через нестачу грошових коштів та потенційних джерел швидкого самофінансування. У такому випадку керівництво підприємства ризикує втратити можливість самостійно приймати рішення і відтепер його долю починають вирішувати зовнішні структури, наприклад, кредитор, з яким не розрахувалось підприємство, або банк, позика якого лишилася неповернутою. А тому в умовах ринкової економіки все більшого значення набуває підвищення ефективності управління грошовими потоками підприємств як запорука не тільки виживання, але і їх стабільного функціонування. Необхідність подальшого дослідження та поглиблення теоретичних, методичних і прикладних аспектів організаційно-методичного забезпечення аналізу ефективності грошових потоків визначає актуальність дослідження. Метою написання кваліфікаційної роботи є удосконалення теоретичних та практичних основ управління грошовими потоками виробничого підприємства. Об’єктом дослідження є економічні відносини, що виникають на підприємстві в процесі управління його грошовими потоками. Предметом дослідження виступає механізм управління грошовими потоками на прикладі корпорації Roshen. Теоретичну основу дослідження становить сукупність загальнонаукових методів та ряд спеціальних методів економічних досліджень: історичний метод, метод порівняння (у теоретичній частині – перший розділ роботи), метод дослідження, методи аналізу (у другому розділі роботи при оцінці та аналізі ефективності грошових потоків підприємства). Інформаційну базу дослідження становлять наукова література, періодичні видання, нормативні акти та закони, дані про результати фінансовогосподарської діяльності корпорації Roshen. Практичне значення одержаних результатів полягає у тому, що вони можуть бути використані для побудови більш досконалої системи управління грошовими потоками на підприємствах України.<br>В современных условиях хозяйствования большинство предприятий испытывают недостаток финансовых ресурсов. Актуальным становится вопрос самофинансирования. Управление денежными потоками является одним из важнейших аспектов финансового менеджмента, поскольку денежные средства являются наиболее ликвидными активами предприятия, способными легко трансформироваться в любой другой вид активов. В Украине в условиях инфляции, нестабильной политической ситуации, постоянных изменений в законодательстве и кризиса неплатежей управление денежными потоками является наиболее актуальной задачей в управлении финансами. Повышение эффективности финансового управления является основным фактором благосостояния компании. Эффективное функционирование предприятий в значительной степени обусловлено состоянием его денежных потоков, поскольку именно они определяют платежеспособность предприятий и ликвидность баланса. Предприятие, по результатам отчетного периода получило прибыль может оказаться неплатежеспособным из-за недостатка денежных средств и потенциальных источников быстрого самофинансирования. В таком случае руководство предприятия рискует потерять возможность самостоятельно принимать решения и отныне его судьбу начинают решать внешние структуры, например, кредитор, с которым не рассчиталось предприятие, или банк, заем которого осталась невозвращенной. Поэтому в условиях рыночной экономики все большее значение приобретает повышение эффективности управления денежными потоками предприятий как залог не только выживания, но и их стабильного функционирования. Необходимость дальнейшего исследования и углубления теоретических, методических и прикладных аспектов организационно-методического обеспечения анализа эффективности денежных потоков определяет актуальность исследования. Целью написания квалификационной работы является совершенствование теоретических и практических основ управления денежными потоками производственного предприятия. Объектом исследования являются экономические отношения, возникающие на предприятии в процессе управления его денежными потоками. Предметом исследования выступает механизм управления денежными потоками на примере корпорации Roshen. Теоретическую основу исследования составляет совокупность общенаучных методов и ряд специальных методов экономических исследований: исторический метод, метод сравнения (в теоретической части - первый раздел работы), метод исследования, методы анализа (во втором разделе работы при оценке и анализе эффективности денежных потоков предприятия). Информационную базу исследования составляют научная литература, периодические издания, нормативные акты и законы, данные о результатах финансово-хозяйственной деятельности корпорации Roshen. Практическое значение полученных результатов заключается в том, что они могут быть использованы для построения более совершенной системы управления денежными потоками на предприятиях Украины.<br>In today's economic environment, most businesses experience a lack of financial resources. The question of self-financing is urgent. Cash flow management is one of the most important aspects of financial management, as cash is the most liquid asset of an entity that can easily be transformed into any other type of assets. In Ukraine, in the context of inflation, unstable political situation, constant changes in legislation and the crisis of non-payment, cash flow management is the most urgent task in financial management. Improving the effectiveness of financial management is a major factor in the well-being of the company. The effective functioning of enterprises is largely conditioned by the state of its cash flows, since they determine the solvency of the enterprises and the liquidity of the balance sheet. An enterprise that, as a result of the reporting period, has made a profit may be insolvent due to lack of cash and potential sources of rapid self-financing. In this case, the management of the company risks losing the ability to make their own decisions and from now on, its fate begins to decide on external structures, for example, a lender, with whom the company did not pay off, or a bank whose loan remained outstanding. Therefore, in a market economy, it is becoming increasingly important to improve the efficiency of cash flow management of enterprises as a guarantee not only of survival but also of their stable functioning. The need for further research and deepening of theoretical, methodological and applied aspects of organizational and methodological support for the analysis of cash flow efficiency determines the relevance of the study. The purpose of writing a qualification paper is to improve the theoretical and practical foundations of managing the cash flows of a manufacturing enterprise. The object of study is the economic relations that arise in the enterprise in the process of managing its cash flows. The subject of the study is the mechanism of cash flow management on the example of Roshen Corporation. The theoretical basis of the study is a set of general scientific methods and a number of special methods of economic research: historical method, method of comparison (in the theoretical part - the first section of work), research method, methods of analysis (in the second section of work in the evaluation and analysis of the efficiency of cash flows of the enterprise). The research database is composed of scientific literature, periodicals, regulations and laws, data on the financial performance of Roshen Corporation. The practical significance of the results is that they can be used to build a more sophisticated cash flow management system at Ukrainian enterprises.

The Co-Alignment Principle is a strategic management framework that guides value-added management. The model suggests that firms will perform successfully if they scan the environment for forces driving change and allocate their resources to industry-leading competitive methods that address environmental trends. When financing and managing a capital project, a firm's managers must think strategically and consider the "four pillars" of project valuation and management: (1) estimating future cash flows over the project's life cycle, (2) determining an appropriate cost of capital/rate of return, (3) assessing and managing operational and financial risk, and (4) investing in the appropriate materials and resources. The four pillars of project valuation and management act as a framework to guide this investigation on university conference center financing. The overall research question of this study asks how university officials make conference center investment decisions based on the four pillars of project valuation and management.
To answer the research questions posed by this investigation, this study adopted a multiple case study approach, in which officials at five universities were interviewed about their universities' conference center projects. Interviews with two executive-level personnel at each university along with multiple sources of written documentation provided the basis for conclusions.
Evidence from the data collection phase of this project indicates that universities follow similar procedures for financing their conference centers. For instance, they take advantage of low-cost, tax-exempt debt and private contributions to fund these capital projects. In addition, they place little emphasis on sensitivity analyses for cash flow projections and ignore the opportunity costs of capital. University conference center financing practices with respect to the four pillars of project valuation and management are not consistent with the recommendations set forth by traditional financial principles. This study concludes that universities should improve their strategic thinking and pay more attention to the four pillars in order to increase the viability of their conference center businesses.<br>Master of Science

The goal of this diploma thesis was to evaluate the complex investment project of modernization of production halls selected companies. The literature search methods are described, which were subsequently applied to the actual calculations on the basis of which were compiled cash flows of investment, determined discount rate calculations performed indicators selected from among the methods of static and dynamic. Was subsequently identified and assessed the risks associated with an investment by using Monte Carlo simulation. The conclusion of this work the company receives a recommendation whether or not to implement the project.

Mestrado em Finanças<br>A ausência de estudos de performance às Parcerias Público-Privadas, releva só por si motivo para a elaboração deste estudo. Ainda mais, porque é um tema onde a informação existente é relativamente recente e comporta por isso bastantes dúvidas sobre quais os melhores modelos a aplicar.
A questão de investigação abordada é a performance contabilística das Parcerias Público Privadas, especificamente as concessões sem custos para os utilizadores?. Os métodos utilizados para responder à questão são os métodos tradicionais e os métodos de criação de valor. Os resultados obtidos em ambos os métodos evidenciam uma melhoria significativa, em particular nos últimos três anos analisados. Período em que o Estado iniciou os pagamentos às concessionárias. Conclui-se que neste tipo de parcerias, os intervenientes por vezes não partilham os riscos, como seria de esperar. Moreover, because this is a subject of complex analysis, where the existing information is relatively recent and still holds many doubts about the best model to apply. The question made is whether the use of Public-Private Partnerships really presents a good performance for the public sector? That is, if the relationship between the state and the private sector represents or not a gain in creating value (Value for Money). The approach taken to assess the performance of concessions under ?no costs to the users?, was conducted thought the traditional methods as well as thought methods of creating value. The results obtained with both methods show an improved performance, especially in the last three years. The justification has to do with the fact that, since then, the state has begun payments to concessionaries. It is concluded that in this type of partnerships, the participants sometimes do not share the risks, as would be expected. This is because its development not always reaches the intended objectives, forgetting that a Public-Private Partnerships involves an exchange between the public and the private sector, where the benefits and responsibilities of each participant are shared.

Segundo a teoria da firma, uma empresa é um nexo de relações contratuais entre os seus diversos participantes. Nessas relações contratuais, que não são perfeitas, surgem os problemas de agência, decorridos da assimetria informacional e dos conflitos de interesses entre o contratado e o contratante, no caso, agente e principal. Neste caso, quando se tem a intenção de alinhar os interesses entre eles, aparece a governança corporativa, atuando como um meio de minimizar os conflitos e diferenças existentes e corrigir as falhas presentes no processo de comunicação e informação das firmas. No Brasil, diante da fraca proteção legal aos acionistas minoritários, da alta concentração de propriedade nas empresas e da separação dos acionistas entre ordinários e preferenciais, algumas medidas institucionais e governamentais têm sido tomadas ao longo dos anos com o objetivo de contribuir com a evolução das práticas de governança corporativa no país. Uma dessas iniciativas foi a criação em 2000 do segmento Novo Mercado pela Bovespa, composto por regras e exigências crescentes em relação às boas práticas de governança. Nesse sentido, é coerente pensar que a política de dividendos, antes influenciada pela necessidade de atuar também como instrumento de redução de conflitos entre os acionistas, passou a ser decidida a partir de um foco preponderantemente gerencial pelas companhias deste segmento, ou seja, tomada do ponto de vista financeiro de maximização da riqueza dos acionistas. Para testar esta suposição, adotou-se o modelo conceitual da Teoria Residual dos Dividendos, estabelecidos pioneiramente por Modigliani e Miller (1961) e revisitado por Jensen (1986) na Teoria Free Cash Flow. Assim, conduziu-se um levantamento do Fluxo de Caixa Livre do Acionista (FCLA) para todas as companhias listadas no Novo Mercado da BM&FBovespa desde a sua criação até o ano de 2011. O objetivo foi investigar o perfil da política de dividendos dessas empresas, a partir da avaliação de como elas administram o FCLA. Além disso, foi testado se as decisões sobre a destinação do saldo de FCLA impactaram na rentabilidade do acionista, expressa pela Taxa de Retorno da Ação (TRA). Como proposta secundária, foram pesquisados também os fluxos de reinvestimento dos lucros destas companhias, buscando verificar se os acionistas são recompensados por maiores ganhos de capital em contrapartida pelo não recebimento de dividendos e, também, onde são alocados os lucros reinvestidos. Como resultado, constatou-se que grande parte das companhias apresentaram elevados níveis de sobreinvestimento no período, provocado pela retenção do FCLA, e que este problema pode ter sido a causa de uma Taxa de Retorno da Ação menor em alguns setores. Adicionalmente, foi observado que as empresas que mais retiveram lucro, ao longo do tempo, foram também as que proporcionaram os maiores retornos de ganhos de capital aos seus acionistas. Por fim, detectou-se que os lucros retidos pelas companhias foram reaplicados, em sua grande maioria, em investimentos relacionados à expansão ou manutenção de suas capacidades produtivas (capital fixo), embora a maior parcela deles acabasse não sendo identificada em nenhum dos ativos expressos pelo balanço patrimonial contábil.<br>According to the theory of the firm, the firm is a nexus of contractual relationships between its various participants. Such contractual relations, which are not perfect, agency problems arise, elapsed the information asymmetry and conflicts of interest between the engaged and the contractor, where, agent and principal. In this case, when it is intended to align the interests between them, appears to corporate governance, acting as a means to minimize conflicts and differences existing and correct the faults present in the process of communication and information firms. In Brazil, due to the weak legal protection for minority shareholders, the high concentration of ownership in firms and the separation between common and preferred shareholders, some institutional and government measures have been taken over the years in order to contribute to the evolution of corporate governance practices in the country. One such initiative was the creation in 2000 of the Novo Mercado segment by the Bovespa, composed of rules and increasing requirements in relation to good governance practices. Therefore, it is coherent to think that the dividend policy before influenced by the need to act as an instrument for reducing conflicts between shareholders, has to be decided from a managerial focus by companies in this segment, that is, the financial point of view of maximizing shareholder wealth. To test this assumption, we adopted the conceptual model of the Residual Theory of Dividends, established pioneered by Modigliani and Miller (1961) and revisited by Jensen (1986) in the Free Cash Flow Theory. Thus, we conducted a survey of Free Cash Flow to Equity (FCFE) for all companies listed on the Novo Mercado of the BM&FBovespa since its inception until the year 2011. The aim was to investigate the profile of the dividend policy of these companies, based on the evaluation of how they manage the FCFE. Furthermore, was tested whether if decisions on the allocation of the balance of FCFE impacted the profitability of the shareholder, expressed by the Rate of Stock Return (RSR). As proposed secondary, were surveyed the flows of reinvestment of profits these companies, seeking first check whether the shareholders are rewarded by higher capital gains in return for non-receipt of dividends, and also where they are allocated reinvested earnings. As a result, it was found that most companies had high levels of overinvestment during the period, caused by retention of FCFE and that this problem may have been the cause of a Rate of Stock Return lower in some sectors. Additionally, it was observed that companies that retained earnings, over time, were also the ones that provided the highest returns of capital gains to its shareholders. Finally, it was found that profits retained by the companies were reapplied mostly in investments related to the expansion or maintenance of their productive capacity (capital assets), while the largest portion of them end up not being identified in any of the assets of the balance sheet accounting.

Det finns idag en trend i viljan att investera i samhällsfastigheter, det vill säga fastigheter där olika typer av samhällsservice bedrivs. Fördelen med denna typ av investeringar är att ägarna kan teckna långa hyresavtal med kommuner, landsting och staten som hyresgäst, vilket ger säkra kassaflöden i och med låg vakansrisk. Investeringsmarknaden för samhällsfastigheter är relativt ny för privata aktörer då dessa fastigheter tidigare ägdes i princip uteslutande av kommun och landsting, men som idag av olika anledningar valt att sälja och istället hyra tillbaka fastigheten av specialiserade fastighetsägare. Studien syftar till att identifiera de osäkerheter/risker som existerar vid investeringar i samt förvaltande av samhällsfastigheter och främst vårdfastigheter i Sverige. Genom att intervjua aktörer som deltagit i tre studerade transaktioner av vårdfastigheter från 2011 har en investeringskalkyl samt en känslighetsanalys utformats och legat till grund för de slutsatser som dragits. Att investera i samhällsfastigheter har visat sig vara en relativt stabil och säker investering, då de långa kontraktens driftnetton bidrar till att investeringen kan räknas hem redan under första kontraktstiden. Dock med antagande om att inga oväntade kostnader uppstår. De största riskerna som föreligger gällande dessa fastigheter är restvärdesrisk på grund av svår alternativanvändning för dessa hyresgästanpassade byggnader, teknisk risk då fastigheterna behöver upprätthålla standard och viktiga funktioner samt politisk/jurisdisk risk där förändring i demografi, miljölagar, regleringar och krav påverkar samhällsfastigheters utveckling. Företagen som investerar i samhällsfastigheter är vanligtvis inriktade på denna typ av investering, vilket genom ökad kompetens inom området bidrar till en bra och långsiktig relation med hyresgästerna. Vidare har de inblandade aktörer en tämligen homogen syn på ansvarsfördelningar, kontraktsuppbyggnad och så vidare. Dessutom visar den demografiska utvecklingen i landet på en stor efterfrågan på samhällsfastigheter i framtiden och framför allt på vård- och omsorgsboenden.<br>There is currently a trend in the willingness to invest in public property, i.e. properties where different types of community services are provided. The advantage of this type of investment is that owners can sign long leases with tenants such as municipalities, counties and the state, providing secure cash flows and low vacancy risk. The investment market for public properties is relatively new to private operators as these properties have previously been owned almost exclusively by the municipality and county. Today, for various reasons, the municipalities and counties have decided to sell their properties and rent them back from specialized property owners. The study aims to identify the uncertainties/risks that are associated with investment and management of public properties, with a special focus on care properties in Sweden. An investment calculation and a sensitivity analysis were made through studies of three care property transactions in 2011 and interviews with the participating actors. The calculation and analysis have been the basis for the conclusions drawn. Investing in public real estate has proven to be a relatively stable and safe investment. The net operating income of the long leases that contribute to the investment could be considered as being paid back during the first contract period, assuming that no unexpected costs arise. The main risks that exist in these properties is salvage value risk due to severe alternative use for these tenant adjusted buildings, technical risk as the properties need to maintain standard and essential functions and at last political/legal risk where changes in demography, environmental laws, regulations and requirements affect public property development. Companies that invest in public real estate are usually focused on this type of investment, which through enhanced capabilities in the area contributes to a good and long-term relationship with tenants. Furthermore, the players involved have a rather homogeneous view of delegation of responsibility, contract structure and so on. Moreover, the demographic development in the country shows a high demand for public buildings in the future and especially in nursing and care homes.

The thesis focuses on all costs and revenues which flow from the project throughout its working life, and on cash flow in individual years. At the end of the thesis, sensitivity analysis and risk assessment have been assessed, and several variations of the course of the projects, which can occur with regard to the likelihood of risk, have been created. The effects of these risks are compared by using the index indicators of profitability and net present value in the last chapter.

To achieve their goals, the investor needs certain tools that can measure the potential value of each investment opportunity. It is clear that these tools do not predict the exact future, they simply provide information and advice to help the investor in making decisions. Among these criteria, the most common types are return on investment (ROI) and earnings per share (EPS). In recent years, foreign companies have most often used modern valuation methods based on a cost-oriented approach, which includes indicators such as economic value added, market value added, shareholder value added, cash flow return on investment and value added money, replacing criteria based on on accounting data and are more reliable. The economics of innovation suggests that the survival of the firm depends on its ability to be innovative in business. Innovation, however, puts companies at risk because the success of innovation is uncertain. Therefore, the shareholders of these firms demand additional compensation for the maintenance (or investment) of securities, as innovation creates risks for shareholders. Thus, the economy of innovation cannot be interpreted without reference to the expectations of capital provided by determining the value of the company.

The design of hydropower projects requires a comprehensive planning process in order to achieve the objective to maximise exploitation of the existing hydropower potential as well as future revenues of the plant. For this purpose and to satisfy approval requirements for a complex hydropower development, it is imperative at planning stage, that the conceptual development contemplates a wide range of influencing design factors and ensures appropriate consideration of all related aspects. Since the majority of technical and economical parameters that are required for detailed and final design cannot be precisely determined at early planning stages, crucial design parameters such as design discharge and hydraulic head have to be examined through an extensive optimisation process. One disadvantage inherent to commonly used deterministic analysis is the lack of objectivity for the selection of input parameters. Moreover, it cannot be ensured that the entire existing parameter ranges and all possible parameter combinations are covered. Probabilistic methods utilise discrete probability distributions or parameter input ranges to cover the entire range of uncertainties resulting from an information deficit during the planning phase and integrate them into the optimisation by means of an alternative calculation method. Um dies zu erreichen und gleichzeitig die Genehmigungsfähigkeit eines komplexen Wasserkraftprojektes zu gewährleisten, besteht hierbei die zwingende Notwendigkeit eine Vielzahl für die Konzepterstellung relevanter Einflussfaktoren zu erfassen und in der Projektplanungsphase hinreichend zu berücksichtigen. In frühen Planungsstadien kann ein Großteil der für die Detailplanung entscheidenden, technischen und wirtschaftlichen Parameter meist nicht exakt bestimmt werden, wodurch maßgebende Designparameter der Wasserkraftanlage, wie Durchfluss und Fallhöhe, einen umfangreichen Optimierungsprozess durchlaufen müssen. Ein Nachteil gebräuchlicher, deterministischer Berechnungsansätze besteht in der zumeist unzureichenden Objektivität bei der Bestimmung der Eingangsparameter, sowie der Tatsache, dass die Erfassung der Parameter in ihrer gesamten Streubreite und sämtlichen, maßgeblichen Parameterkombinationen nicht sichergestellt werden kann. Probabilistische Verfahren verwenden Eingangsparameter in ihrer statistischen Verteilung bzw. in Form von Bandbreiten, mit dem Ziel, Unsicherheiten, die sich aus dem in der Planungsphase unausweichlichen Informationsdefizit ergeben, durch Anwendung einer alternativen Berechnungsmethode mathematisch zu erfassen und in die Berechnung einzubeziehen. Die untersuchte Vorgehensweise trägt dazu bei, aus einem Informationsdefizit resultierende Unschärfen bei der wirtschaftlichen Beurteilung komplexer Infrastrukturprojekte objektiv bzw. mathematisch zu erfassen und in den Planungsprozess einzubeziehen. 碩士<br>朝陽科技大學<br>財務金融系碩士班<br>98<br>This present study applies revised Jensen’s (1986) Free Cash Flow Hypothesis to investigate whether top managers pursuit their private benefits by using research and development (hereafter R&D) increases, and the effect on abnormal stock returns of firms following increases in R&D. First, from July 1996 through June 2009, the abnormal returns are measured over 156 months (13 years) following the unexpectedly increases in R&D for 936 firms listed on the TSE. Second, We divided R&D samples into 5 portfolios accordng to R&D intensity, which base on the methods developed by Titman,Wei and Xie(2004). Furthermore, we use the three-factor model (Fama and French, 1993) to calculate the expected returns of securities. The empirical results show that R&D increase is a favorable investment activity, but its excess returns are declining after R&D unexpectedly increases. This is consistent with the spirit of Free Cash Flow Hypothesis.

M.Ing. (Engineering Management)<br>Ensuring and maintaining positive cash flow is becoming more and more difficult, especially in the construction industry. Payments need to be collected to be able to sustain a positive cash flow and this is not an easy process. Organizations fail due to insufficient available liquid assets and this study is done to determine why payments aren’t made, including information on what payment provisions contractors agree upon, and why the trend in the industry is to keep cash rather than pay suppliers. The collection of outstanding payments is also investigated, including actions taken if payments are not made, what clauses are included in contracts to ensure payment and if interest is charged on outstanding payments. A credit application processes need to be in place to ensure the credit worthiness of the clients/ employers is reviewed. It is also very important that some form of contract is agreed upon, understood and signed by both parties. There are instances where the contract documentation is not provided or the contract documents is provided and signed, but one of the parties has not read or understood some of the payment clauses. This could also lead to delayed payments. Collection of outstanding payments could be to propose a payment agreement, by charging interest or alternatively, enforcing early payments by providing a settlement discount. One of the most mentioned reasons for companies holding onto cash is to ensure liquid capital is available to ensure positive cash flow and the continuation of the business. The main reasons why liquid capital is not available is poor management of funds, poor payment procedures and mismanagement of funds. It was found that most of the construction companies have credit application processes, contracts and payment provisions in place, but most of these companies don’t adhere strictly to the procedures set out in these documents. More attention need to be given to enforcing credit and collection policies in practice, as well as following the payment provisions set out in the construction documentation. Questionnaires were only sent to companies operating in the construction industry. Further investigations can be done on other industries (including construction, mechanical, electrical, medical, farming, food sector, fashion sector etc.), which can assist in assisting with payments made by companies or individuals.

This decertation’s objective is to provide an overall valuation of Sonae MC, a private Portuguese
company focused on food retailing. For this, two methods were used: Discounted Cash Flow
Valuation and Relative Valuation. In the end, the former yielded an equity valuation of €1.79 billion
and the latter, using the Price-to-Earnings multiple and Enterprise Value/EBITDA one, generated
a €1.70 billion and €1.66 billion equity value respectively. Finally, as this is a private company, it
was not possible to compare this valuation with one performed by an investment bank.
Nevertheless, as we have a valuation range given in the IPO prospectus of the company, we provide
a recommendation for future investors.<br>O objectivo desta dissertação é apresentar uma avaliação da Sonae MC, uma empresa portuguesa privada focada no retalho alimentar. Para isso, dois métodos de avaliação foram usados: o modelo de Discounted Cash Flow e o modelo de avaliação usando múltiplos. Assim, o primeiro método resultou numa avaliação de capital próprio de €1,790 milhões enquanto que o segundo, usando o múltiplo de Price-to-Earnings e de Enterprise Value/EBITDA levou a uma avaliação do capital próprio de €1,700 milhões e €1,660 milhões respetivamente. Por se tratar de uma empresa não-cotada, não foi possível comparar esta avaliação com a de um banco de investimento. No entanto, devido ao facto de a empresa ter fornecido um intervalo de preços para a sua Oferta Pública de Venda, foi possível fornecer uma recomendação para futuros investidores.

BACKGROUND: Magnetic resonance imaging and echo color Doppler (ECD) scan techniques do not accurately assess the cerebral venous return. This generated considerable scientific controversy linked with the diagnosis of a vascular syndrome known as chronic cerebrospinal venous insufficiency (CCSVI) characterized by restricted venous outflow from the brain. The purpose of this study was to assess the cerebral venous return in relation to the change in position by means of a novel cervical plethysmography method. METHODS: This was a single-center, cross-sectional, blinded case-control study conducted at the Vascular Diseases Center, University of Ferrara, Italy. The study involved 40 healthy controls (HCs; 18 women and 22 men) with a mean age of 41.5 +/- 14.4 years, and 44 patients with multiple sclerosis (MS; 25 women and 19 men) with a mean age of 41.0 +/- 12.1 years. All participants were previously scanned using ECD sonography, and further subset in HC (CCSVI negative at ECD) and CCSVI groups. Subjects blindly underwent cervical plethysmography, tipping them from the upright (90 degrees ) to supine position (0 degrees ) in a chair. Once the blood volume stabilized, they were returned to the upright position, allowing blood to drain from the neck. We measured venous volume (VV), filling time (FT), filling gradient (FG) required to achieve 90% of VV, residual volume (RV), emptying time (ET), and emptying gradient (EG) required to achieve 90% of emptying volume (EV) where EV = VV - RV, also analyzing the considered parameters by receiver operating characteristic (ROC) curves and principal component mathematical analysis. RESULTS: The rate at which venous blood discharged in the vertical position (EG) was significantly faster in the controls (2.73 mL/second +/- 1.63) compared with the patients with CCSVI (1.73 mL/second +/- 0.94; P = .001). In addition, respectively, in controls and in patients with CCSVI, the following parameters were highly significantly different: FT 5.81 +/- 1.99 seconds vs 4.45 +/- 2.16 seconds (P = .003); FG 0.92 +/- 0.45 mL/second vs 1.50 +/- 0.85 mL/second (P < .001); RV 0.54 +/- 1.31 mL vs 1.37 +/- 1.34 mL (P = .005); ET 1.84 +/- 0.54 seconds vs 2.66 +/- 0.95 seconds (P < .001). Mathematical analysis demonstrated a higher variability of the dynamic process of cerebral venous return in CCSVI. Finally, ROC analysis demonstrated a good sensitivity of the proposed test with a percent concordant 83.8, discordant 16.0, tied 0.2 (C = 0.839). CONCLUSIONS: Cerebral venous return characteristics of the patients with CCSVI were markedly different from those of the controls. In addition, our results suggest that cervical plethysmography has great potential as an inexpensive screening device and as a postoperative monitoring tool.

The design of hydropower projects requires a comprehensive planning process in order to achieve the objective to maximise exploitation of the existing hydropower potential as well as future revenues of the plant. For this purpose and to satisfy approval requirements for a complex hydropower development, it is imperative at planning stage, that the conceptual development contemplates a wide range of influencing design factors and ensures appropriate consideration of all related aspects.
Since the majority of technical and economical parameters that are required for detailed and final design cannot be precisely determined at early planning stages, crucial design parameters such as design discharge and hydraulic head have to be examined through an extensive optimisation process.
One disadvantage inherent to commonly used deterministic analysis is the lack of objectivity for the selection of input parameters. Moreover, it cannot be ensured that the entire existing parameter ranges and all possible parameter combinations are covered.
Probabilistic methods utilise discrete probability distributions or parameter input ranges to cover the entire range of uncertainties resulting from an information deficit during the planning phase and integrate them into the optimisation by means of an alternative calculation method.
