Full textThe purpose of this study is to examine the space between buildings in Beijing's new housing developments. The space between buildings has been chosen as a starting point for this research because it covers largest amount of land and due to its close proximity to homes, it is closely related to people's daily lives.
The quality of outdoor space is defined by a combination of factors. This study uses eight criteria to address the notion of quality: spatial hierarchy; usable space; safety and defense; health and comfort; privacy and territoriality; social contact; aesthetic appeal; and maintenance and administration. These correlated aspects are set as evaluation criteria for the six case studies included in this research. Data and analysis of case studies is used to arrive at conclusions for policy-making and further study.

Full textDiskussionen gällande hållbarhet och ett ekologiskt ansvar är idag ett stort globalt samtalsämne. Detta i kombination med den stora bostadsbristen som råder i Sverige och i Stockholm, för vilken är den geografiska avgränsningen i denna studie. En strategi för att lösa bostadsbristen och höga vakansnivåer är med hjälp av fastighetsutveckling genom konvertering där ändrande av användningsområde står i fokus. Denna studie är utforskande med syftet att undersöka hur det går att använda sig av det befintliga fastighetsbeståndet för att gynna hållbarhetsaspekterna med hjälp av konvertering och en cirkulärekonomisk affärsmodell. Målet är också att få en djupare förståelse för incitamenten och marknadsstrategier i relation till konvertering. Vi har valt att använda en abduktiv undersökningsmetod. Kvalitativ data har samlats genom semistrukturerade intervjuer som huvudkälla där respondenterna har varit projektledare, och andra viktiga aktörer, på diverse utvalda företag såväl som inflytelserika aktörer inom fastighetsbranschen. De tre hålbarhetsdimensionerna, ekologiska, sociala och ekonomiska, har olika inflytelserika roller beroende på vilken förklarande modell som studeras. Det skulle också kunna finnas en fjärde hållbarhetsdimension, den kulturella dimensionen, som breddar perspektivet. Vidare så har behovet för en miljömässig förändring lett till skapandet av en annan ekonomisk modell; cirkulärekonomi. Här utmanas den traditionella linjärekonomiska modellen av en modell där återvinning och återanvändning står i fokus. Konvertering är en strategi som allt mer frekvent används idag än för exempelvis 20 år sedan, men detta koncept skulle kunna ha en ännu större roll i dagens samhälle. Detta skulle kunna ses som ett cirkulärekonomiskt tillvägagångssätt för bygg- och/eller fastighetsbranschen där det funnits undersökningar gällande om denna nya ekonomiska affärsmodell skulle kunna ha en ljus framtid till mötes. Dock tror dagens aktörer på marknaden att den traditionella linjärekonomiska modellen passar dem bättre då den är mer ekonomiskt lönsam på en kortare tid. Vidare tycker dessa aktörer att den cirkulärekonomiska affärsmodellen är ett bra tillvägagångssätt men att den tyvärr inte är ekonomiskt försvarbar i en större utsträckning idag. Eftersom marknaden är full av osäkerhet finns det enbart få aktörer som är villiga att ta klivet in i konverteringsvärlden.

Responses to socio-economic transformation and building code regulations related to architectural design strategies are explored from the macro to the micro level. The experiences and lessons learned from previous works are reviewed, as well as suggestions for improving the performance of future projects, through approaches to architectural design and building-code adjustments.

Full textTraditionally, the share capital is presented as filling two essential functions in companies : on one hand, a function of distribution of the social rights because it is on the basis of this share capital that are distributed the pecuniary and political rights within the company between the partners and, on the other hand, a function of security of social creditors in the sense that the values brought by the partners and registered on this balance sheet item have to stay in the company until its liquidation. But, this study demonstrates that the post share capital of a company hardly serves as a reference to the distribution of the pecuniary and extra-pecuniary privileges between the partners and that it informs only very imperfectly the creditors about the financial solidity of their cocontracting party today. The orthodox presentation of the functions devolved to the share capital does not report finally any more the complexity of the company. The distribution of the rights between the partners raises henceforth more contractual arrangements which considers less the weight of the respective contribution of every partner than they are the consecration of the balance whom reached strengths of negotiation whereas sources and modalities of financing from the partners diversified and integrating the other balance sheet items. If some of these evolutions were allowed by the spaces of freedom which the company law offered to his users, on the other hand, counts of them are the expression of needs arisen from the practice which were not able to or did not know how to be the object of a specific legal consecration

The development of contemporary, post-disco dance music and its associated culture, as representative of a (supposedly) underground, radical subculture, has been given extensive consideration within popular music studies. Significantly less attention has been given to the commercial, mainstream manifestations of this music. Furthermore, demonstrating the influence of subculture theory, existing studies of dance culture focus largely on youth-based audience participation, and as such, those who engage with dance music on a professional level have been somewhat overlooked. In an attempt to rectify these imbalances, this study examines the contemporary commercial dance music scene in Sydney, Australia, incorporating an analytical framework that revolves mainly around the work of DJs and the commercial scene they operate within.--An ethnographic methodological approach underpins the majority of this thesis, with interviews forming the main source of research material. Beginning with a discussion of the existing academic literature on dance culture and dance scenes, an historical context is subsequently established through a section that traces the development of dance culture from an underground phenomenon to a mainstream leisure activity, both within and outside Australia.--The ideas, opinions and interpretations of a selection of local DJs and other music industry practitioners who work in Sydney are central to the analysis of DJ culture herein. Issues discussed include the interaction and relationship between the DJ and their crowd, the technology and formats employed by DJs, and the DJ's multiple roles as entertainer, consumer and educator. The final part of the study gives consideration to the structure of the Sydney dance scene, in regard to the frequently used, but rarely critically analysed, terms 'underground' and 'mainstream'. The thesis concludes with a discussion that challenges the structural rigidity imposed by subcultural theory and scene-based analysis, arguing instead for a greater degree of fluidity in the theoretical approaches taken towards the study of contemporary dance music scenes.

Full textDenna uppsats har undersökt utvecklingen av och potentiella effekter med ett intelligent beslutsstödssystem (IDSS) för att prediktera potentiella köpare av kommersiella fastigheter. Det övergripande behovet av ett sådant system har identifierats existerar på grund av informtaionsöverflöd, vilket systemet avser att reducera. Genom att förkorta bearbetningstiden av data kan tid allokeras till att skapa förståelse av omvärlden med kollegor. Systemarkitekturen som undersöktes bestod av att gruppera köpare av kommersiella fastigheter i kluster baserat på deras köparegenskaper, och sedan träna en prediktionsmodell på historiska transkationsdata från den svenska fastighetsmarknaden från Lantmäteriet. Prediktionsmodellen tränades på att prediktera vilken av grupperna som mest sannolikt kommer köpa en given fastighet. Tre olika klusteralgoritmer användes och utvärderades för grupperingen, en densitetsbaserad, en centroidbaserad och en hierarkiskt baserad. Den som presterade bäst var var den centroidbaserade (K-means). Tre övervakade maskininlärningsalgoritmer användes och utvärderades för prediktionerna. Dessa var Naive Bayes, Random Forests och Support Vector Machines. Modellen baserad p ̊a Random Forests presterade bäst, med en noggrannhet om 99,9%.

Full textIn this thesis I characterise South African Infomercials as forms of persuasive mass media messages. After outlining the general nature of persuasive communication, and the rela¬tionship between persuasion and propaganda, I explain which communication codes adver¬tisers use to promote their products, particularly which codes Infomercial advertisers use. After characterising a range of South African TV Infomercials I give a detailed analysis of the pioneering serial radio and TV Infomercials used by the company SA Natural Products (SANP) in their extremely successful campaign over the past two years to make the natural health food supplement Spirulina by Marcus Rohrer® the best known and most used nutri¬tional supplement in South Africa today. 1 in particular look at the forms of communica¬tion used by managers at SANP to create information networks within their organisational network to sustain the popularity of the product in the public mind, and to keep it supplied to pharmacies, health food shops and chain stores that sell it.

Full textThis study has aimed to investigate what reading materials commercial publishers and education NGOs currently offer to Foundation Phase learners in the nine official African languages and also the extent to which these materials are marketed and made available to the general public by the publishers. It has been guided by two research questions. The first is as follows: What is available for early readers (learners) to read in their home languages? This question seeks to address the issue of what kind of reading material is available for Foundation Phase learners to use in early literacy, in the nine indigenous South African languages, ranging from readers, to fictional and non-fiction information books which are likely to develop their interest in reading and their literacy skills. In addition to what is available for learners, the second main question is: How do people find out about materials that are being published? How are the materials being marketed by the publishers? Who knows about them and how do they know about them? How would people get access to the materials if they wished to purchase them? The study is in two parts. The first part involved a survey of published reading materials and the second part was a personal investigation of accessibility, in terms of ease or difficulty of finding and/or purchasing these reading materials. One of the main findings is that outside the mainstream educational publishers there is reluctance on the part of many publishers to publish texts in African languages for young readers. At present, much of the reading material published by the mainstream educational publishers for Foundation Phase readers conforms to the requirements of the CAPS curriculum. The limited variety may discourage children from reading in their home languages. The limited availability to the general public of existing texts in African languages is another of the key findings of this study and the lack of information about freely available texts is third. One encouraging development is that education NGOs are finding creative ways to make interesting texts available to young readers in a range of languages.
