Abstract:
City development with the concept of Transit Oriented Development (TOD) is a city development that relies on mass transportation modes, the concept of Transit Oriented Development (TOD) in the City, namely as a buffer for the capital against cities that are around the city center. Recently, Transit Oriented Development (TOD) has become a solution to integrate housing with mass transportation so as to facilitate access to the capital, in the development of Transit Oriented Development (TOD) there are special standards that follow standard assessment criteria both nationally and internationally. Transit Oriented Development Cisauk Station is one of the Transit Oriented Developments being developed in Tangerang Regency, as well as the Capital City Supporting City. The purpose of this study is to analyze the suitability of the development of the Transit Oriented Development (TOD) area of Cisauk Station, both based on the Tangerang Regency Spatial Planning (RTRW) Regulations 2011-2031 and based on the criteria of the Standard Institute for Transportation and Development Policy (ITDP) to determine the suitability of the Transit Oriented area. Development (TOD) Cisauk Station. Based on the results of the evaluation of theanalysis scorecard using comparative qualitative methods resulted in the suitability of theProject of Transit Oriented Development (TOD)Cisauk Station against theof criteriathe Standard Institute For Transportation and Development Policy (ITDP) with aspects of walking/walking, cycling/cycle, connecting/connecting, public transportation /transit, mixing, compressing, compacting, and shifting, then the Transit Oriented Development (TOD) of Cisauk Station has met the standard criteria for Transit Oriented Development TOD) and has a percentage value of 55% – 69% from 100% assessment. The researcher knows that the results of the evaluation of the Transit Oriented Development (TOD) Cisauk Station are included in the category of theassessment class criteria Bronze, this result was obtained by the researchers by comparing the research data and the assessment criteria based on the International Institute For Transportation and Development Policy (ITDP). Berdasarkan hasil dari evaluasi analisis scorecard dengan menggunakan metode kualitatif komparatif menghasilkan kesesuaian Proyek Transit Oriented Development (TOD) Stasiun Cisauk terhadap kriteria Standard Institute For Transportation and Development Policy (ITDP) dengan aspek berjalan/walk, bersepeda/cycle, menghubungkan/connect, angkutan umum/transit, pembauran/mix, memadatkan/densify, merapatkan/compact, dan beralih/shift, maka Transit Oriented Development (TOD) Stasiun Cisauk sudah memenuhi kriteria standar Transit Oriented Development TOD) dan memiliki nilai persentase 55% – 69% dari 100% penilaian. Urbanization in Jabodetabek is leading to an increase in the need for transportation. The 2018 Jabodetabek Transportation Master Plan (RITJ) aims to address this issue by planning transit-oriented development (TOD) areas throughout Jabodetabek, including the Poris Plawad transit-oriented development (TOD) area in Tangerang City. Once designated as a transit-oriented development (TOD) area, there should be changes in land use in Poris Plawad to suit the needs of the transit-oriented development (TOD) concept. Properly organizing land use around transportation nodes is essential for the success of transit-oriented development (TOD) projects. This study examines how land use has evolved over 11 years, before and after Poris Plawad was designated as a transit-oriented development (TOD) area. This research utilizes quantitative methods through descriptive analysis to compare Poris Plawad’s land use changes as a transit-oriented development (TOD) area. This research identifies the proportion of land use in the Poris Plawad transit-oriented development (TOD) area. The results indicate that the land use changes in Poris Plawad align with the transit-oriented development (TOD) concept. This indicates that before there was a policy regulating of Poris Plawad transit-oriented development (TOD) area, Poris Plawad's land use had the potential to become a transit-oriented development (TOD) area.

Transit’s land use-shaping capability is an important justification and goal for fixed-guideway transit investment. While transit facility designs are expected to inform transit-oriented development (TOD), little research has examined how U.S. professionals incorporate TOD considerations into transit project planning. Through interviews, this study described how transit professionals identified TOD opportunities and how TOD considerations informed project designs across 19 U.S. regions, often substantially. However, the ways interviewees identified TOD opportunities were often inconsistent with the TOD literature, which may partially explain some transit planners’ unmet TOD expectations. Findings suggest that there is room for improvement in practitioners’ TOD-related transit planning practices.

Transit-Oriented Development (TOD) adalah penataan dan pengembangan kawasan perkotaan yang mengintegrasikan sistem transportasi ramah lingkungan yang seimbang dengan kehidupan ekonomi dan sosial untuk mewujudkan kota yang berkelanjutan. Tujuan penelitian adalah untuk menganalisis artikel jurnal yang menggunakan tema TOD dan mendeskripsikan berbagai topik yang relevan dan memiliki kebaruan untuk dikembangkan pada penelitian yang akan datang. Analisis bibliometrik yang dikembangkan dalam penelitian ini menggunakan literatur ilmiah dengan tema TOD yang diterbitkan mulai tahun 1977 hingga 2021. Metode kualitatif dikembangkan untuk menganalisis jurnal ilmiah dengan menggunakan VOSviewer. Hasil penelitian menunjukkan bahwa tema TOD yang diimplementasikan dalam jurnal ilmiah menjadi perhatian serius dan memiliki nilai minat yang tinggi bagi para peneliti selama sepuluh tahun terakhir. Penelitian ini memanfaatkan 999 jurnal ilmiah yang didapatkan dari hasil penelusuran database Google Scholar dan telah disesuaikan dengan tahapan kajian literatur yang mengacu pada preferred reporting items for systematics reviews and meta-analysis. Selain itu, penelitian ini menyatakan bahwa berbagai topik yang baru perlu dikembangkan lebih lanjut untuk mendukung terciptanya kawasan perkotaan yang berkelanjutan meliputi perkotaan baru, desain perkotaan, walkability, bus rapid transit, dan light rail transit. Elsevier menjadi penerbit yang menempati peringkat utama yang menghasilkan berbagai jurnal ilmiah berkualitas tinggi sehingga banyak dikutip oleh berbagai komunitas ilmiah. Penentuan kata kunci dengan topik yang berbeda diperlukan dalam menganalisis jurnal ilmiah untuk mendapatkan ide dan inovasi baru untuk mengembangkan pengetahuan dan teknologi yang mendukung pembangunan kota yang berkelanjutan.

The typology of transit-oriented development plays an important role in urban planning. Its application simplifies the management of infrastructure projects by applying standards in planning and development, as well as ensuring consistency in various areas. In addition, support for planners, administrative staff and developers is of great importance for development, depending on such characteristics as population density, mixing of functions, ways of movement of citizens, activities, etc. The introduction of typology makes it possible to identify the territory and its users with already existing design solutions or experience for more thorough spatial planning.

Abstract Transit-oriented development (TOD) is a method employed in area-based developments to address civic mobility, automation, inequality, community, equality, and climate change in metropolises. This research paper utilizes a comparative analysis of various published papers to create a cohesive analytical study. The main goal is to identify critical parameters that contribute to the success of TOD. It examines highly successful global examples of TOD, including Hong Kong, Singapore, London, Shenzhen, México, and Washington D.C., to understand how the aforementioned parameters impact TOD development and its achievements. Indian cities are making substantial investments in public transportation and transitioning into transit hubs. The success of this progress depends on implementing TOD regulations, such as zoning rules for mixed-land use, density control, limited parking, PPP finance, and fostering collaboration between public and private agencies near transit stations. In conclusion, while planning frameworks have been widely adopted and implemented by various countries, financial frameworks play a more pivotal role in influencing success, making TOD more practically viable worldwide.

Stasiun Tugu terletak di pusat Kota Yogyakarta serta dekat dengan pusat-pusat kegiatan yang berpotensi menimbulkan kemacetan. Hal tersebut menjadikan Kawasan Stasiun Tugu berpotensi dikembangkan menjadi kawasan TOD. Tujuan dari penelitian ini adalah untuk menilai kesesuaian Kawasan Stasiun Transit Tugu berdasarkan konsep TOD. Penelitian ini menggunakan metode kuantitatif dengan teknik analisis skoring dan deskriptif untuk menghitung nilai kesesuaian kawasan. Teknik pengumpulan data yang digunakan dalam penelitian yaitu observasi, interpretasi peta, dan studi dokumen. Fokus penelitian ini adalah mengukur kesesuaian fisik kawasan terhadap konsep TOD yang dilihat dari jalur pedestrian ramah pejalan kaki, interkoneksi jaringan jalan, guna lahan campuran, densitas kawasan, tempat parkir, ruang terbuka, dan moda angkutan umum massal. Hasil penelitian menunjukkan bahwa kawasan stasiun transit Tugu memiliki nilai kesesuaian 36% sehingga masuk ke dalam kategori kesesuaian sedang berdasarkan konsep TOD. Oleh karena itu, Kawasan Stasiun Transit Tugu memiliki potensi yang besar untuk dikembangkan menjadi kawasan TOD. Diperlukan peningkatan, integrasi, dan pemenuhan terhadap setiap variabel konsep TOD dalam pengembangannya.&lt;/span&gt;&lt;/em&gt;

&lt;p&gt;Cibubur LRT Station is an LRT Station in Depok City which is located on Taman Bunga street, Harjamukti, Cimanggis district, Depok City, West Java 16454, to be precise next to the Jagorawi toll road. The concept of Transit Oriented Development (TOD) is a spatial engineering approach that focuses its development around transit points. The space developed in a transit-oriented area has the characteristics of high density, various mixes (updates) and a design area that is friendly to pedestrians and bicycle users. The purpose of this study was to analyze the designation of mixed land according to the roles and functions of the TOD and to predict the amount of generated traffic pull from and to the TOD area development location. In knowing the land use of the TOD transit area at the Cibubur LRT station, it was carried out by means of an analysis of the designation of the main and supporting functions of the TOD, after data output was already there compared to the standard transit node, with standard pedestrian facilities, TOD standard from ITDP and to analyze the generation and pulls in the TOD Cibubur area using the ITE-9th table. The results of the KDB value obtained throughout the building are 70% of the maximum land cover (Land Converage) TOD of the city service sub-center of 70% which is contained in the technical criteria for TOD development based on the type of TOD and the total KDB figure is 5.00 from a maximum number of 3.0 to 5.0. and for the generated value obtained in the land use of the TOD Cibubur area of 20,987 trips / hour in the morning (AM), and at night of 38,498 trips / hour.&lt;/p&gt;

Therefore, it needs to adopt TOD in transit area of Surabaya City to achieve the sustainable transportation. &lt;p&gt;&lt;em&gt;Uncontrolled and inconsistent urban growth trigger the growth of new, non-interconnected distribution centers (sprawl). The problem that came later was the emergence of congestion problems affecting the economic, social and environmental sectors. TOD concept as an alternative solution to these problems by integrating transport and spatial development in the surrounding area transit stations. Surakarta is one of the cities that implement the concept of TOD at its transit station considering the role of Surakarta City as the National Activity Center (NAC) which makes itself as its hinterland destination. Implementation of the concept is evident from the development of the Bus Rapid Transit transportation system under the name BST (Batik Solo Trans) which has three corridors of travel route to date. The purpose of this study is to assess the suitability of regional transit stations that pass through the three routes to the concept of TOD. The research technique used is quantitative technique by using scoring analysis method. The results of the research mentioned that the transit district of Solopurwoari, Solobalapan and Solojebres included in the inappropriate closer classification to the concept of TOD. It is due to the three transit areas have not fulfilled the concept of sixth principle tod, including density, mixed-uses, pedestrian and cyclist friendly and parking. Therefore, transit planning is required to accommodate these six principles.&lt;/em&gt;&lt;em&gt;&lt;/em&gt;&lt;/p&gt;

Transit-oriented development (TOD) is often considered a solution for automobile dependency in the pursuit of sustainability. Although TOD has shown various benefits as sustainable development and smart growth, there are potential downsides, such as transit-induced gentrification (TIG). Even if there were no displacement issues with TIG, existing residents could be disadvantaged by a TOD due to affordability problems. This study focuses on these potential affordability issues and aims to evaluate the effects of TOD using residents’ discretionary income (DI) as an indicator of affordability. The light rail transit-oriented development (LRTOD) in Phoenix, AZ, is selected because of the timing of the introduction of development and the simplicity of the light rail transit line. In order to counteract problems induced by a non-random location of TODS, propensity score matching is used. The results indicate that LRTOD can give benefit to all TOD residents. Moreover, the effects of LRTOD on discretionary income of various types of households are not statistically significantly different. We have identified the different magnitudes of the effects of TOD between propensity score matching (PSM)-controlled and uncontrolled models. These indicate the existence of the selection bias of TOD implementation, justifying the adoption of the PSM method.

Abstract:
The development of public transportation in big cities in general, and Jakarta in particular, has set new trends in regional development by referring to the concept of Transit Oriented Development (TOD). Some superblock area development, bundled as a TOD area ignores several principles, especially pedestrian-friendly related values. Limited regulations and inconsistencies in understanding the application of TOD concepts and theories have resulted in the inappropriate application of TOD principles in transit-oriented areas. This study aims to find the implementation of connecting routes and the use of pedestrian paths with descriptive-qualitative methods by field observation. The research will be conducted in the Transit-Oriented development area Karet-Bendungan Hilir. The study shows that although the area being researched provides an ideal permeable block for pedestrian access, a problem with the management of the access prevents the pedestrian access to be fully functioning as a pedestrian networks system inside a Transit-Oriented Development area.

Although the use of personal automobiles in the United States continues to grow, there are increasing concerns about the possible effects of automobile-dependent transportation, including environmental concerns, the reduction in the quality of life caused by long commutes, and a decline of community and societal interactions. These concerns have led to discussions on the revitalization of public transportation systems. To counter the problem of congestion resulting from modern urbanization, urban planners have developed the idea of transit-oriented development (TOD), designed to encourage the use of public transit and the creation of pedestrian-friendly environments. The plethora of literature on this subject is no surprise, considering the issues of revitalization of community living and affordable housing and related factors directly influencing and getting influenced by TOD. Notwithstanding the abundance of literature on TOD, the literature review uncovered few studies that somewhat address the important question, “How can a transit agency choose between alternative TOD sites to develop or build?” Given this, the purpose of this research is to develop a decision support framework that can be used by different transit agencies when choosing a TOD site to develop or build by incorporating and assessing unique success factors and their weights. This research uses a multiple-criteria decision-making tool called the analytic hierarchy process in developing that framework. The paper presents two implementation examples that demonstrate the feasibility of the developed decision support framework for both a large, urban transit district and a smaller, more rural transit agency.

Semarang is the center of government and the center of economic activity in Central Java. The rapidly developing Semarang economy is characterized by an increasing number of in-migration, employment, the quality of education and infrastructure development. These developments led to an increase in the intensity of human movement, which was reflected in an increase in traffic flow dominated by private vehicles. The increasing use of private vehicles can affect the efficiency of the urban economy. One of the efforts in dealing with these problems is by providing public transportation such as BRT. BRT is a manifestation of the development of a public transportation system that supports the concept of Transit Oriented Development (TOD). TOD has a development orientation at the transit point and is surrounded by a high-intensity built-up area with a radius of 400 - 800 meters. To be able to find out whether the transit point in Semarang is in accordance with the development objectives that support TOD, a transit point measurement with the TOD concept in Semarang is measured. The research method used is a quantitative approach with scoring, weighting and spatial analysis methods.The measurement results show that 8% of transit points are in accordance with their application in supporting the concept of Transit Oriented Development with a percentage of transit points that are quite appropriate at 61%, which means that transit points are able to support the transportation system with the concept of Transit Oriented Development. Transit points that are still not appropriate in implementing Transit Oriented Development by 31% of transit points so that it needs to be considered in order to be adapted to local policies to be able to support the transportation system with the concept of Transit Oriented Development. Almost all transit points meet the TOD principle with the use of heterogeneous land use, easy access in changing public transportation modes and designs that support pedestrian and bicycle activities. Only two transit points are included in the "appropriate" category, namely the Simpang Lima transit point and the Gajah transit point. To be able to maximize the transit point, the conformity value of all TOD principles must be included in the high category. However, indicators that are difficult to maximize should be adjusted to the policies in Semarang.

Rapid transit projects that increase accessibility should result in a localised land value uplift (LVU) benefit for locations near stations. A rich history of research has tested this hypothesis, generally operationalising transit accessibility by proxy through distance from a transit station. However, a growing body of research has also demonstrated LVU effects from transit-oriented development (TOD) as individuals sort themselves into locations that best match their preferences and willingness to pay. Considering the interdependence of transportation and land use in the urban system, we argue that these benefits create a spatial bundle of TOD goods around transit stations and hypothesise that households are willing to pay a premium for locations in more transit-oriented station catchment areas. Utilising latent class analysis, we quantify station area TOD submarkets. Next, interactions between these submarkets and station proximity in spatial hedonic regressions reveal that TOD is capitalised into land values in Toronto, though the maximum amount and spatial impact area of this capitalisation differs by TOD context.

Kemacetan sering kali terjadi pada derah dengan kegiatan aktivitas yang tinggi seperti Central Business District (CBD) sehingga tujuan penelitian dilakukan untuk melihat potensi pengembangan TOD pada kawasan CBD Bintaro Jaya. One way to overcome urban transportation problems is to create a sustainable transportation system by implementing the concept of transit-oriented development areas, which is starting to be implemented in several urban areas in Indonesia. Congestion often occurs in areas with high activity such as the Central Business District (CBD), so the aim of the research was to see the potential for TOD development in the Bintaro Jaya CBD area. The research was carried out using descriptive qualitative methods by examining the 8 TOD principles according to the Institute for Transportation and Development Policy (ITDP), namely walking, cycling, connecting, transit, mixing, densifying, compacting, and shifting. The results of research in the Bintaro Jaya CBD area have not fully implemented the TOD principles, this means that there are still deficiencies in each of the existing TOD principles. According to the Presidential Regulation of the Republic of Indonesia Number&#x0D; 62 The year 2011 on Spatial Plans of Medan, Binjai, Deli Serdang and Karo (Mebidangro), Pinang Baris was included in TOD Route Map. The commercial area will be redesigned by the division of each building function, corresponding to one of TOD's four segmentation divisions [1]. The building designed in this commercial area is a transit hotel due to its location right next to Pinang Baris Terminal, with the dominance of visitors with tourist destinations to Berastagi, Bukit Lawang, Tangkahan, Lake Toba or Aceh. Hotel Transit Pinang Baris is right in front of T.B Simatupangmain street, adjacent to Mall Pinang Baris, and fitted with Pinang Baris Market building. Inter-building integration will be applied to support the factor of commercial function in the built area. By raising the "Global Warming" Issues, the Pinang Baris Transit Hotel will apply the green architecture concept on a 2.7-hectare site area, with 1.1-hectare of land built, and overall 26.746m2 building area and a maximum height of 4 floors according to local regulations. Then the hotel will be systematically designed using Glass-Box Method with form following hotel's site and standard. From the analysis, the hotel is a 3-star hotel. The transit hotel has 128 rooms, with 120 rooms of 6x4m standard size and eight rooms of 6x6m Deluxe size. Additional facilities are available at this Transit Hotel, by 3-star standards, i.e., coffee shop, bar, swimming pool, fitness, spa &amp; sauna, and a ballroom. Kedua permasalahan kota tersebut dapat diatasi dengan adanya Pengembangan kawasan TOD dan menjadi solusi dalam penyelesaian masalah tersebut karena sifatnya yang mengembangkan kawasan dengan transportasi berkelanjutan didukung dengan desain ramah pejalan kaki, tatanan lahan, dan pengawasan terhadap intensitas pemanfaatan ruangnya. Pengembangkan kawasan TOD membutuhkan pengidentifikasian terhadap kriteria pembangunnya, hasil identifikasi kemudian di optimalkan dengan membandingkannya dari standar kriteria kawasan TOD sebagai kebutuhan pengembangan kawasan TOD. Menggunakan metode kuantitatif deskriptif dengan proses analisis spasial dan optimasi dan dilakukan pada lima lokasi dalam Kota Tomohon yakni zona Terminal Beriman, zona Menara Alfa Omega, zona Alfamart Walian, zona Kantor Sinode GMIM, dan zona Alfmart Kinilow. Hasil penelitian menunjukan kriteria yang sudah di identifikasi sebelumnya masih memerlukan pengembangan. Kebutuhan pengembangan terbesar untuk jalur pejalan kaki berada pada zona Alfamart Kinilow dengan persentase 77%. Dalam intensitasnya, kebutuhan pengembangan KDB terbesar berada di zona Terminal Beriman pada blok tiga sebesar 59% dan KLB pada blok tiga dengan nilai 1.89. Dari kelima zona yang diteliti dalam kriteria penggunaan lahan campur, zona Terminal Beriman dan zona Kantor Sinode GMIM masih memiliki kebutuhan pengembangan pada kawasan residential sebesar 14% untuk zona Terminal Beriman dan 3% untuk zona Kantor Sinode GMIM dalam mencapai standar dari pengembangan kawasan TOD lingkungan di Kota Tomohon.Kata kunci: TOD; Transit Oriented Development; Transportasi; Analisis Spasial; SIG.AbstractCity congestion and the development of irregular urban areas are problems that often occur in cities in Indonesia, including the City of Tomohon. Both of these city problems can be overcome by developing TOD areas and being a solution to solving these problems because of their nature to develop areas with sustainable transportation supported by pedestrian-friendly designs, land arrangements, and monitoring of the intensity of spatial use. The development of the TOD area requires identification of the building criteria, the results of the identification are then optimized by comparing them with the standard criteria for the TOD area as the need for the development of the TOD area. Using a descriptive quantitative method with a process of spatial analysis and optimization and carried out at five locations within Tomohon City namely the Faith Terminal zone, the Alfa Omega Tower zone, the Walian Alfamart zone, the GMIM Synod Office zone, and the Alfmart Kinilow zone. The results of the research show that the criteria that have been previously identified still require development. The biggest development need for pedestrian paths is in the Alfamart Kinilow zone with a percentage of 77%. In terms of intensity, the greatest need for KDB development is in the Terminal Beriman zone in block three at 59% and KLB in block three with a value of 1.89. Of the five zones examined in the mixed land use criteria, the Beriman Terminal zone and the GMIM Synod Office zone still have development needs in residential areas of 14% for the Beriman Terminal zone and 3% for the GMIM Synod Office zone in achieving the standards of the development of the environmental TOD area in Tomohon City.Keyword: TOD; Transit Oriented Development; Transportation; Spatial Analysis; GIS

The fast development of urbanization has led to imbalances in cities, causing congestion, pollution, and urban sprawl. In response to the growing concern over the distribution of demand and supply, a more coordinated urban structure is addressed in comprehensive planning processes. In this study, we attempt to identify urban structure using a Network–Activity–Human model under the Transit-Oriented Development (TOD) concept, since TOD is usually regarded as an urban spatial planning tool. In order to explore the strengths and weaknesses of the urban structure, we define the TOD index and unbalance degree and then classify the urban areas accordingly. We take the city of Beijing as a case study and identify nine urban types. The results show a hierarchical urban structure: the city center covers most of the hotspots which display higher imbalances, the surroundings of the city center are less developed, and the city edges show higher potentials in both exploitation and transportation development. Moreover, we discuss the extent to which the spatial scale influences the unbalance degree and apply a sensitivity analysis based on the goals of different stakeholders. This methodology could be utilized at any study scale and in any situation, and the results could offer suggestions for more accurate urban planning, strengthening the relationship between TOD and spatial organization.

As a compact, mixed-use, and walkable district near a high-quality transit station, transit-oriented development (TOD) has arisen as a sustainable form of urbanism to minimize automobile dependency and maximize ridership. Existing travel behavior studies in the context of TOD, however, are limited in terms of small sample size, lack of consistency in TOD classification, and failure to control for residential self-selection. This study examines various travel outcomes—vehicle miles traveled (VMT), auto trips, transit trips, and walk trips—in different types of station areas in eight U.S. metropolitan areas using cluster analysis and propensity score matching. Using cluster analysis with three built environment factors—activity density, land use diversity, and street network design (i.e., D variables)—this study classifies existing 549 station areas as TOD, transit-adjacent development (TAD), and Hybrid types. After controlling for residential self-selection, the result shows that a TOD motivates its residents to walk more and take transit more while driving less. The significant difference between TOD and TAD in both VMT and the number of automobile trips means that TOD makes the personal vehicle trips shorter (39% reduction) and fewer (35% reduction). Travel behaviors in the Hybrid type are also examined for the potential outcomes of gradual and practical changes.

Purpose The purpose of this paper is to explore the potential of transit-oriented development (TOD), the perceptions of buyers and the establishment of the comfortable walking distance. The literature indicates the requirement of TOD with increasing population in major cities. Design/methodology/approach In this study, exploratory sequential mixed methods research approach was adopted. Semi-structured interviews were conducted followed by questionnaire survey. The respondents were categorised based on their generation cohorts to further understand their acuities on TOD. Findings The key consideration factors when buying houses in the TOD area are as follows: amenities related to jobs and family for Baby Boomers; time saving for Generation Y; and location for Generation X, i.e. house should be conveniently located in relation to working place, school, etc. Communities in Malaysia are willing to walk for five to ten minutes (approximately 400 to 800 m). Research limitations/implications Future studies can be enlarged to include other major cities in Malaysia and draw comparisons with neighbouring ASEAN countries. Practical implications This paper provides insights to property developers, consultants and government agencies for product development. Ultimately, TOD is the innovative sustainable solution for high-density urban planning and development. Social implications TOD is a sustainable development concept that encourages the use of public transportation system in order to reduce private motor vehicles usage. Originality/value This paper emphasises the potential of TOD, explores the perceptions of different generation cohorts in relation to TOD and establishes the comfortable walking distance for Malaysian communities. It also highlights the key factors of conveniences for TOD.

Peningkatan aktivitas ini selaras dengan meningkatnya kebutuhan transportasi Kota Bogor dimana saat ini kendaraan didominasi oleh kendaraan pribadi. Konsep pengembangan kawasan berorientasi transit atau Transit Oriented Development menjadi solusi dalam pengembangan kawasan yang mengintegrasikan pusat kegiatan dan jaringan angkutan umum. Kota Bogor dalam Peraturan Presiden Republik Indonesia Nomor 55 Tahun 2018 dan Peraturan Daerah Kota Bogor No 6 Tahun 2021 menetapkan pengembangan berorientasi transit skala kota pada kawasan Terminal Baranangsiang. Tujuan penelitian ini adalah 1) Mengidentifikasi eksisting kawasan TOD Terminal Baranangsiang Kota Bogor, dan 2) Menilai kesiapan teknis kawasan TOD Terminal Baranangsiang Kota Bogor. Metode yang digunakan dalam penelitian ini adalah menganalisis secara deskriptif dan spasial terkait kebijakan yang mendukung pada lokasi eksisting dan menggambarkan kondisi eksisting lokasi secara aktual, serta menganalisis secara deskriptif dan melakukan pengukuran menggunakan rating scale terhadap variabel kawasan TOD untuk mengukur kesiapan Kawasan Terminal Baranangsiang sebagai kawasan TOD. Hasil penelitian ini yaitu Kawasan Terminal Baranangsiang telah didukung beberapa kebijakan yang dapat mendorong sebagai kawasan berorientasi transit. Dilihat dari lokasinya, Kawasan Terminal Baranangsiang sangat strategis, sudah didukung oleh sistem transportasi dan pemanfaatan lahan yang sangat cocok dikembangkan sebagai kawasan berorientasi transit. Dilihat dari kesiapannya, kesiapan Kawasan Terminal Baranangsiang dirinci dari bloknya adalah blok A 67%, blok B 75%, blok C 72%, dan blok D 64% sebagai kawasan Transit Oriented Development. ABSTRACT The development of Bogor City, which is one of the Jabodetabekpunjur KSN, is growing both from population growth and physical development of the area which causes activities in it to increase. This increase in activity is in line with the increasing transportation needs of Bogor City where currently vehicles are dominated by private vehicles. The concept of transit-oriented development is a solution in developing areas that integrate activity centres and public transport networks. Bogor City in the Presidential Regulation of the Republic of Indonesia Number 55 of 2018 and Bogor City Regional Regulation No. 6 of 2021 stipulates city-scale transit-oriented development in the Baranangsiang Terminal area. The objectives of this research are 1) Identify the existing Baranangsiang Terminal TOD area in Bogor City, and 2) Assessing the technical readiness of the Baranangsiang Terminal TOD area in Bogor City. The method used in this research is descriptive and spatial analysis related to policies that support the existing location and describe the actual existing conditions of the location, as well as descriptive analysis and measurement using a rating scale on TOD area variables to measure the readiness of the Baranangsiang Terminal Area as a TOD area. The results of this study are that the Baranangsiang Terminal Area has been supported by several policies that can encourage it as a transit-oriented area. Judging from its location, the Baranangsiang Terminal Area is very strategic, already supported by a transport system and land use that is very suitable to be developed as a transit-oriented area. Judging from its readiness, the readiness of the Baranangsiang Terminal Area detailed from its blocks is block A 67%, block B 75%, block C 72%, and block D 64% as a Transit Oriented Development area.

Kawasan Berorientasi Transit Lebak Bulus merupakan salah satu kawasan TOD yang ditetapkan di DKI Jakarta. Penghuni kawasan TOD akan cenderung lebih menggunakan transportasi umum, berjalan kaki, ataupun bersepeda karena sarana dan prasarana dapat diakses dengan mudah. Dengan menggunakan data hasil observasi, kuesioner, dan studi dokumen, kesesuaian karakteristik kawasan terhadap prinsip TOD dianalisis menggunakan teknik analisis &lt;/span&gt;&lt;span&gt;skoring&lt;/span&gt;&lt;span&gt; dengan skala Guttman. Setelahnya, kesesuaian pola pergerakan penghuni kawasan terhadap prinsip TOD dianalisis menggunakan teknik analisis deskriptif kuantitatif. Hasil menunjukkan bahwa kawasan penelitian belum memiliki karakteristik yang sesuai dengan prinsip TOD, tetapi terdapat rencana kawasan yang apabila terlaksana sesuai target, maka akan ada 3 dari 7 variabel yang sesuai (42,86%). Maksud dan tujuan pergerakan penghuni belum sesuai dengan prinsip TOD karena masih bersifat eksternal ke luar kawasan (68,3%). Pilihan moda pergerakan penghuni dalam melakukan pergerakan juga belum sesuai karena masih didominasi penggunaan kendaraan pribadi berupa motor (39,6%) dan mobil pribadi (13%).&lt;/span&gt;&lt;/span&gt;

Konsep TOD menekankan pentingnya berjalan kaki yang ditunjang dengan adanya jalur pedestrian. Jalur pedestrian berguna untuk meningkatkan aksesibilitas di kawasan transit. Penelitian ini bertujuan untuk mengetahui kesiapan aksesibilitas jalur pedestrian di kawasan transit Kota Surakarta berdasarkan Konsep TOD. Penelitian ini merupakan penelitian kuantitatif dengan menjabarkan variabel menjadi indikator-indikator terukur. Penelitian ini menggunakan pendekatan deduktif serta teknik analisis skoring dan deskriptif. Data dalam penelitian diperoleh melalui observasi. Hasil perhitungan skoring menunjukan bahwa tingkat kesiapan tiap variabel berbeda-beda dan menunjukan bahwa aksesibilitas jalur pedestrian di kawasan transit Terminal Tirtonadi berdasarkan konsep TOD tergolong belum siap, dengan tiga kriteria kesiapan tergolong tidak siap, tiga kriteria lainnya tergolong belum siap dan dua kriteria tergolong siap. Transit-oriented development (TOD) is a tool that aids in achieving sustainable urban development. It promotes economic, environmental, and social sustainability by integrating land use and transportation planning. Many researchers have investigated mass rapid transit (MRT) station regions for TOD in developed cities. However, in a developing city such as Dhaka, measuring node-based TOD (TOD index) during MRT construction has been disregarded in planning future land use. Furthermore, no prior research on quantitative TOD measurement in Dhaka exists. As a result, we developed a framework for both quantitative and spatial node-based TOD measurement based on the four Ds (density, diversity, destination accessibility, and design) of the TOD concept. With 17 stations under construction, MRT 6 was selected as our study area. The TOD index was measured by nine indicators based on the four criteria (4Ds), spatially in the geographic information system (GIS). After calculating the indicators, the TOD index for each station’s 800m buffer was estimated using the spatial multi-criteria analysis (SMCA). A sensitivity analysis of four TOD scenarios was performed to check the model’s robustness. Additionally, a heatmap of the TOD index for MRT 6 was created for informed planning and policymaking. Furthermore, statistically significant hotspots (both Getis Org Gi* and Anselen Local Moran Statistics) and hotspot clusters were identified. Finally, we illustrate the station-based ranking based on the maximum TOD score. In addition, a detailed spider-web of nine indicators for 17 stations depicts sustainable TOD planning. However, regarding density and diversity, sustainable development and (re)development policies should be implemented not only for MRT 6 but for all Dhaka’s TOD regions.

However, will the development of LRT in Palembang city be enough to prevent total traffic congestion in 2019 and utilized by the people of Palembang City who have been accustomed to using private vehicles? With this rationale, the Transit Oriented Development (TOD) theory was adopted in this study as the answer to those questions. This study focused on analyzing the potential application of the TOD concept on the Simpang Polda Station Area by using several ‘TOD-ness’ measurement indicators from some previous research and TOD Standard by ITDP [1]. Using 8 new potential indicators, the assessment of the potential application of the TOD concept on the Palembang City LRT Simpang Polda showed that this transit area has enough potential for the implementation of the TOD concept by applying several supporting development plans.

Transit Oriented Development (TOD) is an alternative solution in solving these problems, with the concept of urban development that maximizes diverse and integrated land use by promoting healthy lifestyles through walking and cycling and maximizing the use of mass transportation modes. Therefore, this research was conducted with the aim of knowing the application of the development of TOD for planning to achieve sustainable transportation.The variables used in this study are density, diversity, design and transit which are a combination of the theories of Cervero (1997) and ITDP (2014). The results of the study showed that the city of Surabaya was dominated by transit, Bandung Cit y and Jakarta City variables which were both dominated by density and transit variables. Based on inter-case studies there are differences between indicators theory and indicators case study, and each case study also has different parameters. The purpose of this study is to assess the Standard TOD by ITDP in the Mengwi transit-oriented area as well as its linkage to the SDGs through qualitative methods with policy studies and descriptions as well as quantitative analysis with MCE. The results of the assessment show that the Mengwi area of Badung Regency has met the TOD standard with the Bronze category. The linkage of the Mengwi Area in the transit-oriented area development plan to the SDGs, namely in Indicator 11.2, namely and the implementation of the national urban spatial regulation strategy.

There are still many people who prefer to use private vehicles than to use public transportation. One way to reduce people's dependence on the use of private motorized vehicles is by applying the concept of Transit Oriented Development (TOD). But the application of the existing TOD concept is still not accordance with the actual concept so that the benefits of the TOD concept cannot optimally gained. Therefore, this study tries to review the level of understanding of students (Civil Engineering, Architecture, and Regional and City Planning), academics (Civil Engineering, Architecture, and Regional and City Planning), and regulators of the TOD concept. This research was conducted using a questionnaire consisting of open questions and questions with a likert scale. Data were analyzed using the one-sample t test method on likert scale questions to find out respondents 'understanding of the TOD concept and paired sample test methods to determine the consistency of respondents' understanding of open questions and likert scale questions. Based on the results of the study, it was found that student respondents had the lowest understanding of the TOD concept. While the academic respondents and regulator respondents have a fairly good understanding of the TOD concept.AbstrakMasih banyak masyarakat yang lebih memilih untuk menggunakan kendaraan pribadi dibandingkan dengan transportasi umum. Salah satu cara mengurangi ketergantungan masyarakat terhadap penggunaan kendaraan bermotor pribadi dengan menerapkan konsep Transit Oriented Development (TOD). Tetapi penerapan konsep TOD yang ada saat ini masih ada yang kurang sesuai dengan konsep sesungguhnya sehingga manfaat dari konsep TOD tidak dapat dirasakan secara maksimal. Oleh karena itu, penelitian ini mencoba untuk meninjau tingkat pemahaman mahasiswa (Teknik Sipil, Arsitektur, dan Perencanaan Wilayah dan Kota), akademisi (Teknik Sipil, Arsitektur, dan Perencanaan Wilayah dan Kota), dan regulator terhadap konsep TOD. Penelitian ini dilakukan dengan menggunakan kuesioner yang terdiri dari pertanyaan terbuka dan pertanyaan dengan skala likert. Data dianalisis menggunakan metode one-sample t test pada pertanyaan dengan skala likert untuk mengetahui pemahaman responden tentang konsep TOD dan metode paired sample test untuk mengetahui konsistensi pemahaman responden pada pertanyaan terbuka dan pertanyaan dengan skala likert. Berdasarkan hasil penelitian, didapatkan bahwa responden mahasiswa memiliki pemahaman tentang konsep TOD yang paling rendah. Sedangkan responden akademisi dan responden regulator memiliki pemahaman tentang konsep TOD yang cukup baik.

Transit-oriented development (TOD) in Saudi Arabia is becoming a significant priority for the government and developers to create a sustainable and quality living environment. TOD is an integrated transport and urban planning method that aims to reduce car use and urban sprawl, increase the use of public transport, and enhance sustainable mobility. To meet the global goals as per the Paris Accord, Saudi Arabia’s policymakers must prioritize the integration of TOD in urban planning. This study was carried out with the main aim of identifying the environmental, social, and economic benefits of implementing TOD in Riyadh, Saudi Arabia. A mixed-study research method was used, and data were collected using a questionnaire survey and semi-structured interviews. The quantitative data were analyzed using SPSS version 21, and qualitative data were analyzed using NVivo software. The findings of this study show that TOD in Riyadh City would positively impact economic, environmental, and social aspects. TOD would reduce travel time, allow its people to have an active lifestyle, and reduce congestion. TOD would help reduce mental health disorders and improve physical activity. TOD would positively impact the environment of Riyadh City and assist in reducing greenhouse gases. Overall, the study results provide a reliable perspective on the benefits of TOD. Most participants assumed that the implementation of TOD in Riyadh City would increase automobile mobility, provide more employment opportunities, and reduce travel time, positively impacting the environment and economy of Riyadh City.

The availability and quality of pedestrian facility relates to and affects other aspects of TOD. This article explores the role of pedestrian facility within TOD. This article is written through a literature review on the available body of knowledge regarding evaluation of pedestrian facility by using the concept of TOD as the base and framework for the literature review. It is found that the physical and perceived quality of the pedestrian facility are to be evaluated. It is found that there are some aspects to be evaluated network wide and some other aspects to be evaluated segment wide. Evaluated objects of the mentioned aspects can be analysed using various techniques and tools, including space syntax analysing using DepthMapX and other analysis using spatial analysis softwares. It is concluded that in order to comprehensively evaluate pedestrian facility within TOD context, various types of evaluation need to be carried out.

The purpose of this article is to study the characteristics of stations under TOD planning and provide experience for future construction of transportation network planning and surrounding buildings based on station characteristics. Starting from the development stage of TOD theory, the article analyzes the definition of TOD and its main objectives such as traffic efficiency, life choices, and road network construction. Using examples and comparative argumentation methods, the characteristics of station classification, functional height collection, combination of digital technology, and multi-dimensional spatial structure under TOD planning were obtained. To further demonstrate the characteristics of the station, this article takes Baiyun Station as a case study and analyzes it from the perspectives of BIM technology application, functional layering, structural form, construction plan, etc., proving the universality of research on station characteristics under TOD planning. In the summary section, suggestions are made for road network planning and surrounding building construction based on the performance characteristics of the station.

Abstract:
The Institute of Transportation Engineers (ITE) guidelines serve as the most widely used reference for trip and parking generation estimates for any new development in the U.S.A. However, recent empirical studies question the efficacy of ITE guidelines in forecasting trip and parking generation in transit-oriented developments (TODs). Following the methodology of studies on seven TODs across the U.S.A., this study focuses on Dallas (TX), as a more auto-oriented American city, to explore the trip and parking generation at Mockingbird TOD. It finds that, with the exception of Station Park in Salt Lake City (which is really a transit-adjacent development rather than a TOD), the Mockingbird TOD has the lowest walk mode share (13.6%), the lowest bike mode share (0.22%), the lowest bus transit mode share (1.09%), and by far the lowest rail transit mode share (5.9%) of all the other seven TODs. Similarly, the Mockingbird TOD ranks first in relation to the driving mode share, with about 80% of its daily trips generated by driving. This is almost twice as many driving trips as the average of the other six TODs, which makes Mockingbird an auto-oriented TOD located in an auto-oriented region where more than 96% of commuting trips are by automobile. Still, the total automobile trip generation rate in Mockingbird is about 12% lower than the ITE estimates. Similarly, while the parking supply in Mockingbird TOD is less than 48% of the ITE recommended supply rate, its peak parking occupancy is only about 55% of the TOD supply.

Abstract:
This study evaluated the impact of Transit Oriented Development (TOD) on land gentrification in London, a city that adopted TOD in its railway network early in the 1920s. It analysed the benefits and drawbacks of TOD and Land Gentrification from the perspectives of economy, society and environment. It analysed the relationship between TOD’s advancement and the level of land gentrification in 33 main districts in London and evaluated the influence of the former on the latter. In addition, it discussed the impacts of gentrification on residents’ health from the aspects of residents’ life expectancy, obesity prevalence and mental trauma(anxiety and depression). It is concluded that:1)TOD can induce different degrees of land gentrification in surrounding areas. 2) TOD and land gentrification mainly affect the social groups with middle or low income. 3) land gentrification will affect people’s physical and mental health, but these are most influential to low - and middle-income population. 4) land gentrification will generally prolong life expectancy for low and middle-income people, but at the same time it will also increase the average level of anxiety and depression among them. The research findings contribute some advice to London and other cities’ governments to design the proper strategies of TOD planning and sustainable development.

This study aims to understand the user's visual spatial experience based on the physical-spatial aspects of the KBT corridor in the form of the TOD (Transit Oriented Development) arrangement of the Blok M area and to understand the relationship between the old-new aspects of the Blok M Plaza and Blok M Square built areas to the TOD corridor. (Transit Oriented Development) Blok M. This research is descriptive qualitative, with an approach referring to the theory of The Concise Townscape, The Aesthetic Townscape, Street and Pattern, and The Principles of TOD as the basis of the literature that underlies this research. The literature that has been mentioned will become a parameter in collecting research data. The research method is based on the sequence of the Blok M Square area with the boundaries of the Blok M terminal building until the formation of the MRT Station. The conclusions obtained resulted in the concept of balance from the old-new area in the observation point period starting from the MRT Station Node, Martha Tiahahu Interchange Corridor, Bus Terminal Interchange Corridor, and Blok M Bus Terminal Node. Dibidang infrastruktutr transportasi, inftrastruktur transportasi yang paling menarik yakni Light Rail Transit (LRT). Angkutan massal transit berbasis rel ini menarik perhatian karena tidak semua kota-kota di Indonesia memilikinya dan diyakini mampu untuk menekan permasalahan macet arus lalu lintas perkotaan dan juga lebih berkelanjutan. Terkait dengan pembangunan berkelanjutan, perlu untuk mempertimbangkan sustainable urban mobility. Berbagai pendekatan dapat dilakukan dan salah satunya dengan pengembangan kawasan berorientasi transit (Transit Oriented Development) dengan memanfaatkan layanan infrastruktur transportasi berbasi rel. TOD dinilai mampu mewujudkan keberlanjutan mobilitas warga kota menjadi lebih cepat, aman, nyaman dan terjangkau serta sekaligus berperan dalam hal membentuk ruang kota yang semakin ramah lingkungan dan teratur (Cervero, 2014). Tujuan penelitian ini untuk menentukan arahan pengembangan kawasan TOD serta strategi perwujudan kawasan TOD pada 12 stasiun transit LRT Kota Palembang. Langkah awal melalui penilaian karakteristik kawasan melalui 4 prinsi TOD yakni diversity &amp; destination, density, disntance &amp; design dan demand management. This study investigates the connection between transit-oriented development (TOD) input and output and proposes a multiscale TOD definition to address the underutilization of the definition in binary TOD–non-TOD. Data about neighborhood characteristics, a regional travel survey, and two experts’ surveys are used to select and rate variables that impact communities in a study of 33 neighborhoods in Baltimore City, Maryland. Defining scaled-TOD is still nascent and very subjective at this moment because what affects TOD—infrastructure and policies—is controlled and managed by agencies that do not use TOD performance data (outputs) that depend on the users’ personal choice. TOD outputs such as reduced vehicle miles traveled (VMT) or increased transit ridership depend on the users’ choice based on their perception of the effective quality and accessibility of the infrastructure (inputs). Thus, a scaled definition can explain, with a range, the relationship between various components of a context-sensitive paradigm using neighborhood-level characteristics (inputs) and the quality of the neighborhood, VMT, and the performance data (output). The multiscale TOD definition is a step toward developing a much-needed standard metric to evaluate neighborhood sustainability and use as a tool to assess needs and allocate resources in urban transportation planning. The overall analysis of the data indicated that the quality and the condition of the infrastructure influence the neighborhood output in various degrees that can be flagged by its defined level of TODness.

Raigarh city is classified by its rising Population, Urbanization, Motorization, Pollution, and low per capita income. The rapid rate of Industrialization and Urbanization in the past few decades has led to unprecedented growth in the city population and subsequently in the city limits. A lack of proper planning and land use controls has resulted in fast extending beyond city areas. The objective of the paper is to understand the growth patterns of Raigarh City and the existing transportation networks to plan and phase out a proper TOD network by understanding the present scenario of the traffic condition of the city and identify the parameters necessary for the implementation of TOD at Raigarh City. The proposal of the state government in setting up Naya Raigarh involves the transformation of old Raigarh into a better-planned and laid-out city. Expansion and redevelopment of a city require proper research and planning in laying out the transportation network of the city to ensure equitable access of public transportation to all, bringing in the concept of Transit Oriented Development (TOD).

Tangerang City is a city located in Banten Province, its geographical makes Tangerang City a fast growing city. The rapid population growth is also driving the growth of private vehicle use. The number of private vehicles that exceed the road capacity will result in traffic congestion which results in disruption of the productivity of a city. One solution to reducing the dependence of a city on the use of private vehicles is to promote the use of public transportation. The author hopes that the development with the TOD principle can promote the use of public transport. The TOD concept can be defined as a pedestrian-friendly environment, located around a railway transit station and the overall TOD concept is expected to provide a healthy and sustainable lifestyle for its residents. Batu Ceper Station is a station on the Jakarta-Tangerang train line and is a stop station for KRL Commuter Line and Soekarno Hatta Airport Train. Apart from the train station there is also Poris Plawad Bus Terminal. The planning area is 201 ha, which is the area of a circle with a radius of 800 meters from the station center. The research method used is quantitative method and the analysis used by researchers is location analysis, site analysis, typology analysis, property market trend analysis, and space requirements analysis. Penulis berharap bahwa pengembangan dengan kaidah TOD dapat mempromosikan penggunaan angkutan umum. konsep TOD dapat didefinisikan sebagai lingkungan yang ramah pejalan kaki, terletak di sekitar stasiun transit kereta api dan keseluruhan konsep TOD diharapkan dapat memberikan gaya hidup sehat dan berkelanjutan bagi penghuninya. Stasiun Batu Ceper merupakan stasiun yang ada di jalur kereta api Jakarta-Tangerang dan merupakan stasiun perhentian untuk layanan KRL Commuter Line dan Kereta Bandara Soekarno Hatta. Selain itu terdapat juga Terminal Bus Poris Plawad, luas wilayah perencanaan adalah sebesar 201 Ha yang merupakan luas dari lingkaran dengan radius 800 meter dari pusat stasiun. Metode penelitian yang akan digunakan adalah metode kuantitatif dan analisis yang akan digunakan oleh peneliti adalah analisis lokasi, analisis tapak, analisis tipologi, analisis pasar/tren properti, dan analisis kebutuhan ruang. The bus rapid transit (BRT) system has become a cheap public transportation option worldwide, including in Indonesia. The problem in the Jababeka area, Indonesia, was the unconnectedness and lack of transportation as a sustainable area with the whole residence, modal shift, and easy access for people. This research aimed to improve access to Bus Rapid Transit (BRT) based public transportation by implementing the Transit Oriented Development (TOD) Model in the Jababeka area, Bekasi Regency. In this research, modeling was made by using PTV Visum with the trip assignment method and continued with the projected movement from 2022 to 2042, resulting from the people movement survey in 2022 and the SWOT strategy. The sample of this research consists of 210 respondents domiciled in nine subdistricts of Bekasi Regency. The result of this research was that the Jababeka area, Bekasi, must be planned as a TOD-based area, facilitating people to fulfill their transportation needs so that derived demand can run efficiently. Therefore, the implemented strategy must improve transportation access by developing TOD areas with a BRT system. Jababeka area was developed using the typology of regional scale city TOD, with a potential sub-city and environmental TOD typology. TOD development using the BRT system must be able to shift the intercity movement to local movement because residential areas were provided as the substitute for intercity movement.

Abstract Currently, there are standards for planning of Transit Oriented Development (TOD) areas. These standards are published by various research institutions and governments in various developed countries. In Indonesia, the standard for planning for transit-oriented areas usually refers to the Regulation of the Minister of Agrarian Affairs and Spatial Planning (ATR) number 16 of 2017 concerning Guidelines for the Development of Transit Oriented Areas. The research aims to find an instrument to assess the proposed development of a city area into a TOD area. There are currently many proposals for the development of the TOD area in Greater Jakarta and other big cities in Indonesia, because several areas around the planned mass public transport station are suitable to be developed as a TOD area. The construction of the MRT and LRT lines is the trigger for this development. The local government will be assisted by instrument in the process of evaluating the proposed TOD area plan, whether it will comply with the rules of a transit-oriented area. The research begins by selecting a series of TOD area design criteria that are suitable to economic, social, and climatic conditions in Indonesia. The selected criteria were tested by using the space syntax method to assess the existing areas that were planned to be developed. The results of the assessment of the existing area are then compared with the assessment of the area according to the proposed plan.
