Abstract:
Cílem článku je poukázat na příkladu tří pražských lokalit na to, jak senioři vnímají podmínky v místě svého bydlení ve vztahu k uspokojování denních potřeb. Charakteristiky zkoumaných rezidenčních lokalit (centrum Prahy, revitalizující se vnitroměstská čtvrť a sídliště) jsou různou měrou ovlivněny procesy spuštěnými v průběhu postsocialistické transformace. Na vybraných územích dochází k viditelným proměnám fyzického prostředí, funkční struktury i skladby obyvatel. Tyto proměny pražských čtvrtí, v kombinaci se silným poutem k místu bydliště i nižší přizpůsobivostí starých lidí vůči změnám, ovlivňují míru rezidenční spokojenosti seniorů. Ta byla ve výzkumu sledována ve vztahu k občanské vybavenosti, veřejným prostorám, infrastruktuře a lokálním sociálním kontaktům.

Abstract:
The diploma thesis is a project of an apartment block with a total number of 10 apartments. The building is located in the cadastral areas of Žirovnice 797154 on the numbers of parcels 653/1, 634/1, 634/2. The building is a five-storey building with four floors above the ground and one underground floor. Floors are designed as a brick system with the contact insulation. Underground floor consists of a reinforced concrete wall monolith which is based on the footings. Horizontal structures are made up of prefabricated ceramic system Miako and a reinforced concrete monolithic slab. The roof is flat and single-layer. The floors are connected by monolithic reinforced concrete staircase and an elevator which is located in the shaft.

To evaluate the feasibility in present conditions on the base of my anlysis and to suggest a suitable solution for the residential dwelling improvement.

Abstract:
The master´s thesis was chosen based on two main reasons. The first one was the importance of this issue as it concerns all of us. The second one was the fact that according to the gathered information, I would be able to give a qualified advice to the others concerning the housing. The residential market cannot be assessed individually; many factors that influence it must be taken into consideration. Its development depends on the economic situation of the state and the favorable development in the world that impacts the whole society. The prosperity of the state has an impact on other markets as well, especially the building market, employment and wages of the citizens. Furthermore, this influences the demand, prices and the overall development of the residential market. The aim of this paper is to predict the future market development, considering all the factors that affect it. The model scenarios are based on retained knowledge, information, data and facts. I tried to process this work clearly and understandably so that it would be beneficial not only to the professionals but to everyone interested in buying a new home.

This thesis aims to analyze trends in the area of residential properties within selected locality over a selected period of time. Introduction chapter explains basic terminology of real estate market and later unveils the way how is residential market integrated into real estate market as such. It also describes factors that have significant impact on supply and demand. Next chapter describes residential market and distribution of its particular sectors. Main chapter analyzes selected parameters which affect residential market in the South Moravian Region. Key parameters are demographic movement, income and living standards of residents and its relationship to household, residential construction trends, etc. The final chapter is concerned with housing condition of council flats and houses in the area of Brno metropolis. The analyses contains the trend monitoring of selected factors over a selected period of time.

At the beginning of 2000-ies the real estate market of residential property in Spain considered to be one the most popular and fast-growing real estate market in Europe, which attracted a great number of investment into the country and thus contributed greatly to the development of the national economy of Spain. However, because of the economic crisis in the country, residential real estate market collapsed significantly. At the present time, the Spanish real estate market of residential property market is recovering from the recession to the pre-crisis level as the prices for residential real estate property has started increasing due to the high demand for it. All this factors positively affect the national economy of Spain. In order to obtain the major aim of the thesis, it is crucial to conduct a retrospective overview of the residential real estate market of Spain before the crisis and provide a bene-ficial real estate market analysis of the current situation on the market of residential proper-ty.

Abstract:
This thesis is focused on the social housing as a housing policy instrument in the territory of Prague, the capital of the Czech Republic. The thesis evaluates the concept from the two comparative advantages of the social housing policy - the first is increase in availability of housing for households that are disadvantaged on the housing market; the second is the possible prevention of development of social- excluded sites. Here in the thesis, those aspects of social housing are investigated on the base of the policy of the Municipality of the capital Prague and on the policy of the particular city-districts. More in detail the impacts of social housing policy are presented for the case of Prague 14 and especially in the case of housing estate Černý Most. There is a high ratio of the municipal housing. Choice of housing is one of the most important decisions of inhabitants. It is a relatively new process in Czechia which did not work absolutely freely till 1989.Inhabitants accustom to choice of housing and learn this process which is based on the relatively short experience. On the one hand, the importance of the choice of housing is conditional by low willingness of the Czech inhabitants to move and on the other hand, it is amplified by the high purchase price, which usually means the greatest investment in life of households. Thus, people consider many aspects in the wish to satisfy one of the basic life needs during the choice of housing. The place of future residence is one of the most important of them. Housing research is a relatively new topic in geography. Even though systematic research on housing and quality of housing in Czechia takes place more intensively (in the social sciences, for more than two decades), there were not performed territorial differentiation of the quality of housing assessment and comparison of municipalities according to suitability for. The concept of quality of housing has appeared almost exclusively in connection with the dwelling yet, the basic unit of housing. Housing permeates all basic areas of human and social life. Abstract:
This diploma thesis focuses on residential real estate development activities in the field of housing construction in Brno. The main focus is the prediction of the de-mand for property development. To achieve this goal, primary research with the aid of secondary research was used. Based on an analysis of time series, interrela-tionships between the development of the residential market and the various fac-tors that affect it were examined. By establishing statistical relationships and using forecasts and surveys produced by professional institutions, it was possible to as-sess the likely evolution of development activities in the city. An important part of this work was also an analysis of the city's urban area for further development activities. The theoretical part provides a basic overview of the residential market and focuses primarily on development activities.
